Top 5 Home Mortgage Refinance Tips

All of us want to save money. I don’t think I can name one person that I know of that is happy to spend more money than they have to, either on their personal bills or their mortgage. There has been so much talk in the market today because home sales have slowed so much about refinancing your home mortgage. This can either be a good thing or a bad thing depending on your own personal circumstances. Here are some tips to help you to know if you should refinance your home mortgage and how to know that you are getting the best rate.

1. Points or no Points - When it comes to lowering your rates you will need to weight the benefits of having a lower rate vs. paying points up front. You may end up paying a lot more depending on your choice and how long you plan on keeping your mortgage.

2. Sneaky Interest Games - Don’t fall for the 0% apr unless it fits in with your master plan. A lot of brokers will try to get you locked into a low interest rate that will balloon on you in a couple of years and leave you out on the street.

3. Hidden Fees will Hurt You - If your new mortgage rate seems too good to be true then it probably is. Check for hidden fees in your mortgage that will make up that suspicious difference.

4. Have Faith - You have a legal right to a good faith estimate. Get a copy of this document and go over it with a fine tooth comb, it will reveal where there is a real problem.

5. Start the Clock - Weigh the costs carefully of how long you will be staying in your home vs. how much of a savings you will be getting in a refinance. Make sure you include closing costs in your decision.

After that time, however, other pharmaceutical companies are also allowed to manufacture generic versions of the drug, at much less cost. 5 Ways to Find Fulfillment in Mid-Life

Mid-life is a natural time to take stock of your life. Perhaps you never achieved the dream that you’ve been chasing. Or perhaps you achieved it and realized it was empty of meaning.

Your life is changing and you need to deal with loss, limitations and liabilities that you never had to think about before.

This time is a wonderful opportunity for you. You have experiences, wisdom and strengths to draw on now that simply weren’t there in your younger years. Your measure of success has evolved, and you have the patience and depth to seek out a fulfilled life.

Here are 5 key ways to find fulfillment in mid-life:

1. Be 100% honest, 100% of the time. Take responsibility for your life and be responsible and accountable to others. Take command of your time and spend it taking action to work towards what you can change, instead of focusing on what you can’t. Admit your mistakes and learn from them. At the end of the day, you need to face the person in the mirror and answer the questions, “Was I a good person today? Was I the person I want to be?”

2. Adjust your attitude. It’s easy to find things to complain about. What you may not realize is the impact it’s having. When you spend all your time thinking and talking about what you don’t like, you’re creating negative feelings for yourself and everyone around you. So live each day with the spirit of appreciation. Say please and thank you with a smile on your face. Be a positive influence on everyone you interact with through the day.

3. Move towards a vision. Celebrate today but also spend time thinking about your vision of the future. What is the legacy you want to create in the world? It’s essential to start planning that now. How much time would you spend planning a dream vacation - researching travel options, accommodation, shops, sights and sounds? Imagine if you spent just as much time planning your fulfilled life.

4. Make passion a priority. Whatever you’re passionate about, have that in your life, everyday, whether or not you’re getting paid for it. Dance if you love to dance, volunteer at a school if you love to be around children. Have incredible experiences. And don’t stop there. When you get home, talk about them. Ask each other around the dinner table, “What was the most awesome part of your day?” Acknowledge yourself and each other for the small (or big) things you did to make it a nicer day for someone else.

5. Help yourself first. Help others, too, but help yourself first. Take care of your health, it truly is the most important thing you have. This is just one of the many positive things I’ve learned since I developed diabetes. Remember the lesson you’re taught every time you fly. What are the instructions? Put an oxygen mask on yourself, first. Otherwise you won’t be able to help anyone.

Mid-life is the perfect time to find fulfillment. Start with these five things and see where they take you!

Electric Heater - General Safety Advice

Although the safety statistics concerning electric heaters, especially electric space heaters that plug into the mains, are horrifying, there are simple pieces of safety advice, which will, in the vast majority of cases, prevent the vast majority of accidents from happening.

Most of the problems that arise with electric space heaters are caused by heat or fire; rather than the electricity of electrical wiring. Of course, it is still important to make sure that any electrical wiring is carried out properly and with due care and attention. Make use of modern synthetic polymers which have the same insulating qualities as rubber. If you can, have your home or office wiring upgraded to include modern circuit breakers, which are the most effective form of protection against a fire created by a short circuit or an overloaded system.

The most obvious precautions to take, to prevent accidents caused by heaters, are simply to make sure that there is an adequate distance between the heater and any potential source of combustion. The sources include items of furniture, curtains, anything made of paper or cardboard and of course any flammable liquids. Be especially sure to keep the heater away from any potential contact with water.

