Beware the air you breathe may be deadly. In Southern California and the American Southwest, the air is filled with dust churned up by bulldozers and held aloft by the hot wind. But dust isn’t the only problem in these overheated regions. Another is a lung disease, called valley fever, known medically as coccidioidomycosis, or cocci.
Remember the heat spell in California last year? Well, Coccidioides, dormant during long dry spells, “blooms” when it rains and is swept into the air by anything that disturbs the soil: earthquakes, storms, farming, construction. With the increase of global warming and population, cases of “Vally Fever” have gone up more than three fold in California and Arizona since1993.

Most people who inhale the valley fever fungus have few, if any, problems. But some, especially pregnant women, people with weakened immune systems, and those of Asian, Hispanic and African descent, may develop a serious or even fatal illness from valley fever. I know because my nephew is now sitting in Mission Hospital here in Asheville, North Carolina in a coma after visiting California in November and December 2006, where he probably came into contact with the fungus.

Mild cases of valley fever usually go away, but when valley fever is more serious, doctors prescribe antifungal medications that can treat the underlying infection. In my nephew’s case, the problem is so serious that they started administering the antifungal medication directly into his spinal fluid and now through a catheter inserted through his skull.
Because Valley Fever is more common in California, the doctors here in Asheville were so perplexed by his worsening condition, they (Doctor H. McClain, M.D. heading a team of five doctors with the Asheville Infectious Disease Consultant Center), called California for advice. (Something they never do. After all they are experts in their field.) The advice they received was shocking, jam it into his spinal fluid (Anphotericin B Liposomal (Ambisome); an anti-fungal medication). This procedure was something they had never come across and one that has the entire medical community here talking.

Thanh le, 24 years of age, moved to North Carolina in 2006 and was visiting his wife’s relatives in San Jose this last holiday season when he started coughing. At first he thought nothing of it. He returned home where his condition worsened. In January 2007 he admitted himself to the hospital where the doctors thought he had pneumonia. They subscribed antibiotics and sent him home. After 2 days Le’s body broke out with a rash, so, the doctors assumed it was a reaction to the medication and changed meds. During this whole time Thanh experienced more and more sever headaches until finally he started hallucinating. His wife called his aunt, my wife, and we took him to the hospital. Three days later he was in a coma and is now fighting for his life.

The first case of valley fever was recognized more than a century ago. Since then, doctors have diagnosed upward of 100,000 cases a year in endemic areas.

In Arizona, most outbreaks occur in June, July, August, October and November. In California, the risk of infection is highest during the summer months, usually June through August.
Valley fever isn’t limited to humans; dogs, horses, cattle, bats, snakes, coyotes and most other animals also are susceptible to the disease. Even house cats can catch valley fever when dust seeps in around windows and doors during storms.

The acute form of valley fever is often mild, with few, if any, symptoms. When symptoms do occur, they tend to resemble those of the flu, and can range from minor to severe:
–Fever.
–Cough.
–Chest pain, which can vary from a mild feeling of constriction to intense pressure resembling a heart attack.

–Chills.
–Night sweats.
–Headache.
–Fatigue.
–Shortness of breath.

–Joint aches.
–Rash. Some people develop painful red bumps that may later turn brown - mainly on the lower legs but sometimes on the chest, arms and back. Others may have a raised red rash with blisters or eruptions that look like pimples.

If you don’t become ill from valley fever, you may only learn that you’ve been infected when you later have a positive skin or blood test or when small areas of residual infection (nodules) show up on a routine chest X-ray. Although they don’t cause problems in and of themselves, nodules can look like cancer on X-ray, leading to unnecessary biopsies.

If you do develop symptoms, especially severe ones, the course of the disease is uncertain. It can take from six months to a year to fully recover, and fatigue and joint aches can last even longer. The severity of the disease depends on several factors, including your overall health and the number of fungus spores you inhale. There is a simple skin test available like the one conducted for Tuberculosis that can be done. Although not one hundred percent accurate at least it’s a start.

