Panic Attack Treatment Options

The Grass is Greener with Organic Lawn Care

What’s there not to like about organic lawn care? It’s relatively cheap. It’s better for the environment and it takes less work than your traditional well-manicured lawn.

Americans take their lawns seriously. Lawns used to be for the wealthy who hired a staff to maintain the grounds of their estates. Now they are for everyone. The great equalizer was the invention of the push mower in the 1870’s by Elwood McGuire of Richmond, Indiana. (Before that, a common and labor-intensive way to trim lawns was to use scythes.) Today, U.S. homeowners spend more than $17 billion on outdoor home improvements, including lawn care.

While many of us spend a lot to get our grass mowed, fertilized and sprayed with chemicals to deter weeds and troublesome insects, it doesn’t have to be so.

The good news is that going organic makes good sense when it comes to lawn care. It takes less effort and makes for a lawn that’s safer for you, your family and your pets.

It’s the Height, Not the Mowing

One of the major principles behind organic lawn care is the height of your grass. Higher is better. Many home owners mistakenly believe that they must keep their lawns mowed as low to the ground as possible to keep the grass healthy, to keep away weeds and to lengthen the time between mowings. It’s the crew-cut approach to lawn care.

The actual opposite is true. Tall blades of grass have more surface area exposed to the sun, which enables them to photosynthesize more sugars and starches for root growth. The healthier your grass roots are, the more water and nutrients they can absorb, which, in turn, makes for healthier grass blades. Keeping your grass higher works as well or better than herbicides at suppressing crabgrass, according to research done at the University of Maryland. (It may also curb low-growing weeds like dandelions or common purslane since the taller grass will starve them of sunshine.)

To achieving towering blades of grass, set your mower to its maximum, which means it will cut at 2.5 to 3 inches. Also keep your mower’s blade sharp, which will make for a clean cut and will avoid tearing or otherwise damaging the blades of grass as they are mowed. Finally, avoid mowing wet grass since that can also damage your lawn.

Another way to keep your lawn healthy and low-maintenance is to keep grass clippings on the lawn after you mow. Decomposing clippings add nitrogen, a major nutrient for grass, to the soil. Many homeowners worry that keeping grass clippings will lead to thatch, dying grass parts that form a matted layer, which keeps moisture and oxygen from reaching grass roots. Thatch won’t form from cut grass. Instead, the clippings will attract earthworms, which break down thatch.

What does cause thatch? Too much fertilizer. To remove it, use a hard-tined rake to scrape the thatch out. Then, spread a layer of compost on top of the soil. The compost will encourage earthworms to come and break down the thatch as quickly as it can be formed.

Another way to keep your lawn healthy and to discourage weeds is to cast grass seeds on your lawn in the spring and fall. Be sure to reseed bald spots and tamp down the seeds. Using your feet to push the seeds into the soil is fine. You don’t need a special tool. After you’ve scattered grass seed on the lawn, be sure to water it to encourage the seeds to sprout.

When to Water?

Organic lawn care is really for the rest of us - the majority of folks who just don’t have the time to spend hours upon hours caring and cultivating our lawns.

When you take the organic “lazy man” approach, you don’t water frequently. Less is best. That doesn’t necessarily mean less water, but fewer times and for a longer duration. This helps your grass. Infrequent watering forces the grass roots to go deep into the soil - deeper than most weed roots will go, which is bad news for weeds. In addition, shallow, frequent watering promotes thatch, which you certainly don’t want to foster.

Another tip on water is to water early in the day. Waiting until the evening can cause insufficient evaporation which can lead to fungi growth.

The Depths Soil Goes To

Another way to ensure a healthy lawn is to have your soil professionally tested. Call your local agriculture extension officer, who will test for free or for a small fee. That way you’ll know exactly what type of soil you have and what it needs to keep your grass growing and prevent weeds. For example, if you are topsoil poor, invest in some top soil which will lessen your work down the road. You’ll also know if you need to fertilize and with what type of fertilizer to use as well as what’s the best type of grass to grow given your soil.

Also add organic compost to your lawn. It will make your grass healthier. Aim to add compost once or twice a year. Do it sometime between June and August.

Fiddling with Fertilizer

Once you’ve tested the composition of your soil, you’ll know what type of fertilizer it may need. Of course you’ll want natural fertilizer. It’s best to apply it in the spring and fall. Organic lawn fertilizers, although they cost more up front, are cost-effective in the long term because they promote better growing conditions, decrease the need for pest controls and require fewer applications.

In addition to fertilizer, consider feeding your lawn seaweed. It contains trace elements like iron, magnesium and zinc oxide. Seaweed will support plant health, root development and will help fight fungi.

To Rake or Aerate?

Remove thatch in the spring or early summer using a rake or a tool especially designed to remove that matted, dead grass.

