There are advantages and disadvantages to everything in life and they vary from person to person. You will need to consider whether buying a timeshare suits your personal lifestyle and finances. Will you be investing your hard-earned nest egg or only a small part of your overall worth? Whatever your situation, however, any intelligent investor will certainly scrutinize the pros and cons of the investment carefully.

Looking at the advantages first - To start with, timeshares are clearly far more economical than buying a piece of real estate for a lifetime if, realistically, you are only going to end up using the property once a year. If you spent $200,000 on a property compared to investing a much lower amount, say $10,000 plus $500 annual maintenance fees, in a timeshare property over 30 years the maths would look like this:

$10,000 (initial purchase) + 30 years x $500 (fees) = $25,000 for 30 years

The total saving would be $175,000 compared to a real estate property! Quite a sum! How much of a good investment is it to put that much money into a property used so little?

Now let’s also compare this with staying in a hotel for 30 years. We’ll use a modest $1,200 per year as our base cost:

$1,200 hotel costs per annum x 30 year lifetime = $36,000 (still $11,000 more than the $25,000 timeshare costs over 30 years!)

Not only do you save money but you still have all the home comforts of staying in your own place rather than a hotel suite. Typically, today’s timeshare condos have two or three bedrooms, a couple of bathrooms, a kitchen, a dining room and its own laundry room…and last but certainly not least - an indoor or outdoor pool! Add all this to everything the resort has to offer and you have the perfect combination of home comforts and full facilities.

If you have a timeshare the hassle of dealing with general upkeep of the condo is all dealt with by the developer. Gone is the constant worry of the maintenance needed on a piece of real estate property.

Also, if you or your partner are bad at scheduling vacation time, with a timeshare you will definitely make a point of taking at least one vacation a year! What could be more relaxing than planning a trip to your own timeshare condo?

Most timeshare developers are linked to other timeshare companies which greatly facilitates timeshare exchange - yet another reason why people are so keen to buy timeshares.

If we talk a little about the disadvantages of timeshare, unfortunately it’s a sector that has seen its share of fraudsters of late and been plagued with scammers. Stories abound of people being hit with unethical, pressurized selling techniques after having innocently attended free seminars about timeshare. Steer clear of these scams. Do read all paperwork carefully before signing it and pay attention to the fine print! Do your research and find out who the timeshare company is before you buy.

If you pay a large deposit you may be losing interest on any moneys you’ve borrowed, plus you will also be paying the maintenance costs.

Probably the biggest disadvantage is the lack of appreciation. Timeshares don’t tend to appreciate in value and can even depreciate over time. They are also more difficult to resell than real estate property.

One final point is that the lack of flexibility of timeshares may not suit everybody as you are necessarily tied to using it each year at a specific time. Although some companies offer flexibility you are always competing with many other timeshare owners who may be planning to take their holiday at the same time.

CRM integrates people, process and technology to maximize relationship with all Customers. CRM is comprehensive approach that provides seamless coordination between all customer facings functions. CRM increasingly influence internet.

But as I am going to mention below CRM exactly doesn’t solve the customer queries or does it build relationship between customers and company in the long term relationship.

CRM hasn’t actually brought the sales teams, marketing departments, R&D, or customer service departments any closer to the customer at all! Technology is a poor substitute for the human voice and social interaction.

Let me first tell you that there is a serious problem with the oxymoron Client Relationship Management. If Intimate loving families and friends find it difficult to manage their relationships how is a company that sees its clients only a few hours each year going to manage the relationship?

Building layers of separation between the company and the client, software programs, auto responders, marketers, voice mail systems, web sites, and self serve check outs are the death of communication between a business and its clients. Most people won’t try to navigate the tangle to tell you that they are dissatisfied, they will just leave…and you’ll never know why because they won’t leave a message on your voice mail a note.

Marketing managers spend a lot of time gathering information on their customers, information that, unfortunately, is rarely analyzed and even more rarely put to any practical use to improve the service to the customer. This field of activity is called Customer Relations Management (CRM) and is implemented with the aid of a great deal of money and even more time in many companies. But what is the use of gathering all these data and storing them if they are not used to provide an even better service for the customer?

But at the same time if you see frustration on a clients face, you can act immediately to turn a problem into a success. Some of the most loyal customers come from a bad situation turned surprisingly good.

