How to Prepare Yourself for a Job Interview

In order to land the job you have set your eyes on, interview preparation is one of the most significant tasks to pay attention to in the work world. Whether it is reviewing the type of questions you may randomly encounter or setting out the perfect interview attire in the morning, preparation is key for securing a position at a company or business. In this day and age, even the kind of shoes you wear to an interview can set you back in the thick pile of potential employees vying for your same opportunity.

Familiarize Yourself with Potential Interview Settings

While many job seekers prepare for the typically one-on-one job interview, they are unaware or do not recognize the importance for being ready for any type of interview setting. In some cases, interviews take place with more than one interviewer, such as a panel of executives with their own set of questions. Others may find themselves interviewing at the same exact time and setting as their closest competitors. Overall, there are five main types of interview settings you may encounter: screening, selection, group, panel, and stress.

The screening interview is often the first contact you will make with a potential employer. Typically, a member from human resources conducts this type of interview, which may take place over the telephone or in person. A copy of your resume will be handed in and everything on it will be verified. This is the time when your qualifications are assessed to see if you should reach the next level of the interviewing process.

A selection interview is often the process that causes the most stress. You have already been accepted as a qualified applicant, but will your personality and work ethic fit within the scheme of the company? This is the time where potential employees interact with the management, as well as others already on the team. Some will undergo more than one selection interview before a final decision is made.

The group interview involves the questioning of more than one job candidate at the same time. This is an attempt to separate the leaders from the followers. The natural leader will appear in a group, as they are a bit more aggressive in their actions and words. Sometimes, it isn’t a leader that an employer is looking for and is more interested in finding a “team player.” The best way to handle this situation is to be yourself and let your natural talents speak for themselves.

With the panel interview, several different people will interview one candidate at the same time. For some, this is quite an intimidating situation as questions are rattled off in succession from a diverse group of questioners. Remaining calm and establishing your own link with each member is key. Making eye contact with all members of the panel during their question is also a positive move.

In a variety of highly competitive companies, a stress interview may arise. The technique involves the weeding out of potential employees who cannot handle the stress and hardship pertaining to a job. Flustering situations and odd questions might also be asked in attempt to see how a candidate will deal with such inquiries. This particular approach is less often encountered.

What to Wear on a Job Interview

The term, “dress for success” wasn’t created for nothing. It is important to make a grand first impression with a potential employer. One of the best ways to accomplish this is through the clothes you wear. What you choose to wear to an interview (right down to the color) can leave a lasting afterthought. As a rule of thumb, the more conservative the job field you are entering, the more conservative your suit should be.

Men should stick with conservative suits (navy blue or dark gray) with a traditional shirt and tie. Dress shoes should be polished. Facial hair, visible piercings, and earrings are not recommended. For women, a solid color skirt or pant suit (preferably dark colors) is suggested with the use of limited accessories. It is also important to pay attention to the length of the skirt and neckline. No matter what season or temperature the day brings, pantyhose are a must. Too much jewelry or make-up is also a no-no and wearing perfume or cologne may adversely affect an interviewer’s receptiveness.

When it comes to shoes, closed-toe selections should be worn. Under no circumstances should you walk into a job interview wearing a pair of sandals. Black shoes are your best bet because they tend to match with every outfit, including a navy blue suit. For women, the heel of the shoe should be kept low.

What To Bring and Know Before an Interview

Before your interview, you should already have directions to the site and give yourself enough time to get there and find a parking space. You should also plan to arrive 10 to 15 minutes early. Before leaving the house, check to see if you have extra copies of your resume, a list of references, a notepad, daily planner, pen and pencil in your possession.

Carrying a briefcase, folder, or portfolio will enhance your look of professionalism, but it is also a must to focus on additional details. You should know the name and title of the person you are meeting with (some people actually forget) and have already conducted research on the company and position you are applying for. Also, it is suggested to prepare for tough questions that might make you pause, including where you see yourself in 5 or 10 years.

