The last newsletter I sent was actually the first. And what a result!

As well as providing a lucrative system angle, we also looked at why it pays to be wary of short-priced high class horses having their seasonal debut.

A classic case in point was Champion Hurdle runner up, Harchibald, who had his first run of the season on Sunday at Tipperary. Having opened at 1-4, the horse drifted to 2-7, then 1-3. This is normally a sign that a horse is ‘carrying condition’ (as mentioned last time, this is trainerspeak for ‘not fit’).

Sure enough, ‘Harchie’ was going best of all with a quarter mile to run, but found absolutely nothing when asked to make his effort. He finished fourth of five, and the aroma of burnt fingers could be sniffed across the Emerald Isle. There’ll be a good few more high profile, long odds-on defeats before October is through. You have been warned…!

Also, in the last newsletter, I started what is to be a regular feature in the letter: Tomorrow’s Qualifiers. This is where I give you an insight into the wonderful world of Trainer Track Stats.

And how!

On a never-to-be-repeated day, out of nine selections, eight were winners, including 10/1 and 12/1 horses. The only horse not to win was placed 3rd at 12/1, in the same race that we had the 4/1 winner!!

SYSTEM ANGLE: GOING CHANGE WINNERS

Its the time of year when Autumn starts to blow into Winter, and the wind and rain changes the going conditions almost daily. In short, its a tough time to be a punter. So, I sought to answer the question,

How can we use this inclement weather to our advantage?.

One of the things that struck me was,

What if a horse had previously won on today’s going, but was beaten last time out on markedly different ground?

Well, I put this to the test with my trusty Racing Systems Builder software (the same hugely impressive database I trawl to locate the TrainerTrackStats nuggets). I used my usual 14/1 or less condition, and also restricted it to novice races. This is what I learnt if today’s going was two or more types quicker or slower than last time out:

Can the Seller Contribute to Closing Costs?

Yes, the seller can contribute to the buyer’s closing costs and more in many cases. The next question that comes to mind that I’m sure your wondering is; “How much can the seller contribute to the buyer in a home sale?” The answer to that question isn’t so easy and my answer would be it depends. According to Fannie Mae guidelines we have to determine a few things.

First, is the property an investment property, primary residence, or secondary residence?

Second, after the contribution, what is your loan to value ratio going to be? i.e. 70, 80, 90%

After we answer those two questions we can refer to Fannie Mae guidelines, which state the following:

The maximum allowable contributions that interested parties may make for a conventional mortgage are limited to:

two percent of the lesser of the property’s sales price or appraised value for a mortgage secured by an investment property;

three percent of the lesser of the property’s sales price or appraised value for a mortgage secured by a principal residence or second home, if the loan-to-value ratio (or, if applicable, the combined loan-to-value ratio) is greater than 90 percent;

six percent of the lesser of the property’s sales price or appraised value for a mortgage secured by a principal residence or second home, if the loan-to-value ratio (or, if applicable, the combined loan-to-value ratio) is in the range from 76 percent to 90 percent; or

nine percent of the lesser of the property’s sales price or appraised value for a mortgage secured by a principal residence or second home, if the loan-to-value ratio (or, if applicable, the combined loan-to-value ratio) is 75 percent or less

As you can see, the answer varies somewhat depending on the situation. Some of you may now be asking; “What about Undisclosed Seller Contributions?” My answer to that would be under Fannie Mae guidelines undisclosed seller contributions such as moving expenses, silent mortgages, abatements and other various fees paid by the seller are not allowed. Therefore your interest rate will be higher, because you will have to be financed into a non-conforming loan and pay a higher interest rate.

Okay, so you’re ready to kiss your day job goodbye. Great. You go to the internet, enter your search and wow! Millions of websites at your fingertips: “Buy my system and get free money” or “Turn your paperweight into a money making machine”…..The possibilities seem endless. But how do you know who really wants to see you succeed, and who just wants a quick buck? Working online may be more trouble than it’s worth. Or is it?

First, do your homework. A lot of the “make money on the internet” sites will draw you in with the hopes and dreams of making huge amounts of money with little to no effort. This just isn’t possible. If you want that, buy a lottery ticket or marry rich. For a successful online business you have to give a little to get a lot.