One vital and obvious tip is to make sure that the heater you buy bears whichever safety certification is appropriate in your country. Every major country Government has safety standards which items must meet before they can be fitted with a mark or symbol showing that they have been thoroughly tested and meet the often stringent requirements. If there is no such mark present, then the heater probably does not conform to standard - and you have no assurance that the build quality is adequate, or that the features built in for safety meet the necessary standard.

If you are purchasing a heater with one or more electric elements, it is important to make sure that there is an adequate guard around them. Any contact with a heated element by paper or fabric material creates an immediate serious fire risk. If the guard is exceptionally inadequate, there is even the risk of serious injury from fingers accidentally making contact with the heater elements, in the case of a fall, for example.

It is obviously important when you buy a new heater to make sure that you thoroughly read and understand the instructions provided for the safe maintenance and use of the heater. Of course, basic safety precautions need to be observed in all cases. The most important of these is to make sure that water is always kept away from the heater and from any electric circuit. Never touch an electric heater while you are wet and don’t use an electric heater as a clothes dryer by putting wet clothing too close to a heater’s element.

It is also important never to leave an electric space heater unattended. There is the risk of flying sparks from an expiring element which is a very serious fire risk. These kinds of fires are not supposed to be constantly used for day to day heating, like a central heating system. They are designed to be used as needed. Treat your sleep time in the same way. If anything serious did happen, you may not even wake in time to do anything about it.

Electric heaters are supremely safe provided these basic safety precautions are adhered to. Please ensure that you don’t become another statistic.

The Truth Behind Making Fast Cash Now

There are a lot of offers to make some money on the internet, most of them being to make fast cash now, online, from your home. These programs come and go and we often find them, unwanted, in our email boxes and in our mailboxes. Perhaps you have wondered if there is any truth to these make money programs, and how you can separate the ones that really work from the ones that are just there to waste your time, or even worse steal your money. Now this isn’t always the case, but it happens frequently enough that you should be careful before jumping into one of these offers and start giving out your email address and phone number. (you don’t always need to give your phone number)

Most of the offers that you get to make fast cash now take you to pages where you will need to join this program or that program. These are known as incentives offers and the work like this… The person that sponsors you has access to several programs that are willing to pay for your information, usually your email address or perhaps other contact information. They will pay you a percentage of whatever they make from their clients. There isn’t anything wrong with that and it is a great way to earn some extra money provided the company is on the up and up. This is the most important part, if you don’t go with a company that is legitimate they will just take your money and run.

Fish Is Brain Food

Grandma was right. Fish is brain food.

It seems like everyday, there’s good news about what omega 3 fish oil can do for your brain. Research has shown that fish oil brain benefits begin in the womb and continue straight through life preventing Alzheimer’s and dementia in the elderly.

A baby’s brain is made up of about 70% omega 3 DHA and EPA fatty acids. These fatty acids are necessary for the optimum development of a baby’s intelligence, brain function and emotional well-being. They’re so vitally important that the U.S. National Institutes of Health recommends pregnant and lactating women supplement their diet with 1200 mg/day.

Recent studies, however, showed the average omega 3 intake of pregnant and nursing mothers was only 18% of what’s recommended and only 3% of the women surveyed were getting the omega 3 they needed in their diet.

If baby isn’t getting the DHA and EPA it needs from mother’s diet, the fetus will take what it needs from the mother’s brain supply. During nine months of pregnancy, a mother could lose as much as 3% of her own brain mass from depleted DHA and EPA. Some scientists believe this could be a major cause of post-partum depression. Taking omega 3 supplements during pregnancy, is sounding like a very good idea.

And, if mother’s not eating fish, you better believe her adolescent and teenage children aren’t either. The resulting omega 3 deficiency has been linked to childhood behavior problems, temper tantrums and learning difficulties. In other words, ADD and ADHD.

A recent British study reported that fish oi supplementation, however, helped reduce the symptoms of dyslexia, ADD and ADHD. The research team gave fish oil supplements for six months to children with behavioral problems, social difficulties and learning disabilities. The children tested six months higher in spelling and more than a year higher in reading skills.

Adults can also get a lot of brain benefits from eating fish a couple of times a week or taking daily fish oil supplements.

Dietary deficiencies of omega 3 DHA and EPA have been linked to a higher incidence of migraine headaches, depression and bipolar disorder. Eating more fish or taking fish oil supplements, on the other hand, has been found to provide good quality, natural relief for these conditions.

Alzheimer’s disease now affects some 5 million Americans and that number is expected vastly increase over the next twenty years as the baby boomer generation begins to age. Fish oil can help here too.
Studies have shown that people who ate the most fish and had the highest DHA levels had 47% less dementia and 39% less Alzheimer’s.

