Investing - Readers Expose Mortgage Schemes

Getting a new mortgage? Watch Out! Mortgage brokers (even at banks) get paid on commission. As interest rates rise, they must become more creative to make a living. Many are honest, but there’s plenty that won’t blink an eye at taking advantage of uninformed consumers. Don’t be one of them!

In my previous two articles, I’ve shared how and when Interest-Only, Option-ARM and Reverse Mortgages should and shouldn’t be used. I’ve warned readers to be very careful when refinancing or purchasing a mortgage because the person you are dealing with may not have your best interest at heart. Here are some true stories that clearly illustrate that.

David shares, “A licensed securities dealer has proposed that I take $300,000 in equity out of my house before home values plummet and invest the entire amount in an “investment grade” life insurance policy, specifically an Equity-Indexed Universal Life (EIUL) policy.”

He described in detail how this would allow any future growth, loans and death-benefits to be tax-free. He also listed some of the negatives, such as the high cost of the insurance policy and other expenses. The advisor had shown him that he could pay off his house after 10 years with the investment, with money left over.

He closed by saying, “It sounds almost too good to be true. Is this program too risky, or too expensive, to warrant investing my home equity?”

Of course it’s too good to be true! It doesn’t make sense to tap your home’s equity for any investment. His home had probably been the best investment he had ever had. He was earning a guaranteed 6% or so (the interest rate on your mortgage) while increasing his equity at the same time. Don’t put that at risk.

This is just one of the new schemes developed by agents to keep the commission dollars flowing. People like David, who are not retired, don’t have a lot of investable assets for ‘advisors’ to go after. The bulk of most people’s investable assets are in a 401(k) or other company retirement program.

The ‘pot of gold’ that pre-retirees do have is the equity in their home. Because homes have appreciated, many have significant equity. This scheme allows agents/advisors to tap that money when they otherwise couldn’t.

In this specific case, the agent could be making $85,000 off of this transaction! No wonder it sounded like such a good idea! To be frank, this borders on a scam and is not consistent with any good financial planning principles. This ‘advisor’ should lose his/her license.

’Av’ wrote about a horror story involving her parents’ purchase of an Option-ARM mortgage from an unscrupulous mortgage broker. To be safe, her parents included other family members in the talks with the mortgage broker. He laid out all the details, including the most intriguing part: an interest rate of only 1.65%. He assured them the payments would only be $300 per month. They couldn’t believe it and asked him several times to verify that information. Based on his assurances they took the mortgage.

Then the first payment coupon came. She says, “Imagine my shock when (the real interest rate) was 5.6%. I called…and got the run around. I was told the payment hadn’t gone up.” The true amount due just to cover the interest was considerably more then the $300 they expected. By paying just the $300 their amount borrowed would continue to increase.

Before the sale, the mortgage broker had been so trustworthy and always quickly returned their calls. Now he gave them the cold shoulder. When they finally reached him, he said “You’ve signed the papers and that’s that.”

Clearly frustrated, she says, “So I am paying about 6% interest on a loan that 4 adults heard was only going to be 1.65%…we were played the fool big time and I want to warn other people.”

Don’t accept any mortgage broker or other financial advisors’ word on something. It must be in writing. If you don’t understand the contract, take it to a lawyer or a Certified Financial Planner who doesn’t have an interest in the transaction for an objective point of view. Dear Customer - Come Back ONLY if You’re Buying!

There is a cable in the back of my car that cost about $37, with tax.

I bought it because I thought I needed it as an Internet connection, but as it turned out, I didn’t.

It has been dwelling in my car, nestled deep in the rumples of the beach blanket, or half-squeezed into the netherworld between the hatch and the back seat, for better than a year.

Why don’t I return it to the retailer and get a refund or at least a credit toward something else?

I’m not lazy. Heck, I’ll drive a half a mile out of my way to save a dime on a gallon of gas.

My problem is when I imagine returning it, I ANTICIPATE DISSATISFACTION, in the form of poor treatment, having to do verbal combat, and possibly wasting my time by being told to get lost.

