Budapest – A Real Estate Mecca

Recently Budapest has become the new Mecca for tourism and the development of businesses. Property prices are soaring as a result and it’s definitely a sellers market. It’s not unusual for a real estate project in Budapest to be center stage not only on the European market, but in comparison to the world stage as well.

In 2004, the Czech Republic and Hungary joined the then burgeoning European Union, and the rest, as they say, is history. Real estate in Hungary offers maximum opportunities for profit at the present time, partly due to the fact that the number of expatriates living in Budapest is at an all-time high, forcing the demand for rentals up to record heights.

To be sure, the awesome beauty and bounty of the city of Budapest merits its new-found glory. It is divided into two sections by the great flowing Danube, the inspiration of poems and music. Rolling hills frame the River Danube and a quaint medieval feel is juxtaposed with the practical contemporary. It is a city full of history which is only now coming into its own.

Statistics on crime in the city of Budapest depict a comparatively safe environment, but - as with most similar cities - beware of the occasional con if you are not a native. For example, taxis, while cheap, have a bad reputation with foreigners. There are drivers who set their own prices, which can be unreasonably high.

The people of Budapest and of Hungary in general can be described as among the friendliest on the planet. A large proportion of them speak English as well as Hungarian, and will take time to help a foreigner in need.

Budapest is the hub and core of Hungary, its capital and the center of culture, commerce and politics. It boasts about a million and a half inhabitants and attracts tourists and new businesses from all over the globe. Hungary itself has spawned ultra-famous musicians, businessmen and scientists, and the allure of its historical flavor is quite distinct.

Now is an excellent time to visit this remarkable city, especially if you are thinking of buying or building real estate. At one time, the city of Prague was considered the capital city of Europe, but Budapest has now overtaken that position, especially for real estate projects and real estate investments. It is generally agreed-upon that those who invest in real estate in Hungary during the year of 2007 stand a good chance of making their fortunes on the world real estate market.

This extraordinary trend, however, cannot last forever. Though Budapest will continue to attract real estate investors and business entrepreneurs, the profit margins will naturally slow. Our days are probably the last chance to buy properties in Budapest, even if you don’t have a large sum, and to enjoy from a great return on investment.

Fame And The Vlog (Video Blog)

The ranks of the famous have traditionally been roles filled by movie stars, television stars, athletes and rock stars. The countenance of celebrity is changing to include a new, technology-oriented kind of superstar: The Vlogger. A vlog, if you have been hiding under a rock, is a blog (self-published online diary) with video. The vlog is trumping the blog as far as notoriety goes and the public’s love of the moving image hasn’t seen this much popularity since the invention of the moving picture in 1895. The difference being the technology necessary to become a vlogger, or to take the media into your own hands in the form of ‘citizen journalism’ as the genre is now touted, is becoming easier and easier. A camera, broadband, hosting site, software and content are the components needed to be a potential vlogstar.

Forbes.com has listed the Web Celeb 25, a summation of the current internet superstars influencing the Internet. Bloggers, podcasters and vloggers are among the individuals revolutionizing the Internet as we know it.

Forbes.com defines the “Web Celeb” as “as a person famous primarily for creating or appearing in Internet-based content, and for being highly recognizable to a Web-based audience. That definition excludes people who were significantly famous before they hit the Web–like author Arianna Huffington, billionaire Mark Cuban or journalist Michelle Malkin–and leaves us with a pool of people whose fame depends on the Internet.”

Forbes’ No. 1 Web Celeb is the American/New Zealand actress Jessica Rose, originally known as Bree from the successful lonelygirl15 series. She stars in an ongoing series about a 16-year-old home-schooled American teenager that was originally presented as a personal vlog, but has since been outed as a scripted and produced drama series. Lonelygirl15’s fan base breeched into the millions and she is one of YouTube’s most popular stars. The series began June 16, 2006 and the secrecy regarding the series was revealed in August. The false pretense of the show and subsequent disclosure has done nothing but increase the commercial ratings of the show. Thus, proving the validity of the Internet-based star attracting worldwide attention and providing a workshop for future fame.

