If you are starting a business of your own, one of the most important things that you can do is to develop a business plan for your new business. Having a business plan is actually like having a compass to guide and direct your business in the way that you want to go. If you take the time to develop a great business plan, you will be able to see progress and achievement that will ultimately lead to the success of your business. For those who still have questions as to why a business plan is so important, the following are three great reasons why you need to have a business plan.

Reason #1 - Attention to Detail - One of the most important reasons for you to develop a business plan is so you can have something that will help you consider present and future details for your company. More than likely there are many different aspects of your business that you have failed to consider, and developing a business plan can help you find them so you can plan for them ahead of time. When you develop a business plan, it gives you the options to be able to deal with any problems long before they occur since you are planning out the details now.

Reason #2 - Makes Funding Easier - Another great reason to get working on a business plan for your business is because it makes the funding process much easier. If you are planning on borrowing money from lenders or offering shares to investors, most will want to see where the company is going before they give you money. Having a business plan already drawn up can show them where you plan on taking the company and you will be more likely to get the funding that you need. It is important that you develop a realistic plan with accurate figures as well in order to present a plan that looks credible.

Reason #3 - Management Help - Starting a business of your own is a huge undertaking, and it can be difficult to manage everything at times. Having a business plan can help you with the management end of your business, since you will have a drawn out plan of what you want to accomplish. Having your business plan will enable you to set and work towards both short and long term goals that will help your company become successful.

While you may be tempted to get started in your business without a business plan, more than likely your business is going to fail if you have no plan to act as a compass for your company. Having a business plan is crucial during all stages of having a business, and while it will take some work to draw up a business plan, the work will be worth it when your company becomes successful.

Caring for your Bufo Alvarius Toad

The Bufo Alvarius toad can live for quite a long time in captivity. The Sonoran Desert toad, in general, lives for five to fifteen years, but one toad lived to 36, although it was not a Bufo Alvarius. But if you have gone to all the trouble of searching the Sonoran Desert to find them, or have purchased either a single or a pair of Bufo Alvarius toads from a reputable source, such as Bouncing Bear Botanicals, you will surely want to give it or them proper care so they will live a long time and give you many years of pleasure.

The first care tip is handling. You should handle your toad as little as possible, and, especially if you have other pets in your home, always wash your hands both prior to and subsequent to touching your toad. This is because the skin of an amphibian is permeable, which is to say it is porous, and any toxic substances on your hands may easily be absorbed into their bloodstream. The reason why you should always wash your hands after touching the toad is because of the venom glands located on their head and legs. The toad venom has a milky appearance, and it may be sufficiently toxic to kill a small cat or dog. It can also cause serious irritation to eyes and nose, so make sure never to touch your face until after your hands have been cleaned following toad handling.

Toads are sensitive to light, sound and vibrations, so their housing should be kept in a quiet place where there is not a lot of noise and goings-on. Never put their aquarium on top of a stereo speaker or TV set, or even near them, because the vibrations are not good for them. Toads are nocturnal animals. They rest in the day time and come out at night, so the place where you house your Bufo Alvarius toad should not be too brightly lit.

Probably the best place to keep your toads would be in an aquarium of a twenty gallon size or larger. These toads are very large and they are excellent at jumping, so make sure their aquarium has a cover that fits snugly. During the day, they like to burrow into the ground to conceal themselves, so the aquarium should have a floor made not with soil but with chunks of bark, smooth stones that are too big for them to swallow, peat moss or sphagnum moss that has been dried. These are cold-blooded animals, which means their body temperature comes from their environment, so keep your Bufo Alvarius in a place where the temperature ranges from 24 to 27 C or 75 to 80 F. Their living space should not be wet, but they do need a bowl of non-chlorinated water. They don’t drink the water, but they immerse themselves in it, absorbing it through their skin.

Feeding your pet toad should not be too problematic if you live in an area where there are lots of insects such as crickets, or at least a pet shop that sells them. In the wild, they eat anything from small rodents and fish to bees, wasps and scorpions. These Colorado River toads even eat smaller frogs and toads.

