Cognitive Behavioural Therapy (CBT) is considered to be extremely effective in helping people to overcome panic disorders, and this can usually be achieved within 8 sessions. I use CBT at my practice in Hertfordshire and have found it very useful in treating agoraphobia, particularly when used in conjunction with a newer cognitive therapy, Neuro Linguistic Programming (NLP). This article details some of the ways in which CBT and NLP are used during NLP Herts to help clients achieve freedom from agoraphobia.

1. Cognitive Therapy - At NLP and CBT Herts, people are supported to identify and change the distorted thinking patterns that maintain anxiety. Behind panic attacks and anxiety are negative thoughts. These thoughts alone cannot cause anxiety, but the belief that they are true does cause anxiety. The therapist works with the client to reduce belief in such thoughts, this in turn reduces anxiety.

2. Behavioural Therapy - This involves desensitizing your anxiety through gradual exposure to your feared situations. The therapist offers practical support and activities may be carried out in the community, during these sessions.

3. Learning cognitive techniques to beat your panic - clients that come for NLP and CBT Herts are taught specific techniques that can be used and that must be practiced in between sessions. The challenge is using these techniques during times when you are experiencing panic and clients are supported to become competent at this. Of course, once clients are competent they become panic free!

4. Practising - You will get out of therapy what you put in and mastering your panic will involve you carrying out practice in between sessions. Typical practice assignments include keeping a ‘Beating Panic’ Journal’, carrying out practice related to your ‘going out and about’ goal and creating a routine that involves empowering ‘calm’ activities. You will also be required to practice any coping techniques taught to you by the therapist, such as using your anchors (see below).

5. NLP Communication Model - Clients are taught NLP clean language techniques. This means learning to think and communicate with your self in a way that supports being safe, confident, and relaxed.

6. NLP Change Techniques - NLP, which is an understanding of how we code experience in our brain, has a range of techniques, which can be used to reduce or eradicate the intensity of remembered experiences. Its possible to take an unpleasant memory, examine how it is coded and then make changes so that it is no longer unpleasant and the emotion can just drain away. If you suffer from unpleasant memories or fears, an NLP therapist can help you deal with this, via submodality work. These treatments are available from my therapy practice, where I use NLP Herts. You can also learn to be aware of the impact of how you code experience yourself.

7. Anchoring For Emotional Balance - Anchors are naturally occurring associations between an external stimulus and a behavioural or emotional response. They occur because the human mind constantly seeks to make sense of the environment by looking for patterns and associations between things. People learn to make negative associations between things. In the case of agoraphobia this may be associating going for a walk to the corner shop with fear and panic. NLP deliberately makes use of anchors in order to empower people to have control over their emotional states. There are specific NLP techniques in which a stimulus is used to trigger and link an emotional state. The stimulus is usually external and may be a sound or touch. Through these techniques it is possible to for an individual to build up a resource of positive emotional states, which they can access in any situation in which they need them. It is also possible to completely collapse negative anchors so that external stimuli that cause you negative emotional states will no longer be a problem.

These are just some of the ways that NLP and CBT Herts can be effective at empowering people to overcome agoraphobia and other panic disorders.

I want each of you to know how I got my physical fitness groove back. What is groove?

I define groove as a state of mind, a personal comfort zone to be more exact. Anyhow, I got my groove back by asking myself three very important questions, they read as follows:

1. Do you enjoy your current health?

2. What are you going to do to improve your physical conditioning?

3. When are you going to start changing your current health?

These three questions helped me get my physical conditioning back in order. In other words, I had to minister unto myself in order to get back to the level of physical conditioning I know I needed to achieve.

So if you will, please follow me as I answer these three questions….

No, I did not enjoy the condition of my health on December 31, 2006. I had a physical examine complete with blood work, it let me know I needed to get my groove back. Would it be easy, absolutely not. the most important thing I did was critically think about where I am today and project where I wanted to be in the future.