How To Climb The Equity Ladder In Real Estate

As one of the most secure investment areas, real estate is currently making more money for more people than almost any other area of investment. All you really have to do to see this is watch some TV, you will see any number of get rich schemes that are based on purchasing property. While most of these schemes are just that, the truth of the matter is that real estate makes money. In recent years real estate has made more millionaires than any other investment, and this trend is continuing. Smart investors continue to put their money where they know it will grow.

When investing in real estate one needs to make some important decisions before the purchase is ever made. You will have to decide if you are going to be a landlord or simply flip homes. Being a landlord can be a difficult undertaking. Remember that in being a landlord, one must deal with the negative aspects of the job. Kicking people out, collecting unpaid rent or having to fix things regularly can weigh heavily on a homeowner so don’t choose the landlord route unless you are sure you can do it. If you choose to flip homes, then be sure to have money set aside for the renovations that you will no doubt want to do. This is the easiest way to ensure that you see a good profit on your investment.

In flipping homes, try to pick ones that are going to be easy to fix up. Location is also very important at this time, as a good location alone can sell a home. Purchasing homes in and around major commerce center or education district is good practice as these homes usually go for premium rates. Try to avoid homes that need extensive repairs or upgrades. These can cut into your profit margin and take precious time that could be better utilized by having the home on the market. Be sure to assess the risk involved with flipping a home. The renovations that you make must be able to justify the new asking price, so be careful and plan accordingly.

How to Write an Effective Article

Writing an effective article can be extremely easy if you allow it to be so, however writing an effective article can be extremely difficult if you do have to where to start. The purpose of this article will be show you how to write an effective article at the beginning. This article will show you how to write the content of the article and how to help you make sure that you get the maximum number of clicks from your articles.

The first thing that you need to do in writing an effective article is to decide on a topic that matches one of the topics to which your keyword optimized website is related. Your articles have to match your website, or at least your landing page, or they will be ineffective. Even if someone likes your article, and clicks through to your website, if your website is not in agreement with the visitors expectation, they will click out about as quickly as they clicked in. This means that your article, and the subsequent click through are actually worthless.

The next thing that you need to do in writing an effective article is to write a list of three to five ways that the question or subject of the article title can be explained. You can either write these three to five ways out in a list form, or you can write these three to five ways out in three to five paragraphs or three to five sentences.

Once you’ve done this, write an exciting introductory paragraph that introduces the topic or the question and explains that you are going to solve or answer the question or topic during the course of the article.

The concluding paragraph, can either sum up the three to five ways or, for maximum click through, do not include a concluding paragraph; move directly to your bio.

The next thing is going to be your bio. This is extremely important. Do not mention your name and title and awards, etc., in the first part of your bio. Instead, lead with your compelling call to action, preferably offering a free gift or free download in exchange for click. Of course, this is assuming that you have a free gift or download available on your squeeze page or your landing page. If you do not, you need to develop the free gift of free download immediately — this is one of the most important parts of writing an article that gets clicks.

List Building Steps for Success

List building is one of the most lucrative things that you can do online in the Internet marketing arena, to create long-term residual incomes for yourself. Now I must say this, when I say long-term residual incomes, I do not mean that you can work for six months, and then retire forever, and continue generate income. What I am saying, however, is that if you build a list, nurture that list, learn to send it quality content, and learn how to make that list to convert, you can earn a nice, consistent income for as long as you nurse that list.

So what are the steps for success in list building?

I think that one of the most important things in list building is deciding on a niche. To be extremely effective in list building, your list must be tightly targeted — that means that it should revolve around one single keyword or keyword topic alone. If you have several keywords or keyword topics, make several lists. Your opt in e-mail lists should be extremely targeted, please must decide on a niche before you even begin.