Mindfulness Meditation - Living A Life Of Purpose and Harmony

I was just about to give up on my life when I was introduced to Eastern spiritual practices. I had studied everything that our Western world had to say about suffering and what to do about it. And the more I learned, the worse I felt. Out of desperation for a better way of life, I began a daily meditation practice. I studied and practiced a mindfulness practice called shamatha in which the attention is placed on the breath in a restful yet alert manner. This practice showed me very clearly what the problem was: ME! There was so much chaos and distraction taking place in my mind on a momentary basis that it made sense as to why I never felt right. The ‘me’ that I had come to know was indeed full of conflict, speed, and ambivalence. My thoughts constantly raced and pulled me in a million different directions. It was frankly appalling to see how frenzied my mind was. All of this mental chaos created a state of emotional inertia that kept me confined to a very narrow range of the the human emotional spectrum. Basically, I was so stuck in my head that I had lost contact with reality.

From a meditative perspective, everything in the universe is inherently empty. Our concepts and opinions are devoid of any inherent reality. We are convinced that we are real only because of the deluded nature of our own minds. We simply don’t see things as they are. We see through the filters of our concepts and thoughts, which seem to be very convincing. If we buy into our mental projections of reality, we will suffer. Meditation is the practice of developing space around these constant projections. With regular practice, we become less and less convinced that we or anything else is inherently real and solid.

The irony here is that recognizing our own non-existence is the very basis of freedom, joy, and love. Our clunky, solid sense of self is what gets us in trouble. So, when I say that everything is empty, it may be tempting to see this as a negative statement. But even that is empty. When we flash on non-existence or emptiness, we see the ultimate potential in all things. Instead of being pinned down by our dualistic perceptions of good/bad, happy/sad, like/dislike, etc., we see that the universe is free from any kind of limitation whatsoever. This is the nature of genius and mysticism.

Have you ever lost yourself for a moment? Perhaps in your work, or playing with your kids, or watching an intense movie? That is like flashing on emptiness. You are free of your normal sense of who you are. There is no boundary between you and everything outside of you. In Buddhism, this is seen as the experience of Big Mind. It is a momentary flash on the infinite nature of reality from which we are inseparable. In mindfulness practice, this flash of awakening is deliberately maintained; everything that arises in the mind is simply a manifestation of universal energy. There is no ‘I’ in any thought or feeling. It is impersonal energy that arises and passes. When we taste this freedom from personalizing the constant arising of thought, it is like we can finally breathe and surrender to the beauty of life.

Regular meditation practice enables us to rest our awareness in this state of undistracted, empty stillness. Interestingly, this does not necessarily mean that the mind is quiet and obedient. We can still be thinking and have a recognition of this peace and openness. Over time, the mind does stop for periods of time. There is just absolute stillness. But as a beginner, the main point is to keep your awareness one-pointed on the present moment whether you are thinking or not. Don’t try to stop your thoughts. Just stay focused on the moment and be still.

As your mind begins to become more expansive and present, your life will begin to open up in unforeseen ways. Old habits, fears, and harmful relationships will fade away. You will become genuinely invested in the ways that you can be of service to others. Why? Because the inside and the outside are no longer seen as separate. Instead of being preoccupied with this contracted version of ‘I’, the enormous energies of the universe call you out to offer your best to alleviate the suffering of others. This is the beginning of freedom. It is the beginning of living in spirit. Mindfulness practice is one the the vehicles that can take you there.

You can also convert your variable interest rate to a lower fixed rate, which can save you a lot of money. You can also extend your repayment term from the standard 10 years for federal loans to reach up to 30 years. There is no maximum amount that you can consolidate, and interest you pay may be tax deductible. Consolidated student loans also have flexible repayment options, including no prepayment penalties, allowing you to pay more than your monthly payments.

DISADVANTAGES OF CONSOLIDATION

Of course, there are also disadvantages to consolidating your student loans. By lowering your monthly payments, you will have to extend the repayment period, which, in the end, can result in more interest. However, since there are no prepayment penalties, you can pay more than the required payments so that you can repay the loan faster. Another disadvantage to consolidation is that once the student loans have been consolidated, you may not separate them again. You may end up losing benefits, such as loan deferment. You can also only consolidate once. Thus, it is essential that you research thoroughly for the best consolidation options before going through with the process.

