While your Life Path is your basic direction in life, your Personal Year shows those particular kinds of activities that the universe supports you in during a calendar year. The question is, what happens when your Life path goals and your Personal year activities are in conflict? Are you doomed to have a bad year?

The Nine Year Cycle

First, it’s important to remember that your Personal Year number changes every calendar year; we all go through the full cycle, (1) through (9) multiple times throughout our lives. So for every year where the universe supports events that don’t match our Life Path, there will be an equal number where our Life Path is supported. As in most things which act on us in cycles, the good and bad affects tend to cancel out over time.

This doesn’t mean that you should ignore your Personal Year; rather you should take it into account and use it to your advantage. If a particular year is not supportive of some venture, you can hold off and start that project or business in the following year. The whole point of knowing your chart is to plan those things you can control to take advantage of the universal cycle; to act when the tide supports you.

Stress Numbers

Frequently, we can predict how conflict between your Life Path and your Personal Year will manifest. We do this by calculating the stress number value. A stress number is determined by subtracting the lesser number from the greater between your Life Path and your Personal Year. For example, if your Life Path is (3) and your Personal Year is a (7), the Stress number value would be (7 - 3) or (4).

Stress from this combination will manifest as an inability to relax and be creative. You will be too serious and unable to relate to others.

Stress from this combination will manifest as an inability to focus and concentrate on the task at hand. You will be unable to plan for the future or hold yourself to long, difficult tasks.

Stress from this combination will manifest as a reluctance to adapt and accept change. You will fear freedom and social interaction with others. This could interfere with your sex life.

What is a Short Sale?

A short sale happens when a lender is willing to sell a property for less than the total amount owed by the borrower. The property is worth less than owed therefore, has no equity and the homeowner is seriously behind in payments. In many circumstances more than one lender is involved. Even if the property is worth at or slightly above the amount owed, the owner could still be upside down when other factors are considered such as agent commissions, delinquent taxes, homeowner dues and other standard closing costs. A short sale could offer a workable solution for all parties involved, helping the distressed homeowner avoid foreclosure.

Who are the players?

Let’s say you have a motivated seller who absolutely must sell otherwise face foreclosure. They have missed many payments and yet do not want the property to go into foreclosure. The seller consents to the buyer or agent negotiating with the lender to accept a short sale. What needs to take place in order for this to happen? The process can be somewhat complicated however, many say worth the hassle since discounts are often in the tens of thousands of dollars. Intrigued? Read on.

Why are lenders giving away instant equity?

Foreclosures are skyrocketing and most experts agree that this trend will only increase in 2007 and beyond. In fact, The Center for Responsible Lending conducted a study in which predicts that 1 in 5 sub-prime loans issued in the past two years will enter some stage of foreclosure. Since sub-prime loans account for approximately 25% of all mortgages issued, the expected impact is thought to be staggering.

Lenders do not want to be stuck with houses they cannot move. Since lenders are not in the property management business, they figure it is better to accept a discounted amount than to take the property back in foreclosure and risk having to hold it for an indefinite period of time. If they do foreclose, aside from costly legal fees, they also face high carrying costs including tax payments, insurance, homeowner’s dues and other maintenance issues. In addition, vacant properties sitting for long periods of time are at risk and more costly to insure.

Additionally, lenders need the cash reserves and bad loans on the books also affect their borrowing power. Adjustable rate loans are resetting and homeowners are not able to meet new monthly payments. Initial low rate terms are coming due and already strapped homeowners are not able to keep up with payments.

Therefore, short sales can be a win/win/win situation for all parties involved. These conditions allow for many bargains to be snapped up by investors who are paying attention and are at the ready to purchase the undervalued properties. The seller is able to avoid foreclosure, which can be a very detrimental mark on their credit and the lender is able to move the property off their books and avoid costly legal fees. There are however, tax implications that the seller needs to be aware of before agreeing to a short sale. All borrowers should consult with tax and legal professionals to understand the tax and/or legal ramifications involved in their situation before agreeing to a short sale.

Show me the money? Let’s look at an example.

Let’s say a property was purchased for $500,000 with anticipated repairs of $45,000 and after value repairs estimated at $615,000. Now, after 1 year’s time and a declining market, the property is worth only $495,000 after the repairs were made, and an offer comes to the table of $435,000 from Mr. Investor. There are two lenders involved and both agree to take a loss just to sell the property and get it off the books. Between the two lenders, over $65,000 is discounted off of original purchase price. This does not account for a significant amount of other closing costs also paid for by the lender. Many opportunities like this exist in short sale investing however, just like any investing tactic, does not work for all situations. Yet, who can resist coming in with $60,000 of instant equity which is why short sale experts believe this is a tactic worth pursuing.

