Everybody wants to find the secret to investing on Wall Street. But the truth is, you don’t have to be a genius to be a successful equity investor. And you don’t have to lock your money into restrictive investments like equity indexed annuities (EIAs), either. In this article I’ll explain several growth oriented investments that I feel are far better than an EIA.

This article is one in a series of articles on EIAs.

The opportunity for growth in an EIA is based on the performance of an index. When someone invests in an EIA, they typically have several different indexes they can choose from. An index is simply a means of tracking a group of investments. Typically, EIAs will offer indexes that track the S&P 500, the NASDAQ or the bond market.

EIAs restrict your growth opportunity. Most place a limit on how much you can earn in any one year. If the ‘cap’ is at 10% and the underlying index goes up 25% or 50% like it did in 2003 you will only earn the cap of 10%. And even if the underlying index goes up 10%, that doesn’t mean you will earn 10% because many annuities only allow you to participate in a portion of the return of the index or they have internal charges that would reduce your return by 1-2%.

One great alternative for the growth portion of your money would be a No-Load Index Fund based on the S&P 500 index. These are available from many mutual fund companies including Vanguard. Since they are not actively managed they have low internal fees. Since they are No-Load, there aren’t any commissions to pay so you don’t have any automatic surrender penalties. This gives you the flexibility to take your money out or rearrange it whenever you want to or need to. And you don’t have to share a portion of your return with an insurance company.

Exchange Traded Funds (ETFs) are another alternative. They work just like the Index Fund described above but typically have even lower internal expenses. ETFs can be bought and sold any time throughout the day whereas mutual funds can only be bought or sold at the end of the day. When the market is undergoing a significant correction, the ability to get in or out during the day can be helpful. There are transactions fees associated with ETFs so they should only be used in amounts greater than $25,000.

Actively managed mutual funds that invest in stocks are another great way to invest. For instance, I use several No-Load mutual funds for my clients that have consistently out-performed the S&P 500. The advantage of an actively managed mutual fund over an unmanaged index fund is that the money manager isn’t required to own every stock in the underlying index. They can pick and choose the ones that have the best opportunity. They can sell stocks that become more risky (think Enron and Worldcom) and they can move money to cash during periods of market decline.

Lastly, Real Estate Investment Trusts (REITs) are a good alternative for the growth portion of your money. In addition to their ability to provide a steady income stream mentioned above, they also have the ability to grow over time. If you don’t need the current income, it can be reinvested to compound and further enhance the return. Additionally, REITs do not fluctuate in price based on the stock market or interest rates. Because of this, having a portion of your money in REITs can reduce the volatility of your portfolio while increasing its return.

So as you can see, there are many viable alternatives to investing in an EIA. In my opinion, these alternatives are better because they give you greater flexibility to use your money if and when you need to, to make changes should the investment not perform as you expect, to reduce your overall risk by spreading your eggs among a greater number of baskets and they allow you to earn a higher overall return than the EIA.

A very quick way to get started making money on the
internet is with affiliate marketing.

Affiliate marketing is simply advertising products
that you do not own and get a percentage of each
sale you refer.

To get started is very simple.

Step #1 - Pick a product. Since you don’t need your
own product, you’ll have to have access to as many
different topics or products as you can.

The best place to find products is by visiting
http://clickbank.com

Sign up as an affiliate. It’s free.

Then visit the ClickBank Market Place where you’ll
find hundreds of information products on a variety
of subjects.

Pick a topic and product that gets you excited.

Visit the sales page or website for your choice and
sign up as an affiliate.

The affiliate signup link can normally be found near
the bottom of the product website.

Sometimes you’ll find the signup link at the top right
hand site.

The link usually says “affiliates” or “make money”.

The very best websites and affiliate progams will have
pre-written ads, keywords, banners, etc.

Ideally you’ll want to find a product that pays out
atleast 50% or more on each sale.

Step #2 - Now that you’ve got a product, you’ll want
to start getting the word out to as many people as
possible.

This is how you’ll make money with affiliate marketing.

You can setup an account it google adwords over at
http://google.com

What you’ll do is write up a tiny, powerful ad that
google will show in the paid search section.

