Blogging is an Internet phenomenon that is so prevalent the noun blog (and its bloggers) is also a verb, to blog. A blog is somewhere between an online diary, a self-published magazine and/or an informational guide website for the web or otherwise. The term itself spread like wildfire as the most notable website blogger.com gained momentum. Blogger is used by thousands of people to provide a speedy online publishing service. The content of these blogs is completely up to the blogger, the person running the blog. It is not necessary to be a technical genius or to have a degree in journalism in order to get your site up and running. The services that websites such as blogger.com make it fast and easy for the average Internet user. Bloggers publish most often personal thoughts or observations, often comical or clever in nature. The genre of blogs falls somewhere between a column you would read in a magazine and a radio show you would listen to. Blogs are available 24 hours a day, seven days a week, 365 days a year. The frequency that the blogger posts columns is also completely up to the individual.

Blogs are also called weblogs or web logs. Web log has the additional definition of being a server’s log files, which makes the term ‘blog’ less confusing and more convenient.

Blogging has not yet lived up to its full potential as it is a relatively new form of self-publishing and somewhat of a new and unique phenomenon.

Share Trading In India For Beginners - Basic Requirements To Get Started

There are a few basic requirements that need to be in place before an individual can start the process of buying, holding and selling shares. This document is a basic guideline to explain these requirements. Please note that this document does not provide any advice on what shares to buy or what investment strategy suits an individual. This is a getting started guide for individuals based on my own experiences.

The 3 basic things needed for getting started are:

* Dmat Account


* Trading Account


* Bank Account

Dmat Account

A Dmat account is like a Bank Account, with the difference being that instead of cash, a Dmat account holds shares. So, if shares are bought, they are deposited into the buyers Dmat account and if shares are sold, they are reduced accordingly from the Dmat account. The shares that are deposited to or reduced from the Dmat account are electronic shares. For an individual wishing to trade in shares, it is compulsory to trade only in Dmat (dematerialized) shares. Physical shares cannot be traded. Dmat shares have many advantages in terms of ease of handling etc.

A Dmat account can be opened through most banks and financial institutions, after filling up the required forms and providing identity and address proofs. The usual charges associated with a Dmat account are:

1. Account opening charges


2. Yearly charges for maintaining the Dmat account


3. Recurring periodic charges for holding shares in the Dmat account


4. Other service charges based on transactions carried out. Usually, there are no transaction / service charges when shares are bought. The charges will be levied when shares are sold.

The above charges may not be the same across different service providers but a big part is likely to be the same as regulatory agencies like Securities and Exchange Board of India (SEBI) specify certain norms.

Trading Account

A Trading account is required if an individual wishes to trade, i.e. buy and sell shares in the stock exchange. The 2 main stock exchanges in India are the National Stock Exchange (NSE) and the Bombay Stock Exchange (BSE). A Trading account can also be opened with most banks and financial institutions, after filling up the required forms and providing identity and address proofs. The actual trading can be done by phone, internet or using transaction slips that are provided at the time of opening the account. Personally, I have found buying and selling using the internet fairly convenient. There are options to specify the price at which to buy or sell and it is easy to track the status online.

There is a brokerage charge that is incurred for both buying and selling of shares. This charge varies across different trading houses. Also, government levies like the Securities Transaction Tax (STT) will be incurred on such transactions.

Bank account

Needless to say, a Bank account is required for carrying out various financial transactions associated with trading of shares. This is where the money on sale of shares will be credited or money for buying shares will be debited from. A normal Savings Account is enough and nothing additional needs to be done with the Bank account.

Trading process

Once the Dmat account, Trading account and Bank account are in place, an individual is ready to start trading. While it is not necessary to have the Dmat account, Trading account and Bank account with the same organization, I feel that having it with the same organization offers additional convenience, especially for individuals trading using the internet. The following example of buying and selling using a Trading account on the internet illustrates the convenience of having the Dmat account, Trading account and Bank account with the same organization.