Generally, the buyer/investor gets a property well below market. Not to mention the benefit to the agent(s) in commissions if one is involved. Short sales are a great tool for those investors looking for undervalued properties (isn’t every investor) because the lender(s) are willing to take a significant discount so long as the sale adheres to their guidelines. Most investors recognize that their profit is made in the purchase and, when they walk in with instant equity, they have many more options available to turn a profit.

If you love nature and want to know more about Mexican history, visit XCaret, an hour south of Cancun.

Having lived in the nearby city of Playa del Carmen and worked as the illustrator for this company years ago, I spent a large amount of time there, and it is stunning.

What exactly is this place? It’s a combination of zoo, aviary, butterfly garden, amusement park (without rides) and outdoor natural history museum and more. Situated within the Mexican jungle, you board a bus at the main Cancun-Tulum corridor road, and it takes you down a lush jungle road to the park. It is a large complex, so expect to spend the whole day there, and use vast quantities of sunscreen to avoid getting sunburned while there.

Walking into XCaret’s main building, holding the gift shop and dioramas of major Mayan ruin sites, you will see a snack area. Sometimes there are events that happen in this building, which is the gateway to the park. Make sure to go to the gift shop, there are many lovely nature-related items for sale. You may even find something with my artwork on it, as many of my designs were used for novelty items. There are posters (which I did not do) that were there before me, and are still being sold, that are incredibly original and beautiful work. This isn’t your average tacky gift shop, it’s impressive.

When you walk into the park itself, you are walking into a maze of exhibits and attractions, woven by paths throughout a huge section of the Mexican jungle. There is an underground river cave, where you can go snorkeling. If you get to the park early, you’ll be able to do this without being in too big a crowd. It’s surreal to be carried by the water through a real underground cave, that winds around the park. Very relaxing. This is a great way to cool off, as the hot sun can get to you, even in the jungle.

There is a horseback riding stable. The horses are gorgeous Spanish-descent creatures, with long manes and elegant stature. But, when I was there, they were slow and just did what the horse in front of them did. If you want to gallop independently on the beach, forget it. They follow eachother in a line day in and day out, so they are trained to be trail horses only. It’s fine if you are afraid of riding and want to try it, there’s a high probability that none of them will buck you off. The ones I saw were mellow, not hyper.

Both the zoo and aviary have lovely animals that are indigenous to the Yucatan peninsula, such as jaguars, flamingos, parrots of many sizes and colors, a harpy eagle, spider monkeys, and more. All animals at the park are well taken care of. Many live in very elaborate, natural environments. The jaguars are kept on an island, separated from the tourists by a deep gorge. You can see them wiithout fear of them escaping, as they live their lives free from bars. It is a beautiful, large setup.

The lagoon is a scenic area that feeds into the Caribbean Sea, where you can go snorkeling or swim with dolphins. There are hammocks to rest in, for those who don’t care to swim. This area is so colorful, with the deep turquoise water of the sea, the flowers, and palm trees all around. It is truly the full tropical experience. Stop and take a rest there.

At the amphitheatre, there are various shows worth seeing. These actors, dancers and musicians put their whole hearts and souls into their performances. For example, when I was there, they had a showcase of the different regional dances of Mexico, along with each area’s characteristic costumes. It was spectacular. They have evening performances on different themes, expertly lit for the full night effect. It is all educational and great family fun.

When at the park, don’t forget to stop by the numerous restaurants and snack areas. In Mexico, the wait staff will go out of their way in grand style to take excellent care of you, so tip them well. These jobs are in high demand, so they are taken very seriously. If you want top quality service, try the restaurant near the ocean, for scenery and great food.

Since my time at XCaret years ago, it has surely grown even more since then. Whatever has been added is surely innovative and educational. This establishment is pure class, they know how to take care of their customers and treat them right. Make sure to see all the sights and exhibits. You will walk away with a better understanding and appreciation for the Yucatan peninsula, its history and nature.

Texas HoldEm is the latest Smooth Jazz CD put out by the very talented piano playing Joe Mcbride who once again has delivered a brilliant collection of tracks. I’m confident Joe Mcbride fans, and Smooth Jazz fans alike will be pleased with this one.