If you keep your toad’s accommodations clean and comfortable, and take proper steps to look after them, you should be able to enjoy the company of your Bufo Alvarius for many years.

Bringing a dog into your life, is just like adding a new family member. Bringing up doggie may not be the same as bringing up baby, but remarkably some basics are similar.

1. The Dog House
Give your dog a home - literally. Make sure that somewhere in your house there is a home for your dog. It can be a separate small room or a corner of the family room, but it should be designated as his space. Some people put a dog crate lined with soft, washable bedding in a separate part of the house to which the dog can retire when the family does. Having his own “house” within the house, gives him a sense of security. If an extra room is not available, put his bed in a nice corner of the family room. Some families designate a soft chair for their pet - I’m not too keen on this as it’s not practical to keep it clean.

If you have a fenced in back yard get an outdoor doghouse for those times when you may want to have your dog outside - particularly during the non-winter months. A dog house provides shelter from the rain or the hot noonday sun. Do not however, make a practice of leaving your dog out all the time. Dogs are social animals and love being with their humans.

2. Dress Right
At the very least your dog will need a collar, lead and an ID tag. I have seen some really smart looking lead and collar sets and when I see dogs out on walks. Judging from the way they strut you’d think that they are aware of their appearance! You will get an ID tag when you license your dog, but I really like the customized ones - they add to your dog’s appearance and are not at all costly.

If you live in a cold winter climate and doggie is short haired, he will be a much happier camper with a nice dog coar or sweater. Those windy Chicago winters can be just as hard on your pet as they are on you. Dress well.

3. Get a Vet
A vet is as important for your dog as a doctor is for you. When you get a puppy most vaccinations will already have been given by the breeder but it’s a good idea to introduce your puppy to his vet as soon as possible. Regular checkups will keep your dog healthy and if you travel with your dog, you may need to get regular booster shots. Select your vet with care.

4. Spay or Neuter.
Did you know that spaying or neutering your dog actually promotes better health, a longer life and reduces problem behavior such as biting or running away? Check with your vet as to when to schedule this routine surgical procedure for your puppy. If you are adopting an adult dog there is not wait time necessary. Do your part in reducing pet overpopulation.

5. Chef not necessary - a good diet is.
In the country where I grew up there were no pet stores or prepared pet foods then, so mom became the dog chef and cooked for our dogs. Rice was the basic and she would put various meats or fish and even veggies into a big pot and cook it for several hours. Today it is not necessary to cook for our dogs. Choose a good nutritious diet for your dog. There are many good national brands that you can purchase at any good pet store. Small, boutique style manufacturers are also on the increase. Fresh ingredients, shorter shelf life, no preservatives are some of the benefits of buying a localized brand. Again, check with your vet. Be sure there is always fresh water available.

6. Doggie School.
A well mannerered dog is a pleasure to hold and to behold. If your own training efforts are not paying off, take your pooch to a local trainer. Select several to interview. Ask which method of training they use (some training methods may be harsh) and as always, ask for references or check with the local shelter for names of reputable trainers in your area.

7. Daily Walkies
Exercise regularly. Depending on the breed and size of your dog, the amount of daily exercise will vary - clearly a greyhound will need a lot more exercise than say a St. Bernard. Both are big dogs but their exercise needs differ. Walking your dog is a dual benefit - its as good for you as it is for him. If yours is a small dog taking him everywhere in its posh carrier does not qualify as exercise. Be sure to put him down on the pavement or grass and let him walk!

8. Control
Remember this cardinal rule: off property, on lead. I can think of only two exceptions: doggie parks and a deserted country side.

9. Last but not least, be patient.
Your new dog needs time to learn how to live in his new surroundings, how to behave with his new family, what is acceptable behavior. Your new family member will give you unconditional love and loyalty- give him a good start with love and loyalty from you!

In 2001 and 2002, Wes Wannemacher charged $3,200 on a new Chase credit card to pay for expenses related to his wedding. Over the next six years, he paid about $6,300 dollars toward that debt, yet in February 2007 he still owed $4,400.