Buying shares: When an individual wants to buy a share, he/she logs into the Trading account and specifies the details like the Company name, no. of shares to buy and the price at which to buy. Depending on this information, the required amount from the Bank account is set aside for this trade. When the desired price is reached, this trade is executed and the amount (after adjusting for charges) is debited from the Bank account and the shares are credited into the Dmat account.
If the Bank account had been with a different organization, then for carrying out this trade, it would have been necessary to move the amount into the Trading account.

Selling shares: When an individual wants to sell a share, he/she logs into the Trading account and specifies the details like the Company name, no. of shares to sell and the price at which to sell. Depending on this information, the required no of shares from the Dmat account is set aside for this trade. When the desired price is reached, this trade is executed and the shares are debited from the Dmat account and the amount (after adjusting for charges) is credited to the Bank account.
If the Bank account had been with a different organization, then after this trade, it would have been necessary to move the amount from the Trading account into the Bank account.

Please note that apart from the charges that are levied by the Bank, the Dmat account service provider and the Trading account service provider, there will be additional government taxes like STT and Service Tax. Also, please make sure to read all the terms and fee details of the service providers before opening any account and be aware of the transaction costs involved with each transaction. Happy Trading!

Open mortgages are the only products on the market that let you to pay off the full mortgage balance without penalty. In most cases, lending institutions offer open mortgages only with variable rates or as a line of credit.

So with no early payment penalties, why doesn’t everybody want an open mortgage?

It’s expensive

Lenders give the lowest rate to the borrowers from whom they know they will be earning interest for a certain period of time (taux hypothecaire). They are assured of this because the borrower guarantees that he will not pay off his loan and go to another borrower during a certain period of time.

So how much do open mortgages cost?

In order to have the freedom to pay off your home loan (taux hypothecaire) at any time, and remove the guarantee the lender has that he will have earnings from you for a fixed time, the lender will need to have an increased up front earning.
If you compare a closed variable rate mortgage to an open variable rate mortgage, you will see that the closed rate mortgage is offered as low as .75% below the prime rate. The open variable rate mortgage will usually be offered at the prime rate. If the prime rate is 6%, the fixed variable will be 5.25% or maybe even lower, while the open variable rate will be 6%, maybe a little lower to 5.75%.

Does it pay to have an open mortgage? In certain situations, yes.

If you know you will be paying off your mortgage or changing your loan in 12 months, it would pay. - hypotheque

Here are the examples:

- Mr. A intends to borrow $100,000 for his home and decides upon an open mortgage because he will be selling rental property and using the earnings in 12 months to pay off his mortgage (hypotheque). His rate on the open mortgage is prime less .25%, 5.75%. During the first 12 months, he pays $5,634.20 interest and he has a mortgage balance of $98,133.94.

- Mr. B chooses a closed rate variable mortgage for his $100,000 mortgage. He gets a rate of prime less .9%, 5.1%. When the 12 months are over, and he wants to pay off his loan, he has a penalty of two months interest, that is $825.35. During the 12 month period, however, he has only paid $4,999.70 in interest. His mortgage balance is $97,951.97

So Mr. A with the open mortgage has paid $816.47 more in mortgage payments than Mr. B, even though Mr. B had to pay an interest penalty of $825.35. The cost of each of these mortgages is just about equal after 12 months.

What conclusion can be taken?

The open mortgage (pret hypothecaire) is a great idea if you want to avoid high early payment penalties. But you should only use it if you are fairly certain that the home loan will be paid off within 12 months. If not, you are better off taking advantage of a fixed rate loan and risk a payout penalty.

Taking the time to choose the right mortgage strategy that is personalized to your specific situation can result in big savings.

Reiki is a Japanese energy healing method for the physical body that Dr. Mikao Usui in 1922 developed as a result of his enlightenment atop Mount Kurama in Kyoto, Japan. The system Usui developed for utilizing Reiki (energy) is known as Usui Reiki Ryoho. The term, Reiki, is a conjunction of two Japanese Kanji characters, Rei- meaning spirit- and Ki- meaning energy. Reiki is commonly referred to as Universal Life Force Energy, a natural method for healing the ailments of the physical body through the use of Reiki (energy) flowing through the hands of the healer into the body of the afflicted person, plant or animal. The ultimate goal of Reiki is a spiritual journey, to become enlightened in not only a physical manner, but also in an emotional, mental and spiritual way.

