Advantages Of Using A Realtor Over FSBO

With the real estate market doing so well, it is good to know the advantages for using a Realtor over FSBO or For Sale By Owner.

Unless you are an experienced home seller, you will find that selling your home without the assistance of a Realtor somewhat intimidating and risky. This is due to the fact that all of the right information is out there, but if you do not know it, you might miss something.

The main advantages of using a Realtor are in their experience.

Selling a home is a large amount of work. There is paperwork, listing, showing and much more. A realtor does this for a profession so therefore they have all the tools to complete the process will skill and ease.

A Realtor is determined to meet the needs of the seller, and therefore their skill is used for the most part during the contract negotiations and execution. The legalities and paperwork are a huge undertaking in itself. Mistakes can be costly and therefore it can take from the profit you would make from selling the home yourself.

Realtors have web-based coverage for the home, in addition to the realtor’s site, and MLS. The funding you pay also covers full color pages in the paper to present your home to the public. With the norm of advertising properties a benefit to the Realtor, they can get all of these options at a fraction of a cost.

With the notary and attorney fees, it is expensive to pay for all the proper paperwork. A Realtor may have these professionals on consignment or have them easily paid for a less hourly rate due to the amount of business they bring.

Finally the last advantage of a Realtor is that per statistics, a home sold by a realtor is usually sold for roughly $20,000 more than that of a home that is sold FSBO.

Advantages of selling your home FSBO are not paying Realtor fees.

There is no listing agreement and no fees to pay the agent or Realtor. The usual amount that can be saved is around 6% of the total sale.

You can sale to whom ever you would like. Most of the time when you go through a Realtor, they request in the agreement that exclusivity of your home is only to them.

When you sale your home, you get the money. In the case of hiring a Realtor, you pay their fee, even if you are the one who finds a buyer and you complete the sale.

You can set whatever price for your home, and negotiate the price to your liking. If the house were not selling fast enough, it would be your skills in negotiations that could seal the deal.

FSBO attract buyers, this is usually because it is a more informal process of purchasing a home, and also usually has a better price negotiated on both ends.

You can use free listing options on the Internet to list your home. You also get to use your creativity to find the best buyer.

Whichever option you go with, remember that there are legal documentation and fees that are required in the transaction of selling a home. Whether you pay a Realtor to complete the entire process for you, or you do it yourself. Make sure you are meeting all the needed documentation so not to have any unnecessary debt in the future of the transaction.

Are You Suffering These Heartburn Acid Reflux Symptoms?

The burning pain associated with heartburn acid reflux is becoming a big problem. More and more people are experiencing heartburn and it has to do with our lifestyle more than anything else. Being overweight can be a huge contributor to this condition, and the numbers of those who need to lose extra pounds are going up each year. Stress can be a contributory factor and it is not news that our world is more stressful than it has ever been.

It’s a good idea for everyone to know the symptoms of acid reflux so they can tell the difference between a chronic problem and just the occasional bad food choice.

Most people will experience an occasional bout of heartburn at one time or another. This usually happens when something spicy is eaten, or if you’ve had a lot of coffee to drink and not a lot to eat.

There are some foods that promote excess stomach acid production, and this can also account for the occasional bout of acid reflux. This is mostly harmless, even when it is uncomfortable. If it happens occasionally, but is not something that wakes you up at night, or seems to be present more than once a week, a simple antacid to chew on should clear it up your symptoms with no damage done.

However, there are some people who have feelings of heartburn all the time. The main symptoms are a burning in the chest and the taste of acid in the mouth and throat. When this happens all the time, that acid might be doing more damage than you think.

Having acid reflux often feels like having a constant lump in your throat, and the pain associated with heartburn can wake you up in the night. You may also notice an increase in sinus problems, which can be a secondary symptom of having acid reflux disease.

Some of the other secondary symptoms of acid reflux are often confused with other conditions, but when paired with the major symptoms, the problem becomes clear.