The next thing that is important for success in list building is to put a squeeze page (a landing page that is optimized only for creating opt in subscribers) on your website, or the bulk of your traffic comes in, and preferably on your index page.

The next thing that you must do for success in list building is learned write e-mails. These e-mails must be written as the one individual, use personalization techniques that should be available in your autoresponder program, and should not include group language such as you all, my members, my subscribers, my nice subscribers, or anything crazy like that. You must write your e-mails on a personal level, then send them out in the group format, of course in your autoresponder service.

To become extremely effective at list building, you must study your e-mail open rates and your e-mail click through rates, to determine which e-mails are effective in which are not. This should serve as an error correcting mechanism for yourself, so that you can learn to write more effective e-mails and develop more effective relationships with those in your lists, the more effective e-mails and more effective relationships you develop with those on your lists, the more money you can make in list building.

How to Take Care of a Black Lab Dog

Imagine seeing this entry at an online dating site: “Avid swimmer, EBLD seeking lifetime relationship. Must haves: long runs in the park; exciting games of ball or Frisbee; constant attention. Must not haves: someone who’s too busy for me; someone who’ll put me in the doghouse.”

Who is EBLD? An Energetic Black Lab Dog! If you’re thinking of getting one, you’re going to want to know how to take care of a black Lab dog. And if you think you can take care of a black lab dog with little time, think again. This dog belongs with owners that are willing to spend time with and for it.

Attention

The most important factor in the care of a black Lab is attention. A black Lab will do without a lot of things, but it will not do without attention. A black Lab simply will not be ignored.

The Labrador Retriever is one of the most lovable, even-tempered dogs there is. He wants to share his immense supply of love with his owners, and can’t imagine they won’t take time to reciprocate.

Labrador Retrievers are also highly intelligent dogs. They can quickly sense reluctance on their owners’ part to spend time with them. They are eager to please, and use their intelligence to please you. In return, your care of a black Lab must include plenty of energetic play, and intelligent interaction.

Microchip

It is not essential to the care of a black Lab to have a microchip inserted, but it does provide a level of protection if your retriever strays.

Exercise

To provide good care of a black Lab, you will need to give it regular, daily exercise in large doses. Plan on 30 to 60 minutes daily as a minimum. Your black Lab will love to have 30 minutes morning and evening if possible.

Exercise should be varied. Include walks, on or off leash. Work in games of fetch (to allow you to breathe while he races!). Incorporate obedience or hunting training into your care of a black Lab and he will be able to exercise his intelligence, too.

Be sure the exercise is regular, as your black Lab’s boundless energy must find an outlet. If the outlet is not exercise, it may be destructive behavior.

Preventative Care

You should not limit your care of a black Lab to its present needs. You can forestall certain medical concerns, such as hip dysphasia, by giving the Labrador preventative care. Begin preventative care of a black Labrador when you first get the dog. First, check with the breeder to be sure the puppy’s parents are free of genetic problems. The puppy should have had its first shots and worming. Take it to a veterinarian for a check-up, and continue to take it for “wellness” visits.

Maintain preventative health care of a black lab by having your vet include, minimally: checks for external and internal parasites, inoculations, and heart worm preventative.

Food

The cook involved in the care of a black Lab must consider several things.

1. Black Labrador Retrievers will eat almost anything - think goat! To take care of a Black Lab, you need to guard against it eating junk.

2. The best food to give when taking care of a black Lab is real food. Give it real meat, raw or cooked: beef, chicken, and turkey. Give it fresh raw fruits and vegetables. Mix in brown rice and oatmeal for fiber, eggs and yogurt. Commercial dog foods, unknown before 1930, seem to exist as an outlet for rejected grains and meats that could not be sold to humans.

3. Watch your Labrador’s intake. If you really want to take proper care of a black Lab, you will not let it become overweight, risking heart disease, arthritis, and other health problems.