How could he pay nearly double his original debt and still owe more than $4,000?

As he explained in testimony before the Senate Permanent Subcommittee on Investigations, Wannemacher was socked with $4,900 in interest charges, $1,100 in late fees, and 47 over-limit fees totaling $1,500, despite going over his $3,000 credit limit by a total of $200 on just three occasions.

Credit cards have become a fixture of U.S. economic life, with the average American household owning five different cards. While the credit card industry has provided many consumers with easy access to credit, it has also created enormous problems and contributed to record levels of personal bankruptcy filings.

The number of bankruptcy cases filed in federal courts rose 12.8 percent in the 12-month period ending March 31, 2006, according to statistics released by the Administrative Office of the U.S. Courts. Bankruptcy cases totaled 1,794,795 for that period, compared to 1,590,975 bankruptcy cases filed in the 12-month period ending March 2005.
But what exactly is bankruptcy?

Bankruptcy is a federal court process designed to help consumers and businesses eliminate their debts or repay them under the protection of the bankruptcy court. Bankruptcies can generally be described as “liquidations” or “reorganizations.”

Chapter 7 bankruptcy is the liquidation variety where property is sold (liquidated) to pay off as much of your debt as possible, while leaving you with enough property to make a fresh start.

Chapter 13 is the most common type of “reorganization” bankruptcy for consumers where you repay your debts over a period of years.

Both kinds of bankruptcy have numerous rules, and exceptions to those rules, about what kinds of debts are covered, who can file, and what property you can and cannot keep.

There are several key changes to the new bankruptcy law, called the Bankruptcy Abuse Prevention and Consumer Protection Act of 2005 (BAPCPA). The three major changes to the law that will affect the most people are the ticket in, the means test, and the ticket out.

The “ticket in” is simple a credit counseling session that the person wishing to file bankruptcy must attend. You must attend this credit counseling session six months prior to applying for bankruptcy.

The bankruptcy court determines whether or not you can qualify for chapter 7 bankruptcy. Under the new law, your income will be tested by a two-part “means test”. The first test is a formula that exempts certain expenses (rent, food, etc.) to determine if you can afford to pay 25 percent of your unsecured debt, such as credit card bills.

Next, your income will be compared to your state’s average income.
The court will not allow you to file chapter 7 bankruptcy if your income is above average for your state and you are able to pay 25 percent of your unsecured debt. Under the new bankruptcy law, the court may allow you to file under chapter 13, though.

If your income falls below your state’s average but you are able to pay 25 percent of your unsecured debt, you may be able to file chapter 7, but the bankruptcy court will still have the authority to require you to file chapter 13 instead if the court believes you would be abusing the system by filing under chapter 7.

The “ticket out” for the new bankruptcy law is attending a financial education class from an approved provider before your bankruptcy can be finalized. The United States Trustees Office approves the class providers.
Also under the new law, the court will apply living standards derived by the IRS to determine what is reasonable to pay for food, rent, and other expenses to determine how much you have available to pay on your debts.

So, your life will be dictated by standards that may be unrealistic for your family by the state standards and the laws lobbied for by the credit card companies. Not to mention the long term damage a bankruptcy does to your credit rating and future lend ability. So bankruptcy should only be considered as a last ditch effort of debt relief, left only for the desperate.

Your bedroom should be the room in the house that is just for you. You want to create a look in your bedroom that gives you a feeling of relaxation, comfort and romance. However, sometimes people do not know how to create this look and just end up with an assortment of colors and themes happening in their bedroom. Here are tips you can follow that will help you when designing a bedroom.

One of the most important things to keep in mind when designing a bedroom is that you need to have the perfect bed. The most popular style of bed these days is the canopy bed. This is where you hang a canopy above the bed. The canopy may be short or it may fall to the floor so that it can be closed around the bed while you sleep. There are several different styles of canopy beds and it is a good idea to have a look around until you find that one that best suits your needs.