When severe reflux is present you will commonly have a sore throat when waking up in the mornings, and it may even feel like your throat is closing up at times. Sinus problems might become chronic, and you will often feel sleepy due to the reflux interrupting your sleep at night.

When these factors are all combined, a person must realize they have a problem, and that there may be damage to the esophagus and the throat from the excess acid.

Though these symptoms of heartburn acid reflux are troublesome, there are great ways to care for it. Medication can help alleviate the pain, and can also stop the acid production in the stomach by inhibiting of the production of stomach acids. This allows damaged tissues time to heal, and these medications will only be needed for a few months to promote healing. That, along with a change in diet, can help someone suffering from heartburn to experience relief from pain and enjoy a better quality of life.

How to Buy Jewelry Photography - Four Crucial Considerations

Are you buying jewelry photography for the first time? This brief guide will help you understand and navigate the process of buying jewelry photography. When buying jewelry photography, there are four key things you must consider. Before contacting a professional jewelry photographer, it is worth taking a little time to prepare to discuss your specific needs and the details of your project. Do your homework by asking yourself the following four questions:

First:– How do you plan to utilize the images of your jewelry?

Will the images be used primarily for a web site? Perhaps printed as postcards? Maybe in a catalog or magazine for advertising, or just for inventory record purposes? Perhaps you will utilize the jewelry photography for one purpose now and for a different purpose in the future.

Second:- How much of your inventory you need photographed?

If your sample line is vast, will you photograph hundreds of items? This can be expensive. Could you start with photographing just the essence of your collection at the beginning, make some sales with those images, recover some of your initial investment, and get more images later? The technique of PII (progressive inventory imaging) is a practical way to acquire great looking images on a limited budget. Do you plan to advertise your jewelry online? The cost of getting people to an online store is not a negligible amount! The more striking images you display on your site, the greater the chances for customers to come back for more!

Third:– Do you want to “own” the images?

The term “buying” jewelry photography is not accurate because one does not buy the photograph, but rather buys a license or the rights to reproduce a certain image of photographed jewelry. Federal copyright laws specify that the images created by the photographer become the creator’s intellectual property and thereby belong to the photographer. The photographer owns the images produced of your jewelry, and you, the client, buy the license to use or reproduce those images for your specific needs, for a specified length of time. When dealing with professional jewelry photographer, you will find those usage rights specified on the estimate sheet you should be receiving prior to commencing with the assignment. If you expect to “own” the digital image since you paid for the assignment, no problem, you certainly can, but you would be paying more than you actually need to. If the sole serving purpose of your digital image is to unlock your customers’ wallets, displaying a digital reproduction of your jewelry will produce income regardless of image ownership. The question is in what proportion?

Look at it this way, what would you pay and consider fair value for a digital image that represents your diamond ring, which retails for $1200.00 in your online store? Let’s say you are comfortable with $15.00. Would you want to pay the same price for that same image if it was going to be used additionally in a national print ad campaign? Of course not, it has a greater value because it will produce more income. How about if it would be also used to create co-op catalogs? Definitely, the image has a greater value yet. A digital reproduction of your jewelry produces income! The cost of your photography is relative to its income producing power; therefore, you compensate the asset-creator accordingly. That is called “usage”. Usage saves money. You buy only what you need. Why pay for the above-mentioned three usages if you are going to use it for the online store only? You can re-license the image for any additional usage, when needed, and save the money for inventory!

Here are some examples of image “usage” and average licensing costs in the USA:

Printed Marketing Material or Product/Packaging -
An image used in any brochure or other printed material such as direct mail, public relations or sales material distributed to a targeted audience for commercial purposes. Includes use in product packaging. Additional usage, brochure or direct mail, annual report, travel catalogs, packaging. $800 USD

Web and Electronic Broadcast -
An image used in any web, electronic broadcast media such as the Internet, email, television or presentation software. Includes use in any motion picture, video or theatrical production. Additional uses, corporate website, web advertisements, TV commercial, entertainment program, infomercial, feature film, music video. $550 USD

Print Ad or Display - An image used in any print advertisement, billboard, tradeshow, or in-store for national advertisement, point of purchase counter display, in-store posters, store wall decor, tradeshow panel or presentation. $1150 USD

All Commercial Uses or “Unlimited Usage” - Use in any medium intended for commercial or promotional purposes.$2250 USD

“Unlimited Usage” would be giving you the greatest asset and the most costly option, but you probably don’t really need it all. Plan ahead, be specific, and save money.