Number 11 on the Forbes list is Brooklyn, NY based performance artist Hosea Frank (aka ZeFrank) with his daily broadcast ‘The Show with ZeFrank’.

Forbes pronounced Amanda Congdon, formerly of Rocketboom fame, at NO. 8, with her new daily downloadable program from ABCNews.com. Rocketboom became one of the most downloaded and viewed sites on the Internet while she was the host for 1.5 years. She split with her partner and launched an independent show ‘Starring Amanda Congdon.’

Before there was the vlog, there was the blog. Bloggers stand firm in the Forbes list of ‘who’s who’ in the Internet. Perez Hilton, a celebrity gossip starmonger comes in at No. 2. Tech guru, Michael Arrington (NO. 10) and Markos Moulitsas (No. 3), a political savant, both prominent and heavy-hitters in the blogosphere.

Traditional media are jumping on the bandwagon and hiring out some of the underground famous Internet darlings. Ana Marie Cox, founder of political gossip blog Wonkette, accepted an offer to be the Washington editor of Time.com.

Blogebrity’s Kyle Bunch had this to say about the pervasive technology of the vlog, “Now that we’re seeing more and more video blogging, where the output is a bit more comparable to the TV/movie output, I fully expect some genuine ’stars’ in the traditional sense to rise to prominence online.”

The Brave New World Of Vlogging (Video Blogging)

Vlogs, the younger and wackier baby sister of blogs, create an interactive online video environment for viewers to watch programming, much like television, only shorter, without large budgets and no TV Guide. The vlog’s added feature that makes it different from tried-and-true television watching is that vlogging is interactive. The viewer can respond to the shows instantly, like reading a blog, through commentary and links to other sites. Vlogging software is not quite as user-friendly as blogging software but does not require much more technological skill to get a vlog site up and running. What’s required is a camera, a laptop or computer, broadband connectivity, video editing software, a host server, imagination and inspiration. Blog sites are numbering in the 70 millions and the ‘citizen’s journalism’ boom is thriving with the advent of the Video blog. At today’s count, Mefeedia.com tracks the vlogging revolution at 2,174,090 episodes from 22,744 video feeds from 13,561 websites. And counting.

This onslaught of new media and technology is burgeoning fast at the public on the personal consumptive level. Corporate America is shaking its head over the vlog and copyright conundrum faster than anyone can figure out what to do about all the potential red tape. Vlogging is free, it’s public, it doesn’t pass through (much) censorship, it isn’t edited by anyone other than the owners and authors who broadcast the information. Whether it’s aggregated news or videos of tweenies who make their own cooking shows complete with superheros being grounded, the only barrier, it seems, is imagination.

This is a time of great change and progress within Internet based technologies. A strange, scary place where vast technology has crept into user’s pocket and he or she is unsure of what will be pulled out, lint, loot or a lawsuit.

“The technology to capture what’s around you is becoming so prevalent,” Chuck Olsen, a documentary and filmmaker from Minnesota said. “It’s completely clashing with existing laws. I just think we’re in this weird growing-pains stage where it has to be worked out.” Youtube and other online video-sharing sites, have slack attitudes regarding copyrighted material, owing that the use of the material falls under fair use. One way to get around this safely is to use Creative Commons-licensed music to avoid the worry of whether copyrights are being infringed upon.

Vlogger, Randolfe (Randy) Wicker from Hoboken, NJ writes in a comment response about copyright laws and vlogging, “We are in the “Wild West Days” of Internet video. Wait and see! The “Status Quo” folks will soon have your videos deleted for having a few bars of copyrighted music ‘intruding’ on a scene and/or for your refusal/inability to produce signed releases from people walking by in the background. I think we are media pioneers, people in the street documenting all kinds of things “without a permit”". Writes a 69 year old vlogger, Randolfe (Randy) Wicker from Hoboken, NJ.

Mark Of The Beast And The Image Of The Beast

Revelation 13:15
15 He was granted power to give breath to the image of the beast, that the image of the beast should both speak and cause as many as would not worship the image of the beast to be killed.