Let me give you an example which happened with me. Last month I ordered for pizza at the famous pizza delivery house located in heart of the Chennai city. Because of mishandling of the package, when the delivery boy was handing it to me the pizza got damaged. When I called up the manager and asked him what should be done with the spoiled pizza, he immediately remade the order and delivered it to me at no extra cost. After that I never looked out for another pizza house and I was so much impressed with that gesture from the manager that I started ordering every weekend. The pizza house certainly got its money worth on that INR 300.00 investment. And if I had to replace that pizza myself it would have had a totally different outcome. CRM cannot be credited with the success of the managers handling of this problem.

Customers are really hungry for those pleasing little experiences when they spend their money, and although everyone complains about unfriendly service and moans that businesses should be more customer-oriented, the situation doesn’t really seem to be improving. And this has negative consequences, both for the customer and for the provider

There is no better client relationship than the one that is face-to-face, person-to-person. Every companies Customer Service Representatives are the front line. They are every company’s image; they represent their company much more than company logos or ads. It’s a lot cheaper to pay customer service people a living wage and use them to get the information needed, than to dissipate thousands of dollars and man hours on CRM software that cannot.

Single Parenting – A Valid Reason Not To Divorce?

So far as the institution of family is concerned, our society is predominantly oriented towards two-parent families. For upbringing and fostering children, the presence of both the parents is considered to be essential and fundamental. Any other scenario deviating from this norm is believed to be inherently faulty and damaging. To some extent, it is true also. Till now, human families have been built on the rock of two-parent orientation. This belief has certainly influenced the micro-intricacies involved in the process of growing up and becoming an adult. However, by stressing this norm beyond a limit, we tend to ignore the necessity and inevitability of social evolution and individual independence. For relevant reasons, people may resort to alternate trends which may not be popular or have a mass support, but are acceptable and sometimes unavoidable. Single parenting is one such trend.

Several circumstances may lead to the formation of a single-parent household. However, divorce happens to be the number one reason. Being a single parent is a big challenge in itself and, sometimes, this task may seem to be so undaunting that an individual may continue to stick to a festering relationship, rather than moving ahead with his life and accepting the challenge. There are several reasons why people are repelled by the idea of single parenting.

One possible reason could be concern for the children. People are concerned about their children’s growth and future and want them to have the advantage of a regular family. For this, they are willing to bear with their personal unhappiness and turmoil. Though this decision, in reality, may not be in the best interest of the children, yet, the myths prevalent about single parenting may motivate the people to suffer for the sake of their children.

The other side of the coin is that the problems faced by single-parent households are the same as that of regular ones. Yet, the reason they seem to be so difficult is because the person supposed to face them tends to be alone. Parenting is a full-time job and may involve certain situations which could be tackled easily as a couple than as a single parent. For example, during certain phases of their growth, children tend to exhibit a critical and hostile attitude towards parents. It becomes easier to accept this situation as a couple. However, in the case of a single parent, it may lead to feelings of hurt and frustration. This sense of loneliness and isolation may repel the individuals from resorting to a divorce.

Other reason why the prospects of single parenting may prove to be an impediment on the way to a divorce is financial insecurity. If one of the spouses happens to be unemployed or not earning enough to support the children, the prospects of raising a family alone may seem to be impossible. This could induce the aggrieved individual to avoid a divorce, so that the children may continue to enjoy the benefits of financial stability. Research has shown that one of the biggest reasons that can jeopardise an attempt at single parenting is financial incapacity. Lack of resources may vitiate the family life and could have damaging effects on the personalities of the children. The financial self-reliance and self-sufficiency of a single parent is vital for him or her to make his family life a success story.

People tend to be concerned with their progeny’s psychological and emotional health. They want them to grow up into healthy adults and expect them to have stable relationships with their future life partners. A divorce may deprive them of adult role models and may lead them to have unhappy and unsuccessful relationships with their spouses. This could turn out to be one of the reasons for avoiding a divorce.