Fourth: Who will be assigned to create those striking images?

The other day the phone rang in my studio and the inquisitive stranger on the other side asked: “How much?”

“How much for what?” I asked

“Well” he continued, “for taking pictures of my jewelry of course”

“That depends on the kind of jewelry you would like us to photograph” I said,

to which he hurriedly replied,

“What does it matter, jewelry is jewelry.”

This conversation went on for some time, ending with an agreement to photograph a single jewelry item for this potential new client, at no cost, through our Free Digital Capture (FDC) Program. We agreed to continue the dialog after he inspected the digital capture. He felt comfortable knowing that seeing the image of his product would help demystify the unknown.

A seasoned, professional jewelry photographer will want to take the time to understand the specific needs of your unique project. I would recommend discussing a project with more than one candidate. Describe your project as specifically as you can and provide the photographer with a layout or a sample of a style you like. When discussing cost, do not confuse the real purpose of jewelry photography by thinking that the best value is from the cheapest price. Beyond cost, you must make sure to receive great photography that represents your jewelry line at its BEST, for those images will become the most valuable and least expensive Public Relations agent and SALES person your company will ever have.

In Conclusion:

Thinking about the above four considerations ahead of time will help clarify your needs and will enable you to better communicate those needs with the jewelry photographer. Applying what we discussed here will help you achieve a most desired outcome: Obtaining the best jewelry photography suited to both your unique artistic needs and personal budget.

Building A Food Diet For Acid Reflux

Acid reflux is a problem that occurs when the ring of muscles between the esophagus and the stomach does not close properly, but it can be greatly aggravated by the foods that a person eats. Someone who has heartburn just once in a while knows that foods are often the triggers for pain. This is also true for those who have severe acid reflux disease, and if they don’t modify their diet, they may be dealing with more pain than they have to every single day. They need to come up with a food diet for acid reflux that not only lists what they can eat, but also tells them what they cannot have unless they want to have a flare up.

There are some foods that should be avoided at all costs. These can be tasty foods, and they can be hard to stay away from, but when the pain gets bad, a person with reflux will gladly pass them up if they can get some relief.

Foods such as citrus fruits like oranges. These stimulate acid production. Different forms of potatoes are not a good idea, and onions are probably out. Grains can cause issues, and some find that pastas bother them. Though some meats are great, they should be eaten in natural form. Processed meats are full of preservatives and that can aggravate symptoms.

Though milk can soothe the stomach at times, many other things made with dairy can be problems. Milk products that are best avoided are cottage cheese, ice cream, and many cheeses. Potato chips, sweet desserts, and fats are also a problem.

There are some foods that will irritate acid reflux, but when they are eaten in moderation, they may be okay for some people. A person with acid reflux can try these to see if they are a problem or not. Some of these include many fruits like strawberries and blueberries. Tuna and hotdogs are also in the middle of the spectrum, but go for ones with no preservatives. Cheddar and mozzarella cheese might be okay, and many low-fat dairy products might be tolerated. When it comes to dessert, try low fat and low sugar items to see if the stomach is okay with them.

There are some foods that should not cause a problem for those with acid reflux. They can make up the main part of the diet and will help keep flare ups down to a minimum. These include apples and bananas, and vegetables like broccoli and many types of beans. When meat is eaten, it should be lean cuts of meat that are grilled or baked and definitely not deep fried! Fish and eggs are good options as well. Cream cheese and sour cream are okay, and breads and cereals are often soothing. When it comes to dessert, jelly beans and low fat desserts are the best.

