Tenant Loans Now Also Available for Low Credit

Wealthy people can easily obtain loans in UK because they have collateral for loans. Basically, the moneylenders are very keen to depart their money to the rich sections of the society. What about the poor people who do not have house of their own. Can they obtain loans from money lenders? Yes, the UK moneylenders have now loans called tenant Loans, for the low credit customers.

The tenant loans are the loans for the people who do not have their own property, such as house, land or vehicle. Thus it is clear that tenant loans do not require any form of security from the borrower. People with low credit records are also eligible for such kind of loans.

Low credit tenant loans are specifically designed for the bad credit tenants, students and renters. These loans are usually unsecured in nature. Tenant loans do not necessarily mean loans for the no-asset people. The homeowners can also opt for tenant loans if they don’t prefer to put their asset at stake.

The rate of interest for low credit tenant loans is higher in comparison to other loans due to the security factor. After all, the moneylender is giving money to a person who has no asset or collateral.

The rate of interest on tenant loans for low credit is also influenced by credit score. A credit score is a systemic measure of credit risk estimated from a credit report using standardized formula. A good credit score brings down the rate of interest for tenant loans and vice versa. There are several factors that make bad credit score. These are late payments, absence of credit references, and unfavorable credit card use. Besides these, period of residency and your employment status also influence credit score.

In order to secure a good credit score for tenant loans, you can refer several web sites and expert suggestions. In these days, a number of agencies like Equifax, Experian and Transunion are there to analyse customers’ financial details to prepare a sound credit report.

When it comes to tenant loans, customers are wary over the higher rate of interest. But they forget that such kinds of loans have some specific advantages that no other loan can ensure.

First of all, it is comparatively easy to apply for arrear holders, defaulters, CCJ holders, bankrupts etc.

The second major advantage of tenant loans is that they get fast approvals from moneylenders due to lack of valuation of collateral.

Thirdly, in case of secured loans, customers always fear the loss of collateral. This is completely absent in tenant loans. That however does not mean that you have the scope of cheating the lenders.

Why Free Dating Sites Just Don’t Work

The main difference between online dating websites and other membership sites is that on joining a dating website, you are required to make an attractive profile, which is used almost as a marketing tool to present yourself to other members in the best possible light. Without a completed profile you haven’t a chance of attracting other genuine members who are seeking a partner.

Completing a profile of one’s self is regarded by many as the most boring, time consuming chore you could ever be asked to perform by any website. And a large percentage of surfers will “put it off till later today or tomorrow” which in most cases means it will never be done. And in fact oftentimes they will never even return to the website.

Most researchers will agree that those who join a website community solely because its free rarely return to the site or sustain an interest longer than a few days. And it’s not because they are forgetful and don’t remember registering, because the website administrators will almost certainly send out reminders on a daily basis.

The online membership communities which includes dating sites would not exist if it weren’t for the members in their databases and it’s important that all members who bother to sign up, take an active part in the community and the services it offers. Otherwise it is a waste of not only the indolent member’s time, but also the time of the website administrator and other genuine members.

Whereas, on the other hand, in the case of those membership sites that charge a monthly fee to become a member, they will have very few users who register, then stay away or don’t bother to complete a profile. Once a user has been tempted to take out his or her credit card, they will be much more inclined to take their membership seriously enough to create a decent profile and visit it several times a day to monitor interest from other members.

The ‘fee charging’ sites will find it much tougher to get sign ups, but whats the point in having a couple of thousand members in your database if fifteen hundred of them are dormant and don’t even respond to your emails? Much better for all concerned to just have five hundred interested members who pay regular visits to the website and use the facilities to the full.

But what of fee charging dating sites that offer a free period as a trial membership? Well that word “free” continues to cause complacency, but to a lesser degree. Whilst a free period may attract prospective members to a trial period, there are still a large percentage of these free users, who do not return to the website after subscribing.

Many dating sites who offer a free trial period, require the user to complete a profile before they are accepted as a free member. Some users however, will want to explore the member database before joining, and if required to join before they are allowed to search, a large percentage of these users will simply move on, and prospective members will be lost.. perhaps to a competitor website.

The highest number of long term signups per 1000 site visitors is enjoyed by those dating sites offering a free trial period, along with a script that will auto delete profiles not completed within a given period of say seven days.
The lowest number of long term signups per 1000 site visitors reflects the success rates of the ‘absolutely free for all’ membership websites, dating or otherwise.