The energy comes from a higher power and the ‘healer’ is the conduit for this life force energy. The ‘Ki’ is the same description used for energy in martial arts’ Chi, from the Ancient Chinese term for the energy that unites the Universe, the underlying connection between all things. Much like in modern Quantum physics, which allows that all things (molecules, atoms, subatomic particles) are made of energy vibrations with different frequencies and are interconnected through thought and intention, the Ki or Chi flows through all things. Reiki is not associated with any religion and it is available for anyone to use or teach. It is similar to the idea of prayer, whether you are Christian, Jewish, Buddhist, Muslim, etc., when a person sends out energy to another person through meditative inner thought to heal or connect to the object of his or her prayer.

The art and dedication that it takes to plant and do the necessary upkeep with a Bonsai Tree is enormous, and sometimes much too daunting for those with a green thumb.

Bonsai’s are dwarf-potted plants that have been cultivated for centuries by the Chinese and Japanese. Since the end of World War II this art has taken off as a great hobby and pastime in the United States.

It not only take’s much patience to properly raise a bonsai, but also a good amount of artistic skill as well. It’s time-consuming, and there is a lot more to it than one might think. It is true that the bonsai is actually a hardy tree or shrub that is grown outside within a pot; however other tropical woody plants such as dwarf pomegranate can be developed as bonsais too. It’s important to note that only fairly small-leaved species should be used for bonsai trees - otherwise, the leaves will be out of scale with the rest of the plant. Using Ginkgo, Zeikova, and some of the pines and maples can give you outstanding bonsai trees.

Your best bet, and the most interesting bonsais are created from already runty plants with considerable, narrowing trunks and naturally twisty or gnarled branches. Also using young but otherwise normal plants can be effective as well. You can find such trees in either the wild or in a nursery.

An important part of a bonsai, bonsai pots, come in an array of designs. They can range from two inches to around twenty-five inches in diameter, and from one to ten inches deep. You can get these in glazed styles, or more popular porous red clay style. Either way, your pot should have a hole for draining.

The mixture of soil varies, but in any case it should be able to hold moisture and food, while also allowing for good drainage and aeration. Bonsai experts usually will layer the soil, beginning with a quite coarse mixture at the bottom of the bonsai pot, and then working their way up to a finer mixture. Then, the soil is topped off with either small ground-cover plants, moss, or fine pebbles.

Many people steer clear of the thought of raising a bonsai tree because they have been conditioned to believe that it takes years and years to nurture a bonsai to beauty. This actually is far from the case. In fact a bonsai can be made quite beautiful in only a few hours if you’ve taken care in choosing the right tree, the best pot for you, and giving it a try to prune your tree into your very own creation.

New Delhi, March 29: In an encouraging spate of retail outlets opening in the National Capital Region in the last six months, Reliance Fresh can claim hands down that it is on top and rising. The sales have exceeded all estimates with average sale by a store being of the order of Rs five lakhs, while the company had estimated the same to be around Rs Two lakhs.The footfalls are also high being 4,000 per day.

The 100th store in the retail chain is to be opened soon-, the question being debated is whether Pune can beat Delhi and breast the 100th outlet landmark. If so Delhi will have the honour of being the 101st shop.

Without wanting to be identified, sources within the Reliance group of companies say the company has so far opened 96 Reliance Fresh stores, spread over a carpet area of 2,50,000 sq ft in 96 outlets in different parts of the country .

Delhi has 24 of the 96 shops in the country today. and accounts for thirty per cent of the total sale.

The company claims there has been overwhelming response to Reliance retail in the period under review. Looking at the very encouraging response from the public and the buyers, there are plans to commission more city distribution centers and city processing centers that will further strengthen the supply chain.

Also, back end sourcing has been strengthened so that the demand is not left unattended or not met. The effort also is to step up quality controls and checks. and help the existing vendors by providing them quality products.
Additionally, it is stated that the mother company of Reliance Fresh, Reliance Industries Ltd is pitted to start in the National Capital Region a hyper market that will sell electronics goods as part of project.