Grooming

You won’t need a professional groomer to take care of a Black Lab’s coat, but you should not assume the dog needs no grooming. Black Labradors shed a lot in spring and autumn, but they need to be groomed year-round.

To take proper care of a black Lab’s coat, you will need a narrow-toothed comb, short-haired rake, toenail clippers, wide-toothed comb, and a wire slicker brush. A bristle brush is nice for distributing oils when your Lab is not shedding.

Proper care of a black Lab will require daily grooming during seasonal blowing of the coat. The job is not nearly as large if done daily, and the sooner you remove dead hair, the sooner new hair can grow. Use the short-haired rake first, to rake out dead hairs. Use the wire slicker brush to get what the rake missed. Use the wide-toothed comb lightly to loosen matted hairs. The next step proves how intent you are on proper care of a black Lab. Go over the entire dog carefully with your narrow-toothed comb! Finish the job with your bristle brush to catch loose hairs.

Aside from spring and autumn’s major shedding periods, your Retriever will need to be brushed twice a week. Cut its toenails once every month to avoid foot problems.

The Consequences of Eating Disorders You Need To Know About

If you’re concerned about your own eating habits, or if you have a loved one with problems, learning all you can about the consequences of eating disorders is an important step to help identify and gain control of the situation.

The most common consequences of eating disorders with anorexia, bulimia, and compulsive overeating are described below.

Anorexia - A person with anorexia initially begins dieting to lose weight. Over time, losing weight becomes a sign of control and power to the person. The desire to get thinner is secondary to concerns about control and/or fears relating to one’s body. An endless cycle of limiting eating to a point close to starvation becomes an obsession.

Bulimia- Bulimia is characterized by episodes of excessive eating followed by inappropriate methods of weight control, such as self-induced vomiting, extreme overuse of laxatives and diuretics, or excessive exercise. Bingeing and purging becomes an obsession.

Compulsive Overeating The person with compulsive overeating symptoms is unable to stop eating. They eat very fast, eat whether they’re hungry or not, may eat only when alone, or may eat non-stop throughout the day. Severe cravings and withdrawal symptoms can occur.

* Controlling the Consequences Of Eating Disorders *

The consequences of eating disorders can be deadly. That’s right. I said deadly. Often those with eating disorders don’t realize they even have a problem until the situation is totally out of hand and irreversible medical problems exist.

There are ways to begin to accept the consequences of eating disorders and gain control before permanent medical problems occur. First, it is important to realize eating disorders are psychological in nature. They can be overcome and eliminated.

Before any progress can be achieved to control the consequences of eating disorders, the person with the problem must realize and accept the fact there is a problem. Often this can be the most difficult part of the road to control. Reviewing past actions and understanding there is a problem must occur before progress can be made.

This type of acceptance of the truth of the situation is not something to be taken lightly. The person involved must accept that they have a problem. Friends, family, and others cant force this acceptance. It must come from within the person affected.

Once this acceptance occurs, then steps can be taken to teach and educate the person on how to gain control of their eating habits. Encouragement from family and friends, medical treatment, and support groups can all be very effective for people with eating disorders.

10 Ways To Prevent Or Reverse Osteoporosis

Half of all women get osteoporosis by age sixty. 20% of women will have a hip fracture in their lifetime, and 50% of them will never walk again. Men are not immune to this problem. 30% of osteoporosis happens in males, and 50% of men who suffer hip fractures die within one year.

A “New” Disease

Osteoporosis which is so prevalent now, was virtually unheard of a hundred years ago. It was a rarity until the turn-of-the-century. So what happened? Did our genes change in the past one hundred years?

No! Genetic material takes thousands of years to change. The only thing that changed was our environment. Our diet and lifestyle are much different than they were hundred years ago and it has caused an epidemic of osteoporosis. So, what do we do? How can we reverse this process?