Though many of these foods will be suitable for most acid reflux sufferers, every person is different. What might bother one person might not have any affect on someone else.

This list is a good guideline to get started, but anyone with problems should experiment with these foods to come up with the food diet for acid reflux that seem to work the best for them. When eating habits are under control, some measure of relief can be found. That, in conjunction with stress relief and targeted medication might make all the difference in the world.

Healthy Heart Food - What Is The Best Diet For Your Heart And Which Foods Heal?

What is the best diet for a healthy heart? Which foods can you eat which will improve your chances of cardiovascular wellbeing and a longer life? Certain whole foods are known for their ability to support heart health. Read on to find out which heart healthy foods you need to keep in your refrigerator and eat more regularly.

Heart disease is the number one cause of death for Americans, New Zealanders - and in many other Western nations. When combined with other complications of hardened arteries, such as strokes, heart disease accounts for over 40% of all deaths. Too much of the good life has gone straight to our heart it seems.

Heart disease is the term used to describe hardening of the arteries (atherosclerosis) and blood clots - which can result in blockage of the blood supply to the heart. The main symptom is angina, a pressure or pain in the chest, usually brought on by stress or exertion. The worst outcome is a heart attack.

Can we do anything to avoid suffering these problems?

Thankfully yes! And you have the power to make the necessary positive changes.
Diet is clearly a major contributing factor to heart disease. What should you eat for a healthier heart?
A diet of fresh vegetables, fruits, whole grains, legumes, nuts and seeds can gradually replace fatty animal products, fried foods and refined carbohydrates. This will improve blood cholesterol and blood-fat balance. It will also lower blood pressure and provide nutrition to the heart muscle.

Whole Foods with specific Benefits for the Heart and Circulation

  • Vegetables - Broccoli, garlic, ginger, kale, Chinese greens, parsley, red peppers, alfalfa sprouts.

  • Fruits - Lemons, oranges, apricots, blueberries, raspberries, papaya, mango.

  • Legumes, Grains, Nuts and Seeds - Lentils, tempeh, chickpeas, tahini, almonds, oats, brazil nuts, hazelnuts, flaxseed, pumpkin seeds, sunflower seeds.

  • Fish - Oily fish such as sardines, mackerel, salmon and tuna (2 - 3 times per week) or high-quality fish oil tablets provide essential fatty acids, which support many vital functions.
  • A heart health study in New Zealand: In 2004 the New Zealand Ministry of Health published a study that looked at the causes of all deaths in New Zealand in 1997. Researchers found that diet is the leading cause of death with over 8500 attributable deaths in 1997 - 30% of all deaths in that year. The majority of these were cardiovascular deaths.
One of the main risk factors for heart disease is a diet low in plant fibre and high in animal foods, fried foods and refined carbohydrates. By tipping this balance towards whole plant foods we not only protect and support the heart, we can actually repair arterial damage that has already occurred. Even the healthiest body needs good food for maintenance and repair. When there has been damage there is an even greater need for proper nutrition.

Other lifestyle recommendations for improved heart health:

  • Achieve a balanced intake of protein, complex carbohydrate and fat.

  • Engage in regular aerobic exercise.
  • Drink 6 - 8 glasses of water daily.
  • Avoid fatty red meats, alcohol and coffee.
  • Do not smoke.
  • Eliminate fried foods and processed convenience foods.
  • Avoid stress.
  • Have more fun!
  • If you suspect you may be at risk from heart disease visit your doctor for a full assessment.

What To Drink To Relieve Heartburn Symptoms

Though there are many different ways a person can combat the pain and discomfort that comes part and parcel with acid reflux problems, there are simple steps that can be taken to help keep pain to a minimum. Though these will sometimes need to be used in conjunction with medication when the case of reflux is severe, those who only have occasional problems can find some relief simply by taking in the right fluids. It is important to know what to drink to relieve heartburn, and also what to avoid. Both will help keep the acid production under control and the symptoms manageable.