If you happen upon a website offering you a work at home opportunity, do what I did. In your browser’s search bar, enter the name of the system followed by the word “scam”. What you will end up with is a list of all the sites that offer that system, as well as sites by people who have been burned by it! If there are more than a few sites from people who were really scammed (and not just unwilling to put the effort in), click away from that site and stay away.

Even better, visit a site that reviews the best online business opportunities, by someone who has personally tested them. They can honestly let you know at a glance which programs are worth investing in.

I wish I had done this in the beginning when I started my quest to make money online. I don’t even want to think of how much money I’ve kissed goodbye, and I certainly won’t tell my husband!

The good systems are VERY few and far between, and by looking them up this way, you may also find websites by people who have tried, been scammed, and then succeeded. This is a much more reliable way to weed out the good systems from those who want to take your money and run.

Also, don’t just think that by paying someone for their system that your work is done. The good ones contain tons of useful information to help you be successful, and will guide you step by step to make sure that what they promise is what you get. I know first hand that you need to log some time at your computer to get everything running smoothly before you can walk away and make money without thinking about it. But the work you put in will definitely be worth it. And much better than sitting in some cubicle working for someone else!

I know it’s exciting and sometimes overwhelming. Everybody has something to sell you that will claim to get you the big bucks. If you’re not careful, you could lose. But by arming yourself with a little bit of knowledge, you could end up with everything you ever wanted.

Renting A Property & The Rental Agreement

There are many reasons why people opt to rent than buy their own homes. Location and accessibility to work may be one thing. Convenience is another reason allowing them more time for leisure and not tied up to home maintenance. Still another reason may be they want to keep their finances flexible. But whatever the reason may be, the most important thing to learn is the rental process.

Anybody who wishes to rent a property needs to have a rental agreement with the owner. A rental agreement serves as a contract between the two parties and should be written. It is often known as a lease when real estate is rented. The agreement should specify the parties involved, the property, the term of rental and the amount of rent. Under this agreement, the property owner may be referred to as the lessor while the lessee is the renter. In addition, the terms of the contract should follow state rental statutes and ordinances.

Real estate for rent may cover an apartment, house, building, business office, land, farm or any space. Access to other common areas may also be included. A rental agreement can go into other details like the present condition of the property and how it should be used and who can use it.

For a housing lease, the agreement may state whether the renter is living on his own or with family and children or with friends. The rights and obligations of both parties are likewise specified. A renter, for instance, may have rights against intrusions by the owner or landlord except during emergency cases.

The usual term of the rental is either monthly or annually. It can be on a fixed term meaning the renter will occupy the property for a specific period of time. This type of contract should be strictly followed because if not, the renter could be held liable. The agreement may also be renewed automatically if a renter stays beyond the agreed term.

A more flexible term is the periodic agreement which allows renters to terminate the contract for any reason and in any month. Landlords can also increase the rent any month they want. Before terminating the contract, notice should be given at least 15 days before the end of the month.

Payment terms may be monthly, yearly or in advance. Normally, renters are asked to pay the first and last month’s rent and a security deposit. The security deposit serves as an escrow deposit and held by the owner or landlord until the property is returned in good condition.

To ensure the proper maintenance of the home or property as well as safety of the renters, owners and landlords can set rules and regulations. Apart from the property itself, the rules may cover shared areas and facilities like the laundry rooms, storage areas, swimming pools and parking spaces.

If you’re planning on renting a home or apartment, be sure that the agreement you make with the owner is written. Read the details of the contract carefully before signing it. If you don’t fully comprehend the terms and conditions, seek advice as much as possible particularly from a real estate lawyer. Keep in mind that the contract is a legal document that should contain the terms you agree to follow.

Debt and Financial Freedom Don’t Mix

One of my least favorite subjects in the financial freedom arena is debt reduction. People use all kinds of reasons to justify their debt and it becomes a very emotional struggle to eliminate it. I am pleased that I have adopted the “Not So Easy” approach to financial freedom. That way I don’t have to come up with any psychological approaches to achieving financial independence. Why pretend that something is easy - when it’s not….

