Have you done an appraisal for your self before? How was your experience? well that depends of course on the fact that you were doing a refinance or a purchase! in both cases you hoped for a high value right?

Well you are not alone. It seems that everyone wants the same thing, you want a high value because of the equity position, the seller doesn’t mind a little higher value since it may lock you into to the deal for good, the lender also is happy about it.

But what drives this number? and why should we examine this process? because you will encounter it at some point in your life and the major part of your monthly expenses will be related to it! Yes, I am talking about either your rent or mortgage payment!

Before we start please keep in mind that the term “real estate” or “real property” is legally considered the land and anything on top of this land including the house it self is simply a “improvement” to the land.
What gives the real value in real estate is the land itself more than anything.

There are three main methods to appraise a property:

The cost approach, the sales comparison approach and the income approach.

The cost approach:

This value is estimated by adding the land value and the depreciated value of any improvements. Now please note that improvements here mean the actual house! this method is not much used anymore because it does not include the market condition in it.

The sales comparison approach:

This value is very simply derived from comparing the actual value of a similar piece of property sold in close proximity. Now this today is the most common method of evaluation, the website zilliow.com has a nice tool for finding this information.

The income approach:

This method is right now mostly used for investment and commercial real estate, it basically finds the net income of the property and value the property based on how much income it produces.

Now lets say people default on their mortgages and now they need to sell fast at a lower than usual price. This happened here in Colorado for example when not far from were I am in Littleton at Roxborough Park which is actually a very nice place because of the globally unique rock formations, here Lockheed Martin has a plant and it suddenly laid off many people. These homes were worth 500,000 to 2 Million dollars.

Suddenly without a job these people needed to sell their property fast. So they accepted the low offers they got! if they were lucky to have any!

This phenomena will cause the sale comparison to be horrible and the prices as a whole will suddenly come down, the equity in the properties will disappear and it will result in a local depression.

Now how can you make money in such a situation? financially speaking the picture is horrific!

However there is still both a long term and short term opportunity here!

In the long term scenario you would buy one property at a deep discount and hold it for a min of 1 year. Yes that is a long time but the bottom line number can actually work. Say for example you buy a 500k home for say 300k. You will of course have to find the seller that has close to that kind of equity! now your mortgage payment will be around say 3k a month with leveraged financing and a year payment will be 36K, now you can rent this place for about 2k because this place is a very nice piece of property, the views are extraordinary and the real nice wild state park is just next door! this will cause some people to get attached and stay! so here is an income of 24k. Leaving you with a 12k negative cash flow.

Now you do have to do some speculation here but Lockheed Martin is not going to go away! it will hire more people within the year and you can sell your place to them, also you can create a lease-option to buy deal with your current tenant to have incentive to buy this place and hopefully a good market condition will create equity for you to make up for the 12k. This is a very risky move and I am not by any means recommending it to any beginner investor that does not have enough liquid assets to play, however, I am suggesting that with the right move and a buy and hold strategy one “can” make money.

Now how about the short term? how can someone make money? well this requires a little bit of fundamental understanding of the term “value” in real estate and out the box thinking!

Now we discussed the three common methods of property valuation, in the above example we saw a direct impact to the real estate prices because of a local economic downturn resulting in lower than ever sales comparisons!

But we still have both the income and cost approach left. In a short term investment scenario for example when something like this happens you can still invest in the area real estate! that means that say for example someone moves into the area or someone wants to rent a place. So you would invest in the closest town or neighborhood to Roxborough Park in an income producing property! That way you will offer cheap housing to people that still want to stay in that nice area! and you can make good rental cash flows.

Post-Tsunami Phuket

Although it would misrepresent the facts to say that today’s Phuket - Thailand’s largest island and one of the world’s top tourist destinations - looks the same as it did before the 2004 tsunami that was the greatest natural disaster in Earth’s recorded history. But reliable anecdotal evidence does confirm that visitors to Phuket would have little reason to think that the island and its famous beaches were ever struck by the deadly wave.

Think what you will about ousted Thai Prime Minister Thaksin Shinawatra, much of the credit for the remarkable recovery, arguably the most thorough of any of the places hit by the tsunami, belongs to him. In a move redolent of his effort to pay off Thailand’s debt to the IMF for its recovery from the 1997 financial crisis, Thaksin determined early on that Thailand would attend to its own recovery - and not wait for international relief funds to arrive.