3 Steps To Attracting More Clients With A Powerful Testimonial

How do you make a decision to purchase a service or product?

Think back to the last time you made a decision to make a significant investment, be that something for your home or business life and the chances are that you not only tried out the product or service before you bought it, but you also asked the opinion of others.

Let’s take for example purchasing a camera. Perhaps you asked a friend about their experience of a certain model of camera. You might have also researched the camera on the Internet or in magazines. You might even have gone into your local camera shop so you could ask the opinion of the camera expert in the store.

In all these cases, you were seeking endorsements and opinions – in other words testimonials about the camera.

When it comes to your potential clients making a decision to invest in your services, which are no doubt far more expensive than purchasing a camera, what reference sites and testimonials can you offer up?

Putting in place a process to systematise accessing testimonials is an often an overlooked strategy in many professional services practice. Added to that, many testimonials are far from impactful.

For example have you ever noticed the testimonials on a web site that say something like:

“Working with Jo was great. CD, London.”

This just leaves you wondering – who was CD? Why did they find working with Jo great? What difference did it make to them? Was CD in the same situation as I find myself in?

Frankly this form of testimonial is not going to be seen as credible as it is vague and non specific.

What would be more influential would be a testimonial that outlined:

- The situation the client had found themselves in prior to working with the professional services firm

- The actions that they took together to overcome these problems

- The tangible results that were achieved – wherever possible with specific metrics

- The name, position and organisation of the person providing the testimonial – that is car more credible than just providing the initials of someone.

If you have delivered excellent service to your clients, it is highly likely they will be happy to provide you with a testimonial. So why is it that we so often fail to access testimonials?

Here are three simple steps to ensure that you access powerful endorsements and testimonials:

1. Ask - Make sure that you ask your clients for a testimonial. The worst case scenario is that they will decline, so you have nothing to lose from asking.

2. Guide – Provide a framework of a few questions that you would like your client to respond to.

3. Simplify – Make it easy for your clients to provide you with the testimonial. I offer my clients a number of ways to provide the testimonial including making available a phone line available 24/7 where they can leave a message.

TAKE ACTION TODAY:

1. Review the testimonials you have on your web site or in your files. Make sure they reflect the outcomes and results you have delivered for your clients in a highly tangible way.

2. Create your own set of questions that you would like your clients to respond to when providing you with a testimonial.

3. Connect with any clients you have worked with over the last 6 months where you have not yet requested a testimonial. Set yourself a goal so that your testimonials are up to date in the next 30 days.

How And Why To Find New Friends

If you are someone wishing you could find new friends, I have some good news for you, even though the fact that you are reading this means that you might not agree with me.

There are millions of people who would really love to be your friend!

I am assuming that when I use the term “friend”, we both understand that a wide range of relationships may be encompassed. You may find a thousand acquaintances, five hundred close acquaintances, one hundred friends, ten close friends and one love of your life. Or, you may find twenty acquaintances, fifteen close acquaintances, five friends, no close friends and no love of your life. The results will depend on time, the pool of contacts you are diving into, your particular goals, luck, and other factors often, at least momentarily, beyond your control…such as time and place.

Many people who are seeking friends actually limit their opportunities to come in contact with these people and join with them in friendship because they are not following one or more of the following tips.

1. Go where your new friends are to be found.

2. To find a friend, be a friend.

3. Friends keep in touch and show they care.

As you read the above, you will notice one common thread. All of those statements imply action or effort of some sort. How many of us in high school had the “friend” who never seemed to have many friends and often complained that…”nobody likes me”? Thinking back from a slightly more mature viewpoint, how many times do we realize how often that particular person never went anywhere, never did anything to be a part of the group, and often stood on the sidelines taking potshots at those who were having a good time with their friends?

I know that I personally fit into that category. I was in the U. S. Army before I realized that I wasn’t “popular” in high school because I fit precisely into that category. I can see now how many times people tried to include me in their activities and circles as I wandered in and out of these events and passing relationships trying hard to show everybody that I was just fine without them!

However, this sort of behavior is not limited just to high school. Sadly, I saw my father follow this same path throughout most of his working life and into retirement (although he WAS careful not to mock other peoples’ beliefs)…where he died several years before he should have in a state of self-imposed isolation with the belief that nobody liked him or cared if he lived or died.

Who needs friends?

