The Most Important Thing About Relationships Couples Often Miss

If you are a single person, you most likely dream of finding the right soulmate, according to all the ideal attributes you have in mind, and according to the needs you require to be fulfilled. That is how all relationships start - from an individual, selfish perspective of finding the right person who conforms to a kind of stereotypic ideal we have built up over time. If we did not follow that selfish course, we would not find others appealing. By reflecting the mirror image we have in our heads, potential partners ease themselves through the door of our consciousness and take root.

However, once we meet someone, the whole situation shifts dramatically to something else, if we wish for real success in that relationship. Being basically selfish, many people do not understand or appreciate that shift because it is difficult to suddenly change from being selfish to being a sharer. Once we are in a relationship, the important fact about it is that the relationship is not about us at all, or our needs. It gradually switches to the needs of the other person. Put simply, a relationship is about your partner and their needs, not you or yours. If they regard you in the same way - you and your needs being first to them - you have the most successful and endearing union to enjoy for a very long time.

Marian met someone she regarded as a ‘wonderful guy’ and tried to change her work schedules to arrange meetings with him, which she found rather difficult, in her senior position, but felt it was necessary to give them both a chance together. She was excited about the potential development between them and tried to be ‘as flexible as possible’, despite her busy demands. However, he wouldn’t budge at all in his world to accommodate meeting times, unless they suited him entirely. The result was that it became frustrating trying to do anything together so she decided to give him a miss. If he had put her first, he could have arranged more dates with her schedule in mind. With her putting him first as well, there would not have been a need for him to change things too much because there would have been greater compromise between them. However, when one person is insistent on demands from another, merely to fulfil their own request without thinking of the other party, it just won’t work over time. The pressure of one person pleasing themself will rob the relationship of its reciprocity and enjoyment.

Swith Focus To Partners

Relationships fail because people tend to care only about what they want from their very single and narrow perspective. That might be fine for the early stage but not when they are together. People often find it hard to register the needs of their partners in the rush to fulfil their own desires. It’s all about me and me and me. However, if we stop to switch the focus for a moment, and accept that our companions are very important for the union to work, we’ll start focusing on them and work more in partnership with their perspectives to ensure success. As they would also be trying to do the same thing on your behalf, understanding of each other’s perspectives is bound to increase and be more accommodating, loving and compassionate.

For a start, there will be no competition between the couple because when we truly love, there is no desire to compete; there’ll be no put downs, because we’ll be looking out for their interests and being more supportive of their dreams; fewer unrealistic expectations, because their feelings will be taken into account more often; very little resentment because the couple will be working more closely together to achieve mutual aims, and there will be no looking out for No.1 as the focus will always be on No.2. There will be a greater desire to compromise because the happiness of our chosen partner will gradually become more important than our own happiness, and there is no greater feeling of worth than to see our positive effect on others.

A year after I parted from the guy I called ‘the love of my life’ (he was married and fearful of starting anew at his age), the one who always puts me first, he wanted to celebrate my birthday with me. He rang me a week before to ask if that was okay and to find out how I was doing. My small business had just collapsed after 14 years so I was not feeling too good and mentioned that to him. We had the most amazing 3 hour lunch and he gave me a card at the end and asked me not to open it until he had gone. I wondered at the sudden secrecy and then gingerly prised it open when I saw him off. Inside was another small envelope with a note that said simply: “Happy Birthday, darling. If your business is not there anymore, you will need this,” attached to £500 in cash. Words simply failed me at this unexpected generosity. Being very proud as I am, he knew I would have rejected any offers of help. No wonder I will never forget him.

Obviously, where you have only one party being selfless and putting the other first, the relationship won’t work either because it needs reciprocity, give and take, to ensure its success. However, many relationships hit the rocks because each party is merely looking out for themself and what they want, competing with their spouse to be right or to occupy the moral high ground. Of course, in a partnership built on sharing, selfishness has no place. It is a contradiction of the shared objective and becomes totally counterproductive. The key factor in the success of any relationship is putting our partners first. They would be motivated to put us first too and we would be surprised at the difference.

