Your debt-to-income ratio (DTI) is a calculation lenders use to determine whether you can afford a mortgage loan. This ratio is calculated by dividing your monthly debt by your monthly income to arrive at a debt-to-income percentage. Since this computation affects your mortgage qualifications, here are three things you should understand:

1. Front End/Back End

There are actually two ratios that your lender will examine. First, you have a “front end ratio,” which is calculated by dividing your new monthly mortgage debt by your gross monthly income. Second, there is the “back end ratio,” which adds your other debts to the formula. The ideal scenario for lenders is a front end ratio of 28% and a back end ratio of 36%; however, there are many lenders who will qualify you with back end ratios as high as 55-60%.

Your DTI only considers monthly expenses that report to the credit bureaus. Your monthly grocery bill, gas bill, phone bills, etc. are not considered. Therefore, you should do some math yourself to guarantee you can fit the new loan in your budget after taxes are deducted from your paycheck and you pay the aforementioned extraneous expenses.

3. Some Debts Can Be Removed

Many people have debts on their credit reports that they do not pay, such as loans they simply cosigned for. This debt, technically, must be calculated into your DTI; however, many lenders will remove it if you can provide them with twelve month’s cancelled checks proving the debt is paid by someone other than yourself. Also, debts with less than ten months left in repayment can often be removed.

These three ideas are important to understand, but, ultimately, you still must decide if you can afford a mortgage comfortably.

*****Antagonist’s True Nature*****

The Antagonist, who ultimately is not unlike the Hero, reveals himself. In the Bond Franchise, this is often where the villain reflects on his motivations.

Mirror Image. It often turns out that the Antagonist is known to the Hero; is a shadow or mirror of him or similar. In Spiderman (2002), the Green Goblin reveals himself to Peter Parker - he is Harry’s father. In Return of the Jedi (1983), Vader takes off his mask to reveal his true self to Luke. In Scooby Doo, we always knew the Antagonist was amongst us.

Deceit. But the Antagonist (normally) is naturally evil and intends on certainly vanquishing the Hero. He (or she) commits a deceit that will result in the Hero’s death (or wrestle control from him). In Spiderman (2002), the Green Goblin deceives Peter and plans the final kill.

*****Time Pressure*****

Having established the Hero in his (or her) Ordinary World and his (or her) Challenges, it is quite common for there to be an urgency to embark on the Journey and Transformation. This manifests itself in a number of ways, including:

The Antagonism demonstrates his (or her) evil. The need for a resolution becomes ever more urgent. In Spiderman (2002), Norman Osborne kills his fellow scientist.

One of the characters initiates a Speed Call. In An Officer and a Gentleman (1982), Lynette tells Paula to “hurry up!” In Romancing the Stone (1984), Mrs Irwin is in an awful rush.

A Pull pushes the Hero et al forward. In Titanic (1997), Jack has to run to the ship, which is about to leave. In Little Miss Sunshine (2006), the radio announces that the contest in only days away.

As equities increase in todays housing prices, more and more owners are deciding to sell “fsbo” to save on the commission and also to have more control over the selling process.

If you have never sold “fsbo” before it can be challenging and also rewarding. Giving it a try for 4 weeks should be enough time to test your resolve. In that short period of time, you should be aware of whether or not, going it alone, is for you.

Let’s review some of the benefits of selling fsbo:

1. Saving the Commission - In todays market most real estate companies charge around 6% with 3% going to the listing side and 3% going to the selling side. 2. Headaches with negotiating. Some buyers and sellers who can’t come to terms just throw up their hands in disgust. An agent has experience with negotiating and is an excellent buffer between the buyer and seller. If negotiating isn’t your cup of tea, consider the help of a professional.

As you can see, there are many pros and cons to selling “by owner”. Currently, only about 25% of all “fsbo’s” that give it a try end up selling their own home. The rest either take their home off the market or end up listing with a professional.

Applied kinesiology, or asking the body.

Through using Applied Kinesiology (AK) or Muscle Testing, a simple biofeedback system, you can ask what the bodymind’s priority is for treatment.

By establishing an open line of communication with the innate wisdom of your client’s bodymind you can know what needs balancing and in what order.

A simple yes/no system is used for asking questions. The first question you always ask is for permission to balance.

It is important to clear your energies before Muscle Testing as your unclarity will effect the yes/no answers you will receive for your questions. This is an excellent feedback tool for developing your integrity as a practitioner.

I practice an energy medicine system called BodyTalk that was developed by Dr. John Veltheim. Later in this article I’ll be sharing information about a few of the processes for balancing from the BodyTalk System.

There are various forms of muscle testing you can practice. I interpret a no resistance or weakness in a client’s arm as a “yes,” answer and a feeling of resistance, or solidness as a “no” answer.

