I was reading a startling article a few days ago that for the first time since 1933, the U.S. savings rate hit the lowest level. This is scary!

We spend more money than we make, and we are accumulating debt at an alarming pace. But we have to understand that we will not be truly free until we are debt-free. I think the main problem is a lack of financial education. We certainly don’t learn it in High School. We think we know how to handle our finances, but the reality is that we don’t. We live for the present. We are consumers, big time consumers. Not only do we have a habit of spending the money we have, but we also spend the money we don’t have (Do the words “Visa” and “Mastercard” ring a bell?).

But we can become debt free, with some education, planning and perseverance. I can highlight a few points here to get you started when you are ready to take control of your finances, and you can get more from our website.These are some points that we consider extremely important when handling debt:

1- Seek help whenever possible. Don’t be afraid to ask! We found that some people never ask for help, whether for ego, shame or simply because it is a touchy subject, they get stressed out just by thinking about it.

2- Develop a budget. We cannot stress this hard enough. You DO need to know exactly what your monthly expenses are. You need to know how much interest you are paying on each account. You can download a sample Budget Spreadsheet from our site, or you can create your own. But until you know exactly where your money is going, it will be very hard to get out of debt.

3- Once you know what your expenses are, look at the interest you are paying in each of your accounts, and make a decision to pay off the account with the highest interest rate first. Make the minimum payment on all other accounts if you need to, but always send more money to the account that is the most expensive to you. Once you pay that account off, do the same with the account with the next highest interest rate.3- Cut off (or, at least, cut down) any and all trivial expenses. I know this is hard to do, but don’t take your eyes off your goal, which should be to become debt free in the shortest possible time (set a date!)

4- Pay your bills on time. Some credit cards will charge you between $30 and $50 as a “late payment fee”. This is money you could be using to pay down your bills. (imagine this: 5 times in a year that you pay your bills late, and it could mean over $200 in late fees!)

6- Try to get a second job or a part-time business. The extra money (even if it’s small) could also help you a lot in the long run. More and more people are starting an Internet business, since it can be an ideal part-time business. We give you some ideas in our site. For years, people slaved over the meta title and description for each page of their site. Search engines have devalued this approach in relation to rankings, but these two factors are still important.

Just to make sure we are on the same page, let’s quickly cover meta titles and descriptions. You should have both in the code of every page of your site that you want to draw traffic. The meta title is simply the title of the page and appears at the very top right of your computer screen, up above the toolbar of the browser you are using. The meta description is embedded in your code and not seen on the site per se.

A few years back, your meta description and title were critical to gaining rankings. Keyword density analysis within each was a much discussed subject, as was the exact number of times said keywords should appear and where. To a great extent, this is no longer the case. The search engines, particularly Google, started focusing more on the content on the page in relation to establishing rankings.

Meta titles and descriptions may be less important, but they are still vital. Critical might be to strong a word, but very important probably still applies. Why? Well, the play a role in rankings, but also in your click through rate.

When you look at results on Google for a search, the meta title represents your best opportunity to entice a viewer and get them to click into your site. While being ranked number one is obviously a good idea, people are becoming pickier about what they will click through on. Stacking six or seven keyword phrases as your meta title is not a great approach in my opinion, as it doesn’t convey anything to the person viewing the link other than there is something on the page related to the keyword in question. Personally, I prefer to stick to one keyword phrase per title, so long as it is at least three words.

Meta descriptions are another area where a practical situation arises. The meta description appears below your title in the search results. It represents an opportunity to expand upon your title. Is it critical that you do this? Probably not, but every bit helps. More importantly, your description can be used to help your rankings. Personally, I always use the first two lines of text on the page as my meta description. Obviously, you want to have the keyword phrase you are optimizing for in that text, preferably twice. By taking this approach, you highlight the phrase for the search engines and provide the reader with a clue to what is on the page.

Meta tags in general have lost much of their allure when it comes to search engine optimization. While they are definitely no longer a critical element, they are still important.

WEIGH YOUR RISKS CAREFULLY

When you decide to embark on a commercial real estate investment program, how do you get your start? We know that there is no such thing as 100% financing for commercial property, so where do you get your initial capital for that first purchase? One method which I have discussed before is to use Other People’s Money as your initial “stake.” Perhaps having partners is not the path you wish to follow in your investment program. That makes the other option using your own funds. Before you dip into your resources, however, consider some of the risks you face.

First, you are embarking on an investment program about which you have little practical experience. You may have read every book on commercial real estate investing ever printed and gone to every seminar ever produced in a hotel for a year, but you have no experience in the business. Do you really know what can go wrong? Do you realize what additional reserves you might need in case things don’t go as planned?

Second, consider the source of your equity. For most people who have done some real estate investing, they have probably focused on residential investment properties. Residential properties usually enjoy a large number of comparables to easily estimate value, financing programs for residential properties allow potential buyers to facilitate sales with little equity investment, and residential properties are usually less expensive, and therefore more accessible, to most people. If you are such an investor, then you probably have a pretty good pool of equity to tap. But how do you access it? Sell them outright and pay your capital gains? Sell them in a 1031 Exchange? Refinance them? Each option has its advantages and disadvantages.

Third, if you are like most people, your biggest chunk of equity is sitting in your home. There may be a great temptation to go get yourself an equity line, suck out the equity, and go buy a commercial property somewhere. Before you do, make sure to consider how the increased debt service of the equity line will affect your finances. Can you truly afford the payments if something doesn’t work out with your commercial investment? Yes, your commercial property will be producing income. However, the majority of that income will be used to pay its operating expenses and paying off the loan you arranged to acquire it. That doesn’t leave a lot left over for you in the initial years of the investment to pay down the equity line, which will most likely have a rate somewhere above the Prime rate (8.25% today).