So, if your relationship is mainly about you, or them, what is the current state of it? More important, what level of love, happiness and joy are you both experiencing in it?

Fight Aging With Vitamins And Over The Counter Products

Researchers in search for the fountain of youth keep coming back to one fact: you are what you eat. What you eat has a tremendous impact not only on your health but also on your life span.

Aging that goes on inside your body has far more reaching consequences than a few wrinkles and gray hairs that seem to pop up over night. Sheldon Hendler, MD, Ph.D. says that much of the internal damage that accumulates over a lifetime, and the diseases that go with it, may be linked to mischievous molecules inside us called “free radicals”.

Free radicals are created during the normal process of metabolism, cells produce unstable oxygen molecules that damage cells. As we get older the human body produces more and more of these free radicals.

These free radicals are molecules that have unpaired electrons that seem to attach most readily to electrons in fat molecules. A free radicals attack on the cells could kill or severely damage them, leaving them vulnerable to diseases commonly associated with the aging process.

Recent studies suggest that free radicals plays a central role in virtually every age related disease such as arteriosclerosis, Parkinson’s disease and Alzheimer’ disease.

The brain is a good place to study the benefits of antioxidants, says Paula Bickford, Ph.D. a researcher at the University of South Florida Center of Excellent for Aging and Brain Repair. The brain has one of the highest percentages of fats of any organ in the human body, and it is in our fats that free radicals inflict much of their damage.

Since over 40 percent of the total calories in the typical American diet is derived from fat it not difficult to see how we might be exposed to extensive damaging free radical activity.

Substances called antioxidants can neutralize free radical by pairing up or binding with the free radical elections thus inhibiting them from damaging cells in the human body.

Common Vitamins and over the counter products can help with treating aging such as Vitamin A, Vitamin B, Vitamin E, Selenium, Beta Carotene, Lycopene, L-Glutathione, Vitamin D, Green Tea, and Antioxidant.

Vitamin C, E and some forms of Vitamin A and the mineral Selenium are known to be antioxidants that help to protect the body from these free radicals.

Vitamin A is stored in the liver and fat cells of the human body and can reach toxic levels. DO NOT take more than the recommended dosage of Vitamin A.

Up to one-third of older people can no longer absorb Vitamin B from their food. Vitamin B is needed to form red blood cells and keep nerves healthy.

The mineral Selenium has been associated with a significant reduction in the incidences of lung, colorectal and prostate cancer. Good sources are fish, asparagus, brazil nuts, meat, poultry and bread.

Beta Carotene helps protect Vitamin C from oxidation, which enables it to perform at optimum efficiency. Symptoms of Beta Carotene deficiency include ache, dry dull hair, dry skin and thickened scaly skin on the palms and soles of the feet.

Lycopene is very powerful in quenching free radicals as is L-gultathione. Ultra Antioxidant allows cells to perform more efficiently with less oxygen, enabling sufficient oxygen to be utilized for the cells and organs that specifically need it.

Vitamin D is manufactured in the skin following direct exposure to sunlight. Many studies show that Vitamin D production decreases in older people and in those who are housebound. Vitamin D is needed by the body to absorb calcium, which makes your bones stronger and helps prevent factures.

Green Tea Contains antioxidants that may protect against heart disease, several types of cancer, and skin damage.

Natural antioxidants are abundant in fruits and vegetables such as, apples, blueberries, broccoli, cherries, cranberries, grapes, spinach, and Spirulina a blue-green algae.

A 2006 article in the Journal of American Medical Association suggested that by periodically restricting our caloric intake to as little as 890 calories a day, or fasting, resulted in a decrease in insulin levels and body temperatures, another two biomarkers of longevity. Restricting calories helps to eliminate the free radicals by burning off more calories than you take in thus reducing the amount of fat stored in the human body.