AM I ELIGIBLE FOR CONSOLIDATION?

There are certain criteria you have to meet before you can consolidate your student loans. For federal student loan consolidation, you can only consolidate if your current loans amount to more than $10,000. You must be within your 6-month loan grace period after graduation or you should have already started repaying your loans. In order to be eligible, you also should have no previous record of loan consolidation. If you’ve gone back to school after your initial consolidation, then you are still eligible for a new one.

As a result the body produces some but not masses of insulin to get the sugar levels back down again.

However when you have a high GI carb or carbohydrates, an example would be sugar, white bread or potatoes, this happens.

The carbs here are absorbed rapidly and as a results the sugar level in your bloodstream peaks up rapidly.

Notice how some high GI foods are not sweet in taste. It’s the fact that they’re absorbed quickly.

So your body bow produces a large spike of insulin to get the glucose level back down.

And insulin is a hormone that makes you store fat so it’s harder to burn off the fat. Which means it’s going against what you’re trying to do.

And so why do many people have no carbohydrates after 6pm or sometime in the evening or even afternoon?

Well, it’s because your metabolism slows down later in the day and in the evening so having high GI foods at the same time is like a double whammy. It’s best to have low GI carbs or less carbs overall in the evening.

So this is why low GI carbs are important in the diet, and how high GI carbs can go against your efforts to build muscle and lose fat and get ripped.

Make sure you only buy/use face paint that’s specially made for the face and body (and FDA approved). Water based face paint is the most popular and easiest to wash off - It’s used by people just starting to learn how to face paint and by professional face painters.

Get a small palette with 5 to 8 colors. The most important colors are black, white and the primary colors - red, blue and yellow. With these colors you can mix what ever color you need and this will you give you great practice if you have just started learning.

When I learnt how to face paint I used a thin brush for detail, a couple medium sized brushes and a large brush for larger areas. This combination of brushes worked really well for me and I recommend it to you.

Never paint someone who has: any open cuts or sores on their face, a cold sore or conjunctivitis or any other known infectious skin condition, a food allergy or allergic reactions to soaps, skin creams, etc without a prior skin test.

Don’t do it all by yourself! Get a friend to help you paint, it will take half the time, and give you more time to enjoy the party and take care of everything else that needs to be taken care of. Also if you’re just learning how to face paint, it’s much more fun to do it with a friend.

Allocate an area just for face painting and if it’s a big party, give kids tickets with a number and call out the number when it’s their turn. This will ensure that no one pushes in line, everybody will get their turn and the kids don’t have to worry about remembering when it’s their turn, they can enjoy the rest of the party in between.

Fast Turnaround and the Real Estate Appraisal

When I first got started as an independent appraiser on my own, it was 1975 and it was a different world. I would arrive at my office and the phone would ring with someone calling in a request. Back then the standard “turnaround” time (the time between receiving a request and delivery of the completed report) was 9 calendar days, which means that Saturday and Sunday were included. In effect then, it meant 7 working days. Today, If someone were to call and I told them it would take 9 calendar days to complete the report, the caller would probably either hang up or faint. In fact, most callers are hoping I will say I can have it done by the end of the day or tomorrow at the latest. How have things changed and why the rush?

When I began, owning a computer was impractical. The desktop PC hadn’t been invented yet. It was still a big deal to have a desktop calculator that had a LCD readout! Computers were the domain of universities and large companies. It was still the heyday of the IBM punch card computer. Likewise, when someone signed a contract to buy a home, they went in person to a lending office to apply for a mortgage. The time to complete the application process and issue a mortgage note was anywhere from several weeks to several months. Much of the time was spent getting forms such as employment verifications and credit reports sent and received back by mail. Back then, as now, an appraisal was not ordered until the borrower was approved for the mortgage, however, it still took at least a couple of weeks after mortgage approval before closing could take place. There was therefore not such a rush for an appraisal as there is today.