Choosing the right color is very important when designing a bedroom. Before running out and buying the pain for your room you should have a good idea of what kind of feeling you would like to create in your room. If it romantic then you should start looking at nice warm deep colors. If you are looking for excitement then bright vibrant colors may be the way to go.

It has been suggested that one of the key things to designing a bedroom is using lots of pillows. You can either buy the pillows from a local department store or you can buy the fabric and create the pillows yourself. Some designers say that through the use of pillows you can create a look that says that you know what you are doing with your room. When using pillows you should always graduate them down in size. You should always place the larger pillows at the back, these are usually squared pillows. As you come down in size you can change the colors and patterns as well as shape of the pillows.

When decorating a bedroom you also need to think about the position of the furniture. Changing the angle of the bed or moving a dresser around can dramatically change the look of your room. Today it seems that more and more designers are suggesting that the bed be placed in the room on an angle if at all possible, that is if the size of the room allows you to do so.

When decorating a bedroom and you decide that you will place the bed on an angle it is recommended that you put something behind the headboard to create dramatic look. Another good idea is to use a tall tree or plant in behind the bed. This gives the room a more comfortable feeling.

When designing a bedroom you need to explore things and look at different designs that suit you best. There are endless things that you can do to create the look you want.

All business activities you may decide to get involved with will have either a mostly closed-end time and effort commitment or a mostly open ended commitment.

What is the difference? Well, in a closed-end type, there is a logical end to the time and effort to be used. Examples could be working as a sales clerk in a department store or taking online paid surveys for pay. When the work is over at the department store, it’s over! There is no way to take it home with you or carry it around with you. When the store closes at night, you go home; you’re on your own time. When the last paid survey in your inbox is finished, it’s finished. There is no need to sit there watching the inbox to see if another will appear! Knock off work and check the inbox again tomorrow. Go watch TV or whatever. There’s nothing more to be done. You are on your own time.

If, on the other hand, you have your own online business or work in MLM developing your downline, the commitment of time and effort is open-ended. There is always something else to be done, something that could be done to further your business. You can, and, if your are ambitious, you tend to work from, “Can to can’t.” The only limitation is how much energy you can put into it and how much time you can physically spend (you have to sleep sometime!). To keep on working in the long run you have to schedule and discipline yourself, not permit yourself to work beyond sustainable limits, to avoid crashes and personal breakdowns.

If you are building a business that you expect to bring in a good income some day, it will be worth the open-ended commitment. But if you are just in it for the short-term cash, be careful of activities that pull you in to open-ended time commitments that go on forever!

For your supplemental income streams you want closed-ended time commitments. Do the work, get the money, go on to the next thing. You want things that make cash for you but don’t make excessive demands on your time. Paid online surveys are ideal in this respect. If there is one question I’m asked by
consumers more than any other about
credit, it’s this “What’s the fastest
way to raise my credit score?”. My
response is always the same “How much
do you want to raise it?”

If you wish to increase your score
from 580 to 650 then your strategy will
be very different from someone wanting
to go from 670 to 725. Why? Because
you starting point is different which
requires a different approach. Also,
while the removal of negative items
from a report will almost always lead
to an increase in score, it’s a basic
concept at best. Therefore, within
this article, we’ll discuss somewhat
inside techniques known by very few
(since this is what our company
specializes in publishing).

In relation to just removing negative
items, these are techniques which you
can use even if you have NO derogatory
information on your credit report.
We’ll start with the most overlooked
strategy first and that’s your…

DEBT to CREDIT RATIO: The most
fraudulent belief I’ve been hearing for
over 15 years is “I have excellent
credit, I pay all my bills off in full
every month!” This is a false belief
for one to buy into and understanding
your debt to credit ratio holds the key
to getting your “credit mindset” right.

Your debt to credit ratio is your
ratio of debt to total available credit
you have been extended (revolving
accounts only). For example. If you
have $10,000 in total unsecured
revolving credit accounts and you’re
currently in debt $2500, then your debt
to credit ratio is 25%. Since the main
way lenders make money is by charging
interest, one of the elements of the
credit scoring model is driven by your
ability to maintain balances and pay
over time. This shows your true (long
term) credit worthiness which is most
profitable to lenders since they make
money primarily via interest and not
annual fees.

