Look around and join as many different groups as possible which interest you, take notice if the people support each other. The majority of groups will allow you to take part two or three times before asking you to decide whether to join or not.

Make sure you ask questions which require more than a simple yes or no answer, what you are attempting to do is to open up the conversation and discussion. So always ask questions that are open ended, such as who, what, where and when.

In order to stay in the limelight and give back to others what you have been given, hold volunteer positions in organisations.

You have to know what it is you want and be able to get this across to other people. All too often people will ask the other person what it is they want and what they can do to help them and the person has no immediate answer to give.

If you have met people who you think may get some benefit from what you do, or if you can benefit from what they do, then don’t hesitate to get in touch with them. This is what business networking is all about.

If you are given referrals then follow them up and act upon them, your actions are a reflection on those who give you referrals, learn to realise this and your referrals will grow.

A list of opt-in subscribers that you can mail to is going to be the ticket to writing your own paychecks if you’re doing any type of business online. Email is still the most effective method of direct marketing on the internet as we know it, There is nothing better than a personal message inviting readers to take action
to buy or to find out more information and get a sign up to our program etc.

Just like many businesses, it’s a numbers game. The size of the customer base is going to reflect on its success. It’s the same online. The bigger the list, the more prospects are going to see your sales message, resulting in more sales.

The big question is then, how do I build an opt-in list of prospects I can email? There are several techiniques to apply but there are some things that are essential.

You need an autoresponder. You need a web site. You need traffic. Once you have those 3 essentials, you

1) Pop Ups - In all the different versions you can find (slide ins, drop ins, pop under, exit pop) Offer

something free in the pop up to capture names and email addresses. You can find numerous free pop-up
creating software if you do a search in your favourite search engine.

The secret to pop-ups is not to make it too big and distracting. If it blocks the headline, your visitor will be
irritated and will click on the dreaded X faster than you can say “Adios Amigo”.

2) Squeeze pages! Also known as a splash page. A short web page with a subscription form enticing visitors to sign up with their name and email address in exchange for a free report or free newsletter subscription or ecourse.

The secret with a squeeze page is to make it a no-brainer for visitors to sign up. Make sure the benefits
of what you are offering are clear and offer something of value and put that in dollars on your squeeze page. Eg. “5 Day List Building eCourse! A $67 Value! Yours Free Today!” Make the squeeze page easy on the eyes to read and see exactly what they’re getting. No long boring essay and no distracting banners or other links.

3)If you’re in the internet marketing (make money online) niche, there is often a mini giveaway event. You can build a list by joining a giveaway and giving away a product that a visitor can download in exchange for their name and email address. Contribute a gift you can give away for free. Be careful that you don’t violate the rights the creator of the product has set.

The secrets to giveaways is giving away something that’s original and something that will appeal to a wide audience. Old resale rights products that have been thrashed don’t work!

Groveland is a quaint gold mining town at the edge of the Sierras and has much more to offer the passerby than a node on the history ruler. Groveland is fast becoming known as a cultural Mecca for quality art, music, theater and food all served in a setting that could be described as off-off-Broadway! In search of Art, we start with our new gallery in town. Another place you could look for art in Groveland is at the Hotel Charlotte. Lynn and Victor don’t just care for overnight visitors and dining guests but now attend to providing pleasing visuals to accompany your Charlotte experience. Local artists have come to find the Hotel Charlotte “The Place to Hang” for exposure and sales. Guests who have dined at the Charlotte will recognize the crisp photographs of local scenery by Terri Metz. Terri regularly rotates her images to match the seasons. Last week she retired a series of winter snowscapes and installed an aerial pictorial that follows from Moccasin through Groveland and over Pine Mountain Lake.

The Hotel Charlotte is the permanent gallery of Sierra Professional Artists. The monthly rotation in the front lobbies of works by various member artists of the Sierra Professional Artist association has yielded some lovely original watercolors, oils and collage pieces. Expanding on Art in the Charlotte and with the backing of the Yosemite Chamber of Commerce, Lynn orchestrated the first Groveland Art Stroll (GAS). This event was held on the Sunday of 4th of July weekend and matched local artists with retailers and with a good marketing blitz, got folks out and about mingling, browsing and buying. In 2006 the program was expanded three Sundays.

For the 2007 season this tradition continues on the Sundays of our major holidays, May 27th, July 1st and September 2nd. With White Wolf Gallery, in their unique position of drawing on a broader field of artists, visitors can expect more artists with a broader diversity of styles, bigger canopies & tents, refreshments and specials from local restaurants and retailer discounts.