You then compile a list of highly targeted keywords
on your product topic.

Keywords are nothing more than search terms your
potential customer will use to find information on
the subject or your product.

Having laser targeted keywords is how you’ll make money
with affiliate marketing.

Your ad should be short, powerful, and create desire.

You’re bids should be kept as low as possible as to not
lose alot of money while tyring to make profit.

Also remember to keep your daily ad budget set low as
you’re first starting out.

This way you can test your ads, keywords, product, etc.

Once you find a product that will produce atleast a one
percent sales rate(1 for every 100 targeted visitors)
you can then raise bids, find new keywords, write and
test new ads.

To really make money with google adwords, you’ll want
to consistently repeat this process for other products
you find.

Keep adding to your product portfolio and watch your
profits soar!

Step #3 - Start a blog. You can start a simole blog
and do reviews of the products you chose.

You can start a blog for free at
http://blogger.com

People love reviews. Good or bad you can still make
sales with affiliate marketing as long as you’re not
giving reviews that are dishonest.

You can research for other reviews on your product
topic or look for articles to post to your blog.

Then include your affiliate link send your blog readers
to the sales site.

If they buy, you make money.

The above 3 steps will help you start making some sales
with your affiliate marketing.

Delegation - Why We Should But Why We Don’t

Most of us are aware of the positives from delegating-we’ve heard them before. In theory, it’s a great concept: “Get other people to do your work for you…Awesome!” We also know that, theoretically, we can get more done in less time if we delegate properly. The results of not delegating include burnout, stress, and getting overwhelmed with mundane tasks that distract us from our most important responsibilities. Yet, why is delegation one of the most underutilized skills in organizations today? Why don’t we delegate more? Delegation is actually a learned and applied skill. It takes an understanding of how to do it correctly, and conscious focus to create a habit.

Whenever I present a program on delegation or time management, I always ask the audience if they have ever said this to themselves: “If its’ going to get done right, and if its’ going to get done on time-I might as well do it myself!” What’s amazing is that approximately 99% of all attendees raise their hand. Everyone has said this to themselves before. Why? Because that’s the way we’re wired! We all have a default mechanism which causes us to fall back on doing everything ourselves, often subconsciously.

So, let me present this question to you: How many times in your life have you said that phrase to yourself?: “If its’ going to get done right, and if its’ going to get done on time-I might as well do it myself!”

TEST RESULTS:

0-49 –That’s about normal.
50-99 –You’ve got a problem.
Over 100+ -Please attend the next Control Freaks Anonymous meeting in your area!

Now, this article isn’t about why we SHOULD. It’s about why we DON’T.

Here are the Top 4 reasons we rationalize not delegating:

1.-”I don’t have anyone to delegate to.”

We often believe we don’t have anyone to delegate to. Certainly, if you don’t have employees or a personal assistant, you may have stopped reading already. However-don’t fret. Delegation, at its’ most basic level, is simply having someone help you. Help can also come from peers, other departments, friends, interns, or even your children (please consult the child labor laws in your state first). There are even examples of those who have mastered the art of delegation enough that they can delegate…to their boss. Yes, the concept of “managing your boss” has picked up steam in the last decade or so. Now this doesn’t necessarily mean storming into their office, dropping a stack of reports on their desk and threatening “Get these done by Friday or you’re fired!” (Don’t you wish) More subtly, it could be asking for personal help with something they have more experience with, requesting additional resources, or at least managing expectations in relation to other projects you also have on your plate.

2.-”I’ve tried to delegate and it doesn’t work. I’ve been burned before.”

You’re right. Something didn’t get done right or on time because you gave it to someone else. You trusted someone, and they didn’t come through. Someone let you down. Someone made you look bad. Got it. It’s happened to all of us.

But, here’s the key: Don’t make that an excuse to STOP DELEGATING FOR THE REST OF YOUR LIFE. Here is a reality check: Will delegation ALWAYS work?….No, it won’t! The key here is that, as a leader, you are still on top of what is happening with those tasks, and follow-up on their progress. Don’t get burned. What, perhaps, could you have done more effectively? Were you clear in exactly what was to be performed, and by when? Did the person have the time, training, and resources to perform the task? Did they agree to the commitment? Did you follow-up before the deadline to double-check in case they got off track? Delegation is a process, and the organized “delegator” doesn’t get burned.