Skipping a meal here and there from an evolutionary point of view would be beneficial. The human body is used to going days without eating anything but today we have constant access to food and we are taking in calories all day long.

A Primer On Herbal Health Care

In the last few years several popular drugs were recalled for safety reasons. Although these drugs were approved by the Federal Drug Administration, some people suffered side affects and a few even died as a result of taking these drugs. Add to this the rising cost of prescription medicine, and the increasing number of reports about severe side effects that come with prescription drugs, and many people are now looking for alternatives. Thankfully there are many.

Alternative and herbal medicine has been around for centuries. Evidence of using herbs for medicine have appeared in cave paintings that are estimated to have been made between 13,000 and 25,000 BC. Most of our modern day synthetic prescription drugs have been based on natural substances fund in medicinal plants.

While there is evidence showing that herbal medicine has been in use as far back as the Neanderthal period, many people argue that herbal remedies and medicines are not valid. They argue that because there have not been enough scientific studies performed to prove or disprove claims herbal cures can’t be trusted.

Herbalists, people who specialize in herbal medicine, feel that a lot of the attempts to discredit herbal remedies and cures are brought on primarily due to money. Pharmaceutical companies are not able to patent a natural medication, so the wide spread use of these herbal remedies would essentially put them out of business. Since they would be unable to corner a market and charge outrageous amounts of money for prescription only medications if herbs were too widely used, they must create synthetic versions in order to remain in profit; therefore, they must discredit herbs for use in various medical treatments in order to keep people buying their prescription medications.

There is also a problem with consumers not having enough knowledge about the correct use of herbal medicine. For instance, some people believe that as long as something is “natural”, then it must be safe to use. This is far from the truth. Many things found in nature are quite poisonous. The rhubarb plant, for example, will give us nutritious vegetables to eat; however, if you try to use the leaves from that plant for either food or medicine, you can go into convulsions and possibly die.

Certain medicinal herbs can sometimes cause problems. Golden Seal for instance, is a very powerful natural antibiotic herb. But it’s also a natural source of insulin, so it can cause severe problems if taken by a hypoglycemic–someone who has low blood sugar.

Herbs can interact with other herbs or prescription medications too, and many people don’t seem to realize this. Taking an herb that boosts your energy for instance, such as ephedra or Ginseng, will do just that. If taken in large amounts, you risk having heart palpitations. Also, if you take these herbs with large amounts of caffeine - such as drinking sodas, coffee, or tea - you also risk having heart palpitations. Heart palpitations can lead to more severe emergencies such as a heart attack.

Generally, it’s more common to see a lot of news coverage when someone has problems using medicinal herbs or natural cures. Usually, if you dig into the facts a bit deeper, there are far more cases of severe health problems and side effects with “approved” prescription drugs than there are with alternative herbal remedies. Nevertheless, trends show the general public continues to become more educated on these topics, and herbal health care practices continue to grow astronomically.

I Get Very, Very Upset

QUESTION:

Both of my out of control teens frequently slip into a rage, and it really scares me. They know how to break me and get what they want. I cannot keep my emotions in check. I get very, very upset. Any advice?

ANSWER:

I respectfully disagree with you when you say you “cannot keep [your] emotions in check” (what I call wearing a ‘poker face’). But you are not alone with this belief. Many parents with angry teens believe that wearing a poker face is impossible (i.e., showing no emotion when things are going wrong). But those same people have already done it!

For example:

Many people have received terrible service at a restaurant. But when the waiter asked, “How was your dinner,” they put on a poker face and said “fine.”

Many people have been pulled over by a police officer and received a speeding ticket even though they sincerely believed they were not speeding. But instead of telling the cop to “go to hell,” they put on their poker face, said “yes sir,” signed their signature on the ticket, and went on about their business.

You get the idea. It’s not a question of whether or not you can wear a poker face - you’ve already done it more times than you realize.

So, you too can wear a poker face - and you MUST “act as if” you are unaffected when things are going wrong, especially if your out of control teens have a propensity for slipping into rages.