My article “Debt Reduction: The Weed-Out Course on the Road to Financial Freedom” generated quite a bit of discussion a few months back. In the article, I challenged Dave Ramsey’s psychological approach to debt reduction and took some heat for it. An article last week, reminded me on that article and also why debt crushes dreams. Here are few paragraphs.

“What has happened in the past six years is extraordinary. The debt that has been accumulated will be with most of the borrowers for the rest of their lives. They have become debt slaves to the banks and tax slaves to our government. There are those in our society that will remain in perpetual debt. A debt that is almost impossible to pay off. Their debt game is how our society is being controlled and destroyed. Our children are bombarded on TV with ads or situations where the credit card is the preferred mode of payment. Upon entering college students are deluged with credit card offers. By the time they graduate they have $20,000 in card debt and $30,000 in studying loan debt. This debt in many cases stays with these graduates for life. The banks want you in debt from cradle to grave. They do not want consumers who regularly pay off their debt. They can’t make any money off them.

These conditions make the bank the boss. This perpetual debt makes the consumer subservient, not just because his credit rating may be used against him, but it shades his political perspective as well. The debt is a privilege meted out by the all powerful bank whether it is your home or your credit card or your vehicles. You should bow down to MasterCard, Visa and America Express, because they are doing you a priceless favor.”

“Perpetual debt makes the consumer subservient” that statement alone is enough to inspire me to stay out of debt. I don’t need Ramsey’s or anyone else’s gimmicks. Getting your debt under control is one of many “mind-shifts” necessary for anyone seriously considering walking the path to financial freedom.

In every successful Hollywood story, there are a number of challenges to be resolved. It is not uncommon for the Hero to have at least Four Core Challenges (Inner, Outer, Romantic, Greater Antagonism). For example, in American Beauty (Academy Award Winner Best Film 1999), Lester Burnham’s Inner Challenge is to feel good about himself, his Romantic Challenge is Angela, his Outer Challenge is his marriage with Carolyn and the Greater Antagonism is Col. Frank Fitts, US Marine Core.

It is not unusual for the Inner Challenge to be resolved at the stage of the Apotheosis, Atonement (At-One-Ment) and Ultimate Boon.

We have previously described Apotheosis as a number of things, including:

The breaking out of previous restraints and restrictions. In The Godfather (1972), Don Corleone gives his word not to break the peace, but Michael doesn’t.

It is also illumination, insight, epiphany. In Al Pacino Scarface (1983), Tony’s insight is that the rewards of the path he’s chosen are not worth the spiritual price he is paying, expressed with the words (in the restaurant scene): “is this it? Is that what it’s all about Manny? Eating, drinking, fucking, sucking,” “no free rides in this world kid,” “I lost my appetite,” “is that what I worked for? With these hands? Is that what I killed for? For this?”

BUT MOST IMPORTANTLY, the Apotheosis, Atonement and Ultimate Boon are where the Inner Challenge is conquered. It is here that the Hero attains At-One-Ness and gains the capacity that was previously lacking - the capacity that set him (or her) on the Journey and Road to Transformation.

In every successful Hollywood story, there are a number of challenges to be resolved. It is not uncommon for the Hero to have at least Four Core Challenges (Inner, Outer, Romantic, Greater Antagonism) and each is mapped onto the Hero’s Journey and resolved in a very specific order.

In American Beauty (Academy Award Winner Best Film 1999), Lester Burnham’s Inner Challenge is to feel good about himself, his Romantic Challenge is Angela, his Outer Challenge is his marriage with Carolyn and the Greater Antagonism is Col. Frank Fitts, US Marine Core.

In Top Gun (1986, receipts of $176,000,000), Maverick’s Romantic Challenge is Charlie, his Inner Challenge is his personal and father’s story, his Outer Challenge is getting over Goose’s death and the Greater Antagonism is becoming Top Gun.

In Titanic (Academy Award Winner Best Film 1997; No. 1 All-Time USA Boxoffice with receipts of over $600,000,000), Rose’s Inner Challenge is to overcome her committment to her mother as well as Jack’s lower status, her Romantic Challenge is Jack, her Outer Challenge is Cal and the Greater Antagonism is escaping the sinking ship.

