1.-The Island
Before, this used to be popular only for larger spaces. These days, bespoke islands are also suitable for small or narrow kitchens. It’s a good idea to consolidate as much counter space as possible near the most frequently used appliances. 3.-The L-shape

Tall storage units work best in this configuration while foldaway units and imaginative storage facilities like baskets, shelves and wall hooks will help minimize clutter.

5.-The U-shape
This is recommended for spacious kitchens as it takes up 3 walls. However, it offers maximum storage and preparation space. Pivoting storage units are a great tool in maximizing corner storage units. Pay special attention to the work triangle here to make sure appliances have ample space between them. If you don’t, you might feel boxed in since there are more use of light colored cabinetry or reflective surfaces like stainless steel to help distribute light around tight corners.

“The truth is, red is not your color. No, of course I’m not trying to hurt your feelings…you want me to be honest don’t you?”

When you are recipient of this kind of honesty you have to ask some questions: Is this person having a bad day? Is this just an instance of poor social skills or low self-esteem? Is this a case of competition or is it just payback time?

Several emotions and behaviors come disguised as honesty: Anger, revenge, justification, judgment, and low self-esteem. When someone justifies his or her honesty there is probably some conflicting intention behind it. How do you read between the lines? Here are some of the warning signs that reveal another truth: Honesty justified is a half-truth.

I just have to be honest…
“I just have to be honest,” is a warning sign that you have just been deceived. It happens in personal
relationships when the intentions are contradictory. For example, “I just have to be honest, I never really cared for opera in the first place.” In the ears of the listener the hidden truth is this: “I have lied to you, led you on and pretended to enjoy opera in order to please you and win your approval, but now that you are hooked, I’m ready to get real.”

Until you are aware of these conflicting intentions you create patterns of discord. Gary Zukav, author of Seat of the Soul says that we are unable choose our intentions consciously until we are conscious of each of the different aspects of ourselves. “If you are not conscious of each part of yourself you will have the experience of wanting to say, or to intend, one thing, and find yourself saying or intending something else. You will desire to release a painful pattern from your experience, and see it reappear yet again.”

Few people are self aware enough to be honest. Honesty is uncomfortable. It means honoring feelings and examining intentions. Anger is often cloaked in honesty with the hidden intention of revenge:
Well it’s the truth!

“I don’t enjoy going to the opera with you anyway. You don’t know how to dress, your manners are boorish, and it’s obvious you are outclassed. Well…it’s the truth!” Have you ever noticed that “well, it’s the truth,” is always said after delivering a slam?

Anger disguised as honesty reveals hidden judgments, i.e. I have overlooked so many flaws including your lack of class, your white socks and high water pants. It hacks me off that you didn’t recognize my superiority.

You may not be consciously aware of your intentions of revenge, i.e. you have hurt my feelings and now I want to hurt yours. No wonder we all believe the old adage, “the truth hurts.”

Neil Donald Walsh, in his book Conversations With God, says, “Feelings are neither negative nor destructive. They are simply truths. How you express your truth is what matters.”

Harriet Learner, in her book The Dance of Deception, says, “Much of what we call telling the truth, involves an unproductive effort to change, convince or convert another person rather than an attempt to clarify our own selves.” This tells me that truth is about representing ourselves and not placing demands and judgments on others.

Well, to be honest…
The other honesty issues happen in business. On a follow up call you hear; “Well to be honest…” (The writing is on the wall when a prospect begins a sentence with that phrase.) Decision makers pretend they are interested in a product or service that they have no intention of buying, yet instead of speaking the truth up front, they pass out false hope and waste the time of the persistent sales person.

However, persistence facilitates truth telling. When someone says, “Well to be honest,” what they really mean is this: “I have pretended to be interested in your product or service, and even though I am the decision maker, I didn’t have the backbone to say bug-off. It seemed easier to lead you on, than to admit that I wasn’t interested. It was my intention that my procrastination would wear you down, but in reality, your persistence forced me to be honest.”

You come to the conclusion that honesty is not only a heart breaker but also a time-waster. And yet the only way to see through the deception is to become more honest yourself.

- Do I lead people on because it’s easier than being honest?
- Do I use honesty as an excuse to express anger?
- Do I understand my intentions when I express my honesty?
- What other truths are unspoken in my honesty?

What’s Up With Boston Condos?