3.-”By the time I explained it to someone, I could have done it myself.”

Quite possibly, there are things that could take just a bit more time to explain to someone else-the first time. However, if we think that way all the time, we WILL be the only person that knows how to do everything-and we will stay in the trap of having to do everything ourselves. But if we invest the time to delegate the first time, and that same or related item arises again…wallah! It’s now a time saver from that point on.

The key to this method is the word “habit.” Using the above excuse rationalizes and enhances the habit of doing everything yourself. Avoiding this excuse creates the habit of delegating. Establish the pattern of delegating, especially on smaller or quicker tasks, to create a habit. (Also see the “Disservice Theory” below.)

4.-”I don’t want to ‘bother’ someone else…they already have enough on their plate.”

I liken this “bothering someone” mentality to asking someone to buy something if you are in sales, or even asking someone out on a date. Psychologically, there is a certain uncomfortable side to delegating. We don’t want to seem as if we are pawning work off on others. We don’t like giving people more work, especially if they, too, seem busy. However, if we are truly overwhelmed, who do we really have to blame if we never even ask for help in the first place? Who do we have to blame that we don’t have time for the important projects that we should be focusing our time on? Delegation often has to do with pushing ourselves outside our comfort zone, rather than “not feeling like asking” for help and continuing the pattern of taking it all on ourselves.

The “Disservice” Theory

The next time you start a project where you think to yourself “This is a pretty big project,” or “this is really important-I need to do this one myself,” consider this: You are actually doing someone a disservice by not including them, by not allowing them to share in the responsibility, and not allowing them to grow and develop so that they are a step closer to taking on more responsibility in the future.

Perhaps it is a new or younger member in your organization, or an employee wanting to learn for future advancement, or even an intern. If you at least “take them along for the ride” with you-next time, they can do more. We all had mentors who took us along for the ride. That is how people learn. That is how people grow. Don’t deny someone the opportunity to learn and grow because the responsibility seemed “too important.” Take the time to include someone and share.

Like anything else, these tips may not work every time, but give them a shot:

1.) “Can you help me? I really need your help.” The number one reason people don’t get enough help is because they don’t ASK. Period. If you sincerely need help, and ask someone using these magic words-nine times out of 10 they will respond.

2.) “When do you think you can get this done by?” Instead of setting deadlines or imposing an order-ask someone when they can commit to getting the task done. First of all, they will appreciate the gesture. They know their schedule and other commitments better than you. But, if they are the ones who set their own deadline, there is an extra level of accountability-and they are much more likely to adhere to the deadline.

3.) The FIRST thing you should do each morning is identify the 3, 5, or 7 items on your “To-Do List” where at least some progress can be made by someone else. Ship those items off to sea either in person or via email by asking for help right away. Then get on with your day. A couple will get done, a couple more will at least make some progress, and a couple others may not get any progress. Fine. That is much more progress than if you never delegated any of those tasks at all. The key is that you are now making progress during the day/week on 4 of those items while you spent NO time on them at all, allowing you to make progress on the most important items on your list simultaneously.

Keep the Big Picture In Mind

I had an important life lesson I learned early in my career. I was definitely a control freak. I ran around doing everything myself-maybe trying to impress, maybe not trusting others, or maybe not realizing the damage that it caused, until it was almost too late. I nearly reached a point of total burnout and exhaustion. I also wasn’t performing well to the big picture of my responsibilities-which is what I was hired for. I then had the revelation that being a leader isn’t the person running around doing everything. A leader is someone who inspires others to achieve the goals of the organization as a team-first and foremost.

So, please take this to heart. Like anything else, delegation takes focus, and a concerted conscious effort everyday-or we revert to our old habits. You have to WORK on being an excellent “delegator.” Place a one-word post-it note on your PC to help create this habit everyday. Bring someone along on that next big project. Look at your “To-Do List” and delegate 3, 4, or 5 items before you do anything else. Then devote your time to your big picture goals–and achieve MORE, in less time, with higher quality, and less stress. You will be amazed at what you and your organization can accomplish.