In my case I decided to develop a 12 month program allowing ample time to achieve my fitness goals. As each day passes I am enjoying my current health and feeling better and better each day.

The answer to the second question is consistency. Consistently get up every morning to exercise. My conditioning regiment consist of stretching for 20 minutes, resistance band workout for 20 minutes, and weight lifting for 20 minutes.

The answer to my third question is, I started my current conditioning program in January 2007. My program includes physical conditioning, modified diet program that consist of six small meals a day to accelerate my metabolism, and at least eight hours of sleep. Sleep is important because it helps your body to recover and lose weight.

I encourage you to start your own conditioning plan. You will add years to your life and feel so much better.

In the UK most house sellers do this:

1. They start house hunting

2. They fall in love with a property

3. They put in an offer (it’s accepted)

4. They then have to rush to sell their current home in order to

raise the funds needed to make their purchase

Placing such pressure on making your sale is a risky strategy &
in many cases it can lead to property owners achieving a lower
sale price than they actually deserved.


Selling a House Before Buying a House (Reason #1)

“By selling before you buy you put yourself in a strong
negotiating position when dealing with prospective buyers”.

This is true because:

1. Whenever you sell anything, the strongest position to be in,

is when you’re least need to make the sale.

2. If you’ve not fallen in love with a new property - had your

offer accepted - need to sell quickly to raise the funds needed

to complete on the purchase - then you can’t be pressurised in

to selling before the right offer comes along.

3. You remain in control of the pace of your sale. You’re free to

decide when & who you’ll sell to.

4. It won’t matter if your home doesn’t sell as quickly as you

thought. You’re free to hold out for best price.


Selling a House Before Buying a House (Reason #2)

“By selling before you buy you put yourself in a strong position
when making offers to vendors. You’ll be a preferred buyer”.

This is true because:

1. You’ll be a chain-free buyer and so the buyer that ready and

able to proceed immediately.

2. A seller will gladly take his property off the market if he

receives a decent offer from you…

If he’s trustworthy that means you’ll no longer have to worry

about being gazumped.

(There is nothing worse than finding that dream home and then

having another buyer out-bid you at the last minute).

3. You’ll be able to offer less money on the property than a buyer

that still has a property to sell.

Beware! Selling Before Buying is Not Risk-Free

Here are the 2 main risks associated with selling first:

1. If prices are rising fast, selling and then taking a long

time (3 - 4 months) to find a new home can spell disappointment.

This is because prices may have risen to such an extent that

you’re priced out of the market.

You need to get a grip on what prices are doing in your area.

Ask Estate Agents for their opinion & get research from websites

such as HomeTrack & HousePriceCrash.

2. If you sell and can’t time your purchase to perfectly overlap

your sale, you may have to rent for a period.

Most seasoned sellers don’t mind renting. They’ve been part of

a chain before and know that renting (although mildly irritating)

is in reality a far less stressful proposition.

Modern removal companies make these “double moves” easy. They

take your belonging and safely put them into discount storage

while your renting. When you’ve found your new house the removals

company will collect your belonging & bring them to your new home.

What to Do if You Really Don’t Want to Rent

If you’re not prepared to rent for any length of time you’ll have
to make it clear to buyers that you’ll only accept their offer on
the condition that you find a suitable property to buy.

Ask yourself how much time you think you’ll need. Then try and
agree that period with your buyer.

In return for your buyers patients you’ll take your house off
the market and promise not to sell to anyone else.

It’s perfectly possible that you may not find a suitable home to
buy within the negotiated time period. Or you feel that values have
moved on since you first agreed a price & now your agreed sale
price is looking a little light.

In both these situation you and your buyer need to sit down and
renegotiate.

If your buyer won’t renegotiate you’ll have to put your property
back on the market & start again. This will sting a bit but it
won’t sting nearly as much as underselling for £10K’s.