2007 has been an interesting year for Boston Condos. The murmur heard on the street is that there is a tremendous amount of inventory on the market, the market is beginning to favor the Buyer more than the Seller, and the Boston real estate market is in a slump. It’s easy to follow what you hear, rather than digging into the statistics to find out what is really going on. So let’s dig into the statistics by analyzing the first quarter (Q1) of both 2006 and 2007 to see what nuggets of information we can find.

Before we look at the numbers, the assumptions that we are working with here are:

  • Properties are deemed to be condominiums
  • Properties are in the city of Boston itself
  • Sold properties represent those that undergo a change in ownership (i.e. we are not counting those that are under agreement)

Let’s take a different look at the situation - let’s determine how many Boston condos sold in Q1 2006 vs. Q1 2007. To stimulate some conversation, let us try and determine whether the activity (sold condos) and the amount of market consumption year-on-year is the same, regardless of how much inventory there is or is not on the market. During the first quarter of 2006, the total number of condos that sold in Boston was 834, and the average days that a condo sat on the market until it sold was 95. Contrast this with the first quarter of 2007, where the total number of condos sold was 861, and the average days on market was 130. So, year-on-year, we see a paltry 3.2% increase in the number of properties sold, and a whopping 37% increase in the days on market. Combine this with the sales to list price ratio (a condo sold for what percentage of the price at which it was listed) that stayed relatively the same year-over-year, and you don’t have a lot of concrete information to get “down” on the market. Bottom line, the market consumed slightly more condos in 2007 than in 2006, and it paid relatively the same premium for those properties. Maybe you are thinking that with the bump in days on market, consumers may have paid less on a year-over-year basis? If so, you would be wrong! Boston condos appreciated at 6% when looking at the average sales prices (from roughly $458K to $486K) from Q1 2006 to Q1 2007.

What does all of this tell you? Well, you can draw your own conclusions, but the stats show us that the market for Boston Condos is performing at a steady pace year-on-year, and despite a shift in days on the market, condo prices continue to appreciate on the whole. If anything, with the new Boston Condo Developments that continue to hit the market, we will continue to see the quality of condos increase, and perhaps along with that, prices.

Debt - Working For a Dead Horse

If you plan to have money, you will do well to avoid running into debt. Nothing drags a person down like debt.

I received some mail from the post today, most were unsolicited from credit card companies trying to temp me into debt. As I tore them up, I remembered a time when my credit card and student loan debts were a big weight.

Getting a credit card was easy as a student; I got mine during Fresher’s week - the first week for new university students - a time when all the banks target innocent students by offering free money and promising an easy life through their “best rate” loans and credit cards.

Fortunately, I did not go mad with my credit cards, splashing out on things I didn’t need, so although still a burden my debts were moderate — compared to some who had debts over £10,000. I believe it is common now for students to graduate with debts over £20,000. Talk about an uphill struggle.

The first four years after graduation was committed to clearing my debts. It was a time when nothing bothered me most than the debt hanging around my neck. I felt the task of clearing it was insurmountable. I have since promised to be debt free, as I consider it a very good position to be in, especially debts spent on consumer goods (bad debt).

Is there good debt you ask? Yes, good debt is where you borrow money to buy something that can be sold later for profit or something that increases in value, the money borrowed in this situation is seen as an investment. You can say the money spent is working for you.

Getting in debt for what you eat, drink and wear on the other hand is to be avoided. As P.T Barnum said, working for what you have eaten or worn out, but which you still have to pay for is “working for a dead horse”, as there is nothing to show for your money.

Debt you see robs you of self-respect and makes you almost hate yourself because you are nothing but a slave to your creditor. Your creditor goes to bed at night and wakes up in the morning better off, because his(her) interest has increased during the night, but you grow poorer while you are sleeping, for the interest is accumulating against you.

Having bad debt is giving money the permission to work against you, from my experience there is no chance of you being successful if you take this position. If you must get into debt, let it be for something that will make you money.

Question: What do you mean by the Statute of Limitations ? Congress thought about this and felt that the American consumer needed some relief from the predatory practices of the collection arena. For many years collection agents and companies virtually harassed, scared or extorted poor unfortunate people into paying exorbitant fees in the collection process. So Congress deemed that certain consumer items were eligible to be taken off of one’s credit report if they passed the statute of limitations criteria.