Stretch as You Go - With the repeated motions of our game you often don’t notice those little tensions creep into our body until you are reaching for the aspirin. Stretching as you go from hole to hole is a great way to maintain a state of relaxation and fluidity in your strokes. Check-out these simple easy stretches and see those aches and pains just melt away!

Backswing Stretch - You can do the backswing stretch by standing in your golf posture with your arms hanging initially mid-front with your right-hand over your left (reverse if you are a leftie) so that the backs of your hands touch. Exert a slight pressure between the backs of your hands as you extend your arms through the upper range of your golf swing. Hold for 20 seconds and repeat.

Low Back Stretch - Spread your legs about twice shoulder-width apart. Keep both feet flat on the ground and bend your knees to lower your buttocks until your hamstrings are parallel to the ground. Keep your torso as close to the vertical as you can and your hands in prayer position at mid chest. Once your elbows are at knee height, simply press the elbows outwards against the inside of each corresponding knee, exerting pressure against the palms.

Hamstring Stretch - Start in a relaxed upright position with knees slightly bent. Inhale deeply. On your exhale, hinge forward from the waist while keeping your back straight. Let your head and arms hang loosely. Gradually roll over one vertebra at a time, like a rag doll. Enjoy that long deep exhale as go. If your back/hamstrings are tight, you can relieve any tension by simply bending your knees a little more. Hang in the bent-over position for as long as you like taking long deep breathes and enjoy the great stretch in your lower back and hamstrings. When you are ready, slowly come up, one vertebra at a time and return to an erect upright posture. Repeat 5 times or as necessary.

Neck Rolls - Here are four neck stretches that will give you all the fluidity you need to keep your eye on the ball with comfort and ease.

Ear to Ear - As you exhale, let your left ear fall gently towards your left shoulder from the neutral position. Feel the wonderful stretch on the opposite side of you neck. Hold for a second and inhale as you come up to neutral. Repeat on the right side. - Repeat 5 times on each side.

Up and Down - Starting with your head in the neutral position, allow your chin to fall downwards towards your chest as you exhale. You’ll feel a nice stretch in the back of your neck. As you inhale, slowly reverse the motion bringing your head back through neutral and upwards towards the sky. You’ll stretch the front of your neck. - Repeat 5 times.

Left to Right - Starting in neutral position, and keeping your chin parallel with the ground turn your head so that your chin moves towards your left shoulder. Hold for a second before coming back to neutral and repeating on the right side.

Circles - Well they are as the sound. Simply rotate your head downwards and to the left in a circular motion. At the extreme range, start to move your head upwards and eventually to the right when it feels natural. Your eyes will move in a circular motion. Follow the motion upwards and to the right to center so that your eyes now look directly to the heavens. To complete the circle, continue over to your right, downwards and around on the right hand side. At the extreme right, you gaze will start to move downwards and back to the left towards center. At center your gaze will be directly down towards the ground. Repeat 10 times. For counter clockwise, reverse direction and repeat 10 times. Notice the nice movement of this stretch as your head moves around the circle.

A final word - Remember to breathe. Breathe into any areas of tightness or pain and you can enjoy a much more relaxed and enjoyable pain-free game.

People who have fallen into debts need to be very careful with regards to paying them off. If they do not manage their finances effectively the debts can go on accumulating until they become too much to handle. One of the most common debts is due to credit cards. Some of the common reasons people get into credit card or personal debts are as follows:

–Divorce: Divorce not only hits people emotionally but also financially. A couple plan their lives and expenses with respect to their income. Their house, lifestyle, etc is based on their joint earnings. However, when they get divorced, there is a sudden need for two houses. Earlier, both were sharing the burden of paying the mortgage on one house, but now each will have to solely pay for individual houses. Also one partner may not be earning that well. This sudden increase in expenditure puts an enormous pressure on ones financial condition. There is a considerable increase in expenditure while the income remains stable. Thus resulting in debt.