Over the years, several studies have shown a strong correlation between one’s length of life and level of health, and the structure of their social network, i.e. the friends and acquaintances with whom they remain actively linked. In fact, sites such as Dr. Thomas Perls’ “Life Expectancy Calculator” (www.livingto100.com), are including questions about the size and strength of an individual’s personal network of family and acquaintances as part of the process they use to estimate life expectancy.

Okay, so where are your friends to be found?

Well, that is one to answer for yourself. Many people try to find “friends” in bars. However, while chance encounters in alcoholically fueled environments certainly accounts for some true lasting friendships, genuine friendship is often better based on shared interests and activities. Getting smashed regularly might not be the best way to search for someone you can trust and rely on…no matter how much fun they are at the moment. If you are religious, go to church regularly. If you are athletic, join an exercise group or sign up for a gym membership. If you are a stamp collector, join a stamp collecting club. Even if you do not find someone within that group who really excites you, those people of similar tastes and life views may have friends who would love to have you as a new friend. The key here is to circulate, but circulate within spheres where you are likely to find people with similar (not necessarily the exact same) interests and attitudes.

Somebody has to take the first step.

If you meet someone that you would like to be friends with, that should mean that this potential relationship is valuable enough for you to invest a little personal effort. That person may be sitting at home wondering why YOU don’t call! When I attended my 20th high school reunion, I learned of two girls who had once had crushes on me while I had sat at home never contacting them or anyone else because I was sure that they didn’t like me!

Okay, so your feelings get hurt, or you find yourself with a friend that you wish you had never hooked up with. Well, there’s not much I can tell you except that is a normal part of life and is likely to occur whether you are actively seeking friends or not. However, no matter how much it may hurt or upset you at the moment, it definitely does NOT define your worth or value, and it will fade in time unless you choose to keep it up front with genuinely important things.

Take the first step. It doesn’t have to be a declaration of undying friendship or a date. Include the person in an activity that you think they might be interested in. Sometimes just the invitation is enough. Call or send a card on their birthday. Yes, make the effort to learn their birthday. If you are in a used book store, just go whole hog and spend the $2.99 to pick up a used copy of the book they said they wanted to read. Even if they have bought the book new in the meantime, the thought will be important to them. If not, they probably are not someone you would want for a friend anyway.

Do not let true friends “fall by the wayside”.

“No man is an Island”, said John Donne. When we let friends drift away, we are allowing a part of our “island” of self to erode. True, not every friend or acquaintance is going to maintain the same level of importance in our lives as we and they change, move, ripen, or sour. However, it doesn’t hurt to drop a line, an email, or to make a quick phone call just to keep in touch. Their friendship was valuable to us at one time and will probably retain a value throughout our lives, You never know when the guy you used to go on business trips with turns out to be the one who shows up to help you through a particularly difficult period in your life.

I don’t know about you, but simply from a selfish point of view, better health and a longer, more enjoyable life are good enough reasons for me to go out and make some new friends or renew old friendships.

Getting Your Book Published is Only Half the Battle

I once thought I wrote the great American novel. It had all the elements of a success. There was the sympathetic hero that had to face adversity and overcome the bad guys. It was set in rural America and then leapt from coast to coast. It had intrigue, a bit of sci-fi and adventure. It also had a terrific title, “Pursuit of the Phoenix.” All my friends and family loved it, so I went searching for a publisher. After failing to find a “normal” publisher like Doubleday and wasting a few bucks on an agent, I went with PublishAmerica for free. Well, not entirely free. I purchased a few hundred copies for myself and family, but I had a printed book. I was excited to see my name in print.

Let me describe what just happened. I actually self-published using a POD publisher. These kind of businesses print books as they are needed, or “print-on-demand.” They store the information like the cover and text on a computer hard drive and then use a mechanical process to make the books one at a time. This as in contrast to a major publisher that will print 1000’s for distribution to bookstores throughout the country. The disadvantage with PA and other Pod’s is that most bookstores deal directly with wholesalers like Ingrams to get their books. The book chains like Barnes and Noble view POD’s like the plague. That’s unfortunate and not totally fair. But I’ll get back to that. The purpose of this article is to look at marketing. Once you have a book, how do you let people know all about it?

