Create Your Own Duplex Investment

You can create your own duplex investment by converting a home into a duplex. This can make a negative cash flow house into a positive cash flow duplex. Of course, zoning and permit problems are definite possibilities.

Houses may be a losing proposition as rentals in your area. They are in many areas now. However, if you find the right kind of home, you may be able to convert it into a duplex and turn that cash flow situation around. Let’s look at an example.

Make A Duplex Investment

First you go to the county or city to find out what residential areas are zoned for both single family homes and duplexes. Take a map and mark it well, so you won’t waste your time looking at houses that you’ll never be able to convert. You don’t want to try to get properties rezoned for small projects like this - it just isn’t worth the trouble and probably won’t succeed.

Suppose you find a 3-bedroom, 2-bath house in one of these areas. The seller is asking $102,000. This is less than the surrounding homes, but it is because the home is in rough shape. You don’t want to tie up more than $20,000 in any one project, so you quickly realize that positive cash flow would be difficult to obtain, since the usual rent for houses like this is around $775 per month. You look at the home anyhow, with the idea of making a duplex out of it.

The repairs necessary are mostly cosmetic. The bathrooms are on opposite sides of the house. There is an office that can be made into a bedroom. There is a natural place to divide the house that will leave a dining room on one side - which will become a living room - and a living room on the other side. One end of this living room will be used to make a small kitchen.

You will end up with two 2-bedroom units, which rent for about $630 in this area. The vacancy rate for the area is 5%, so you project an annual gross income of about $14,360. Taxes, insurance and repairs will be about $4,660, leaving a net income before debt service of $9,700.

You have already checked, and know that you can borrow 90% of the value of a duplex, at about 8% interest on a 30-year loan. You figure (roughly - all of these numbers will need to be firmed up before closing) that you want cash flow of at least $1,800 per year. Subtracting this from the $9,700 leaves $7,900 for debt service. Dividing this by 12, you see that you can have a payment of up to $658 per month.

Now you pull out your amortization book, and turn to the page that says 8% interest. Working your way down the monthly payments column under “30 years” you see that you can borrow up to $90,000 and still make your plan work. Since you don’t want to put more than $20,000 of your own money into the deal, this means the whole project has to be done for $110,000 or less.

Roughly estimating the construction costs, clean-up costs, holding costs, closing costs, loan costs, refinance costs (once the project is done) and other expenses, you figure your total costs will be around $23,000. When you make your offer, you will have an inspection contingency that allows you to cancel the contract if there are problems that put the likely cost beyond this.

Subtracting $23,000 from $110,000, you arrive at a figure of $87,000. You know this won’t thrill the seller, but this is the price you need to make the deal work for you. You offer $83,000, and he counter-offers at $93,000. You offer $85,000 and drop the clause that had him paying $2,000 of the closing costs - you had only put it in there as a negotiating tactic anyhow.

Eventually, when he realizes that you really will walk away from the deal, he agrees to $88,000. You decide that this is close enough. Your inspections and quotes come in and you are satisfied, so you close. You borrow only 80% of the value to avoid mortgage insurance and points. You intend to refinance when you have the place ready anyhow.

You find some cheaper ways to get the job done, and the total costs up to the day you rent the units is just $20,500. This means you have total of $108,500 into the duplex. You shop around and find a new loan at 7.5% interest. You also decide to finance 90% and have less cash flow. You like the idea of having only $11,000 or so of your cash invested.

You borrow $97,650, making your payment $682 per month, or about $8150 per year. This leaves $1,550 per year cash flow - close to what you wanted. Your cash-on-cash return is around 14%, and if rents are rising in the area, it will soon be higher. This is why you might want to create your own duplex investment.

As an example, you could put one long folding table against the wall and put another shorter table or ironing board perpendicular to the end of the table (to make an L shape). Then, you have what you need within close range.

You can also purchase desks or craft tables that are already in an L shape. Another idea for ease of use while working, buy a plastic mat made to go under a desk, and an office chair with rollers. You can glide from one end of your craft table to the other!