Some of that recovery has been laced with controversy. Chief among them are the charges that many of the former prime minister’s friends became the recipients of the country’s largesse, extra-legally taking over rights to lands that belonged to longtime Phuket residents whose documents of ownership were destroyed along with so much else during the catastrophe.

Still, contrary to dire predictions by many about the long-term negative effects the disaster would have on Thailand’s important tourist industry, they have not come to pass. Not all of the efforts have been successful, and lawsuits regarding lands are choking Thailand’s cumbersome court system.

Even so, the dramatic recovery of Phuket has become a beacon of hope for similar places on both sides of the Andaman and Indian Oceans, for whom recovery has been slower and fraught with even greater troubles.

Islamists And Their Leftist Enablers

Sometimes I think the wrong people are fighting the so-called “war on terror”. I say so-called because to call it a “war” is a bit misleading. The war in Iraq may include elements that identify with Al Qaeda, but much of it is internecine conflict between Iraqi factions, most of whom couldn’t care less about a global caliphate or any other visionary schemes hatched by bin Laden and al Zawahiri.

But sticking with the “war on terror” angle for a minute. It’s odd in a way that Christian fundamentalists are leading the charge - led by preachers like Pat Robertson, Michael Evans and Franklin Graham.

Fact is, Christian fundamentalists have a good deal in common with their Islamist counterparts. Both Islamists and Christian fundies are people of “the book”, have a fondness for scriptural laws and moral prohibitions, male leaders, outsize places of worship, bombastic rhetoric and prophetic utterances. The males among them generally prefer the women to be at home with the kids and have dinner ready at the appointed hour.

Christian fundamentalists are frequently a subject of ridicule dished out by leftists, feminists and other progressive types. However the same crew of detractors is much less willing to raise even a murmur of complaint about the behavior of Muslim radicals.

Ironically enough, a possibly more significant struggle with Islamism is going on in the cities of Europe - not on the streets of Baghdad. The values the Islamists are keen to import, for example sharia law, are inimical to everything Western society stands for and yet you have people like George Galloway making common cause with Islamists, along with other left wing groups. The rationale behind this bizarre alliance-of-convenience in the UK is anti-Blair and anti-establishment thinking at root and it is legitimizing a trend toward Muslim extremism that is on the rise.

According to a recent British survey, 40% of Muslims between the ages of 16 and 24 claim they would rather live under sharia law. This is a more extreme opinion than that of their parents. Among Muslims over the age of 55 the figure is just 17%.

Of the young British Muslims surveyed 36% said that Muslims who convert to another religion should be killed and 75% said they would prefer it if Muslim women chose to wear a veil.

The culture war that is shaping up shouldn’t be interpreted as an attack on Islam, so much as a defense of secular values and the vital importance of minimizing the role of religion - all religion - in civil society. The reason it should not be viewed as anti-Islamic is because there are a significant number of Western Muslims who have no sympathy whatever for the veiling of women, let alone the introduction of sharia law. Moreover nowhere in the Quran does it stipulate that women must wear a niqab, the full face veil at the center of a row in UK schools.

Religious women, in Turkey as an example, live perfectly devout lives without resorting to Saudi veiling habits. In many instances the insistence on wearing the niqab in UK schools and work places, is more of a political statement than a religious one. It’s a way of expressing militant disapproval about everything from the war in Iraq to the values of Western society.

From a different perspective, the veil is a symbol of separation. It is bound to have a psychological effect on the young woman wearing it - an effect that certainly won’t help her to integrate with the school community. The veil announces her religion before she can even introduce herself. It objectifies her as “the Muslim” and serves as a visual reminder that she is “other”.

A lot of effort has been expended in the West over the past few decades to break down sexist barriers. Girls are taught to be assertive. They are taught to view themselves as an equal to any boy. They are encouraged to take responsibility for their sexuality and life choices. Significant strides have been made to break down the barriers that traditionally kept females at one remove from their male peers.

It’s not unreasonable to require Muslim immigrants to adapt. After all they chose to move to a culture that is for the most part secular. There should be no prohibition on the practice of their religion - simply the entirely reasonable expectation that they don’t make the public practice of a religious lifestyle an obstacle to integration.