Fish oil also helps prevent “brain attack” or stroke. A Harvard Medical School study of over 43,000 men over a period of 12 years reported that men who eat fish just once a month had a 44% less risk of ischemic (blood clot) stroke than those men who ate fish less than once a month. Taking a daily aspirin, by the way, reduces stroke risk by only 21%.

By the way, apparently what’s good for your brain is also good for your heart. Eating fish at least two or three times a week lowers blood pressure and triglycerides and prevents irregular heart beats.

Fish oil href="http://www.omega-3.us">omega 3 fatty acids DHA and EPA also reduce the risk of sudden cardiac death, the number one killer in the U.S., by 45% or nearly half. That’s pretty good, don’t you think? Even the American Heart Association recommends that all healthy people eat fish twice a week or more.

So, you can see Grandma knew what she was talking about. Eating fish and taking fish oil supplements is good for your brain and good for your heart. So get smart and follow her advice.

Michael Byrd has over 18 years of education and experience in the fields of physical therapy, health, fitness and nutrition. His pursuit of wellness has shown him many fish oil health benefits as well as the benefits of using natural whole foods to help you look younger, feel better and stay healthy.

$70 Billion or Euro 53.07 bn or 36.29 bn is Spent in America Alone Annually on Advertising Time!

Now that’s a lot of money.

But before we go further, consider this “50% of my advertising is wasted but I don’t know which 50%”, that translates to $35 bn or Euro 26.8 b or £18.14 is wasted in America alone – annually!

And they say “Advertising works”, hmmm, works to waste one hell of a lot of your money that’s for sure!

Meanwhile Admap’s report on ad avoidance examined research evidence on both side of the Atlantic and confirmed that people are increasingly trying to avoid advertisements.

Now I wonder which 50% we should apply that little shard of information to?

Americas’ Ad Age said recently that somewhere between 254 and 5,000 is a number that represents just how many commercial messages an average consumer gets each day.

However attempts to beat clutter only end up yielding more of it, a bitter irony bound to have dire consequences for a business already struggling with questions of relevance and effectiveness.

And just about everybody agrees on two things: It’s way too high, and the industry’s not doing anything to reduce its own overproduction.

It would be very funny if it wasn’t so sad, the fact of the matter is that clutter is leading to more clutter

You might say that it is paring back on traditional media, right? Actually, TV commercial pods are fatter than they’ve ever been, and they’re growing like a 14-year-old Xbox fan’s waistline.

The advertising industry is crushing itself under the weight of its own messaging, squeezing the effectiveness out of its product as consumers get more and more inured to the commercialisation of their culture and surroundings.

“At the end of the day, the ability of the average consumer to even remember advertising 24 hours later is at the lowest level in the history of our business,” said Bob Barocci, president-CEO of the Advertising Research Foundation.

Hmmm – now which 50% shall we add this too?

And now the end is near? Recently there was a major study on Internet clutter finding that the more ads on a page, the click-through rates, brand impact and product consideration decline. Surprise, surprise!

Research shows that a magazine reader looks at glossy ad pages rather favourably, as part if the editorial content, while a TV viewer is more likely to see 30-second spots as interruptions. Between these two poles of acceptance and revulsion falls internet users, who are simultaneously hit with both scads of generic, untargeted ads and more finely tuned pitches that takes into account behaviour that gives some semblance of relevance to advertising.

We need to refocus on the consumer, not the media. The lens needs to be refocused not on media but on the consumer, who’s cumulatively bludgeoned by commercial messages as he moves from medium to medium.

We need to refocus our efforts onto interactive communication because with interactive marketing communication, there is a commitment to participate, which in turn leads to a set of possibilities, which are significantly different in how they affect the communication process, itself.

The need for product information.
Image advertising and clutter together with active ad avoidance doesn’t give the information needed to buy knowledge-driven products. Moreover communication results from an interaction in which two parties expect to give and take. Audience members must be able to give feedback. Media practitioners must be sensitive to the information contained in the feedback. This give and take can result on real understanding or real feedback.

The need for Interactive Marketing Communication.
Put simply, because there is a human desire for interaction. We have created a media society during the past 40 or 50 years where there is an extraordinary reduction in interaction because of the one-way and more passive form of information retrieval that exists. Leading to the familiar problems of lack of accountability and clutter together with a loss of trust.

People desire to be taken account of, to affect change, learn and personalise their relationships with their environment. There are a phenomenal number of reasons, which cause people to interact, which go far beyond just giving them things.

When people participate in interactive marketing communication they are told that their efforts and feedback are of positive help to the advertisers. Moreover, by participating, they then learn and understand the message from the advertiser, personalise their relationship with the advertiser and their products (or services).