Aeration can also promote a healthy lawn. It removes plugs of dirt which helps increase the soil’s ability to retain water and it increases air circulation to the roots. Aeration is usually a task for spring, but you can also do it in the fall. You can rent a motorized aerator from a garden center or you can purchase a pair of Lawn Aerator Sandals, which takes more work.

Curing Common Lawn Problems

Here’s a sampling of common lawn problems and organic and natural ways to solve them.

Yellow grass can be cause by traffic, lack of water or can indicate a soil deficiency (iron or nitrogen). Test your soil to determine what and whether organic soil amendments can help return your lawn to its green glory.

Bare or rough spots can also be caused by traffic or dog poop. The cure is to remove the cause. (Don’t allow pets or your family to walk on the problem areas and clean up after your dog immediately after he or she does its business or start walking Fido elsewhere.)

If you’ve eliminated the common culprits and are still having problems, see whether caterpillars are doing the damage. Most caterpillars in lawns are the larval form of a few moths species (armyworm, sod webworm). When populations are high they can chew grass down to the crown, leaving rough patches or bare spots. To get ride of these pests, rake out any thatch, apply a solution of beneficial nematodes and scatter endophyte-enhanced grass seeds on the affected area.

Brown grass is unsightly, but may not signal a major emergency. It’s often the result of poor maintenance. Be sure that you are not mowing your lawn too short and that you are watering enough. If that doesn’t do the trick, test your soil to see if it is suffering from any nutrient deficiencies and correct those deficiencies.

Weed & Pest Patrol

The good news is that improving lawn health by proper watering, mowing and fertilizing will greatly reduce weeds. If weeds are fairly minor (rather than overtaking the grass) start by simply weeding by hand.

Still got weeds? Part of the solution is figuring out what’s making weeds possible and changing things around so that weeds will face a tougher time. Here’s a quick tutorial on ways to keep weeds and troublesome insects at bay:

If clover is taking over your lawn, there’s a good chance your soil lacks nitrates which encourages grass growth. In fact the easiest way to control clover is to promote healthy grass. To remove clover, first till the soil and then add compost to increase the soil’s fertility. Finish off by reseeding bare spots with grass. To prevent clover, apply a slow-release organic lawn fertilizer in the fall and leave clippings on the grass during the summer.

To rid your lawn of dandelions, remove the flower heads before they go to seed. Dig out the roots with a dandelion weeder or use the Dandelion Terminator. To prevent existing weed seeds from germinating, apply corn-gluten meal in early spring.

Mow your grass too low and you’ll be doing crabgrass a favor. The low grass allows sun to reach the weed’s seeds. To eradicate, completely remove plants before they go to seed and then sow grass seed. You can prevent crabgrass by allowing your lawn to stand tall at three inches. You’ll need to keep removing weeds from the reseeded spots to allow the new grass to become established.

Control bugs by mixing dishwater soap - a “natural” brand like Bi-O-kleen works best - with water.

Dirt mounds are usually caused by moles and the tunnels they burrow. Press down the mole ridges with a rake or other garden implement so that the grass roots can reengage with the soil. Then tackle the moles. The best way to keep them away is to be an inhospitable host: eliminate their food source. Moles normally invade a lawn to feed on grubs and earthworms. In the case of grubs - which can also cause brown grass - apply milky spore.

2007 Inverts Some Home Sellers Into Landlords

For many real estate opportunity seekers of 2006, the reality of a quick-flip at market-high prices is beyond a glimmer of hope. With mounting negative cash flow from holding an over-priced property for months on end, the hold and wait recipe has now transitioned to renting until the market bounces back to pre-2006 price levels. Applying a tourniquet to cash wounds is number one for home sellers who thought the market would return for over-priced properties with the spring market in 2007.

Tread carefully, advises Mark Nash, author of 1001 Tips for Buying and Selling a Home. That newly renovated and freshly painted short-term investment could become an expanding financial nightmare if not managed properly as a rental. Novices to landlording should remember that finding the right tenant to care take their investment should be their number one priority.

-All prospective tenants should complete a lease application that includes a release for a credit check.
Don’t skimp on a credit and previous landlord reference verification.

-Security deposits are non-negotiable. Reducing or omitting one will cost you plenty down the road.

-Forget pets. People can be rough enough on property, pets add to the wear and tear.

-If you plan to market and show the property near the end of the lease term, plan on having the
tenants vacate before showing begins. Tenants don’t care if you sell, they’ll block showings and leave
beds unmade and dirty dishes in the sink.

-Consider short-term rentals for the newly relocated, home owners renovating their home,
or those”homeless” after exiting their last and gaining possession on their next, or the growing number
of ex-homeowners that are going through a life change such as divorce, death of a spouse or partner
or wait-listed for a skilled-care facility.