Try very hard not to show any emotion when reacting to the behaviors of your teens. The worst thing to do is to react strongly and emotionally. This will just make them push you that same way again.

You do not want them to figure out what really bugs you. You want to try to remain as cool as possible while they are trying to drive you over the edge. This is not easy. But once you know what you are going to ignore and what will be addressed (in the form of a consequence), it will be far easier not to let your feelings get the best of you.

I’m NOT asking you to NOT be afraid. I’m NOT asking you to NOT get angry. But I am asking you to “act as if” you are not afraid …”act as if” you are not angry. This is a “fake-it-until-you-make-it” approach.

Practice doing it — then practice some more — then practice doing it again. Eventually, wearing a poker face will come as easily as “getting very, very upset.”

Help My Hair Is Falling Out - What You Must Do First When You Experience Sudden Hair Loss

For many people hair loss is an unfortunate fact of life. The good news is that today there are many different hair loss treatment options available. However with great choice often comes great confusion and sometimes it is not always clear what hair loss treatment option is the right one, particularly if you are at the point of screaming “Help, my hair is falling out“.

Unexpected sudden hair loss in particular brings with it the added emotional and mental stress that does little to help in choosing the appropriate hair loss treatment. But really the choice is clear. If you experience sudden hair loss beyond the normal 50-200 hairs per day, the first thing you must do is to consult your doctor.

At this stage it is most appropriate to think of your sudden hair loss as a medical condition, and as such, nothing is more important than finding out specifically what is causing the hair loss. Without knowing the cause selecting the appropriate treatment becomes very difficult and not very effective and can in fact actually make the condition worse. Once the correct cause of the sudden hair loss has been diagnosed, the correct hair loss treatment option usually becomes very clear.

Apart from simply giving yourself the best chance of correcting the sudden hair loss you’re experiencing, a doctor will also be in the best position to determine if some other medical condition is causing your hair to fall out. Often times symptoms such as your hair falling out unexpectedly, are indicating some other medical condition that needs to be treated rather than treating the hair loss itself.

If tests such as blood tests are needed to be performed to exclude or confirm a condition that has hair loss as part of its profile, your doctor can order those tests immediately, saving you worrying time wondering about what is causing your hair to fall out. And if a particular medical condition is diagnosed, then your doctor will obviously be in the best position to help you treat the disease.

What must also be considered is the mental and emotional impact of suddenly losing excessive amounts of hair. If you elect to treat your hair loss yourself (which is certainly something that you can do with many people getting excellent results with natural or home remedies), while the healing is taking place you are largely on your own often wondering whether or not you have taken the right hair loss treatment option.

By having a doctor on board from the earliest stage you can eliminate a lot of the guesswork in relation to how you treat your hair loss. At the same time a large part of the mental and emotional worry about why you hear is falling out, and what is the best way to treat it, is removed.

How you treat your hair loss is of course up to you, and natural and alternative hair loss remedies can certainly play a big part in any hair loss treatment plan you devise. But, for the reasons stated above, the very first thing you must do when you begin to unexpectedly lose your hair is to go and see your doctor.

If you experience sudden unexpected hair loss you need to visit http://www.hairloss-treatments.net where you will find information and resources that will help eliminate the fear and anxiety that often accompanies sudden hair loss

The Wonderful Benefits Of Tantric Sex

The following article is one of a series of articles which focus on building or regaining Self Esteem, motivating and empowering men to deal with the very sensitive subject of their Sexual Health. This empowering article on men’s sexual health was written in response to questions which have been asked on topics related to Men’s Issues as well as address common challenges that people have with this subject. I sincerely hope that you find the following information of value.

The Wonderful Benefits Of Tantric Sex

Although I cannot say for certain, I am fairly confident that many unhappy or even frigid women could have a far more fulfilling and satisfying life if their lovers or partners really knew how to look after them and their sexual health.

One of the objectives of Tantric sex is to take this unhappiness and turn it into a positive mindset using the body’s own resources.