The Sierra Professional Artists have long held their annual show at the Groveland Hotel, now scheduled for Sunday, July 1st, which compliments the Groveland Art Stroll nicely, bringing a dozen artists to one location. The garden space provided by the Groveland Hotel is a perfect setting for the many pieces you will find on display and for sale. Funds from the art raffles benefit the local school art programs. The success of the Art Strolls has fostered an additional downtown event using the retail district to display quilts. More and more people have become disillusioned with the stock market and disappointed by projected pension returns and have decided to take it upon themselves to actively invest in real estate to secure their financial future - and personally I do not blame them…in fact, I’ve done the self same thing.

Investing in real estate can be an excellent way to really make your money work for you and generate you an attractive monthly income or a lump sum in the form of a capital gain…but there will come a time when you’ve finished with one investment property and you’re ready to resell it - either to release the funds you’ve invested in it or to gain access to the profit you’ve accrued - in other words, to get your hands on the money all tied up in the property.

So, if you’re already investing in a second home and are now thinking about reselling it to release the accrued equity that you’ve built up then you’re going to want to know all about quickly selling your investment real estate for maximum profit…

The first thing you need to consider objectively is the state that the property is in.

The better presented the home when it comes to reselling it the quicker you will sell it and the higher the price you will get for it. Ideally, if you can present a home in as neutral and complete a fashion as possible, the more people you will attract, the fewer people you will repel and the more interest you will generate.

Ensure first impressions are good, paint shared hallways in an apartment block, clear your driveway of debris for a stand alone house and clean windows, polish door furniture and make your property worth viewing.

Once inside clear all clutter, remove all personal items such as ornaments and photographs - if you have spare furniture then furnish the property minimally but neatly to show off the home’s potential.

The next thing to consider is whether or not to use a realtor or to go it alone

Personally I would always recommend using the services of a regulated, professional and experienced realtor…they can be worth their weight in gold but there are pros and cons to each approach. For example, using a realtor will cost you money but then you will gain immediate access to their database of potentially interested clients. Going it alone will save you money but it will mean you have to shell out cash for advertising and you will have to make all the appointments for viewings etc. - boring!

If you do decide to use a realtor make sure you’re aware of their commission and aware of what it is that they will do for you to get your home sold. Don’t be afraid to tie them in tight to a contract based on their performance…after all, the harder they work, the better price they will get for you and the more commission they will make for themselves.

Now you have to set the price

This part is not as easy as you might think - ask yourself this, ‘how much is my property worth?’ Do you know the answer? The answer is - it’s worth as much as anyone is willing to pay for it!

I can guarantee you could sell your property in five minutes if you put if on the market for fifty dollars! But one of the keys to successful property investment is gauging the market right and setting your property at exactly the right price so you get maximum interest and plenty of positive offers.

Here are a list of factors that can affect house prices…you might want to consider these when pricing your property…

Negative factors

A local economic downturn or recession
Higher interest rates affecting the cost of borrowing
Over-supply of real estate
Location has gone out of fashion
Badly presented property

A booming economy

Shortage of quality real estate stock
Location is going up in status and becoming fashionable
Your real estate just stands out in terms of quality or appeal

Figure out where your home fits into the local market, price it accordingly and get it onto the market quickly. You can also get in a few realtors to give you an idea of what they think your home is worth before you set the final price and it’s worth asking them for their opinion about any last minute improvements you can make to the presentation of your home as they listen day after day to the reactions of buyers and so they really know what sells a particular property like your own.

If you follow these guidelines and are not too inflexible in terms of changing the layout of a room or the guide price of a property based on professional and market feedback, you will sell your investment real estate quickly and for maximum profit enabling you to move onto your next investment project.

Vitiligo

Vitiligo is a pigmentation disorder in the human skin. The human skin contains special skin cells (melanocytes) that produce the pigment melanin which colors the skin.

In Vitiligo, the special skin cells (melanocytes) as well as the tissues (mucous membranes) that line the inside of the mouth, nose, genital and rectal areas, and the retina of the eyes are destroyed. As a result, white patches of skin appear on different parts of the body. The hair may also turn white that grows in areas affected by vitiligo.
What causes vitiligo?

There are several theories regarding the cause of vitiligo but the actual cause is not fully known. According to one theory, people with vitiligo develop antibodies that, turn upon them and destroy their own melanocytes instead of protecting them. There is another theory according to which the melanocytes somehow attack and destroy themselves. Finally, some people with vitiligo have reported that a single event such as severe sunburn or an episode of emotional distress is the main cause of this order. Scientifically, events of this nature have not been accepted as the main cause of vitiligo. These are merely coincidences.

Who is affected by vitiligo?

In Autoimmune diseases, a person’s immune system reacts against the body’s own organs or tissues. Vitiligo is found to be more common in people with certain autoimmune diseases.