The Fair Credit Reporting Act is specific. When an item is reported delinquent, the month that an account was first late initiates a seven year clock. Regardless of who purchases that account, the account must be deleted after seven (7) years and 180 days.

I mentioned earlier regarding the practices of collection companies that buy aged accounts and send out smooth, gushy mailers offering to settle the account and you can show your intentions by sending them a token amount. This good faith overture can be devastating. Especially, if the collection agency adds a new account number and for all intents and purposes you think that you have a new account.

Question: How can I make sure that a company that I negotiate a settlement with will remove a judgment from my credit report? This can get tricky but it works. Also get the settlement agreement in writing. After you have settled on an amount with your creditor and he has responded in writing you also want to have him do the following. First, either you or your attorney should file a “motion to vacate judgment”. This is simply a motion presented to the court that you would like the judgment vacated. This means exactly what it means. The judgment is taken off as if there was no judgment. The attorney for the creditor agrees not to show up in court for the “motion to vacate hearing”. By not showing up, a default judgment is entered into on your behalf and you win because he simply didn’t show up.

Once you have the order signed by the Judge, you immediately send certified copies to all credit reporting agencies and they in turn will remove the entry from your credit report.

Question: What is the difference between using a corporate credit card and my personal credit card? This could be one of the most loaded questions within these articles. The answer is when you use a company credit card you have no rights to dispute any problems. Period. The only relief you have is if you can settle the claims regarding inferior product or service immediately with the vendor. It is up to him to keep you happy. You have no legal rights.

When you use a personal credit card many windows and doors open up. First off under the Credit Card Collection Act there is no time limit as to when you can dispute a problem. Others will say different. Banks, Credit Card Companies and the whole lot will insist that there is a time limit. Look for a small paperback entitled “What every American should know about credit cards”. I mentioned this earlier in the newsletter. This well written book quotes the laws, statutes and gives you an in depth study of the Credit Card Collection Act.

You will find out that even if a merchant declared bankruptcy, went out of business or whatever the case, the law is still on your side. The law says ” You must make an attempt to contact the vendor”. It doesn’t say certified mail, registered mail, personal visit or any other means of contact. If you placed a phone call and was told that the number was disconnected, this constitutes an attempt to contact.

Here is where it gets juicy. Once you have made an attempt to contact a vendor you then send a certified letter to the credit card company seeking a credit on your bill for $—whatever the reason you are unhappy about. The Credit Card Company (Visa, MasterCard, etc) must debit the merchants account and credit your account with the amount of the dispute. Get this: Even if the guy is no longer in business the Credit Card Company eats the bill. Now you see why they charge those high interest rates. Next time you go out, observe how many retail merchants such as restaurants, motels etc. refuse to take credit cards now. No wonder, you can complain six months later and win. Don’t forget the book. You can find it at Barnes & Noble or Borders.

Can a merchant remove derogatory information from my credit file? Yes, the law is specific. The same company that put the information there can also remove it. The Credit Reporting Agencies simply place information that they have received from their clients. Their clients are the merchants. If you are talking to someone that claims it cannot be done then you are talking to a person that is either not aware of the law or has a preconceived notion about their own personal knowledge.

Be aware. You certainly must have a compelling reason for the merchant to remove any derogatory information about your credit. This can be either an agreement because you are paying off an old debt or the threat of “contempt of court” can also initiate this action. You will also find out this common adage. Most people will back down when someone who gives the appearance of knowledge speaks up.

So the average citizen says nothing and accepts certain reasoning from merchants or their collection agents simply because they wear the hat of power. That should not be the case. Refer to other issues of this newsletter and remember that you have the power of the law now.

The Federal Government through the Student Loans Program even says that when a student loan has been paid on a timely basis (12) months, then ALL past references to late payments are removed. If it is good enough for the US Government, it certainly must be good enough for bill collectors.

You can avail a deduction of up to Rs. 1,50,000 of you total tax liability, Also reconstruction or renewal or repairs is eligible for deductions under the said section.

The Section 80(c) of the Income Tax Act, 1961 allows you a deduction of up to Rs. 1,00,000 on the principal repayment amount.

Example
Suppose your total taxable income is Rs. 6,00,000.
Hence now your total taxable income becomes only (6 - 2.5 - 1 Lacs) and that saves a lot of money!