Over the years we’ve discovered
without question that carrying the
proper debt to credit ratio will boost
your score faster than paying off your
bills in full each month. I have
argued with the Better Business Bureau
on this topic for and they still
disagree (despite my sending them proof
from Fair Isaacs own website
www.MyFico.com the organization which
invented the credit scoring software
used by credit bureaus).

Of course, what do you do if you’re
like most Americans and your debt to
credit ratio is too high? For example.
You have $10,000 in unsecured revolving
accounts but you owe $8500, thereby
giving you an 85% debt to credit ratio.
How can you bring it down without
selling everything you own? The answer
is simple and takes us to the next
technique which is…

SUB-PRIME MERCHANDISE CARDS: The
single most cost effective (and
powerful) tool for consumers to
increase their high credit limit and
decrease their debt to credit ratio is
the use of Sub-Prime Merchandise Cards
which report to one of more of the
major credit bureaus.

Unfortunately, despite their immense
benefits, these are the most
misunderstood cards in the credit
industry. A large portion of the
misunderstanding is due to marketers
misrepresenting the cards and the
growing number of companies promoting
them. When you learn how they work one
quickly understands why they have been
the subject of much misrepresentation.

A Sub-Prime Merchandise Card is
nothing more than a card attached to a
line of credit which allows you to buy
merchandise from a specific vendor
(usually the company that sold you the
card). The merchandise (in most cases)
will be purchased through a catalog or
online mall.

Where the problem arises is that the
cards are marketed almost exclusively
to the sub prime market via email,
telemarketing and direct mail etc. The
reason for this is they can advertise
almost irresistible offers like “$5,000
Credit Card… GUARANTEED! No Credit
Check! NO Cosigner! You cannot be
turned down!” or “Unsecured $10,000
Credit Line! Everyone Approved!”. I’m
sure you get the idea…

While there are many companies which
do this and are a “shady at best”,
there are a few which do it
legitimately and it’s the best kept
secret to build your credit and build
it fast.

Here’s how it works: the company
approves anyone with a pulse
(literally) and gives them a card for
$2,500 to $12,500 with NO credit check
and NO cosigner. However, the card is
only good for merchandise through their
website or catalogs and the consumer is
required to put down a deposit on
whatever they purchase. After the
deposit is paid, the remaining balance
is financed on the card.

For example. A person buys $1,000
worth of merchandise. Their deposit is
$300 so they then finance $700 on their
merchandise card and make payments.
Sound like a scam? If you say “Yes”
like most people then you’re missing
the point… big time.

With a legitimate Sub-Prime
Merchandise Card your credit line WILL
be reported to at least one major
credit bureau (or more). This means if
you get a $5,000 card and you finance
$500, on your credit report it will
look like any other credit card and
will do three extremely important
things for you.

1.) It will increase your current
“High Credit Limit” by $5,000 almost
overnight as the account “looks” like
any other unsecured revolving account.

2.) By carrying a small outstanding
balance it will positively impact your
credit report by building and showing
potential lenders your credit
worthiness.

3.) With a good payment history you
are virtually guaranteed to receive
“legitimate” pre-approved credit offers
in the future due to other lenders
renting your name from the credit
bureaus.

This technique is hard to beat for
both cost and effectiveness. Of
course, the whole key is knowing
exactly which cards report to the
credit bureau and offer the best rates.
The only thing more effective is…

PIGGYBACKING: Despite its’ virtually
unlimited potential, piggybacking is
not used by nearly as many consumers as
it should be. It’s easy, effective,
and extremely fast. Unfortunately,
it’s mostly used among parents and
siblings while those who can really
benefit stay in the dark.