In revelation it says that the False Prophet who works with the Anti-Christ will create an image of the beast; that actually speaks and kills anyone that does not worship it. With today’s modern technology it’s not difficult to see how this may happen.

The image of the beast may be some kind of holographic image linked to a supercomputer, the holographic image may be an animated impression of the Anti-Christ that talks and performs and people will be forced to worship it. Those who don’t worship it will be killed in some way.

Revelation 13:16-17
16 He causes all, both small and great, rich and poor, free and slave, to receive a mark on their right hand or on their foreheads,

17 and that no one may buy or sell except one who has the mark or the name of the beast, or the number of his name.

Here in revelation it states that everyone will have to have some kind of mark. The mark is likely to be some kind of microchip under the skin, in many countries throughout the world people are already getting microchips implanted under their skin. A nightclub in Spain implants it’s VIP members with microchips so they can get discount drinks, also many companies are implanting their employee’s with chips for security reasons. Movies like Star Wars, Terminator and Star Trek also promote the idea of Human beings integrating themselves with technology.

I believe it’s likely that if people take the mark of the beast chip implants, the implants could somehow be controlled by this super computer that is linked to the hologram image of the beast. If someone doesn’t worship the image of the beast it’s possible the microchip embedded in them could establish they are not worshipping the image, and somehow communicate this to the supercomputer, then the supercomputer could send out some kind of deadly electronic pulse to the person’s microchip that causes them to be electrocuted to death. I’m not saying this is exactly how it will happen; I’m just exploring various plausible theories, because I don’t think we’re ever going to know exactly how this will all pan out until we get there. But its certain from scripture that whoever does not worship this animated image of the beast will be killed by it. The image of the beast will definitely be animated, because it clearly states the image can talk and communicate.

It’s clear though the Human and technology integration concept is being exhaustively promoted. Mobile phones were just the beginning, people are almost attached to their mobile phones today, and there is all sorts of new gizmo accessories accompanying the mobile phones such as; blue tooth etc. There is much cutting edge scientific idea’s in progress at the moment, scientists are now talking about a microchip that can be embedded into a person’s skin and it can be used as a mobile phone, and you can move a curser on your computer screen using your brain nerves whilst this chip is embedded under your skin. Scientists are also exploring ideas of transferring a person’s memory directly from their brain onto a computer. The human race is really trying to play God with this Human technology integration concept; humans seem to think they can evolve themselves to Godlike status with technology; it’s almost like their listening to Satan’s promise that we can be like gods if we integrate ourselves with technology and eat of this knowledge. Satan told Eve in the Garden of Eden that if she ate of the tree of knowledge of good and evil “you will be like a God” (Genesis 3:4). Scientists are trying to tell us that if we integrate ourselves with technology such as implantable microchips we will be like gods, just like Satan promised Eve in the Garden of Eden.

With all the sci-fi shows like Star Trek about aliens flying around in spaceships and connecting their minds to technological type devices, who knows what the Anti-Christ forces that control Hollywood are pre-conditioning us for. Maybe they will stage a UFO landing and then get some demon to walk out of the UFO/Spaceship and tell us he can make us like gods. The demon could tell us if we connect our minds to alien/occult type technology, by implanting ourselves with advanced microchips that we could become advanced super human godlike people. If that happened it would be just like in The Garden of Eden when Satan told Eve she could be like a God, if she ate of the tree of knowledge. But remember if Satan arrives in a spaceship to tell us he is here to make us like gods with his technology, remember he won’t appear as an ugly demon, he will appear as an angelic being to deceive people. “And no marvel; for Satan himself is transformed into an angel of light.” (2 Corinthians 11:14)

With all the false signs, technological wonders and cleverly devised fables that Satan is preparing, just remember that Jesus Christ is our savior and He died on the cross for our sins. Do not let Satan confuse and deceive you, the Gospel of Jesus Christ is simple and it’s a free gift from God.