What a person drinks can make a huge difference in how they feel each day. This is especially important to think about when you suffer from acid reflux. There are some drinks that make things worse, and the more you can avoid these, the better you are going to feel through the day and at night. Avoiding things that stimulate acid production in the stomach is almost more important than finding the right things to eat, though the two go hand in hand.

To avoid over production of acid in the stomach, it helps to first identify what is causing your symptoms. For many people, alcohol is to blame for many of their symptoms even if they only drink occasionally.

Citrus is another common cause of acid reflux symptoms. This means that drinking juice made from these fruits is going to cause a problem. This includes orange and pineapple juice. It is important to remember that these fruit juices are sometimes used in mixed drinks, so those should be avoided when out drinking with friends. Tomatoes are also known to irritate acid reflux, so that juice should be avoided too.

Another huge problem when it comes to heartburn is caffeine. This stimulant is known to make acid reflux worse. The problem with caffeine is that it is very common in many drinks, and a lot of people find it hard to give it up.

It is a good idea to wean your self off caffeinated coffee and tea, and also to give up sodas that have this ingredient. This can be hard, but if someone has problems associated with what they drink, this is the one thing that might offer quick and long lasting relief.

Instead of drinking soda, you may have better luck drinking plain water. Water helps to keep the digestive system moving, and can help keep the acid in the stomach were it belongs.

For some people milk provides effective relief for heartburn pain, but others find it problematic. It will help most though, so it is a great idea to have milk on hand, and have a drink when it feels like heartburn might be flaring up. Try keeping a diary of your symptoms and what you are drinking to identify trigger drinks and drinks that can help ease symptoms.

If milk is a problem, you might have to stick to water on a regular basis as a drink to relieve heartburn symptoms. It can be hard at first if you’re used to having sodas or other flavored drinks, but you will become accustomed to drinking it over time. Plus, drinking a lot of water has many other benefits health-wise, and may leave you feeling better than ever before.

7 Reasons Not To Use A Part-Time Real Estate Agent

Real estate is not something that can be done on a part-time basis. Here are seven reasons not to use a part-time real estate agent.

A real estate agents main focus is to sell. Therefore it is important to find a real estate agent that will focus full time on your real estate needs. There is a fiduciary responsibility to the sellers in the instance of an agent for the seller, and a buyer’s agent for the buyer to get the best deal possible for them.

You have every right to ask the real estate agent if they are part-time or full time. If an agent says they can work part time and fulfill your needs for your real estate transactions, it is likely that they are working to make them money; they would not have the time to be fully loyal to you, when they are working at another job.

–If a real estate agent is working part time, he or she likely has another job and does not have the time to focus on quality, instead they are trying to get as much done in as little time as possible.

–Selling your home, you need someone who is going to be advertising and working to sale your home on a full time basis. The less time the agent is spending on selling your home, the longer it is on the market and you are losing money.

–A part time real estate agent likely has not taken the time to have additional training, and certifications to increase the quality of service you would receive. It is a good idea to ask what training the real estate agent has had.

–There are times that sellers or buyers can only be available for showings, signing and closings at specific days and times due to work. Therefore it is hard with a part time agent to set up important appointments because there is a limited amount of time.

For example: A part-time real estate agent can work Monday, Wednesday and Friday in the evenings from 6:00pm to 9:00pm. The homeowner is available during the day from 8:00am to 5:00pm. This can result in one of two things. First the agent will not try to work with the home at all. Second, the agent will set it up for you to go alone. What is the point of having the agent?

–If you sign an exclusivity clause with a part time real estate agent, you are limiting yourself to only being able to have part time help with selling your home, or finding your home.

–You pay the same commission for a full time real estate agent as a part-time real estate agent. Therefore you are getting half the work and effort and paying the full price. Who wants half a sandwich when they pay the full price?

–A dedicated real estate agent or broker works normally evenings, weekend, and are often times on call so that they can meet the needs of their clients. With this in mind, how is a part time agent going to be able to focus their time and skills on your deal if they are warn out, tired, and only able to focus at such small time frames.