–Medical Expenses: A recent trend seen is people rarely have health insurance. Jobs which previously provided health insurance have also given up the policy. Jobs that yet offer the insurance make it difficult for the employees to avail of them. They may make it difficult for the employees to accumulate enough working hours to be eligible for the insurance. Now, in the absence of such insurance, in times of health crisis, the employees are forced to pay with their credit cards. Also generally, health problems may not permit the employee to work at that time. This situation coupled with the rising interest rates cause people to fall into debts.

–Living extravagantly: People should effectively manage their finances. They should make a note of their expenses and sources of income. They should ensure that the income always exceed the expenditure. Only this will ensure a considerable saving that can then be used to pay off the debts or can be invested. For this people should keep a check on their expenses, the goods they buy and their lifestyle in general. They should avoid purchasing luxury items. They should stick to their budget and purchase only the items that are absolutely essential .

These are the three most prominent reasons leading people into debts. We should try to avoid them to live a debt free life.

People have a tendency to use their credit cards for everyday purchases. A credit card should be reserved only for emergencies. If you find that you are becoming increasingly dependent on your credit cards and actually living off them, it means that your finances are in a terrible situation. It is high time you start formulating a budget to meet your targets and get you finances back on track.

The first step is to avoid using the credit card to purchase anything that you can do so by paying cash. Try to keep the credit cards at home, only for emergency situations. Each time you go shopping, make a list of all that you need to purchase and carry the required amount of cash. Avoid buying any fancy or unnecessary items.

Credit card companies would rather you pay only the minimum stipulated amount each month. But you should try to pay much more than that. This will ensure that the debt gets paid faster and you do not have to bear the burden of increasing interest rates.

The most important step is to formulate a realistic budget. Make an account of all your sources of income and your expenses. Plan so that the income exceeds the expenses so you can save a considerable amount each month. It is imperative to meet the budget targets each month.

Another step is to pay the credit card debts in ascending order starting with the smallest. This will help you eliminate debts and keep you motivated as each debt is cleared. Also once a debt is cleared the amount could be added to increase the installments for the other debts thus speeding up the process.

If you are finding it tough to personally manage your finances you can approach a credit counseling service or a debt consolidation service. Here you should be careful to check that theses agencies are genuine and are not going to worsen your financial condition. Conduct a survey to check the credentials of the agencies and their background. When dealing with the agency too, ensure that you are well aware of all the procedures, terms and conditions before signing any documents.

Getting rid of debts is not easy. But if you are well committed and display a sufficient amount of self control you will surely be on your way to leading a debt free life.

In today’s real estate market, whether you are selling or buying it pays to be educated. This is, to know what is happening in the market so you can best take advantage of trends and fluctuations to improve your bottom line profit. After all, with the amount of time and money you have invested or will be investing it only makes sense to try to maximize your profit.

One of the best ways to do this is to start paying close attention to what is happening on your local real estate market long before you put your home up for sale. Take note of homes that are similar to yours and track how long it takes them to sell. Also take note of what they were originally listed for and what they sold for. If you pay close attention to these numbers you should be able to accurately gauge the direction of the local market. If you have the ability and the time on your side you can use this information to assess the best time to put your home up for sale.

Don’t hesitate to spend some time with your realtor discussing what is going on in the real estate industry in your area, the more information you have at the beginning of the process the better. Having this info at the outset will allow you to take care of the little things that your realtor would usually have to advise on, thus leaving them more time to dedicate to the marketing of your home. As any agent will tell you, marketing is one of the most important aspects in the sale of a home and the more time that can be dedicated to it the better it’s chance of selling quickly and without deductions.

Rheder, a German physician, proved that it is mind and not God that cures diseases. He tested a faith healer to cure three of his difficult cases, one suffering from chronic bladder disease, another from pancreatitis, and a third from cancer of the uterus. Rheder asked the faith healer to treat these patients without their knowledge. He supplied the faith healer with information he wanted about the patients. The faith healer held twelve sessions without bringing about any change in the absentee patients’ conditions. Rheder then informed the patients that he was going to enlist the aid of a faith healer who would be able to heal them. But this time he did not use any faith healer. Within a few days, all three patients got better. The gall-bladder patient had no more pain and remained without pain during the next year. The pancreatitis patient left the hospital and gained 30 pounds. The cancer patient experienced a decrease in the swelling and fluid in the abdomen. Within five days, she was able to return home from hospital. Thus Rheder provided evidence that it was the faith of the people that cured and not the power of the healer.