Salvation through Jesus Christ is not complicated, you don’t need to be super-intelligent, have a college degree or implant yourself with any technological device to be saved. To be saved through Christ and be a Child of God all you need is simple childlike faith, you just need to admit you’re a sinner and ask Jesus to come into your life and help you. This shows God is a loving God and gives everyone a chance to have salvation regardless of how intelligent or educated we are. The gift of salvation is a free gift from God, because “God so loved the world he gave His only begotten Son (Jesus Christ) that whosoever would be believe in Him would not perish, but would have eternal life” (John 3:16). God gave us eternal salvation through His Son, but the Devil is going to try and trick the world into following himself and his demonic technological and occult wonders.

Advanced technology, UFO’s and occults party tricks can not compare with the free gift of salvation through Jesus Christ. Technology will never make us super human gods. We are not God, there is only one Almighty God and he came to us in the form of a human being in the flesh and died for our sins on a cross. Jesus Christ was the living Word of God who came down from heaven to give us the message of salvation. Jesus was the Word and the Word is God.

John 1:1
1 In the beginning was the Word, and the Word was with God, and the Word was God.

2 He was in the beginning with God.

3 All things were made through Him, and without Him nothing was made that was made.

4 In Him was life, and the life was the light of men.

5 And the light shines in the darkness, and the darkness did not comprehend it.

The Word was Jesus Christ in the flesh and the Word was God. Jesus was God in the flesh, that’s clear from the above scripture. Jesus died for us on the cross to give us eternal salvation. Trust Jesus Christ and don’t trust a microchip or a demon that arrives in a flying saucer.

Finding Your Ideal Mate(2)- The Simple Art of Good Conversation

A man at a club once said that he didn’t ask me to dance because he feared rejection. But he lost the possibility of acceptance too by doing nothing! Another day, I was in the local car park in my town and saw a shy-looking man gazing at me intently. He went on his business, returned to the car park at the same time as I did, and continued to look at me, hoping I would probably indicate some form of acceptance. He was quite appealing and I exchanged eye contact but said nothing. He drove off soon afterwards, again lacking the courage to make a move towards me. I often wondered about him, who he was and where he was going, and I am sure he wondered about me too. But when we make no effort in such situations, nothing ever happens.

For this reason, for fear of our actions being misinterpreted and because of the perfection we seek, men now dance by themselves, or talk among themselves, and women do the same, each gender lacking the courage to make a move while they drift further apart in the selection process and remain on their own for much longer. In fact, at another club, a man walked in and took up a position leaning against a wall. He never left that position for the rest of the night, not even to get some drinks. He looked sad, lonely and dejected and everyone ignored him. I wondered why he bothered to come out of his house if he wanted to just exchange one wall for another! But that’s what fear and low self-esteem do for us. They rob us of opportunities to join the human race.

The Art of Conversation

Wishing, hoping and dreaming about finding our ideal partner, without any form of strategy will lead nowhere. Serious people do not leave everything to chance. They try their utmost to increase the possibilities of meeting that ideal person by doing something about it, even if it is to strike up a simple conversation. A lack of interest in others, exaggerated fears, a need for approval, a focus on ourselves and social protocol (especially for women) make it hard for us to communicate or use our initiative. But any interaction or conversation is like a game of tennis.

If the ball is held by one person and never passed back and forth, there would be no game and it would be very boring. The ball, in our quest for a partner, refers to all the questions we ask others to reflect our curiosity. With many people being rather self-centred, they cannot see that connection and so the one-way attempt at interaction makes it difficult to sustain a dialogue, let alone any kind of relationship. I was not afraid to speak to that man in the car park. I was single and available. In fact, I never engage prolonged eye-contact with anyone unless I really want to talk to them. However, even though I responded to his gaze, the social brainwashing of a man being expected to make the first move took hold of me as I looked at him and did nothing. He did nothing too. Result: Opportunity lost.

Another limiting factor is that too many people believe there is only one partner in this world who is ideal for them. But that has no basis in fact. If that were the case, we would not meet and fall in love on multiple occasions with very successful results. Our love life would be finished, once our first partner leaves the scene! It is our narrow vision of acceptability, the low expectations we carry, the lack of skills in wooing others and the preoccupation with being hurt rather than being loved, which keep us without any partners or stuck in negative relationships.

Next time you see a potential soulmate, try asking questions about them, instead of just going on about yourself, and see the difference.