Some Help Timing Your Sale & Purchase

Tip No.1 - Do Your Research!

Before putting your property up for sale make sure you know:

- Where you want to move?

- What type & spec of property you’re in the market for?

- If that kind of property often comes up for sale?

- That you’re pre-approved for a mortgage?

- That the properties you’ll be interested are affordable?

Next thing to do is put your property on the market & wait for
a decent offer.

Once you’ve snared a buyer (or have started to attract a steady
stream of positive viewing) start your house hunting efforts in
earnest.

Really put yourself out there, hassle estate agents constantly
and make yourself available to view every (& any) suitable property.


Tip No.2 - Choose a Good Conveyancing Solicitor!

A good conveyancer is:

- Someone you can talk to.

- Someone who takes the time to understand your personal situation.

A good solicitor will help you control the pace of a transaction.
They can speed things up when needed but more importantly they
can slow things down if you need more time to find that new home.

When you’re selling property your solicitor, not your Estate Agent
(if you bother to use one), will be your greatest asset!

The Dangers of Buying Before You Sell

First of all, expect to be gazumped (you are now in the situation
where it is most likely to happen).

Second of all, expect to pay over the odds to secure the house
you want!

Of course you may get lucky and avoid both these things. But ask
yourself this:

“Would you take your house off the market for a buyer that still
had to sell their house (i.e. a buyer that’s not really ready to
buy)?”

Wouldn’t that buyer have to offer you more money than someone
who was ready to proceed immediately?

Thirdly, you’ll have to take out a Bridging Loan facility in
order to finance your purchase & this will be:

1. Expensive.

2. Financially potentially pretty risky.

Typically your repayments will be between 0.75% - 1.25% of the
loan amount (per month) + fees. That can add-up quickly.

If you can’t sell your property & have to pay-off your mortgage
& bridging loan for any sustained length of time it can be
crippling.

Trying to figure out how to put the romance back into your relationship? Want to feel more connected to your partner? The following tips can help you get more out of the relationship you have now.

Tip #1: Keeping in Touch with your Partner

You tune up your car. You go in for dental checkups and annual doctor appointments. Have you ever considered how important it is to have a “check up” for your relationship? What is the purpose of a check-up? To ensure that your health/teeth/car are all in working order!! Why would your relationship be any different? Think about it. Your needs constantly change, your partner’s needs change too. Logically, your relationship has to change over time as well. It is important to communicate these changes to your partner; otherwise, your partner is making the attempt to meet past needs that may not have a purpose in your current life (and vice versa). The more you “check in” with your partner, the greater opportunity you have to circumvent misunderstandings and maintain a healthy relationship.

Tip #2: What Goes Around Comes Around

Have you ever heard of the saying, “Givers gain?” This is the motto to an international networking group, BNI. The belief is that if you give unconditionally without worrying about what you’ll get out of it, that your giving will be returned tenfold. How often have you thought about withholding yourself from your partner because they haven’t reciprocated in a while or because you’ve tried in the past to no avail. Think about this….if you gave to your partner unconditionally, that they will be more willing to return the giving??

I’m not talking about giving so much of yourself that you end up becoming resentful. I’m talking about the little things that can go a long way. Try it and see how your partner responds!

Tip #3: Go Beyond the Holidays

During the holidays, it is fascinating how everyone goes all out to demonstrate their love for one another: chocolates, cards, candy, flowers, jewelry…….It’s all nice, but love needs to be demonstrated to your partner 365 days a year (366 if it’s Leap Year!). Love can be expressed in many ways. How do you express love to your partner? Is it the type of love your partner needs? Some people like gifts, other like hugs, and even others prefer help with the daily routines.

An open discussion between you and your partner can uncover if the type of love you give is actually what your partner needs and vice versa. Understanding how your partner appreciates you will allow you to respond appropriately, resulting in an increased connection and less feeling unappreciated. Remember love is……….year around! And it gives so much in return!!!