How it works. Almost every credit
card or credit account will allow the
primary account holder to add on (at a
later date) what’s known as an
“Authorized User” or “Secondary Account
Holder”. In most cases, when this is
done, the entire account history
(retroactively) gets posted to the
authorized users credit report
regardless of their current age or
credit history!

For example. If it’s a credit card
with a $10,000 limit which has been
paid as agreed for the last 10 years,
then that complete history will be
posted to the authorized users’ credit
report. I once saw a clients’ credit
report who used this technique with his
mother. He was only 24 at the time and
he had a $15,000 Gold credit card on
his report with history going back 11
years! I laughed as I thought to
myself that this kid would have had to
be approved when he was 13 years old
for this account to be his!

As you can see, this strategy is
usually only used by parents and their
children and in most cases with no
regard to the benefits the children are
reaping credit wise! In fact, in
recent years, due to its’
effectiveness, this technique has led
individuals with excellent credit
scores to “rent out” authorized user
accounts on one or even multiple credit
cards in return for a fee! I once
recall seeing an ad in USA TODAY for
just such an opportunity. Like most
good credit loopholes, I’m sure this
methods’ days are numbered much like
what may be the case with…

ADVANCED CREDIT PROFILING: This is a
strategy while not complex, can be
taken to very complex levels. Even in
its’ most basic form, it’s taken
advantage of by very, very few. It
involves intentionally building your
credit report in a way which creates a
“profile” that closely fits the
criteria of most lenders (as well as
the overall credit scoring system).
Again, this is a technique which can be
used in a myriad of complex ways, but
for simplicity I will explain it in
its’ most basic form.

While many consumers will boast when
they have 10, 20, 30 or even 50
thousand dollars worth of credit cards
on their report, many of these same
people do NOT have even one mortgage,
automotive loan or lease, equipment
loan or a even a line of credit with a
local bank or credit union. These
other forms of credit create a much
more well rounded credit profile for
the consumer. This is achieved by
showing greater credit account
diversity and experience with multiple
types of credit due to the various
lines held.

For example. A person with $50K in
credit cards does not represent near
the credit experience as a person with
the same $50K along with a mortgage, an
automotive loan and an equipment lease.
We have clients who have financed
vehicles not because they had to (or
even wanted to) but because they
“needed to” in order to create a credit
profile that would position them in the
future to secure the lowest possible
rate on a mortgage when they applied
and needed it.

More complex forms of Advance Credit
Profiling involve one subscribing to
affluent or semi-affluent business and
professional publications and
organizations. These would include
magazines, newsletters, trade journals
and national associations. The goal is
to get ones name into the databases of
these publications and organizations.
Why? To get on highly targeted lists
in order to receive select credit
offers.

Marketers of credit offers have found
that simply renting names of consumers
from the credit bureaus does not
provide enough information about the
person as a credit risk anymore.
Therefore, it is speculated that many
will rent a list from the credit bureau
and then cross-reference this list
against another list they have secured
from a consumer source such as an
affluent business or professional
publication, trade journal or
organization.

By crossing the two lists together the
marketers find the names contained on
both lists. This in turn provides them
with one highly refined and targeted
list to mail their offer to. This
results in shortening the process of
securing a new quality account holder
thus lower the overall account
acquisition cost of new accounts.

When a consumer learns how to
intentionally put themselves into these
databases to wind up on these refined
lists, the credit building process is
sped up exponentially. Of course, many
would call this “highly speculative”
but we have undeniable experience that
it works.

DEPOSIT LOAN PROGRAMS: This is a
technique so unbelievable that I myself
proclaimed it had to be a scam before
researching the facts. It allows the
consumer (or business) to have a
$25,000 to $250,000 loan appear on
their credit report as “Paid as Agreed”
by way of very creative financing.
This method is extremely effective and
not within the budget of most ($750 to
$7,500 upfront). Also, because this
technique takes advantage of certain
banking laws, I have reason to believe
it could be made unavailable at any
time if those banking laws were to
change. This method can be used with
consumer credit files on SSN’s as well
as business and corporate credit files
done on TIN’s as well as Dunn and
Bradstreet.