Texas HoldEm launches with a great track, Big Slick, that I anticipate will be heard on radio stations everywhere, and deservedly so. It really is a very nice track.

Texas HoldEm is a pleasantly varied, mix of 11 tracks that are very well written songs by this clearly talented artist. Most of the songs display a lot of the kind emotion that makes for a really great listen. Seemingly drawing from what I can only imagine are his own personal experiences. At different points touching on the most real emotions of love, heartbreak, pain, failed relationships and unattainable romance. They’re all here.

I’m of the opinion that Texas HoldEm is certainly Joe Mcbride’s best work in a few years. A totally enjoyable CD and an outstanding release. What I call must have music. I give it two thumbs up because it’s a collection that even the casual Smooth Jazz fan can appreciate and enjoy.

My SmoothLee Bonus Pick, and the one that got Sore [...as in "Stuck On REpeat"] is track 7, No Limit. It’s a great track!

How To Accept Menopause In A Positive Way

For some women, menopause is a blessing; for others, it’s a continuation of the curse.

Remember what it was like when you had your first period? In fact, you probably looked forward to that time. Tracking, testing, tweaking and all over again, and again, until it’s perfect! Well maybe not completely perfect but much better at the least. It is extremely important to track everything as good as you possibly can. Make changes when needed, tweak it, test and track it until you can not find anything to improve on anymore!

For a moment there try to imagine that if you could improve your conversion 1% on only five of your products or pages you would be making about 5% more profit. That is not always going to be easy but, it’s absolutely do-able and with some help of fabulous tracking all you practically do, is just wait for the new results to roll in, check them and make some changes. The trick is to have enough traffic (website visitors) to generate new tracking results fast enough. When a website receives only a few clicks a day, it can take a while but, specially then it’s important not to loose any visitor if you can!

An example of good testing is a/b Split testing. It will help you define which of your pages convert best. Testing between two exactly the same copies of an article or sales letter for instance. Change only some minor detail like a few words in your header and see if it gets you better or worse results. You could make some text bold or try different layouts, colors and so on. Then throw away the lesser of the two and do it all over with the better converting page and so on. When continuously tracking pages like this you can keep improving your conversion which is what we are all after, one way or the other!

Besides, visitor tracking and a/b split testing are probably the most common used but, good tracking goes way beyond that. Think, where do visitors come from, where do they go to when they leave, what links did they click and in what order, how did they surf through your site and much more, to much to mention and thoroughly explain in just a few words!

What can be explained however, quit easily is, where to find these super tracking machines maybe better known as Content Relation Management systems or CRM! There are a lot of them out there and they all have their own specialization and most of them are pretty good but, in this case we are not planning on spending a single cent for it. One of the more decent and user-friendly options around must be Google Analytics program. It’s phenomenal, specially for the price…which is completely free.

Now, realize we are talking about some serious features here. It’s absolutely not one of those trashy guru-maybe-it-works-or-maybe-not kind a tool. But real powerful professional tracking. Now! There is a service that will save AND make you some serious cash. Most CRM systems can cost you up to Ten-Thousand bucks or more so, enjoy the freedom!

Can you really earn a nice income working from home?

Have you ever thought of being your own boss and starting one of
the many available work at home careers?

The answers to the above questions are yes, yes, and do it! I’m
working from home right now, composing this article.

A larger and larger percentage of people are taking their computer
skills and their entrepreneurial spirit to launch their own home
businesses and begin new careers - work at home careers. 72% of
American households are thinking about starting a home-based business.

The biggest obstacle for most people wanting to start their own
business has been the high cost of starting a new business. However,
with new technologies available today, you can start and run a
successful home based business for virtually nothing. And you can do
so in an almost endless variety of markets.

I’ll give you a brief history on how I got started with my work at home
career and give you some ideas and suggestions on how you can do the
same thing. There is nothing like the freedom of working from home
and being your own boss… and making a nice income, too!

A few years ago, I was laid off from my job. My unique positions
made it tough to find a something in my field. I was also stuck in
the position of being overqualified for a lot of the openings that
did exist. As I’m sure many of you can relate, this became quite
frustrating and I started to explore other avenues to making an
income, specifically working from home.

I realized a few things: I didn’t much care for punching a clock and
having a boss to answer to. I also knew that I loved to write. But
getting a book or an article published is a long shot and you have
to be very, very successful to make even a modest income. So I did
more research on other possible work at home careers.