Autoimmune diseases that are associated with vitiligo include: hyperthyroidism (over activity of the thyroid gland), adrenocortical insufficiency (the adrenal gland does not produce enough of the hormone corticosteroid), alopecia areata (patches of baldness), and pernicious anemia (a low level of red blood cells caused by the failure of the body to absorb vitamin B12).

Is vitiligo inherited?

Vitiligo may be hereditary in some cases. Children of vitiligo affected parents are more likely to develop vitiligo disorder. However, most children will not get vitiligo even if a parent has it. Also most people with vitiligo do not have a family history of the disorder.

Large number of inherited disorders are associated with vitiligo. They include: albinism of the ocular type, autoimmune polyendocrinopathy syndrome, congenital deafness with vitiligo and achalasia, dyschromatosis symmetrica hereditaria, ermine phenotype, familial histiocyctic reticulosis, kabuki syndrome, and the syndrome of spastic paraparesis, vitiligo, premature graying and characteristic facies.

The abundance of genetic diseases associated with vitiligo clearly proves that there are a number of genes which normally govern the development and wellbeing of the melanocytes.

What are the symptoms of vitiligo?

White patches (depigmentation) on the skin are the foremost symbol of vitiligo. These patches are more common in sun-exposed areas, including the hands, feet, arms, face, and lips. Other common areas are the armpits and groin, and around the mouth, eyes, nostrils, navel, and genitals.

Vitiligo generally appears in one of three patterns: focal pattern, segmental pattern and generalized pattern. In focal pattern, the depigmentation is limited to one or only a few areas. In segmental pattern, depigmented patches are developed on only one side of the body. But in the generalized pattern, depigmentation occurs on different parts of the body.

This is a really fun day trip, but could require a designated driver for visits to all the wine tasting rooms! From Groveland head down the hill on Route 120 to Highway 49 north, then follow to Angels Camp, about 45 minutes. Take a right onto Route 4 and follow past Murphys, and Arnold to Calaveras Big Trees State Park.

If touring the Sierra side of California, the groves of Big Trees from this park are wonderful, we think they are far better than the Groves one finds in Yosemite. The trees are easily accessible from the parking areas and there are far fewer tourists to contend with for the trails and photo opportunities here. There are miles of trails, and not all of them go up and down hills. We enjoy tramping about the wilderness for an hour or two before heading back into Murphys for the rest of the day.

When finished with a Big Trees adventure, head west again on Highway 4 to Murphy’s. Entering Murphy’s you will see a sign that claims to be the “other wine country.” We fully agree. Our last trip to Murphy’s we did a stop at most of the vineyard tasting rooms, starting with the country-side setting of Ironstone Vineyards, the only tasting room surrounded by their hillside grapes. To reach Ironstone, take a left at the old Murphy’s Hotel and follow the signs, anther 2 miles.

Once at Ironstone, enjoy the tasting room and surrounding gift shop. Ironstone is a great location to have a nice lunch from the deli counter with views of the vineyards. We enjoyed the calm setting along with a glass of the reserve chardonnay. Ironstone is famous also for their 500,000 daffodil bulbs that all bloom together in March and their well-kept year round flower displays.

While at the Ironstone complex, take time to explore the museum and jewelry center. Having done two summer seasons of gold panning in a pre-innkeeper life, we were thrilled with their gold specimen, a huge 44 lb flakey nugget found in 1992 at the Jamestown mine and housed in true bank vault.

Ironstone has oodles of regular public events including concert series, black and white movie nights, parking lot sales of wine and more. From Ironstone return to Murphy’s and explore the many tasting rooms in the downtown area. We always make time for Zucca Winery, found just off the main street up a bit from the park stepping down into a cave. The ambiance is warm and the wine most tasteful! We left with a bottle of port.

Next walk around the corner to Hatcher, one of our favorites both for the wine and the charm of Matt and his tasting room team. Victor thinks this year’s Zinfandel is most outstanding. We bought a magnum. Twisted Oak with their whimsical gift shop and fun approach to everything is another worthy stop and their wines are good too!

Murphy’s is a great walking village with good window shopping. We ventured into several galleries and antique shops and even found a good sign to use at the hotel: Gone Fishing carved in the side of a wooden fish. If we ever do get out fishing, we are now ready with a proper sign!

Don’t overlook the antique plumbing store on the left, just beyond the old Murphy’s Hotel, for bit of fussing about old porcelain and plumbing pieces. Even I had fun here. Amazingly they have the clawfoot tubs on the third floor, how did they get there and why the third floor? The Murphy’s Hotel is a true step back in time. Here we tried an Australian wine and another local wine and enjoyed the impromptu guitar-sing-a-long performed by some regulars.