In the end, all of us need to remember
that today our credit score is more
important than it has ever been in the
history of the credit reporting system.
While credit miracles don’t happen
overnight, you can create your own
credit miracles by applying simple
insider strategies consistently over
time. Before you know it, you’re a
proud member of the 700 Club. The “700
Plus Credit Score” club that is!

Condominiums – Movin’ On Up …Upscale Condos Go Vertical

A new building trend in areas where space is tight and land is expensive are condominiums that are being either newly built or incorporated into existing high-rise buildings. Developers are embracing what are being referred to as “vertical neighborhoods” to meet demand for downtown living at a time when undeveloped parcels of land are scarce.

These high-rise condominiums feature residential units, retail space, and scores of amenities such as on-site gyms, pools, atriums, art galleries etc., aiming to ensure that occupants have a wide array of options for modern urban living. Most potential homeowners do not realize that condominiums are being built and located in a variety of places. They can be located in a high-rise building in the city or in a sprawling complex in the suburbs within excellent school districts and can vary dramatically in interior design and amenities. Gone are the days when owning a condominium meant preparing to settle for less amenities, undesirable locations and more mundane quality of design and building materials. Of course, all these benefits come at a price; however, for many homeowners this new trend suits their lifestyle and pocketbook.

The following projects which are being built or have been upgraded to condominiums throughout the United States are examples of this new trend. So-called “vertical neighborhoods” are also being built in cities such as Dallas, Salt Lake City, and other cities nationwide.

* MGM Mirage, is erecting a vertical neighborhood on 66 acres on the Las Vegas Strip. CityCenter will feature a 4,000-room hotel casino, 2,700 condominiums and condo-hotel units, and 500,000-plus square feet of commercial space.

The first large-scale vertical neighborhood was put up four years in Manhattan by Apollo Real Estate Advisors and Columbus Center LLC. The $1.7 billion, 2.8-million-square-foot Time Warner Center on ColumbusCircle offers upscale condos in the two towers along with a Mandarin Oriental hotel, retail space on seven floors, and TimeWarner’s headquarters.

*Water Street Plaza, the first Class A commercial condominium building in Lower Manhattan, is using lobby art to appeal to tenants as reported in a New York Times article.

“The building’s managers display rotating exhibits that are organized by an internal curator, whose job it is to recruit artists and organize their works as they would be displayed in a typical gallery. Time Equities has owned the building at 125 Maiden Lane since 1999. At this location in particular, the rotating art displays have helped attract culture-oriented buyers since 2006, when Greenburger’s firm converted the building’s leased space to for-sale office condos.”

* A century ago Boston had more than two dozen breweries, but only a handful survived Prohibition. According to a Boston Globe article, three of those vintage Boston breweries dating from the early 19th century now are being turned into condominium complexes.

The first to be ready for sales are the lofts at the American Brewery Co. on Heath Street in Jamaica Plain. There will be 79 lofts on five floors, including the original brewmaster’s quarters. 36 units will list for less than $400,000.

* As reported in the Associated Press, “Donald Trump is one step closer to building a high-rise hotel and condominium in downtown New Orleans.

The New Orleans city council approved a zoning proposal for Trump International Hotel & Tower, which will be the tallest building in the city at 842 feet.

The proposed condos will start at $400,000. Construction on the project will begin this summer and take 2 1/2 years to complete, says developer Cliff Mowe.”

These projects are just a few of the types of condominium building that is occurring throughout the United States and were included to illustrate the types of condominiums that are now available to city dwellers who want close access to their workplaces, access to popular retail stores, upscale amenities and the benefits of homeownership. For many homeowners, these pluses far outweigh some of the negatives that most potential homeowners associate with condominium ownership.

I love affiliate marketing! In my opinion it is truly one of the most powerful ways for the average person to make the kind of income that is generally only dreamed about.

However, like in all business, it is easy to forget that this same excitement and increase in desire for financial freedom comes with its pitfalls. Like a double edged-sword, it cuts both ways. By settling down and taking a deep breath you will be able to avoid some of the most common mistakes new and excited affiliates make as they enter the affiliate marketing arena.