After a lot of research, I settled on a couple of areas that I wanted
to pursue. I did want to write and publish a book but I wasn’t going
to do it the traditional way. Instead, my home based business research
took me to the Internet and I set about building my own web site on a
passion of mine, fitness. I also wrote a book on the topic, that I
now sell as an ebook, directly from my site.

I spent well over a year in frustration, buying thousands of dollars
of internet marketing products, the good, the bad, and the ugly. I’ve
made all the mistakes and now I want to help you avoid making those
same mistakes so that you can build a successful online business as
quickly and efficiently as possible.

My savior, what kept me from failing at my internet based work at home
careers, was deciding exactly what I wanted to do and focusing soley on
that one thing. It’s way too easy to keep bouncing from one work at home
opportunity to the next, never sticking with something long enough to see
any positive results. All you end up with is a big credit card bill.

Don’t let this happen to you. Decide what you want to do, put together
a plan, and follow through on that plan with massive action. This is
the only way you’re going to see results working frome home.

Thanks to finally putting together a plan and taking action on that plan
and only that plan, my dream of working from home and selling my book is
a reality. I now get about 1,300 unique visitors a day just to this one site.

Before I learned to focus and put a plan together, I spent a lot of money
on work at home careers, but didn’t make any.

I had to learn some copywriting to write the sales page for my ebook
and this led me to other work at home careers. I realized I enjoyed
copywriting, that it is a learnable skill, that you can do it from
home, and that it pays very well. So my work at home careers include
copywriting. In other words, once you see results with what you are
doing, you can branch out into related work at home ideas and leverage
your knowledge for even greater results.

I’ve always loved to teach, and now I’ve become a mentor and help others
build internet-based work at home careers.

There are a lot of get rich quick schemes on the internet and a lot of
people making a lot of money off of those interested in work at home
careers. But the truth is, it’s not nearly as complex, or as easy, as some
people make it.

You see, work at home careers and making a living on the internet are
great opportunities. But some people give up because they wade through
scam after scam before they get to the gold. Others want instant riches
without putting in the work necessary to become a success. It’s best to
keep things simple.

If you’re looking to start a home based business, the biggest seller is
information, especially how to information. In the past, there was a huge
financial barrier to begin an information publishing empire. Today, that
is no longer the case.

If you have valuable information (experience, hobbies, etc.) that others

Is Oxidative Stress Affecting your DNA?

Many people today are becoming more aware of using antioxidants (from specific foods or supplements) to combat oxidative stress. When asked why antioxidant strategies are taken, many say they fear oxidative damage to their DNA (deoxyribonucleic acid), a molecule containing genetic instructions for building cells.

These fears may be justified. The fact is, the resulting mutation from oxidized DNA may trigger pathological outcomes, including cancer, neurological degeneration and organ failure. Other oxidation targets include proteins, cell membranes, lysosomes, mitochondria, blood and tissue lipids, polyunsaturated fatty acids, and vitamins or antioxidant molecules themselves.-
So, how does oxidative stress begin and what attacks the DNA?

Oxidative Stress on our DNA

Our bodies use oxygen to create energy as fuel for our cells, forming by-products in the process. Carbon dioxide and water are two such by-products, but others include reactive oxygen species (ROS), which have both beneficial and potentially dangerous roles in human physiology.

ROS are reactive species because they lack an electron. This electron deficiency then forces the reactive species to aggressively seek a new one from any source, including cell membranes and DNA. Usually, the ROS are neutralized by antioxidants our bodies form (endogenous antioxidants, e.g., glutathione) and by antioxidants provided from food (dietary antioxidants, e.g., phenolics).

Reactive Oxygen Species-the good side, the bad side

The beneficial roles of ROS include antibacterial and antiviral actions, cell-to-cell signaling (such as by nitric oxide and hydrogen peroxide), stimulation of enzyme functions, and regulation of cells controlling release of hormones. That’s the good. However, when your body produces more ROS than needed to perform these useful functions, and when you body doesn’t have enough antioxidant reserves, this creates a positive-ROS state, or oxidative stress.

How to possibly prevent an oxidative attack

Even during healthy and normal metabolism - but worsened by exposure to added environmental pathogens such as ultraviolet radiation, smoke or other pollutants - the ROS (which are formed continuously) are attacking each cell in our bodies thousands of times per minute or more than a million times per day!

When counterbalancing antioxidant mechanisms are insufficient, DNA lesions occur, including loss or oxidation of base material and breaks of DNA strands. The good news is that not all DNA lesions become pathogenic, as our cells (hard-workers, indeed) also contain mending functions for correcting the DNA injury, called base excision repair (BER).