The point is to consider your investment goals, your tolerance for risk, and your ability to live without the funds you are using for your commercial investment. Over time, your commercial portfolio should provide you with significant current income, a hedge against inflation, and net appreciation. You need to pay careful attention to how you structure your commercial real estate financing to minimize unforeseen risks and increase your chances of success. The Old Clock Makers Were They Better Craftsmen Than We Are Today?

The thing about making a long case clock completely from scratch is you have to acquire a lot of skills, from engineering skills for making the movement, painting skills for the dial, and cabinet making skills for making the case.

To make a long case clock that was constructed in the style and looked like the antique clocks I had seen in the antique shops and fairs, I would have to acquire the skills and techniques the old clock makers had.

So started the long and arduous road of making my longcase clock or as it is fondly known as a grandfather clock from the same name as the popular song, written by Henry Clay Work in 1876.

In the early period of this project, I like many other antique collectors and enthusiasts, thought naively that the “clock makers” meaning the man that made the movement, did all this work.

This is true in some isolated cases possibly in rural areas, but most movement makers bought in the dials and cases from men that specialized in that particular trade.

I had this picture in my mind of a far off time long ago where the pace of life was slower and morals and work standards came before material gain and wealth, where craftsmen were craftsmen and worked away methodically in their badly lit cold workshops.

Now I understand this to be totally wrong, tradesmen in the late 17th century and early 18th century had the same problems we have today, they had to make a living, so the same business principles of cutting costs i.e. materials and labour still applied.

This we can see in the construction of the cases, its very rare you find elaborate jointing in longcases clocks at the most you might find a double tenon joint in the cross rails of the trunk front, or a mortise and tenon joint in hood doors. But on the whole cases were jointed with half-lap or even butt joints, backboards were put together using any wide boards they had in the workshop, more often than not it would be pine. Don’t get me wrong the clock builders of yesteryear were craftsmen but no more than the craftsmen of today, the difference is tooling, techniques and materials.

Our furniture craftsmen of today are truly skilled, it takes knowledge and understanding to set up and run the likes of a CNC router (computer numeric control) and know the correct tooth angle on a circular saw blade when cutting MDF (medium density fibre board) to get the best cut without damaging the blade or saw. This all became very clear to me when studying for a City and Guilds advanced furniture qualification.

Studying early furniture makers especially Chippendale as we came into the mahogany period of 1735, this man Chippendale was a businessman, an entrepreneur of his time.

He brought furniture to the middle classes, mass-producing and importing mahogany from South America and Cuba.

It’s said that he instructed Captains of the ships bringing the timber into England, to go though Jamaica as Jamaica was a country in the commonwealth and therefore no tax was due on the timber. This timber was made up in France by some of the best chair makers of the time and then shipped to England and finished in Chippendale’s workshops in London.

The one thing Chippendale did do that significantly influenced the style of furniture and therefore the clock cases of the period was to publish a catalogue of the patterns and styles of his work.

His new style was an infusion of three styles, the architectural Gothic style, and the much fashionable style of the day Rococo, and the new imported style which was creating much excitement at the time the Chinese Style.

All three came together in one style and in one publication; this meant that for the first time in history furniture makers could offer a modern and fashionable style of uniformity across England and Europe.

Other furniture makers influenced style of the late 1700s, men like Hepplewhite, although much in the style of Chippendale, Sheraton with his inlays and stringing, fluted columns and Corinthian caps (Egyptian style), and the Adam Brothers. All influencing the style of the period and so attributing to the way furniture makers made and finished the clock cases of their time.

I believe Chippendale was a craftsman, but if he was here today I’m sure he would be using overhead routers, chipboard, and be spraying with synthetic finishes.

There are some clock patterns in Chippendales publications if they were ever made I don’t know. I’ve never seen anything like them as they are very elaborate but saying that I bet somebody has had a go.

I mention this because trying to make a clock case in the traditional way using traditional methods and construction gave me, like earlier case makers my first big problem.

This is the same problem furniture makers and clock case makers have had to fight with through the ages. That is the problem with timber stability when using wide boards of hard wood.

Affiliate - the buzz word of the internet. But what is an affiliate? Why would you choose to become one? How do you make money? Is there a capital outlay to become an affiliate?

Let me simplify it for you. Lets say you own a traditional retail outlet. to ensure stock you have to pay a wholesale price for goods to resell to others for a profit. The problem with this is you have had to pay up front for the goods and run a risk of not selling all products purchased.

An affiliate on the other hand could be classified as an online retailer. Instead of purchasing products and services up front an affiliate offers to advertise a company and their associated products and services. In return for each sale made through the affiliate the company will pay them a margin - usually a percentage of total purchase price.

This is fantastic because the affiliate doesn’t have to have a retail shop, doesn’t have to buy products up front and best of all doesn’t have to have a website.

It may seem a bizarre concept but it really is a win-win option for everybody. You (the affiliate) make money without a capital outlay and the company you are promoting increases it’s customer base.

The thing is there are many many people out there today making money off the internet. It is not about signing up companies who promise you the world and deliver very little, it is not about parting with your hard earned dollars hoping to make the money. It is about finding options where you don’t have a capital outlay and at the same time build to make a consistant income.

As an affiliate you don’t need a capital outlay. Anybody can be an affiliate and be earning money within 60 minutes. There are plenty of documents on how to make money as an affiliat out there. This makes the task of learning how to be an affiliate a rather daunting one.