Unless you have someone like Random House pushing it in advertising, you’re on your own. I learned the hard way. My book came out in the early 1990’s before the Internet took off, so I couldn’t spread the word all that easily. Placing ads in the local newspaper can be very expensive. I went to a few book stores but they weren’t interested. Today things are a bit different. For my second book, I went with Booksurge, the publishing division of Amazon.com, the largest bookseller on the net. They placed the book on their site and allowed a link from my site to theirs. They also connect to Barnes and Noble online. This time it was non-fiction; an account of my years as a sales consultant for the Yellow Pages. I did not have to buy any books and they supplied a nice production package for a few hundred dollars. However, I still had to do my own marketing.

But now I had a few options, as do you. I contacted other Yellow Page sites on the web seeing if they would link to my book on Amazon and some did. I then began to write articles about tips regarding the Yellow Pages with links to the book. I go on forums and blogs doing the same thing. Using that method, I’ve had more sales in a few months than 10 years with my other fiction book. Now I understand that a novel is much harder to sell and accept that eventuality. But the Internet opens up a plethora of opportunities unknown a few years ago. Because I’m letting Amazon sell the copies directly to the public, I don’t care that they too are a POD. That’s right, Booksurge is a print-on-demand publisher that only prints them as requested. There are no miles of bookshelves in the Amazon where-house.

But do I really care? I bypass the bookstore which adds a hefty markup and so I am able to price the book lower and still make a few bucks per order. They do all the work as far as taking the credit card, shipping and the paperwork. I just get a royalty check every month. And another thought here. One big advantage to the POD process is that I can update my book’s text for a small fee and keep it current because it doesn’t sit on the shelf. The printing quality is always excellent and I can also change the cover as well, if desired. My final advice is to issue a press release to all the media when it’s published. I got calls from as far away as Australia and London when I sent out my PR’s. Good luck and good selling.

Visa Credit Card Offers - A Look at the Best

Visa claims to be the nation’s leading payment brand. And rightly so: more than 500 million Visa credit cards circulate in the United States. For every $100 that consumers spend, approximately $14.60 is spent with a Visa-branded product. Visa offers a large variety of credit cards for both consumers and businesses. Its unique corporate structure, emphasis on security, and solid card options make it one of the most popular credit card issuers today.

Corporate Structure

Visa stands for Visa International Service Association. The company consists of six different entities. Each segment focuses on one particular geographical area, providing offers and meeting regulations that vary from region to region. Visa does not directly issue its cards. Rather, it consists of an association of member banks that lend cards to consumers and small businesses.

Visa is one of the most universal credit cards available. You can swipe a Visa card in over 150 countries across the globe. More than 20 million merchants accept Visa cards throughout the world.

Top-notch Security

Visa works hard to provide reliable security for its cardholders. Its “Continuous Monitoring” system is a vital part of this system. The program quickly identifies unusual card transactions. This includes purchases that are more expensive than usual or a shipping address that is different from the billing address. It also detects changes in the name, birth date, or social security number of the cardholder. If you are a victim of identity theft, Visa offers free help and counseling services.

The 3-digit code on Visa credit cards is another one of their security features. This code, called the Cardholder Verification Value, or CW2, is found on the back of the card. The information can be provided when making purchases. It ensures that the cardholder is carrying the actual credit card as an item is bought. If the number does not match with the one in the system, the activity is immediately investigated.

Visa’s Top Cards

Visa offers a variety of solid credit card options for consumers. The Chase Platinum Visa is the perfect card for those with good credit who want the benefits of a platinum card and a rewards program. Through the rewards program, you earn one point for each dollar that you spend on purchases. You can then redeem those points for cash back, travel options, a variety of merchandise, or gift cards. If you qualify, you’ll get a low interest rate and a 0% interest introductory rate for up to 12 months on purchases and balance transfers. There’s no annual fee with this card.

The Platinum Plus Visa card, issued by the Bank of America, is another excellent credit card option. Through this plan, you’ll enjoy platinum benefits such as auto rental insurance, travel and emergency assistance services, and purchase protection. It offers a credit line of up to $25,000. This card offers a 0% introductory rate for the first six billing cycles on all purchases, balance transfers and cash advance checks. There’s no annual fee and the interest rate is low. This is an all-around solid card.

Visa continues to improve its security features and serve its worldwide cardholders. With a Visa credit card, you’ll enjoy member benefits and virtually universal card acceptance. Find the card that best fits your needs and sign up for it today. Then use Visa to help you get through life, one purchase at a time.