I envision walking into the store, being shuttled from one clerk to the next, standing in lines, explaining my rationale more than once for returning the cable, and then being told that the policy prevents them from giving me what I want.

Or, some bozo will tell me with pursed lips, “We’ll only do this ONCE,” which has become somewhat of a mantra of CSR’s at Citibank.

So, there is an unconscious calculus that I do as I am reminded the cable is still residing in the shadows. If it takes me an hour to return the cable, given drive time, parking time, and transaction time, and it puts me into a negative frame of mind so subsequent hours become tainted, I’m losing money, and more important, peace of mind, even if they hand me my cash back.

I’m interested in this because it is an under-reported phenomenon.

ANTICIPATORY DISSATISFACTION isn’t on the radar at all of customer service people and the consultants and pollsters that serve them.

But this sort of dread keeps us from coming back. It eats away at customer retention and loyalty, and of course, it diminishes profits.

Retailers jump through hoops and invest fortunes in advertising to bring us into stores, but then they virtually tell us to stay away if we have an item to return.

“Come back ONLY if you’re buying,” seems to be their lopsided offer.

But it isn’t a good deal, for us, or for them.

What You Need to Know About the Three Types of Asthma

If you suffer from asthma, you are familiar with the sudden onset of coughing, that tight feeling in your chest and how hard it can be to get your breath when something triggers an attack. Understanding what type of asthma you have can help you control, or even eliminate your attacks.

The first symptoms of asthma are typically discovered during childhood, and frequently will disappear by adulthood. A small percentage of people suffer their first asthma attack after the age of twenty-one, and it remains with them for life.

There are three main types of asthma, allergic, idiopathic, and mixed asthma.

1. Allergic asthma is typically caused by airborne and seasonal allergens. Typically, there is a family history of allergies, but not necessarily asthma. Once you are exposed to the allergen, it acts as a trigger for an asthma attack. By avoiding the allergen, the asthma is controlled. Children with this kind of asthma generally outgrow it by the time they reach their teen years.

2. Idiopathic or non-allergic asthma is not related to any specific allergen or substance. Common triggers include the common cold, a respiratory tract infection, exercise, emotions, or environmental pollution. Food additives such as sulphites can also trigger this type of asthma. Over time, asthma attacks can become more frequent and severe. It can also develop into a more serious respiratory condition, such as chronic bronchitis, or emphysema.

3. Mixed asthma is a combination of the above types. It is the most commonly diagnosed asthma.

4. Exercise induced asthma is not considered to be one of the basic types of asthma. It is common in people who have one of the above varieties. If you suffer from exercise induced asthma, your airway is reactive to certain conditions, and exercise acts as a trigger. Sometimes, the first symptom you have is being short of breath when you exercise. You might ignore it, thinking that it is because you are out of shape, or haven’t worked out for a while. You will find that you cannot build up your endurance because you remain short of breath after minimal exercise. Aerobic exercise, running, playing soccer or hockey, is most likely to trigger this type of asthma attack.

No matter what type of asthma you suffer from, it takes over control of your life. It determines how well you sleep at night, how much energy you have during the day, and how much enjoyment you get out of life. For instance, when it comes to budgeting, many couples find it really hard to discuss ad come to a common understanding. They have difficulty agreeing what to spend and how much to spend.

Such difficulties that the bride or groom go through alone could be very good opportunity for the newly-wed to come to consensus how do they want to support each other.

These are times to understand expectations, values and beliefs of their partners as well as their families.

Wedding isn’t easy. It is not just the marriage of two people, but the marriage of two families.

Harness your innate creativity and imagination towards possibilities and potential rather than liabilities and limitations. Increase your learning velocity. Stop being a prisoner of the past. Push the limits of what you think you are capable of. Take what you have and find a way to make it work. That’s what entrepreneurs do.

And remember the secret: If we do what we’ve always done, we’ll likely get what we’ve always gotten.

Weight Britain! A Win is a Win?

Recent statistics reveal that Great Britain has the highest percentage of obese inhabitants in Europe, and it has been forecast that this figure is set to increase in size, if nothing is done about the problem.