ANN LANDERS AND WARTS

There are many examples of faith cures. On Monday, June 14, 1993, the Oregonian newspaper published a letter written to Ann Landers regarding a cure for warts. Landers published it along with seven letters she had received from those who got rid of warts by various means. One got rid of them by rubbing bacon on the warts and throwing the bacon over the left shoulder when the moon came out. Another did it by applying castor oil. A third took mega doses of vitamin C. A fourth had success with a touch of liquid nitrogen. A fifth rubbed twenty pennies on the warts and gave the pennies to a beggar and got rid of the warts. A sixth got rid of them by saying “Hocus pocus go away warts.” A seventh got rid of the warts by applying oozing dandelion sap. The eighth, after spending $250 on a dermatologist, made a $1 bet with her janitor who cut a raw potato in half and rubbed the juice on the warts. She paid the bet on the eleventh day.

All these were mind cures.

On February 24, 1992, the Vancouver Sun published an article by Nicole Parton, a Vancouver Sun columnist who related the pain control experiences of young children. By using an imaginary magic switch, they turn off pain. Some mothers show the children how needle-prick can cause pain. Then they tie the needle to a balloon and let it fly away and the pain will be gone. When mothers ask the children what happened to the pain, they will say that it flew away. These cures were due to imagination.

In 1971, Dr. Carl Simonton, a radiation oncologist and his psychologist wife, Stefanie Mathews, treated terminal cancer patients for physical, emotional, and social ailments holistically in his cancer counseling and research center in Fort Worth Texas.

Simonton and his wife advised their cancer patients to visualize cancer as a grey blob of cells and to imagine a greenish or yellow fluid flowing over it, breaking down the cancer cells so that the body’s own protective white cells could destroy them.

Because Simonton used mental imagery in cancer therapy, most medical practitioners said that “Simonton lost it.” However, by 1978 they had kept alive 159 patients for almost double their life expectancy. Their first patient, when he got cured of cancer, successfully treated himself for arthritis and impotence using the technique he had learned from them. Simonton wrote the story in a book entitled “Getting Well Again.” These cures were due to imagery, faith and mind power. For the treatment to be effective, we must have confidence that we are being healed.

Norman Cousins, editor of Saturday Review, also used mind to cure diseases. On his return from a Russian Cultural Exchange Program in 1974, he became a patient in a New York hospital. He was suffering from adrenal exhaustion due to stress and his “sedimentation rate” which is normally 4 mm/hr was 115 mm/hr. One of his doctors made a note on his bedside card to convey to his (doctor’s) colleague the prognosis that Cousins would not be with them for long. Cousins peeked at the card when no one was around and realized that his death was near. He recollected that negative emotions can produce specific chemicals harmful to the body. Cousins argued that if this is true, laughter and joy should do the opposite. He discharged himself from the hospital and cured himself of the disease with music laughter and vitamin C. He wrote his story in Reader’s Digest in July, 1977. He became an enthusiastic messenger of mental treatment for physical ailments and wrote a book called “Anatomy of an Illness.”

Van Nostrand’s Scientific Encyclopedia describes energy as the most fundamental of all physical entities. This entity is mind which can cure all ailments.

As you prolong paying off your debts, the interest rates rise, the debts begin accumulating and they seem to be never diminishing. During such a situation people become desperate and consider filing for bankruptcy. However before plunging into this, debt settlement may prove to be very beneficial. This helps you to decrease the rising interest rates, reduce the debts by around 65%, pay off your debts and thereby avoid bankruptcy. Below are ten reasons that that state why debt solution could be your best solution:

1. You can save a lot of money thereby reducing your debt by half.
Only debt settlement makes saving money possible. Other debt solutions like debt consolidation and debt counseling will help you pay the debts but increase the costs due to the extended payment plans.