For many people who are over-tired or too stressed out with worries and problems are, typically, somewhat despondent about life in general and specifically are in no mood for sex. Unhappy people can also suffer from more maladies than happy people.

We can all have a lot of fun with Tantric sex. Many women are interested in Tantric sex because of the improvements to sexual health that can be harmed by the stresses and strains of modern day life and the stressful lifestyles that many of us lead today.

Men, on the other hand, enjoy Tantric sex, because it also focuses on improving erection and ejaculation. What man is not going to be interested?

Tantric sex is not just your regular “in - out - shake - it - all - about” and thank you sexual experience. In fact, true advocates who practice Tantric sex would view this as the loss of a golden opportunity to take the sexual experiences of you and your partner to a whole new level.

To quote…

“Tantric sex means taking sex to a new dimension and using it to improve the link between body and spirit and to extend the rejuvenating power of orgasm to the whole body. After all, why shouldn’t we profit from something that is in our power to do, especially since it does not take much to acquire this skill?

One of the goals of Tantric sex is to stimulate the endocrine glands to produce more hGH, serotonin, DHEA and testosterone. These hormones help improve sexual health, promote the flow of blood through the body, take out the trash (toxins, that is) and strengthen the nervous and immune systems in order to increase the overall health. A person who’s into Tantric sex feels healthy and rejuvenated without the use of substances or devices. Sex is quite enough to bring about these changes in a person. However, one must know how to engage in sex and what to do in bed in order to achieve this healthy state. “

This can become a wonderful self fulfilling prophecy - improved sexual health and sexual performance also results in a huge boost in self esteem and self confidence, which in turn, reinforces an ongoing pattern of successful performance, improved sexual health and increased confidence, greater self esteem. Need we say any more?

A man who can give himself and his partner a couple of strong orgasms on a regular basis is a happy and healthy man. Not to mention that his partner is also bound to enjoy a positive view on life and a general feeling of healthy living.

Practitioners of Tantric sex claim that it has a wonderful rejuvenating effect on men and women, improving their sexual health.

Frequent and powerful orgasms are a sure way of changing somebody’s mood and of relieving anxiety and depression. All the maladies plaguing the modern mind (such as stress, depression, lack of confidence, and self esteem) can be cured by having sex more often and by experiencing better and more orgasms.

Alzheimer’s Disease

Alzheimer’s disease is the most usual form of dementia. Not remembering why you got up to go to another room, or forgetting where you put your phone may be early signs of Alzheimer’s disease. Because Alzheimer’s is a progressive disease it slowly damages an individual’s ability to function on a day to day basis. Symptoms of Alzheimer’s are: memory deficits, inability to learn new information, ineffective judgment and reasoning skills, and unproductive communication.

Because of its widespread prevalence, there are numerous websites and resources offering information. It is projected that Alzheimer’s affects approximately 4.9 million people 65 years and older, in the United States, and another estimated 200,000 to 500,000 persons below the age of 65.

The progressive nature of this disorder results in deterioration of behavior and personality as evidenced by increased agitation, paranoia, delusions, and hallucinations. The rate of decline varies greatly from individual to individual but eventually complete care will be needed. If there is no significant illness such as pneumonia or the flu, loss of brain function will be the cause of death.

Although Alzheimer’s is the most common form of dementia, there are other types of dementia complicating diagnosis to some extent. Some other types of dementias include: vascular dementia, Pick’s disease, Creutzfeldt-Jakob disease or CJD, and Huntington’s disease. It is important to ensure as good an outcome as possible, that early identification and diagnosis made as soon as possible because there are multiple drugs and treatments that can help lessen the effects of the disease.

Something that is not well known about Alzheimer’s is that the brain deterioration, that is the crux of the disease, may occurring anywhere from 10 to 20 years before there are obvious signs and symptoms. Research has identified that there are three distinct stages to the disease: mild, moderate, and severe with each stage are defined by the severity of the behaviors and the compromised functioning the individual is exhibiting.