While it works to repair most of the time, BER may not fully correct all injuries to DNA, leading to mutated DNA, as found in carcinogenesis, aging or age-related diseases.

Give your body a “metabolic tune-up”

For 20 years, Dr. Bruce N. Ames of the University of California-Berkeley has analyzed ROS-initiated DNA lesions, aging onset and disease progression, and has advocated nutritional remedies as protection, including dietary supplementation with lipoic acid, acetylcarnitine, folic acid, biotin, vitamins C, E, B6 (pyridoxine) and -12 (cyanocobalamin), iron and zinc. Together, these nutrients provide what Dr. Ames has coined a “metabolic tune-up.”

An excerpt from a 2002 publication in the Annals of the NY Academy of Science (partly edited)

In feeding studies in old rats, these mitochondrial metabolites and antioxidants furnish several benefits that include 1) arresting the age-associated decline of ambulatory activity and memory, 2) partially restoring mitochondrial structure and function, 3) inhibiting age-associated increase of oxidative damage to lipids, proteins, and nucleic acids, 4) elevating levels of antioxidants, and 5) restoring activity and substrate binding affinity of a key mitochondrial enzyme, carnitine acetyltransferase. These mitochondrial metabolites and antioxidants 1) protect neuronal cells from neurotoxin- and oxidant-induced toxicity and oxidative damage; 2) delay the normal aging of human fibroblast cells, and 3) inhibit oxidant-induced acceleration of aging. These results suggest a plausible mechanism: with age, increased oxidative damage to proteins and lipid membranes, particularly in mitochondria, causes a) a deformation of enzyme structure, with b) a consequent decrease of enzyme activity as well as c) substrate binding affinity for their substrates. An increased level of substrate restores the velocity of the reaction and restores mitochondrial function, thus delaying mitochondrial decay and aging.

So, if you want fight reactive oxygen radicals, -eat the right antioxidant foods.

Used Baby Items - Are they Safe?

You new little bundle of joy is certainly a treasure. And, as you may have noticed, it sometimes takes a fortune to outfit, feed and accessorize your little treasure. How can you give your baby everything she needs, yet save a few bucks in the process? If used baby items are your answer, whether purchased or given to you, you are certainly correct. Used baby items will save you money. But, are used baby items safe for your baby?

Safe Used Baby Items - Clothing

It’s no secret that babies grow out of clothing very rapidly. This is where buying used can be a big help. With the number of quality used baby clothing shops, thrift stores and used baby clothing sold on eBay, you can outfit your baby for a fraction what new clothing would cost. In fact, just recently four outfits for baby girls, size 3 months, were sold on eBay for $.15 (that’s fifteen cents!) with a shipping cost of $5. Four outfits for just $5.15! That’s quite a bargain. And, with proper laundering, quite safe.

Potentially Unsafe Items

But, what about used baby items that might not be safe to purchase? Which items for your baby should you scrutinize or avoid altogether?

Used Cribs

Be very careful when buying or accepting a used crib as you don’t know the risks involved. If the crib is nearly new and properly assembled you should be ok. But, for older cribs you might want to take a pass. And, here’s why:

1. The crib may not meet current safety standards. For example, crib slats can be no more than 2 3/8 inches apart to prevent the baby’s body from getting stuck. Also, the mattress must fit tightly so that the baby cannot get trapped between the mattress and the
side of the crib.

2. An older crib may have lead paint in the finish.

3. If you are missing parts or instructions, you could assemble the crib incorrectly, making it a dangerous place for your baby to sleep. Bottom line, this is your baby we’re talking about. He deserves a crib that is safe.

Other Used Baby Furniture

You need to make sure that any used baby furniture contains lead-free paint.

Used Car Seat

Again, if the car seat is nearly new, you may be okay. However, if the instructions or the DOT safety label are missing, don’t buy or accept the car seat.

Used Baby Toys

If you’re tempted to give your baby your old toys, don’t. They may make great collectibles, but they may not be safe for your baby. Yes, yes, it’s true that you played with them and you made it through childhood, but there are new safety standards for baby toys now. Your old toys can be painted with lead-based paint or contain chips or cracks. Why risk the safety of your baby?

What about newer used baby toys? If you are considering used baby toys do inspect them carefully and choose those in excellent condition, rejecting those which have chipped paint, loose or missing parts, are cracked or chipped or have frayed threads. For those that pass inspection, make sure you clean and disinfect them thoroughly before allowing your baby to play with them.