Thus, we have seen that for a number of reasons, people may drop the idea of a divorce and may continue with their non-functional relationships, rather than opting for single parenting. However, many of these reasons are based on myths and a logical analysis of them may dispel these fears. It is good to have adult role models, provided these men and women are emotionally healthy individuals. Children may suffer greater harm by living in a situation of perpetual conflict and discord, rather than having an effective and mature single parent. A single parent with relevant family skills and financial ability can raise well-rounded children. Alternate role models may emerge amongst friends and relatives. Initially after a divorce, things may prove to be tough for the children and the parent responsible for them. However, with patience and tact, this decision may prove to be the beginning of a new life.

Vitamins Protect Against Alzheimer’s

The Archives of Neurology, a monthly professional medical journal published by the American Medical Association, published a study done by researchers at Johns Hopkins University in Maryland, suggesting that vitamins E and C, when taken together, could potentially protect the brain against aging.

The research team studied information on over 4,700 people over the age of 65. More than three hundred of the subjects showed signs of Alzheimer’s. In the study, researchers found that people taking both vitamins E and C were 78% less likely to show signs of brain deterioration than those not taking the combination. The study did not notice an advantage with those taking only one of the vitamins, or those taking a multivitamin by itself. Instead, the two micronutrients seemed to exhibit a synergistic effect.

Antioxidant vitamins, such as vitamins E and C, block the effects of oxygen molecules and are known as free radical scavengers. Free radicals, which damage cells and which may also play a part in causing cancer and heart disease, are essentially “loose electrons” which have been knocked out of their orbits around the nucleus of an atom and, as a result, are left to go “careening about” as they attempt to reestablish a new orbit. The behavior of free radicals is thought to cause cellular damage and lesions linked to free radicals have been found in the brains of Alzheimer’s patients.

The researchers were unsure as to why these two vitamins needed to be taken together, yet proposed that routine consumption of both vitamins could possibly reduce the risk of developing Alzheimer’s. One theory suggests that because vitamin C is water-soluble and vitamin E is lipid-soluble, that vitamin C may recharge the antioxidant qualities of vitamin E. If so, this would enhance the ability of vitamin E to reduce free radicals and lessen the effect of oxidative stress.

More studies are needed to determine whether the subjects taking the vitamins may live healthier lifestyles in general, which could be the true cause of their lack of Alzheimer’s symptoms.

Vitamins E and C can be found naturally in many food sources. Vitamin C can be found in citrus fruits and juices, cantaloupe, strawberries, tomatoes, green peppers, broccoli, turnip greens and many other leafy greens. Most all fruits and vegetables contain some amount of vitamin C Vitamin E can be found in nuts, green leafy vegetables, fortified cereals and vegetable oils.

The Alzheimer’s Society says that it may be challenging to find other subjects that are taking such a high amount of vitamins E and C. They do desire more tests to determine whether the current evidence for vitamins C and E can be helpful.

More trials are underway.

Do your mid-week strength and interval workout. Jump your intervals up to 40 seconds from 30, or up to 75 seconds from 60. This should be your toughest interval training workout of the year - so give yourself an extra 30 seconds of recovery between intervals.

Thursday

It’s almost the end of the week! Choose to do 30 minutes of activity. After, review your liquid calorie intake. Take note of how much alcohol, juice, soda, and other sweetened beverages you drink each week. Then make plans to reduce your liquid calorie intake. Substitute no-calorie beverages such as Green Tea or filtered water.

Friday

Finish off a great week with another strength and interval workout. For dinner, try a new low-glycemic vegetable today such as squash, a yam, green beans, or spinach. The more vegetables you eat, the leaner you will get.

I’ll be honest…this is the first year I’ve eaten spinach on a regular basis. But the point is, I made an effort and it worked. Try, try, and try again until you find more vegetables to help you burn fat.

Saturday

Meet a friend for 60 minutes of activity. Re-read your professionally designed workout program to identify what has worked best for your fat loss results. Share your manual with a family member and help get them on track to better health as well.

Sunday

Get up early and do 30 minutes of activity followed by your planning, shopping and preparing. Pick up extra vegetables at the grocery store and commit to trying a new lean protein source.

Whew! That’s it. A great week of weight loss, all achieved without slow boring cardio workouts. In fact, the variety alone would be enough to keep you free from the stress of boring workouts. Have fun, burn fat, and and build a better body this week!

Are You Too Old To Lose Weight?