You can use empty wall space and extra closet space to store you craft supplies. Take advantage of empty wall space by hanging shelves or peg board. If you hang hooks on the wall in front of your craft table, you can have the tools you need most often within your reach. In the closet, you can install shelves to hold containers, or you can use clothing rods to hang fabrics. When choosing containers, you should always go clear. It will help you find things easily if you can see what is in the container. Permanent or moveable cabinet units can be put under or next to your craft table for added storage.

How many people know about boat lifts? Just the ones who own a boat, probably. Boat lifts used to be called davits, and while most of us may have heard of those contraptions, we visualize them on large ocean liners.

Boat lifts experienced a major design change in the 1980’s and the switch from a davit system to boat lifts took the country, and the world, by storm. Galvanized steel davits were replaced by aluminum. While aluminum is a little more expensive, it’s also resistant to corrosion and keeps its appearance longer, without the rust stains common on most davit systems.

Since the 1980’s, boat lifts have gone through several additional design changes, and numerous techniques to improve the cradling system on boat lifts have been experimented with. SEARCH IS BIG BUSINESS

Search is a huge money-generating business and not merely a 20th century tool that enables you to conduct research while you slouch on your couch. So how big is the search industry really? Well let’s put it this way; in the year of 2006, online advertising racked up revenue in excess of $16.7 billion dollars and is expected to reach $45 billion in the next five years. Impressive huh?

Anyway these figures should give you some idea of the stakes involved in the search engine industry.

Further, more than 97% of Google’s not inconsiderable fortune is derived from online advertising. Remember as noted earlier, Google commands more than a 60% share of the global search market; which makes for one very good and big reason you should ensure that your website is googlicious (google extra-friendly).

GOOGLE’S OBJECTIVES AS A COMPANY DETERMINE ITS ONLINE BEHAVIOR

So to alleviate the situation Google adopted a number of modifications of which perhaps the most notable was the one which restricted the Google spider to crawl only those web pages that were accessible via external links. The rationale behind this was that pending the acquisition of new servers only such web pages that were considered of the utmost relevance would make it into the Google index.

Thus it is not too far of a stretch to consider the 2007 Google shakeup as a reinforced strategy on their part to avoid the server debacle of 2006 and by proxy also sharpen the accuracy of their indexed data.

HOW TO KEEP YOUR SITE GOOGLICIOUS IN A WORLD OF UPDATES!

1. KEEP IT FRESH

To maintain or elevate your website’s page rank or listing on the SERPs, you need to add new content or at least refresh it on a regular basis. In the past it was possible for fairly old websites to remain static yet maintain their high page rank and SERP listing purely based on the age factor. Due to algorithm tweaks following the 2007 Google shakeup, that is no longer possible.

2. KEEP THOSE LINKS GROWING

Using inbound links as the premier tool of measure for evaluating the importance of a website is not going to change any time soon. If you consider that an inbound link is an approximate thumbs-up vote for the linked-to site then you easily understand why this measure of evaluation is not about to disappear quite yet.

Certainly not all links are created equal such that links from topically relevant and related web pages are more highly rated than those from topically unrelated web pages. However it isn’t always possible to get such topically related links but the bottom line: your website is not going to mature on the SERPs or graduate page rank-wise without external inbound links.

There’s also a new twist in the way links are evaluated. Beforehand a high page rank link was the most valuable kind of link, but now that search engines are more sophisticated there’s a new system in play. The strength of a link will be determined by the number of clicks that link garners. In other words a very active PR3 link characterized by a high click-through-rate will score much higher from an SEO point of view than a PR8 link that has next to no clicks! This is just one of the latest ways in which the search engine algorithms are combating artificial link acquirement.

When all is said and done however–keep those links growing!

3. MAINTAIN WEB INTERCONNECTIVITY

From the outset the ideal vision of the internet was one where a mass of data would connect together through a natural progression of topical relevance via links. Well as you’re probably aware, ideal and paradise tend to exist more in the hypothetical realm than the real world.