The symptoms of mild Alzheimer’s are often confused with the normal changes that occur with the aging process. In the mild stage of the disease an individual looks and feel healthy but in reality they do have difficulty making sense of their world. Individual more than likely are aware of these difficulties but do not share this with others. Symptoms may include: inability to learn new information, memory difficulties, issues managing activities, depression, and becoming disoriented and getting lost going to known place. At the moderate stage of the disease the brain has become more damaged because more areas are affected. Symptoms become more obvious and behavior issues become more difficult to manage. Symptoms may include: forgetting old information, constant repetition of stories or asking the same question, increased difficulty in completing tasks such as following written instruction and using the bathroom. Behavioral issues may arise including agitation, wandering, suspiciousness, impaired reasoning, and little concern for appearance and hygiene. In the advanced or severe stage, the damage to the brain has become extensive. Full-time care is most often necessary. The individual may not be able to walk or may walk with difficulty. There is a significant risk of complications such as pneumonia. Symptoms may include: moaning, screaming, incoherent speech, refusal to eat, inability to recognize familiar people or faces, and inability to take care of self.

Diagnosing Alzheimer’s can be accomplished by these conducting one or more of these assessment techniques: neuropsychological test battery, Functional Assessment Staging Scale (FAST), patient history, mental status, physical examination, chest X-ray, laboratory tests, Positron Emission Tomography (PET) Scan, ingle Photon Emission Computed Tomography (SPECT) Scan, Magnetic Resonance Spectroscopy Imaging (MRSI), Computed Tomography (CT or CAT) scan, Electroencephalography (EEG), and Electrocardiogram (ECG or EKG).

There is not a cure for Alzheimer’s but there are a number of drugs that have been shown to be effective in reducing the signs and symptoms such as: tacrine, donepezil, riastigmine, galantamine, and namenda. Since behavior issues are a prominent part of Alzheimer’s profile, there are also a number of medications that may help such as major and minor tranquilizers and mood stabilizers. Cognitive treatments for behaviors may also be useful.

Alzheimer’s may be a disease that affects an individual has but it has a significant impact on families and caregivers. Working with a patient with Alzheimer’s requires caring for the families and caregivers too. Because the course of the disease can range from 3 to 20 years caregivers may be stretched to be able to meet the significant needs of the patient.

In summary, Alzheimer’s is a devastating disease that destroys a person’s ability to think, talk, and live independently. The progression of the disease can take up to 20 years which has significant implications for caregivers. Medications is available that reduces the symptoms but there is not a cure for Alzheimer’s.

Health Benefits Of Honey

I remember as a kid, whenever I would get a sore throat, the first thing my mother would do would be to boil up some water and throw in a little lemon juice and a heaping tablespoon of honey. I didn’t ask her why, but I do know that 9 out of 10 times after I’d finish that yummy mixture, my sore throat was gone. Later on in life, as I started to study the health benefits of many foods, I discovered just what it was in the mixture that got rid of my sore throat.

Honey is probably one of natures most wonderful foods. Naturally, this also depends on the quality of the honey itself. Not all honeys are alike so you really have to do your due diligence when buying honey.

The biggest problem with finding a really good honey is that the process by which the bees make honey greatly depends on the flowers from which the pollen is collected. Some plants are better than others and so naturally, some honey is going to be better than others.

Raw honey, in its purest form, which means not adulterated by additives that some companies feel they have to put in, is a powerful anti bacterial and anti fungal substance. Honey is a great energy source and a terrific substitute for processed sugar, which is just plain bad for your health.

But here’s something about honey that few people know. Honey is actually great for applying topically and healing wounds. Honey has been used to treat ulcers and burns for many years in a number of areas around the world. The United States, which unfortunately has become a “go to your doctor” society, is totally oblivious to the wound healing properties of honey.

The reason that honey is such a great healer is because it is composed mostly of glucose and fructose. These two sugars strongly attract water. So what happens is that honey absorbs the water out of the wound, thus drying it up. It is so simple how it works, yet so incredibly effective.