The major holiday season came and went. No more wrapping paper and packing peanuts flooding your office closets. No more confetti and champagne corks left to sweep out from under your desks. You’ve now entered the down-season where spending decreases and everyone falls into the winter blahs. Now what do you do to keep your company sharp and exciting? Create a giveaway schedule that recognizes the lesser celebrated months and holidays.

In an annual marketing campaign, maintaining awareness through traditional advertising can get difficult during down-times and off seasons. Flighting during this time drops and the consumers see less of your brand. Also, your traditional ads begin to lose their initial edge due to overexposure of the same advertisement if it does not have an evergreen theme. Finding a way to keep the attention of your clients can get difficult if you don’t take a different approach. Promotional products can shake things up a bit and bring more excitement during the slower month. Not only do they add excitement, promotional products in general, can increase and strengthen awareness and remind your clients exactly why they love you.

Sure you can go along with industry trend and send out promotions for Valentine’s Day, St. Patrick’s Day and Cinco de Mayo. When you choose the right product, these holidays can prove a successful time to profit. However, think outside of the box and correlate your promotional product with the theme of a given month so you can stand out in the memories of the clients. If you don’t have a large enough budget to have a monthly schedule for giveaways and then start with three or four of your favorite months and products.

Consider the following when investing in a non traditional annual giveaway schedule:

February: Responsible Pet Owner Month

February isn’t about loving only your spouse, children and friends, it’s also about showing appreciation to people who take good care of their animals. Choose a product that rewards both the owner and the pet, while at the same time reminding your clients about your dedication and appreciation to them.

March: National Peanut Month

From peanut butter to chocolate covered peanuts and plain old salted shell peanuts, March let’s you treat your clients to a universal feel-good snack. Send your clients a jar of peanuts to say hello and thanks. It’s a good time to get them excited for baseball season since spring training kicks off in March also.

April: National Anxiety Month

Stress and anxiety can be a killer, especially around tax time. So consider sending your clients a gift bag filled with branded products like soothing teas, stress balls and aromatherapy candles so they can get out of April anxiety free.

May: National Good Car Care Month

Any mechanic will tell you that good car maintenance increases the life and overall performance of your car. Encourage this by putting your name and logo on ice scrapers and funnels.

June: National Ice Tea

June 22, the longest day on the calendar and the summer solstice official mark the beginning of summer. With the summer come pools, BBQ’s and ice tea. Get behind this fun loving month and theme by sending you clients plastic pilsner glasses and a tea set. Let them know you want them to enjoy a nice refreshing break courtesy of your company.

July: National Tennis Month

This month means more than just fireworks and beer and bratwursts, it’s about enjoying yet another summer pastime, tennis. To increase your reach and exposure in July, gift your clients with labeled sport towels, water bottles and even a set of tennis balls. You’ll take their minds off the left over potato salad and put in on your company.

August: National Golf Month

Could there be a better time to get the attention of your clients? The popularity of the sport makes it so easy to find golf products to brand and send to your clients. This offers a great way to show appreciation for their business and keep them thinking about you on the greens. Logo anything from golf balls and putters to tees and towels and give them in honor of National Golf month.

September: National Courtesy Month

Give a gift of thanks to your loyal customers to follow the theme of the month and prepare them for the fall. Think practical, maybe a branded umbrella or new travel mug can both appease your audience and get you the recognition you want.

When your company feels the need to put some extra energy in your campaign, look to promotional products that have an interesting and unique theme. Promotions on a themed schedule keeps your company top of mind year-round since they product such positive outcomes. These products will put in front of your clients and audiences during the off season holidays and generate increase exposure, recognition and perception of your brand.

When shopping for a mortgage lender, it is absolutely imperative that you obtain more than one quote. You should also ensure that every lender provides you with a Good Faith Estimate (GFE) to substantiate each offer. When reviewing these quotes, here are five important factors to think about:

1. Fixed or Adjustable

If a rate seems very low compared to other offers, make sure that you are not getting an adjustable rate when you requested a fixed mortgage. Brokers will often try to bait you with a low, adjustable rate.

2. Cash to Close

Look closely at how much cash each lender is requiring you to bring to the closing table. Sometimes a slightly higher rate is fine if it means that you need les money to close.

3. Escrow

Look carefully to see if the quoted loan requires you to escrow your taxes and insurance. If so, make sure your lender estimated the reserves that you will need to pay in order to set up the escrow account.

4. Origination Fees

Generally, the top line on a GFE will show how many origination points you are paying the lender for obtaining the loan on your behalf. It will always be to your advantage to negotiate this amount. Remember, most loan officers are paid on commission so they would rather make a little less than nothing at all.

5. Complete GFE

Make sure all fees are disclosed that you will be required to pay, i.e. origination fees, lender fees, processing fees, taxes, title insurance, transfer tax, etc. Some brokers/lenders will attempt to leave off non-fixed costs like taxes in an attempt to make their loan look more attractive.

These thoughts should prepare you quite well when seeking out a fair and affordable mortgage loan.