Anyway back on this theme of interconnectivity, for the longest time it was considered good SEO practice to hoard your page rank as much as possible by having as few outbound links as possible. That has changed and now having next to no outbound links could even result in a minor penalty. It would appear that as the algorithms have smartened up the search engines are now finally reaching for the sky–aiming for that elusive web paradise!

4. KEEP IT STICKY

In the same manner that you can tell how long people are spending on your website from your web stats so can the search engines. The longer visitors spend on your site the stickier your site is said to be. Suffice it to say that the more sticky your site the better as far as search engine optimization goes. Here are a few tips to help a truly great site become even better.

1. The Latest Grey-hat Wheeze.

Link farms, scraping, fake directories; whatever it is, get in there! If a newbie webmaster forum is buzzing about it, that’s the time to take it up. Put it on your main breadwinner, and wait for the hits to come in.

2. Over-optimisation.

Give the search engines what they want. Make damn sure they know what the page is about. Seven word image names, ten word ALT tags, hidden text, three H1 tags, that’ll tell the b**tards. Top of Google’s first page for you. Your clients swoon at your mAd skILLz. Respec’!

3. No Optimisation.

Google is run by Gods with brains the size of watermelons. Their algorithm is sentient. Whatever tricks you try won’t work. So don’t try any. And when your site gets booted in the next update anyway, defend their right to do so, piously.

4. Content Generators.

Life’s short. So much work, so many Stargate downloads to watch. Automate your content generation. Software is there to make life easier. Slap together RSS feeds, auto-generated text, free articles and Wikipedia pulls. Monetise with Adsense. Repeat for 300,000 pages. Is it time for that Pot Noodle? It’s _always_ time!

5. Reciprocal links.

Google loves links, and it’s too hard to get them unasked for. So ask! Send out 5000 emails cadging links to your .info domain. Don’t bother proof-reading it, they’ll only skim it. When they agree to a swop, you’ll be too busy to reciprocate. That’ll be a one-way link, then, ha ha!

Those sweeties at Google don’t mind reciprocal links. Lots of famous sites interlink, so yours should be OK too. WebDevDood on LeetWebForum said so.

6. Low original-to-duplicate content ratio.

People don’t read. Original content is too expensive to make. The Google algorithm ain’t all that. 200 words surrounded by the same header, footer and sidebars in a 20,000 page site will keep them coming back again and again. Have a pop tart.

7. CMS with same TITLE and no META description on each page.

There are so few pages on the internet these days that you can use any open-source CMS as-is. Just set up your forum, slap on the Adsense, let your visitors witter away, sit back and wait for the search engine lurrrve! You bad boy, have another Red Bull, you deserve it!

8. Because _they_ weren’t penalised, you won’t be.

So many webmasters say their site has X or Y, and Google didn’t mind, but funnily enough, _you_ got busted for it. Their content, backlinks, and site structure must be the same as yours, then, eh? Spooky!

9. Huge number of new links, in a short time, to a new domain.

DevWebDood says that if MySpace.com can get a million backlinks in a short space of time and not be penalised, then so can you. Just set up a travel or hotel site, join the Co-op and LinkVault, do a blog spam and watch your site race up the SERPs.

So what if it’s nowhere to be found next month? Better the fleeting taste of victory, than never having tried at all!

10. Got banned? Give ‘em Hell about it!

Write a long email to Google. State how great your site is, how they’re hurting your business, and how _you’re_ doing _them_ a favour by letting them list it. Admit no fault, it shows weakness.

Then get on as many forums as you can complaining about how the SERPs suck, how - insert famous site here - is doing just what you did, and _they’re_ still in.

Google will be so hurt and ashamed, they’ll let you back in, and dial back that nasty update. You told _them_, all right!

Double Your Achievements By Lightening the Load

How lucky am I? Over the last couple of weeks, I have been spending time with various groups of people sharing in very positive experiences. This included a attending a conference to celebrate International Women’s Day, presenting a session for a women’s group on Motivation, co-ordinating a very interesting session for our local women’s group on Body Awareness, as well as getting together with some other coaches in Edinburgh to share tips and tools to use with our clients.