The Four Core Challenge categories can be viewed as classes:

In Tootsie (Academy Award Nominee Best Film 1982), Michael’s Romantic Challenge is Julie, his Inner Challenge is represented by his penultimate line “I was a better man with you as a woman than I ever was with a woman as a man…I just gotta learn to do it without the dress…”, his Outer Challenge is Ron [symbol of male condescension] and the Greater Antagonism is his problem that the network and fans thinks he’s really a woman. But within the class of the Inner Challenge is Sandy and within the class of the Romantic Challenge are the attentions of Les and Van Horn.

It is common for secondary characters to have their own (fewer) challenges (these are the core of any subplot) and each is also resolved in a very specific order:

The fact that you answer your telephone is an advantage over most Yoga studios in your geographic area. Many Yoga teachers do not follow up on phone messages, have a phone answering system, or have a live person “fielding” inquiries.

Many Yoga studios are part-time businesses, but this is not an excuse for lack of professionalism. If you look around, you can find many businesses with poor customer service.

However, do you want your Yoga studio to be compared with them as just marginally better, or would you prefer to be known as “The best Yoga studio in town?”

If you want to be successful, you must instill the desire to offer a premium Yoga teaching service, in your staff, and within you. Most of us have other Yoga studios in our areas and cannot afford to give off a less than professional impression.

The first impression a potential student receives is through a phone call or an Email. It is extremely rare to advertise in your local newspaper and have Yoga students “drop out of the sky” into your studio, without an initial phone call or an Email inquiry.

Potential Yoga students will have questions, may be seeking directions, or just want to feel comfortable before visiting your Yoga studio. Now, let’s look at a procedure for answering an initial inquiry from a potential Yoga student.

Any person who answers the telephone should have a smile on his or her face. Some prospects may not be pleasant, but the person who answers the phone for your Yoga teaching service must be.

The objective is to get a prospective Yoga student to make an appointment of some kind. When answering the phone, the first words to come out of your mouth should be something like, “Good morning, Aura Wellness Center, Paul speaking - May I help you?”

This may seem like a lot to say, but you have already given them information, shown courtesy, and displayed an air of professionalism. The next step is to listen to the request, without interrupting, and to remember the name of the prospective Yoga student.

Try to avoid putting a caller on hold, and answer his or her questions carefully. Remember that the questions asked are important to this Yoga student. No matter how many times you have answered this same question, you should personally reflect the importance of a professional answer.

Once you have made an appointment, you should thank this Yoga student for calling, and let them hang up first.

I discovered Adam Hamilton in late 2002 and since have read his weekly essays without fail every week. I have incorporated his theory on market cycles into my trading strategy. His research has shown that throughout history markets tend to move in great cycles, long bulls followed by long bears. These cycles are around 34 years long - resulting in a 17 year up cycle followed by a 17 year down cycle. Obviously no market goes straight up or down, so within those major cycles are minor counter-cycles to keep everyone on their toes. Our last major up cycle ran from 1982 to 2000. So, we are now 7 years into the down cycle. If you entered the market in 2003 - it doesn’t feel like a down cycle. However, if you bought tech stocks in 2000 you are still down 50%.

Why am I mentioned this? If the average investor gets serious about investing around 30 and retires at 65, they only have 35 years to really put their money to work. So, if you buy into Wall Street’s buy and hold mantra and time it right at the end of 35 years you will have absolutely nothing to show for your efforts. All of the gains of the first 17 years will be given away in the next 17.

I have said all of that to say if you have any desire to become financial free - independent thinking is a requirement. It’s time to throw out many of the truism you have readily accepted especially if it was recommended by Wall Street. Like buy and hold for the long run. Or if you bought a stock at $30 and now it’s trading at $20 buy more. Obviously if you liked it at $30 - you must really like it at $20. Or I’m too busy to manage my finances - I will turn it over to a professional. That one drives me nuts. Number 2 of my “5 Not So Easy Steps to Financial Freedom” is shift. Until you are ready to start thinking differently, make sure that your boss likes you :)