Body And Mind - The Undeniable Connection

Both mind and body are continuously affecting one another. As that phone call proceeds, swarms of electrical impulses whiz down nerves at break neck speeds, creating a flood of hormones that are absorbed by the cells in our body. We don’t just think that we are irritated; we physically feel that we are irritated. Similarly, our body is constantly subjected to attack from hosts of microscopic invaders, some of us malnourished, and some of us need more exercise. Bodies that are well nourished and exercised have the capacity to produce more of the brain chemicals that make us feel good. The further you delve into the mind-body connection, the more you are inclined to realize that by developing effective physical and mental coping mechanisms the better chance you have of functioning as a well adjusted person in a constantly stressful society.

If you exclude the fact that your medicine cabinet my be inundated with supplements and vitamins, and you try to eat the mandatory one item of fruit per day, while attempting a few glasses of water and confronting the daunting prospect of going to the local cacophonic gym in order to wind down your day; you may be asking what else can be done to further your quest for good health. Clearly we have not addressed the “mind” side of the mind-body continuum yet. I am not including your monthly dose of therapy, or the attempt to follow the advice of our many new age gurus that implore us to “think positively”. In many instances all this does is to put a plaster over a well of stress and worry, or at worse produces a flood of guilt, driven by the fact that you know you should think positively, but are too overwhelmed by the life that dominates your conscious mind. I am talking about a genuine attempt to address the deep seated emotional triggers that activate the health damaging chemical storm that affects our bodies, especially under times of stress.

A first simple step is simply to acknowledge that it is possible. It is possible to address the various aspects of the mind to make a significant impact on the health of your body - “I can do this too”. In fact there is a growing school of scientific evidence to say that it is possible to achieve this. Scientists call this science Psychoneuroimmunology (PNI), the link between the psyche, the neurological system (brain and central nervous system) and the immune system. This science is often illustrated best, by the capacity of people suffering from so called auto immune related disorders to drive the disease into remission, or in some cases to live in harmony with the disease. There are cases of tumors disappearing in the absence of chemotherapy. Likewise there are individuals that have managed to come to terms with the fact that the HI virus has found a home in their body and are commonly regarded as “long term survivors”, all things considered there people are more like long term thrivers. But PNI, need not only apply to diseases like cancer, HIV or Chronic fatigue syndrome. Many people suffer from more common day to day mind-body related ailments - neck aches, head aches, migraines and ulcers - ailments that are far less daunting but also have a direct relationship with stress and lifestyle. The message is simple “It’s possible”.

“It’s possible”, but do you know how the so called ailment operates in your body? What triggers it, where does it reside and what switches it off? While you are reading this, STOP, don’t move a muscle! Take stock of how you are sitting, how do your toes feel, can you feel the pressure of your backside on the seat, what angle is your shoulder at, how about your neck? Is there is one place where tension in you body is at its highest? If you examine that exact place, which part of it carries the most tension, the middle to the left, to the right, deep inside or on the surface? Can you pin point the exact spot? Now what does it need to let go? If you imagine it, what characteristics would it have? Would it be a specific colour, a specific shape or temperature? Does it have a name? You may notice that the mind has graphic or auditory representations of feelings within our body. Now think back to various times of the day, when is this feeling the strongest? If it had an on/off switch what event would switch it on immediately?

We have not explored the importance of breathing, posture or the importance of spiritualism in your life. Nor have we considered the impact of having a true life purpose, and its effect on your body. For now get curious and play and enjoy.

The Greater St. Lucia Wetland Park

‘Long haul’ has to be the only reason Steven Spielberg didn’t choose the St Lucia wetlands in Kwa-Zulu Natal, South Africa, to shoot his epic dinosaur trilogy Jurassic Park 1, 2 and 3.

Here, the unspoilt rivers and streams, lush swamps, infinite dunes and beaches, never-ending savannah grasslands and a breathtaking marine underworld of coral reefs and canyons look the same as the day the dinosaurs roamed the earth.

Not surprisingly, the area inspired many names in the hopes of finding one appropriate enough to do the paradise justice before the early Portuguese explorers eventually settled on Santa Lucia, or St Lucy’s.

One of the reasons for St Lucia’s adjacent thriving eco wealth may be attributed to a portion being declared a Game Reserve back in 1895.