Consumers tend to filter out information they do not want to hear and this alters the effectiveness of advertising in quite a dramatic way. The purchaser’s decision is invariably a compromise and this leads to a certain amount of anxiety. The worry that perhaps the purchase decision was not the best or right one. In order to minimise this anxiety the purchaser seeks to reinforce his choice and begins to take more notice of his chosen product’s advertising. And, at the same time, the purchaser deliberately suppresses data, which might challenge his decision by ignoring the advertising of competitive brands.

People are often loyal to a brand simply because they do not want to readdress a decision. The opportunity to screen out undesired data always exists when media advertisements have to stand on their own and fight for attention.
Interactive Communication takes the consumer through the barrier of not wanting to address change; and this is the ultimate market the advertiser is after – the people who use his competitors’ products.

Now the consumer can say ‘Yes, I will change my behaviour and I have a very good reason or series of reasons why”, and have a well-informed opinion or image in mind.

If someone goes into a product purchase decision with a very specific image of the product and its reason to exist and why they have decided those reasons are worth its purchase. The test in reality, the use of the product, will tend to confirm that premise, and therefore conversion will be enormously enhanced.

Interactive Marketing Communication turns passive advertising into active advertising and actually alters behaviour during the communication and learning process.

At the same time substantially (by as much as one half!) reducing Clients marketing budgets and also being totally accountable…and much much more!

Paul Ashby pioneered interactive communication to the advertising and marketing communities some twenty-five years ago. The communication issues he addresses have been neglected during the explosive grown of advertising in the 60s, 70s and 80s, these are Cognitive Dissonance, Selective Retention and Selective Exposure.

Would you like to discover the incredible results to be attained by using interactive communication? Well these are revealed for FREE at http://effectiveaccountablecommunication.blogspot.com or contact Paul directly on paul.ashby@yahoo.com

The Masters Golf Course Brings Golfers To Their Knees

After a brutal third round of golf at the 2007 Masters golf tournament,
the powers that be at Augusta had some mercy on the competitors and
softened the course for the fourth and final round.

Make no mistake it was the Masters golf course, Augusta National, that
won this most recent golf tournament. Not since the 1950’s and 1960’s
had viewers seen such a high winning score.

Little known Zack Johnson eventually won the 2007 Masters with a
score of 1 over par, but the grand old Masters golf course left little doubt
about the real winner.

Ever since Tiger Woods tore the golf course apart by shooting 18 under
par in 1997, the Masters golf course has been criticized as a relic of the
past.

The golf course at Augusta hosted the first Masters in 1934. Bobby Jones
called the tournament the “Augusta National Invitational Tournament”
until 1939.

After Tiger Wood’s dismantling of August National in 1997, the
membership has wrought many changes. These changes have been
popularly referred to as “Tigerproofing”.

The most notable changes involved lengthening the course, adding a
rough, additional trees, and deepening bunkers.

Several critics, including Jack Nicklaus and Arnold Palmer, have voiced
concern. Many are concerned that the changes have robbed the
Masters golf course of it’s unique character and charm.

Before the changes, they argue, Augusta National had a unique mix of
holes that required the player to be cautious on one hole and aggressive
on another. Now the players must constantly play defensively, they
argue.

It is hard to disagree with these critics after witnessing this most recent
Masters tournament. The fabled “Augusta roars” were largely missing
from Sunday’s back nine.

We think the secretive decision makers at Bobby Jone’s course panicked
after Tiger’s 1997 romp. They feared that new technology in golf balls
and golf clubs was threatening to render their course obsolete.

But Zack Johnson’s 1 over par winning score shows the flaw in their
thinking. Augusta National can still be plenty tough as it showed this past week.
Some of the measures taken were appropriate. Others, such as adding rough and deepening bunkers have robbed the course of it’s uniqueness. We hope the next changes restore some of Augusta National’s character.

Please, give us back the Masters. The Augusta National golf course won but golf didn’t.

The Best Spyware Removal Program - What is it?

Houston, we have a problem. It seems that every time you try to do anything on your computer you are bombarded with an endless series of popups. You try to go to your favorite websites and your browser just shows ads that relate to the name of the website, and every time you try to open a program your computer sputters and coughs and hangs for what seems like an eternity. Yep, you’ve got spyware and you want nothing more than to completely pulverize it and brush away the ashes. But what is the best spyware removal program and how will you be able to find it?

We have all had problems with spyware at one time or another, and there really isn’t anything that is more frustrating. I know that I once had a brand new computer and let my son on it for just a few minutes. When I came back to the computer there must have been 100 popup windows on the screen and I was steaming.

They say that the best things in life are free, and there are certainly a lot of free options to remove spyware. But for the hardest and most stubborn spyware programs you are going to need to cough up a few dollars, more than likely. Of course the scanner will be free, but after it finds what programs are clogging your computers arteries it will expect to be fed before it goes to work. So search away for the best spyware removal program, download the scanner and see what happens. When you walk away from it with a computer as clean as a whistle it will all be worth it.