Alli - Stay Away From Obesity

The most fret point is that more than half of the population of the USA is overweight or obesity. And one day it will seriously affect the general health of the nation and considering the health cost in America, think of the consequence when majority of the population will be suffering from one disease or other due to their overweight.

Alli which is the over the counter version of Xenical for weight loss is now on the market so that people can use this as a aid to their weight. . Food and Drug Administration (FDA) approved the weight-loss product orlistat 60 mg capsules for over-the-counter (OTC) use in the United States. Peoples spend billions of dollars each year on fad diets and weight loss pills that may not works. Alli is the clinically proven option to these overvalued and quick fix products that mislead overweight adults away from weight-loss strategies that are backed by medical science.

Unlike other diet pills Alli is a proven medicine with a comprehensive support program. The optional dose of alli is one 60 mg capsule three times a day with meals containing fat. Alli works by blocking about 25 percent of the fat in the food a person eats because alli must be used in combination with a reduced calorie, low fat diet containing about 15 grams of fat per meal. The person who is taking Alli should take a multivitamin once a day, at bedtime, because alli can reduce the inclusion of some vitamins.

Alli diet pill is safe and effective when used as directed but as other prescription drugs Alli having also some side effects. So it is advisable that first consult with your doctor before start the course.

The Launch of the C2 Taser Personal Protection Device

At the beginning of this year Taser International launched their latest consumer stun gun at the Consumer Electronics Show in Las Vegas. As this company has such a great record as far as product liability litigation lawsuits goes in relation to the use of the law enforcement stun gun it is no surprise that they have now decided to branch out a produce one for the general public.

Over the last year or so Taser International have had to weather the storm of controversy with regard to their products and just how lethal they are? Plus they have had to deal with issues relating to the deaths that have been caused from the use of their taser devices by law enforcement personnel around the US. So if there seems to be so much controversy surrounding the use of such devices by our well trained law enforcement and military personnel what is going to happen when the general public is able to get their hands on it.

However, Taser International have spent well over a year in developing the C2 Taser which has been specifically designed for use by the general public. Certainly it provides the user with just the same amount of power as that found in a police issued taser however it is much friendlier (comes in a variety of colors) as well as being lighter and also less technical. In order to discharge the weapon all the user needs to do is press down on the button with their thumb, but before this can be done they need to move the safety cover first. What is also more important about this new version of a taser is that the C2 is not shaped like a gun as many of the other models that are available today. To be honest if you were to see the C2 Taser for the first time you may just mistake it for one of the latest electric razors that you can buy in any local electronics store.

But probably the best piece of news to come out from the launch of the C2 Taser is that when shipped to a purchaser it is not activated and can only be activated by Taser International once the purchaser has passed a security check so no felons or juveniles should be able to get their hands on this device legally.

A Taste of Hungary - Beyond Goulash

The first thing that comes to most people’s mind about Hungarian cuisine is goulash, a hearty soup made with paprika powder, onions, tomatoes, green pepper and usually with beef. This hearty soup became a mascot of Hungary along with the country’s red spice the paprika powder. The thick soup was the number one dish of herdsmen in Hungary who made it in a cast-iron kettle (bogracs) hung above open fire, out in the fields. That’s why the soup is called gulyás in Hungarian. During the years gulyas became goulash in English.

Hungary’s gastronomy has much more to offer than goulash. Rich soups like Jókai bean soup, Újházy Chicken broth, vegetable soups, mushroom soup and a variety of fruit soups are all part of the country’s cuisine.
Let me dispel a common misconception that every food in Hungary is soaked in paprika sauce and it is burning hot. We have a range of tasty dishes that are made without paprika and most housewives use sweet paprika brands for cooking.

Nevertheless, it’s true that Hungarian dishes are not for people on strict diet. In the authentic version of many recipes lard is a major ingredient. Nowadays, however housewifes and restaurant chefs prepare these dishes healthier by using modern cooking methods and substituting some ingredients for healthier ones, without compromising on the taste or the texture of the food.