What has struck me is the willingness to share that so many of these people and groups have in common. It is like a light shining through the darkness shed by so many negative reports of how so few people consider anyone other than themselves, and how a sense of community is lacking etc. I happen to disagree with most of what I read, as I know from experience that that spirit is not lacking and if we give it a chance by sharing and collaborating, whether professionally or personally, it can bring us so many rewards.

As the song goes, “Who ya gonna call?” Who do you know who could help you? (Ghostbusters!) Or even who do you know who might know someone else who could help you? Just making that one call could make all the difference to your success. Could you make progress yourself by offering your knowledge and experience to someone else? By cooperating and collaborating, not only are the rewards increased, but the load is lightened. You can share almost everything - a smile, some knowledge, a task - and by doing so you will also be opening yourself up to receiving more of the same. Try giving out as many smiles as possible this week and see how good you feel when they are returned!

Have you been putting things off because you need some more information? Or do you need someone else’s input or skills to get things going? Most people would be flattered to be asked to help, so don’t put things off any longer. You may be denying them the pleasure of contributing!

Why not consider joining up with someone else to do something active? You could join a class, go running with a buddy or even sign up with a personal trainer. It will help you to keep your motivation going, and on those days where you don’t feel like it, they can encourage you and you can do the same for them.

So many things are more pleasant when they are shared. If we have committed to do something to someone else, we are more likely to carry it through. Just make sure that what you have said you will do is what you really want to do, as you could let others down, as well as yourself. If you are unsure, you can always ask for help. What new thing can you get involved in today? Who needs your help and contribution? Seek out new opportunities to join forces with others and play a part in the creation of something innovative.

Sharing creativity brings to mind those wonderful people who get together to create something as a group. The women who stitch quilts, the children who decorate their school playgrounds with fabulous murals, a creative writing group and of course any group who creates music together! The possibilities are endless. Of course, there is nothing wrong with expressing your creativity on your own, but together you can produce something with a different dimension.

What Are You Trying To Accomplish Online?

Many people would like to make money online. They start a website or blog about a certain subject and then hope to make money from it. If they stick with it for any length of time they soon realize a few things. Things that might not have been thought of when the project began such as:

1) Without traffic, none of it matters

2) Just being a member of Google Ad sense means nothing (refer to #1).

3) Being an affiliate of certain products and companies, while cool, means nothing. (refer to #1)

4) Making money online is no easy task.

If you have the intention of making money online, you should have figured out by now that there is nothing simple or easy about such a proposition, and if you haven’t, you will by the end of this article. I simply want to tell the truth about making money online. I wish I had read an article telling the truth about making money online. It would have saved me a ton of time and money and my hope is that this article can do that for you.

The first thing for you to consider is what your trying to accomplish online. Are you trying to simply provide information? Are you trying to provide a product to the public? Are you trying to sell other companies products? Do you want to make money or do you just want a website that provides information? All of these questions need to be considered and the biggest thing for everyone to remember is that without traffic (that is people visiting your website) none of it matters.

About 99% of the things you read and that the so called “experts” tell you about the internet and online businesses BS designed to sell you something. It’s designed to sell you an e-book, book, or service of some sort that will supposedly solve all your problems. These weasels are lying to you.

The biggest thing for you to remember is that your online venture needs to revolve around subject matter that you feel passionate about. It may be hiking, hunting, dogs, children, rivers, flying, trees, hamsters, or whatever, the bottom line is that you must be passionate about the subject matter. If you aren’t passionate about it, you won’t put in the necessary time and effort to make it successful. It’s as simple as that. Making a website, blog, or anything else on this planet successful takes time and effort. There are lessons that you need to learn and you just wont learn them if you don’t feel passionate about the subject.

Figure out what it is that you feel passionate about and go from there. Then define what it is that you want to accomplish online. Then begin the process of making it happen, while remembering that there aren’t any simple and easy fixes to make it all work. Being successful online, just like in any aspect of you’re life, is a process so enjoy the ride. And remember that if you can’t generate traffic, none of it matters. In the inline world everything is about traffic.