Here are 10 ways you can prevent or reverse osteoporosis:

1) Stop the Pop

Carbonated beverages such as soft drinks, Champagne, and sparkling water leach calcium from your bones. A Harvard study on 16 to 20 year-old women showed that half of them were already showing bone loss as a result of excess soft drink intake. Carbonated beverages also have excess phosphates, which accelerate urinary calcium loss.

2) Cut down on Protein

Excess protein intake causes acidity in the body, which in turn causes calcium to be lost in the urine. Most people need only two to 4 ounces of lean protein, three times a day. The average American diet contains two to three times this much.

3) Keep Your Stomach Acid

Many people are on acid blocking drugs, such as Nexium, Protonix, Prevacid, Tagamet, and Zantac, for problems such as heartburn and hiatal hernia. Stomach acid is necessary to absorb minerals such as calcium, magnesium, and zinc. Blocking stomach acid significantly increases the risk of osteoporosis.

These drugs were meant to be used for six to eight weeks at a time, not for years at a time. In fact, most heartburn symptoms are not due to excess stomach acid at all. 60% of patients on acid blocking agents have too little stomach acid.

4) Cut out Caffeine

Each cup of coffee that you drink makes you lose 150 mg of calcium in your urine. Chemically decaffeinated coffee is not the answer either though, because it contains harmful chemicals that interfere with the detoxification process. Naturally decaffeinated teas are a better option, but if you must drink caffeinated coffee, at least increase your calcium intake by 150 mg for each cup you drink.

5) Get the Right Kind of Calcium

Tums is one of the worst sources for calcium. In addition to being composed of calcium carbonate, which is a poorly absorbed form of calcium, it decreases the stomach acid even further. Calcium citrate and calcium hydroxyapatite are the best forms of calcium to take. They need to be taken on an empty stomach for best absorption, and only 500 mg at a time (that’s all our bodies can absorb at one time). A total dose of 1000 to 1200 mg per day is adequate for most post- menopausal women.

6) Get Some Sun!

Vitamin D helps absorb calcium and put it in the bones. It is also important for immune system modulation, depression, and autoimmune disorders. It is made in the skin upon exposure to sun light. Vitamin D deficiency is epidemic in our society especially in northern latitudes. The farther away from the equator you live, the more likely it is that you are to have a Vitamin D deficiency. Most multivitamin supplements contain 400 to 800 IU which is inadequate for people in northern latitudes (1200 IU or more is needed).

Using sunscreen blocks over 90% of your vitamin D production. But instead of putting yourself at risk for skin cancer, the best solution is to take supplements. Vitamin D levels can be measured by your physician, and the supplements can be titrated accordingly.

7) Have Your Hormones Checked

Hormonal decline is one of the most common reasons for bone loss after menopause in women. Andropause, the male equivalent of menopause, also causes bone loss in men. Adequate levels of estrogen, progesterone, testosterone and DHEA are important for bone maintenance.

Excess levels of cortisol, insulin and parathyroid hormone can also cause bone loss. Most physicians never check for these levels. An elevated calcium level in the serum is a clue that parathyroid hormone might be in excess.

8) Change Your Diet

Excess refined sugars and starches, elevate your insulin levels and cause an increase in osteoporosis. The ideal diet is one called a “low glycemic index” diet. Glycemic index is a measure of how quickly food turns into sugar in the bloodstream. Low glycemic index foods do not raise blood sugar or insulin levels quickly, and include lean proteins, beans, vegetables, and good fats (nuts, olives, olive oil, fish, fish oils, avocados).

Increasing fiber intake is an easy way to lower sugar and insulin levels. Fiber taken just before meals helps to slow down the absorption of sugars and fats, and can help lower cholesterol and blood sugar levels.

9) Reduce Stress

Stress raises cortisol levels. If cortisol levels are high for long periods of time bone loss can occur. Cortisol antagonizes insulin and leads to insulin resistance, eventually raising the blood sugar and causing calcium loss in the urine. As little as 25 teaspoons of sugar can cause calcium to be lost in the urine.