2. Debts can be paid off within 6 to 36 months and you can start building your wealth again. Debt solutions like debt consolidation extend the payment period by about 20 to 30 years. As you continue to pay off the debts all these years the amount saved will be hardly anything.

3. Your Destiny is in your hands. In debt settlements you can negotiate and formulate a plan that is ideal for you and meets your requirements. You can settle on the amount you wish to pay and the period for which you would like to pay.

4. Guaranteed privacy. Here your information is safeguarded. If you file for bankruptcy, your information is made public. This can now be accessed by anyone online.

5. No social stigma. People filing for bankruptcy are looked down upon in society. They are considered to be poor money managers and people who have no control over their expenditure. This could lead to depression and lower the self confidence of the person. Debt settlement gives you a feeling that you are yet in charge and are taking care of your responsibilities.

6. Flexible payments. If your income undergoes variations each month, you can vary the debt payments too. This is the only debt solution with such a facility. Debt consolidation, counseling, etc have rigid payment procedures. You cannot afford to vary your payments.

7. The debt settlement company handles the paper work. Here, it is the company’s responsibility to negotiate and fix terms with the creditors and assist you in formulating your payment scheme. If you file for bankruptcy al the paperwork, handling the court proceedings, etc becomes your problem. You could hire a lawyer but you will have to pay his fees in spite of your poor financial condition.

8. Your wealth increases immediately. As this solution gets rid of the debt within half a year, you could then deposit your savings in the bank and begin expanding your wealth. Here, the increasing interest rates do not drain your hard earned money.

9. Choice with accounts. The tremendous flexibility with the debt settlement plans will enable you to determine the accounts that you would prefer to close and those you would prefer to remain open. You ca yet use the open accounts.

10. No late penalties and years of interest. With debt solutions you do not have to bother about paying a penalty if the payment is late or paying the interest for years and coping wit the increasing rates.

As a business owner, managing risks is a crucial factor in business success. However, first you must understand your risks. Review your operations to identify critical activities, such as:
Responding to customers
Supplying a product or service
Billing and collecting money
Using outside suppliers and vendors

Identify risks that could disrupt your business

Think about the following hazards that could disrupt your business activities:
·-A severe storm could interrupt power, making computers and phones unusable.
·-An earthquake could damage your business, making it impossible for suppliers to get to you or for your employees to get to your customers.
·-Computer theft could remove your customer and accounts receivable records.
·-Software theft could expose your customers to identity theft.
·-Your delivery driver could be involved in a serious accident with several other vehicles, damaging your truck, tools, and merchandise.
·-A customer could trip on a rug in your office and break his or her ankle or wrist, then sue you for liability.
·-Your product or utility suppliers could interrupt your business even though you suffer no direct damage at your premises.

Reduce your business risk
Insurance offers business owners a method to transfer the risk of property or financial loss in exchange for paying a premium to an insurance company. As a businessperson, it is your decision how much risk you want to transfer and how much you want to assume yourself.
Legal requirements may demand that you carry insurance for some risks; depending on the type of business you operate. Think about the cost of premiums in relation to the chance a loss will occur, and how much it could cost.
Improving building security, backing up online records or providing other power sources might help reduce the likelihood or severity of a loss.

Choose an agent or broker
·-There are many kinds of insurance available to cover most types of losses. An agent or broker serves as an invaluable asset for your business. He or she can help you decide which policy you need, help you shop for the best coverage, and advise you when your coverage is not cost effective.

·-Agents can represent one or several different insurance companies. The company they represent pays them on a sales commission basis.

·-An insurance company does not appoint brokers. They represent you in the marketplace and can charge fees for their services.

·-Whether you decide to use an agent or broker, it’s very important that he or she act as your representative to the insurance company. A good agent or broker understands your business, not just the coverage they are selling you. They also understand the insurance company, how it handles and pays claims, and the rating and audit provisions of commercial policies.

·-Talk with friends, associates, an attorney, and financial consultant to ensure that your business advisors can work together.

·-Contact the Office of the Insurance Commissioner to determine if an agent or broker is licensed and in good standing. You also can find out if consumers have lodged complaints against your agent or broker and if they’ve received any disciplinary actions.