Although meat dishes are predominant in our gastronomy, there are some very tasty vegetarian meals too, like lecso the Hungarian ratatouille. Though most Hungarians make it with smoked sausage or bacon, vegetartians can omit them and use only fresh tomatoes, peppers and onions.
Főzeleks, vegetables simmered in water then thickened with roux, also fit into vegetarians’ diets.

A variety of pasta dishes and dumplings, both savoury and sweet, add diversity to Hungary’s cuisine. Túrós csusza (egg squares with cottage cheese, bacon cracklings and sour cream) or plum dumplings (szilvásgombóc) are perfect main dishes after a substantial soup.

Let’s not forget about Hungarian desserts. Luscious cakes, pastries and pies tempts you to taste them at cake shops in Budapest.
The most popular tortes and cakes are:

  • Dobos torte (chocolate cream between layers of sponge with crunchy caramel topping),
  • Eszterházy torte (walnut sponge cake with walnut cream filling and sweet icing on the top,
  • Rigó Jancsi (chocolate sponge cake with rich chocolate mousse filling),
  • Rákóczy túrós (cottage cheese cake).
  • Strudel is an all-time favourite sweet snack of locals too. It’s a flaky pastry filled with a various stuffings. sweet cottage cheese and raisins, sour cherry, apple. The stuffings are variable so you can have it with cottage cheese-sour cherry, apple-ground walnuts, sour-cherry-ground poppy seed fillings, the only limit is your imagination.

Should you feel like tasting authentic Hungarian dishes, Budapest has many good resturants serving local food. If you want to make some of them at home download A Taste of Hungary ebook with almost 60 well-tried recipes and lots of colourful photos.

Brands Might Want To Be Loved, But So Do Consumers

In this age of on demand access to info and people happily airing their views, it has never been more important for brands to get on with their consumers. Failure to do so can lead to a rapid backlash online. Just ask Dell.

Brands might be increasingly keen to turn customers into ‘fans of the brand’, but there is always the risk that the relationship can turn sour if the loyalty is betrayed.

P & G spend billions every year trying to build relationships with their marketplace. Just securing the one off sale isn’t enough. They want to have an ongoing love affair and fill your shelves with their brands.

Businesses might equate love with revenue, but love can’t bring you profits, only trust.

When a UK supermarket chain’s CEO was deluged with texts and emails from angry customers who felt standards were slipping. They weren’t bombarding him because they hated the supermarket - but because they cared.

The supermarket was an integral part of their everyday lives. They didn’t want to see the time and money they had invested in the relationship tarnished by a drop in service. The supermarket chain has subsequently responded to these complaints; profits have never looked healthier.

When businesses get it wrong it is the way that they respond that can be the difference between PR disaster and redemption. People appreciate it when their complaints and problems are listened to. They are equally livid when they feel they have been robbed.

UK banks are unapologetically hated. Their web of small print and hidden bank charges gives the impression that profit comes before fairness. When it was discovered that you could reclaim some of these charges the stampede of people, rushing to download forms and court notices, was so deafening that it reached the national headlines.

The enthusiasm with which people demanded their refunds was fuelled by their sense of unfair treatment, just as much as it was for financial gain.

If businesses want to be loved and trusted then they have to learn to treat their customers with fairness. In our world of connected minds, businesses can no longer afford to simply ignore people’s complaints and angry phone calls.

Angry people often carry axes to grind, and if agitated enough they can club together and form themselves into an army. Their combined assault of negative comments and feedback can become so loud that it can reach the ears of the traditional media. Then the façade of a business’ caring image can really be in trouble.

Many businesses now use free consumer magazines to build loyalty with their customers. By providing information of value, rather than pages of sales messages, they are able to project a helpful, customer focused image and an attractive business to have a relationship with.

So the moral of the tale is to have substance to what you say, communicate as clearly as you can and don’t let people down. If you do, be generous and you will be forgiven. After all, a customer should be for life, not just for Christmas.

See how far you are successful by handing out free samples to some potential customers before making a large investment.

Try to get down to the bare minimum when it comes to spending cash. Don’t be flippant with your cash. You should carefully calculate exactly what things you need to run your business.