These days, a mortgage can often be approved in a matter of minutes. Most of the infor5mation that is needed to qualify and approve a borrower is online and many of the more “burdensome” information needs have been “streamlined” away. It is now routine for me to receive an appraisal request where the borrower signed the sale contract a few days ago and they are wanting to close within a week of signing. Most of the speedup can be attributed to the proliferation of computers and the internet.

In the days before computers were in use for appraisal, we typed our reports on a typewriter. Computer forms processing software eliminated the typewriter. Various software evolved to make the processing of the forms appraisers use lightning fast. For many years though, the biggest remaining problems were in the use of photographs and delivery of the finished report. The advent of digital photography finally eliminated the need to take traditional paper photos and paste them onto “picture” pages. Then the widespread use of email and electronic signatures eliminated the need to hand deliver or mail reports. It is now literally possible to receive a request for an appraisal and have the completed report in someone’s email box within a few hours.

For many people, the amazing transformation of the appraisal process has been a blessing. For others it has been a curse. It is a blessing for commissioned salespeople in brokerage and lending because it means they get their commissions faster. It is a blessing for the seller or buyer under pressure to complete a transaction in a hurry. It is a blessing for the appraiser who is willing and capable of doing appraisals in high volume. But it is a curse in some ways for the lending industry and for the highly detail-oriented and conscientious appraiser simply because of the intense pressure to complete jobs as fast as possible.

Some types of residential appraisals are easier to complete than others. The appraisal of a small home in a “cookie cutter” neighborhood where plenty of market data is available is relatively easy. But anyone who believes that this is the normal scenario is mistaken. Every home is different and so is every neighborhood. Most of the work that I do is quite varied and requires enough time to be able to think about the situation and perform a decent analysis. This can be difficult when one has people constantly calling in a panic to get the completed report. So it’s a mixed blessing in that I will make more money but deal with more pressure.

Every residential appraiser faces reviews of his or her work from time to time. For one reason or another, a percentage of my reports will be examined by others. I do a lot of this work myself for various clients as part of their quality control system. As time goes by I have gradually seen a deterioration of quality in residential appraisal reports. Not in presentation, for the various brands of report software give beautiful presentations, but deterioration in analysis and detail. The nuts and bolts of the report. Having better than 30 years in the business it is plainly obvious to me that the routine rush nature of mortgage lending appraisals has had a negative effect on appraisal quality. Too much is being overlooked or sped through. Reports are often filled with small errors that should have been caught by proof reading and analyses of problem situations are often shortchanged or omitted. Residential appraisers are simply under too much pressure to get these reports done too quickly in mortgage lending. Of course, there is the greed factor present in every job or profession, that motivates some people to do sloppy or dishonest work as well as the desire to compete, but I believe that time pressure is the primary culprit in deteriorating quality.

In the ever-increasing desire to complete real estate transactions in a flash, lenders have been attempting to make use of software appraisal solutions such as the AVM or Automated Valuation Model. These are basically computer programs that perform an analysis of public and private records to provide an “appraisal” of a home. These AVM products have come increasingly into use as a replacement for the traditional human appraiser, considered much too slow for today’s market reality. Being a human appraiser I am naturally inclined to be biased against being replaced by a software program, but I am willing to put these programs to the test to see if they are as reliable and useful as claimed. In writing this article I used an AVM operated by a large corporation and offered by a major banking institution to “appraise” a home for which I recently completed an appraisal. The idea was to see how the two compared.

The home in question is located in a suburban neighborhood that contains a reasonable amount of sales data in the local MLS. If anyone were to do an appraisal or a Competitive Market Analysis, there would be sufficient recent data to do an accurate analysis. I was able to find 3 recent sales of highly similar homes that provided a range of value from about $150,000 to $160,000. The home was under contract for $156,990. The above mentioned AVM provided a value range from $130,000 to $261,000. The “value range” provided by the AVM was so wide and so nebulous as to be of no use whatsoever.