But the most effective use of honey is internally. Just taking one spoon of honey a day will be enough to eliminate most of the free radicals in your body. The reason for this is because honey raises the levels of antioxidant compounds in your body. Many controlled studies have been done to show that people on a daily regiment of honey, when given blood tests at the end of the study, showed higher levels of antioxidants.

And if all this isn’t enough, honey is absolutely delicious. Like I said, not all honey is the same and you really have to shop around. You want to look for a honey that is as natural as possible. Your best bet is with your local health food store, though even there you have to be careful.

The health benefits of honey are numerous. And it tastes great too.

It’s almost like heaven on Earth.

Your FSBO Marketing Program and “The National Do Not Call Registry”

Many of you have asked about operating your mortgage business without violating the new National Do Not Call regulations. Specifically, can using a For Sale by Owner (FSBO) Marketing Program be in violation of this law?

Here’s my answer…”Be very careful.”

First of all, you need to review the law. You can do that at:

http://www.ftc.gov/bcp/conline/edcams/donotcall/index.html

Second, pay attention to current rulings and interpretations regarding the Do Not Call Registry so that you can keep informed and adjust your marketing if necessary.

It’s my opinion that once a FSBO advertises or posts their phone number on a sign…Loan Officers and Mortgage Brokers can call them.

Let’s preface this by saying, I’m not a lawyer, nor do I want to give legal advice. This is solely my opinion. You cannot call on FSBOs with the purpose of getting their mortgage on the new home they are purchasing. If they are on the No Call list…you in violation of the law.

Here’s why…

The Federal Trade Commission has ruled that Realtors cannot use the opportunity to solicit listings. Why? Probably because the Realtor is marketing a service that (1) requires a contract, and (2) will eventually cost the homeowner commission fees.

If we went after the new mortgage initially, we would be doing the same unlawful thing the Realtors might do. In our case we have a mortgage contract embedded in the loan application and we will charge for our services using mortgage fees.

Instead…the FSBO Marketing Program is free to our FSBOs. There’s no cost there. We’re providing a program that is going to help them sell their home faster, more efficiently, and at the right price, all for free!

That’s your initial thrust…the FSBO Kit…not a new Mortgage…that’s why in my opinion; you’re operating within the law. Are you going to try for the FSBOs new mortgage? Of course you are! You just won’t go for it on the first call or even the second call. Instead, dazzle them with what they will be getting for free…establish the relationship…gain rapport…then go for the new mortgage.

A word about FSBO marketing…

If you’re not working with FSBOs…you’re missing an opportunity to build and maintain a continuous lead and referral machine. You are literally missing the boat.

Why?…

First, you can immediately become an expert with your own niche. You can be the FSBO expert in your area.

Second, this is truly an inexpensive marketing approach. Great for new folks in the business.

Third, and the whole purpose of this…you’ll get lots of free quality leads. The more FSBOs you have working…the more leads that are generated each week.

Fourth, it’s an easier marketing approach. It’s much less intimidating talking to a homeowner than it is talking to a Realtor, and

Fifth, since some FSBOs give up and elect to list their home with a Realtor…you now can refer that homeowner to a Realtor of your choice…this also helps you build additional relationships.

OK…one last word on the No Call Registry…

In May of 2005 The Federal Communications Commission (FCC) issued a forfeiture notice to Dynasty Mortgage, LLC in the amount of $770,000 for 70 phone calls made by Dynasty to 50 consumers who were listed on the Federal Do Not Call List. According to the notice, Dynasty obtained the leads from a lead broker, who claimed the leads were scrubbed (checked) prior to Dynasty’s purchase of the leads.

If you’re purchasing leads…you need to question your lead company and how they screen their marketing.

On the other hand…if you have a great FSBO Marketing Program…and, it’s available at a one time cost of only about three mortgage leads…why would you even go that route and expose yourself to that potential liability?

I’ll let you answer that question…