With the purchase of a home or selling of a home, the most significant investments you will make in your lifetime, you deserve to have someone who will be by your side through all the steps. The commission is paid for the services rendered. Whenever something is done part-time, it is likely done part of the way. Who is filling in the work that needs to be done because the agent does not have time to be there?

Is There An Alternative to Adsense On My Blog?

Adsense is the lazy way to income. Everyone likes the fact that they take some code, throw it onto a web page and can enjoy an almost scientific income. I say scientific because it is measured with percentages and click CTR. One can easily predict the amount of income they will make with a certain amount of visitors.

Sadly, this income can be so tiny; it would not even cover the hosting of the site. With enough visitors, one expects to earn massive income but some people just don’t have a need to click on links that lead away for the site with the answer to there problems or with info they where searching for. Many webmasters resort to tricking their visitors into clicking on ads by blending them with the comment area and the menu. This is misleading and deceitful.

Other ways of making money from your blog are by selling an affiliate product, selling your own product, and starting a list.

To sell affiliate products, join an affiliate program of a product related to the theme of your site. There are plenty of products available. Then you write a few articles about the product and post them on your blog. Finally, Send those articles to Ezinearticles.com or whatever article directory you see fit.

To create your own product write an E-book of 20-100 pages, create a little splash page with bullets of the benefits, and place it on your site. The book should solve some major problem of your blogs audience. Then, write a few articles about it and send them to article directories.

To create a list, first you join some kind of mailing list management service or buy software. Then, place the code on your site and offer a free gift so people will join. Also, allow people to join if they buy your product so you can get two for one there.

What To Do About Constant Heartburn Nausea

Some people with heartburn have big problems, whereas others are lucky to only have minor symptoms that barely dent their day. However, when symptoms get bad, there are many things that can happen. The pain can be unbearable, and constant heartburn nausea that seems to stick with you all of the time is not uncommon.

Feeling this way can greatly compromise your quality of life, and is enough to drive anyone to distraction. Fortunately, there are steps that can be taken to help keep an upset stomach from taking over your life. However, unless the heartburn is being treated by medications and with a modification in diet, the nauseous feeling might not go away.

One of the best ways to fight off the nausea associated with acid reflux is to eat an acid reflux friendly diet. A specific diet recommended for those with this condition will work best.

Another thing to remember about eating is that a full stomach makes the pain and the nausea worse. It is always a good idea to eat smaller meals through out the day rather than sticking with the traditional three large ones.

Choose foods that are less likely to produce excess acid and eat them in smaller portions more often for some relief. It is also a good idea to stop eating at least two or three hours before going to bed to give your digestive system a chance to process your last meal of the day.

Taking medications recommended by a doctor will also greatly reduce the reoccurrence and frequency of nausea related to acid reflux. The best medications are the ones that are taken to heal damage.

Most suffers don’t experience nausea unless their reflux has done some damage, so they may be given medication by the time nausea is becoming a common occurrence. The type of medication given for healing damage is the proton pump inhibitor. This inhibits some of the stomach acid producing pumps from working.

This reduces the amount of acid in the stomach and gives damaged tissues a chance to heal. As a result the nausea usually goes away, or it least become much less problematic.

There are some medications that are not given for acid reflux, but are prescribed for those who have constant discomfort and nausea in the stomach. These are sometimes given to patients who are undergoing treatment for cancer. They are known to settle the stomach and may or may not be something a doctor will prescribe when nausea is bad.

There are some natural things like peppermint that are also known to help settle the stomach, and a simple sugar-free peppermint candy might help. There are some remedies that might help with constant heartburn nausea that many might remember from childhood.

Ginger sodas have been used for a long time to soothe an upset stomach, and someone with reflux can have this, but the carbonation might bring on symptoms. But if you leave it to go ‘flat’ and then drink it, it can offer some relief. Also, eating a piece of bread or crackers might help provide at least some temporary relief from constant heartburn nausea until the reflux can be better controlled.