Tip #4: Keep in Touch!

This time is full of responsibilities: children, bills, finances, work, health…..but where does your relationship fit in?

You need to give your relationship equal time to be successful. It’s easy to say, “We’ll do that tomorrow,” but if “tomorrow” becomes “tomorrow” again and again, eventually, you may wake up one morning and realize it’s been weeks or even months since you’ve made time for your partner.

You and your partner made time for each other when you first met. How did you make time for each other then? You went on dates. You would agree on a time to go out, be picked up at the door and spend an evening together. You did it once! You can do it again! Start by setting at least one night a month for the two of you to go out. Get a babysitter (if needed), make reservations and enjoy the time to reconnect.

Remember, the bills, finances and work responsibilities will be there the next day. One day the children will be off and having families of their own. Your health may not be what it is today. For all these reasons, today is the day to make a strong connection with your partner….and keep it nourished and healthy.

Tip #5: Claim Your Space

Nurturing your relationship and quality time is important. However, it is equally important to nurture yourself as individuals. Take time occasionally for yourself away from your spouse. Go out with friends…get involved with a hobby…whatever interests you have, foster them. It gives you a chance to regain your identity separate from your relationship, and provides you opportunities to share more with your partner at the same time.

Since men still dominate the upper echelons of business there are some important communication styles, which are critical to making it up the business ladder.

Men are acculturated from a young age to relate to one another vis-à-vis sports, thus they prefer structure in their communication style. They want to hear bottom line solutions and how to get from point A to point B without any machinations.

–Put the most important point at the top of a written/verbal presentation

–Be brief and to the point
–Use bullet points on all main ideas
–Use documents filled with facts, data and outcomes
–Limit emotional expression
–Avoid expecting men to adjust to your style-you are in the minority

It is imperative to learn the over-all culture. A company’s culture is a direct reflection of its leader. Is the culture primarily a Clan, Adhocracy, Hierarchy or Market? To attain a more accurate picture of the company, it is important to understand not only the company organizational culture, but the cultures of departments and important groups. However, keep in mind, it is extremely rare that a company is a pure model of Clans, Adhocracies Hierarchies, or Markets. Using the Cameron and Quinn’s Organizational Culture Assessment Instrument, it is apparent most companies have a strong secondary component. This is also true at the department/group level.

When operating from a cultural level and talking with men using their communication style about the process and the systems, you gain their respect and then they ‘forget,’ you are a woman. They accept you as just another member of the team.

After the death of a loved one, there is a lot of planning to do with funeral arrangements and a host of other tiny details. The grief stricken individual is sometimes still in shock and denial and may not be able to function.

How can you help?

Don’t make the mistake of thinking that you should ask the grieving exactly what you can do for them. They are in such deep grief at the time that they may not know the answer right away. If you are close to the person and have been through this situation yourself, you may have some ideas of how you can jump in and help without having to ask.

After the funeral, you may be invited to attend the reception, so you can go to the kitchen and throw out the trash or fix some kind of refreshments for those who are attending. In the older days we would congregate around the loved one whether they felt up to it or not and just do things for them. Bring some food over that you have fixed yourself so that they don’t have to cook, Bring food that is easy to eat because at this time, they don’t feel like doing much eating at all. Offer to pick up the kids if there are children involved. Take the kids out to eat. Offer to do errands for them.

Buy a sympathy card and put a check in it as part of your contribution to the expenses of hosting the reception, which should not be too substantial. Just give what you can afford. Remember, grief is the normal process of healing, so suggest and attempt to take them to a support group and go along with them if you see that the grieving process is becoming difficult.

Offer a listening ear. Some people want to talk to someone, but most friends keep away from the bereaved to give them space. They don’t need space all the time. Loneliness is an emotion that can result in depression. Invite them over to dinner, if they seem to be lonely or sad. If the answer to your invitation is negative, give them a few days and try again. Be persistent, but in a gentle way.