Stress reduction can include specific activities aimed at invoking the “relaxation response” such as yoga, tai chi, meditation, massage and prayer. It may also include getting more sleep, taking a vacation, getting psychotherapy to help with toxic relationships, and making an effort not to “burn the candle at both ends”.

10) Exercise More

When the muscles pull against the bones during exercise, it stimulates the bones and tells them that they are needed. Any weight-bearing exercise such as walking, bicycling, and weightlifting can increase bone density. As little as 15 to 30 minutes a day can be helpful.

Using two to five pound hand or ankle weights can be effective. or you can use your own body weight and let gravity to do the job. Floor exercises such as leg lifts and sit ups, will work just fine. The important thing is to just get moving!

Obtaining A Visa When Buying French Property

France is a popular destination for the rich and famous - the chic playgrounds on the Cote d’Azur still attract the beautiful people. However, there is much more to France than the French Riviera! Paris, Ile de Re, Biarritz, the chateaux of the Loire Valley, Dordogne, Medoc and Bordeaux, Cognac to name a few.

The lifestyle, food and drink, climate, landscapes, architecture, etc are so attractive that many nationalities now choose to live there permanently. It is relatively easy for EU nationals to move to and live in France. But what is the procedure for non EU nationals?

As a US citizen hoping to live part of the year in France, the thought of all that paperwork can seem overwhelming. But obtaining a visa to get to France is often easier than people think.

For those heading in from the US for less than 90 days it is not necessary to obtain a visa, but those planning a longer trip will have to apply.

To do this, you will need a signed passport which remains valid three months after the last planned day of stay in France, as well as three photocopies for the consulate to keep hold of.

Also needed are four long stay visa application forms as well as five recent passport size photographs.

US citizens will also have to provide some kind of financial guarantee such as a formal letter of reference from the bank showing account numbers and balances or recent statements.

Those wishing to retire to France will need to prove they have a sufficient pension and savings to live on and provide documentation to show this.

You will also need proof of medical insurance with coverage valid in France as well as a document from your local police department that you have no criminal record.

The visa must be obtained from the French Embassy in the US before arrival in France and is valid for between three and five months.

All you have to do now is choose your property…..

The Keys To Creating Independent Wealth

It will take time, but to create independent wealth, you need to build, buy and manage assets. What do I mean by assets? I mean stocks, government, corporate and municipal bonds, mutual funds, interest bearing accounts, businesses (including web based businesses), partial ownership in businesses, IP (including books, music, etc), rental real estate, etc. Investments that pay you money are assets. It will take time to build up enough assets that pay you enough so that you can quit your job and run for office or whatever you want to do.

You cannot really catapult yourself to wealth. No money down real estate is VERY risky. Most MLM salesmen don’t make very much money. Real bad scams abound. Take the time and build your portfolio of assets correctly. Study potential investments carefully. Be prepared to stick with your journey for the long haul. Hire an excellent fee only financial planner or broker to help you. Check for references and do a background check on your broker or financial planner! Prepare a complete business plan, research the market and the competition, and determine if your business is feasible, if you are going to start a business. Again, help may be required. And be advised, getting people to buy your stuff is HARD!

Read the Millionaire Next Door and model yourself after self made millionaires. Most self made millionaires live below their means and buy assets with the difference. The millionaires of the U.S. found profitable niches and exploited them. It took some time for the millionaires profiled to become wealthy. We are talking years. I would shy away from ANYONE telling me I could become wealthy instantly.

How much do you need to retire? You will probably need a million dollars, unless you are going to live as cheap as a college student. If you want to escape the rat race that bad, I would change careers and start a business on the side. A good withdrawal rate from your investments would be 5% or less.

Creating and executing your plan to create independent wealth won’t be easy, but don’t quit! Keep saving, investing, studying, learn new skills, and never quit, and I bet you have a good chance of ultimately reaching your goal.