South Dakota Pow Wows

The word powwow was not originally used by the Native Americans. All tribes have their own word for this type of gathering, of course, but just as an example the Dakota Sioux call the gathering a Wacipi (pronounced Wa chee pee), meaning dances. There are some very good dances at Reservations throughout South Dakota. Places like the Crow Creek Reservation, the Lower Brule, Sisseton, Pine Ridge, and the Rose Bud Reservation-to name a few-hold annual powwows or wacipi.

The Crow Creek Reservation is near Chamberlain SD bordering the Missouri River. The river is really beautiful in that area and one can take a scenic drive along the river all the way to Pierre (the state capitol of South Dakota). The people who live at Crow Creek are some of the most friendly people I have ever met (and I have met a lot of people from all over the world). The area is one of the poorest counties in the United States but the tribe still manages to host their own free Wacipi (powwow) every year.

Powwows begin on a Friday and end on a Sunday-normally allowing three whole days of interesting drum-pounding fun. Usually there is a parade for the opening day and the opening ceremonies at the arena begin with all the people who will dance entering the arena in their respective groups and categories. There is even a group of veterans and an honorary veterans’ ceremony held at each Wacipi. Each time the powwow breaks for lunch or dinner there is a new grand entry upon returning to the arena.

Free lunch and dinner is provided for the guests who attend the powwow. Some of the finest Indian fry-bread you will ever eat is served with the meals. Somehow, no matter how many people show up, there is always enough food for everyone and all seem to enjoy the powwow meals. Vendors also provide a variety of food for sale for those who want to sample the Indian tacos, hamburgers, roasted corn, and other items. There are plenty of drinks such as fresh squeezed lemonade or free coffee at the powwows.

As for the dance competitions and displays-these are world class dancers that come from all over the US and Canada to gather with the tribe. There are, of coarse, dances for the tiniest of tots to the eldest of the Seniors. Some of the small children will absolutely amaze you with their abilities to dance without seeming to miss a step. From my own observance of the Senior dancers I would never be able to keep up with their pace while dancing. Everyone seems to be absolutely fantastic at dancing!!!

You can visit the author’s website at http://www.powwowtours.com for more information about attending a powwow or any other travel plans you might have.

Eva K. Kaiser is a writer and currently the owner of a travel agency called Powwow Tours. You can visit her website at http://www.powwowtours.com for more information about attending a powwow.

How Your Credit Score Is Calculated

You probably know already how your credit score is calculated. Things about you like payment history, available credit, and existing debts are all factored in. Credit scores used to be a top secret number and only lending professionals were allowed to take a peek at it. The most widely applied credit score calculator, used by Equifax, TransUnion and Experian, is the one developed by the Fair Isaac Corporation called FICO. FICO, acronym for Fair Isaac Corporation which is the brain-child behind the software has been applied since the 1960’s.

The credit reporting agencies are Equifax, Experian, and TransUnion. You may think nothing of the three-digit credit score but just ask any lender if they would give a favorable loan term to anyone who does not have a good credit score and you will realize how important it is to maintain a good credit score. Now, with the passage of the new law governing credit scoring, a vital change has been made on how your credit score is to be released.

When lenders let you borrow money, this actually translates to an investment on their part. They collect from the interest as well as the principal. However, like all investments, lending money involves certain kinds of risk. Financing institutions never fail to review your accounts for them to determine if you are still qualified of receiving incentives that come along your application.

Only one website is authorized to fill orders for the free annual credit report you are entitled to under law (annualcreditreport.com). This law was established in 1995 to provide fast, simple and cheap access to your personal appraisal history. Checking your credit score regularly will avoid any complications but don’t check more than once a year. To guard against inaccurate information or fraud more often than yearly, one can request a report from a different credit reporting agency each four months. When you request your free credit report and score, you will need to provide the following information: Name, Address, Social Security Number (usually just the last four digits), and Date of birth. The information will be used to verify your identity and to protect your free credit report and score from would-be identity thieves and con artists.

One of the ways to improve your credit score is to faithfully meet the deadlines of your bills. If you open a lot of new accounts in a very short time, this could actually lower your score down and make you appear like a risky borrower. A Credit report is detailed information of all your credit activities. Every application you make for a credit card shows up on your credit report, and multiple applications can hurt your credit rating. Credit scores are also checked to see how much interest should be placed on your loan or even how much loan can you get.

Although credit terms and scores can be confusing learning to navigate your way through the credit language will help you maintain great credit. Learning how to get and keep good credit is an important skill that can be learned.