The aftermath of grief is lifetime. It never ends. It gets easier to live without the loved one as time goes on. So be a good friend that stick close to them throughout their life. Your friendship will become part of the healing process. This is the time that your grieving friend needs you most. Don’t stay away. Do regular follow-ups and insist on visiting if the person wants to remain alone for any extended time period.

According to Fair Isaac, 45% of people have scores between 700 and 799, 27% score between 600 and 700, 13% score between 500 and 600, and 2% of people score below 500.

What if you are in the 15% to 20% of Americans with lower credit scores? While lower scores are considered bad or poor credit, individuals with scores under 650 can still qualify for credit. It can be much harder to find a credit program you can get approved for. In addition, you will pay higher interest, higher fees and generally higher costs for credit if your credit score is low. Having a poor credit score does not mean you won’t get credit, just that it is harder to qualify for the best credit deals, and you have to know where to find those deals.

What is good credit score health in terms of how you should manage your credit? There are several key things you should follow when reviewing your credit to see if you can improve your credit score:

- Whether you pay on time. Paying on time is the most critical factor in obtaining and keeping a good credit score.

- Whether you go over your approved credit limit. Exceeding your credit limit means your score will drop and your fees will go up.

- How many cards you have and how much credit is available to you. sometimes even if you pay on time, having a large balance of open credit and many credit cards can actually harm your score.

While there are many more factors that impact what is good credit score rankings, those three factors are probably the most important. If you have a good credit score, then you are on the right track. But if you have a lower credit score, there are certain steps you can take to turn your credit around and see results fairly quickly and work toward achieving a good credit score.

The movie was an action comedy about 2 FBI detectives who were assigned to protect 2 daughters of a wealthy Wilson family from being kidnapped during a high profile Charity party. They were unsuccessful during their first assignment and were at the brink of losing their jobs. Determined to achieve success in their new assignment, the 2 detectives would have done almost anything to keep their job. Adept and well trained in the arts of undercover assignments the 2 FBI agents eventually decided to disguise themselves as the Wilson daughters after a driving incident hoping that the plan would have lead them to the potential kidnappers.

I thought the plot was shallow and the movie was meant to be taken as light entertainment. However, the movie did touch on the issue of satirical racism present in a real world scenario. There was a part in the movie where the two disguised FBI agents were at the front desk of a hotel lobby and their identifications and credit cards were requested from them as in any normal hotel front desk procedure. They were unable to comply with such requests as it would have blown their cover and decided to have a “bitch fit” . They said that they were of high social stature and as rich “white” women they didn’t deserve such “normal” treatment.

More hilarious incidents occurred as the 2 male detectives tried to blend into the lifestyle of the rich and famous for the weekend as the opposite sex and of the opposite “color”. Coincidently, the 2 undercover FBI agents found out that they had made headlines in the local newspapers during the series of prestigious events with their new disguises hence fooling everybody including their own FBI chief. Soon, the 2 real women under protection in another hotel were perplexed to see that they were on the newspaper headlines without having attended the party themselves.

Realizing the situation, 2 other agents from the FBI manhandled the Wilson daughters thinking that they were their FBI colleagues in “white” female disguise. An embarrassing incident occurred where the two women were stripped naked resulting in the 2 disguised FBI agents along with their 2 other colleagues being relieved from their duty.

Another humorous part of the movie addressing the same racism issue was when a “black” basketball star commented to one of the FBI agents that he was not allowed to attend the all “white” party because the FBI agent was a “black” man. On the surface it seemed to suggest a racism issue. However, I thought in reality the term “black” and “white” best described in general a social and wealth status of a person instead of direct discrimination of their skin colors.

The movie climaxed when the FBI force, kidnappers, the 2 original women, and the 4 FBI “fired” agents were set on a collision course on the final day of the high profile Charity party that resulted in the capture of the potential kidnappers.