The Top 3 Affiliate Marketing Mistakes

1) Joining Every Affiliate Program You Find

When you start out in your affiliate marketing business the most common mistake you will be tempted to make results in overkill. I joined every affiliate program under the sun in a variety of niches right away and my brain melted down as a result. I figured that the more affiliate programs I was a member of the more income I could make. While this sounds reasonable it actually is not productive.

Having multiple streams of income coming from several different affiliate programs and niche markets is the goal, but if you try to promote every single affiliate program at the same time you will work your behind off and see nothing in return. The result of this will be that you will have many different affiliate programs all running at their minimum potential. This generally means little to no income.

Focus on one type of affiliate program that pays out at least 50% first and maximize it in as many ways as possible. Do this and you will see a very healthy return on your time and will have learned so much more in the process.

2) Choosing The Wrong Affiliate Program

I learned this the hard way early on. In my rush to make millions by breakfast the next day, I neglected to search to see if the affiliate program I was promoting even had a product that someone would buy. Anyone can start an affiliate program for under $100 and sell whatever they want. Without even taking the time to understand my target market, or even finding out if there WAS a target market for my affiliate program, I wasted a lot of time trying to sell the right products to the wrong people and vice versa.

Also, it is important to do a little research on the affiliate program itself. Who runs the program? Do they have a phone number or a point of contact if you have any problems at all? Are they accessible? I am still waiting to be paid several hundred in commissions from a merchant who has yet to respond to my requests for payment. You will want to make sure that the merchant will actually pay you first!

3) Not Buying the Product or Using the Service Yourself

Now, this one does not matter as much with affiliate programs selling physical products such as shoes or clothing, or even name brand merchandise that we are all familiar with. This mistake is referring mostly to information products, which sometimes tend to have a higher price than they are really worth.

Don’t sell garbage! The short term gains are not worth the degradation of your reputation in the marketplace! The only real way to know if an information product you are selling is a quality product is to buy it and use it yourself, OR to request the ability to review it from the merchant.

If you are selling information in a niche that you know nothing about, it will be difficult for you to judge the quality of the information. Get a qualified third party to confirm for you. You have to decide early on that you are building a business that will stand the test of time and not a fly-by-night trashy operation.

I speak so adamantly about these topics because I paid dearly for failing to correct these mistakes over the course of several years. The lure of easy money kept me from realizing my full potential early on.

If you can always keep this in mind and avoid these mistakes from the beginning you will build a beautiful and thriving affiliate marketing business, and will be able to become a top performer in any affiliate program you chose to associate with.

New systems offering quality patient education videos are now available to help dentists explain the ideal dental treatment to suit patients needs. Offered in DVD format as well as various computer based formats, these videos can add a professional aspect to any dental office.

It is always a challenge for a dentist to explain complex dental treatment options to their patients. As a dental professional it is important to utilize the proper tools to make this task appear professional to the patient, and accomplish this with the least impact on existing dental office procedures.

Repeating explanations by you or your staff can result in fatigue and worse, inconsistent messages reaching the patients. If your staff is sick and tired of explaining what a root canal is and why you need to have a crown done to finish the procedure, then, at least some of the time the message is not going to get through to the patient.

A professionally produced DVD based patient education system allows for consistent presentation of material to each and every patient. Since it is so easy to just click on the selection and just let it play for the patient, no one will complain about the “complexity of the technology”. It takes the same skill to operate as the last DVD that you or your staff person rented at Blockbuster.

By using a quality DVD Patient Education system the fatigue of repetitive explanations is eliminated. This keeps the staff fresh to answer patient questions and really engage in a dialogue about why your recommended treatment is the best choice for the patient to use. Once the patient is able to fully understand your recommended treatment plan the likelihood that they will be enthusiastic about moving forward with the plan is vastly enhanced.

Dave Michaels writes on topics related to the user of professional video based educational products that are designed to allow professionals to better communicate with their clients.