-If you’re new to landlording, contemplate hiring a property management company to interview, lease
and manage your rental day-to-day. They’re experienced in the pleasures and pitfalls of rental
properties.

-Factor in that renting your buyer-beautiful home won’t bring you positive cash flow, it will just soften
the financial hit you’ve been taking.

-If you’re not up to renting, bite the bullet, look seriously at sold comparable’s from the last six months,
and price your home right, and it will likely sell. Maybe not at that big fat profit you were looking for,
but the monthly hemorrhaging will stop.

The Wearing of Mantilla Veils

For the modern wedding, a bride may choose from a number of different types of veils. They vary in style, length and by the type and amount of fabric. Veils can be very short or very long and made from materials such as tulle or lace.

A mantilla veil, cascading about your hair and down over your shoulders is a beautiful way to frame your face during your wedding ceremony. These veils are traditionally made of delicate white Chantilly lace and are perched atop an ornate head comb called a peineta. While popular in Spain and Latin America, as well as among persons of Latino descent, a mantilla may be worn by any woman that wants a traditional, semi-formal look.

Historically, mantilla veils were more often of black lace instead of being white. They were originally worn by women of the Andalusia region of Spain. This may be due to some Arab influence in the early years of their use, as Spain had many Arabian visitors.

As can be seen from paintings of Velasquez, a Spanish painter of the 1600’s, some women wore these lace or silk head scarves but it was not prevalent. Generally the women of this time period wore mantillas only during special occasions. As Spain explored and brought its cultural ways to South and Central America, so came the mantilla veil to Latin America.

In the mid-1800’s Queen Isabel II of Spain encouraged women of her court to wear a black lace mantilla. After her death, the custom subsided except during Holy Week (the week leading to Easter) bullfights and weddings (a black mantilla would be worn by the bride’s mother and possibly some other women). Also a black mantilla is traditionally worn when a woman, has an audience with the Pope.

Now, a white mantilla is appropriate for a church wedding but can be worn at other ceremony locations as long as it coordinates with the wedding gown. Available lengths for this type of veil range from shoulder length to below the knee.

The peineta comb gives the mantilla height. It could be made of tortoiseshell, be encrusted with jewels, or be of another simpler yet elegant material. Together with the lace mantilla veil, women adorned in this way appear especially feminine, royal and stately. While very lovely, the mantilla may be removed entirely after the ceremony. Depending on her hairstyle, the bride may keep the peineta or replace both with a tiara.

If the veil is custom made, a second layer of veil can be created to be used as a blusher. The blusher is a short, single layer veil that covers the bride’s face during the ceremony and is lifted back at the point in the ceremony when the groom “may kiss the bride”.

Wearing a mantilla can bring some old-world charm to the modern wedding.

Oops Our Bad - You Had A Role In This Too - Finger Pointing As The Foreclosure Pressure Heightens

On a typically sunny day in Southern California, I drove down a tree lined street in what was once a bustling middle class suburb. I passed the park on the corner which was my signal to turn right. The park was unusually quiet which lent an eerie feel to the neighborhood. I slowed the car to make the turn and immediately noticed the difference. “For Sale” signs and Foreclosure notices seemed to stand in salute against the backdrop of manicured lawns and colonial homes. The signs seemed to scream what headlines had already declared - there is a crisis in the American real estate market.

Across the country, the rate of foreclosures has dramatically increased. Analysts and industry professionals have all weighed in with their expert opinion often attributing the crisis to the natural law of “market corrections” and uncertain economic times. However, the one admission that no one seems willing to make is that we are in this mess because of greed and ignorance.

Professionals in the industry share one common goal and that is to make money. It was not enough to sell homes to consumers who could qualify for a mortgage and were financially prepared to own a home. Those sales had already been made. So the industry “relaxed” its lending standards to expand home ownership to a broader market. The plan, on the surface, worked beautifully for many years. The industry appeared to be helping the less fortunate fulfill their starry eyed dreams of home ownership. In return for their good will, risky borrowers fueled the growth of the sub-prime mortgage industry from $150 billion in 2000 to $650 billion in 2005.

Caught up in this modern day gold rush were the “everyman” workers seeking a better future with a real estate license. Folks who had waited tables, flipped burgers and washed cars for a living last year were now selling homes worth more than their previous annual salary. Many of these people that were selling “the dream” did not own a home themselves and were unequipped to educate buyers on making the smartest purchase. Sadly this is also true of many loan offices. Buying a home is the single largest investment most will ever make yet many took that journey with “professionals” who did not have a clue what it was about.

Ah, but consumers are not completely off the hook for their role in this crisis. Greed not only drove the industry to find more borrowers but it also drove consumers to accept loan terms and mortgage notes which were unreasonable. Greed and need intersected turning the American dream into the American nightmare. Even Barbie has a dream house and every American wants their 40 acres and a mule. No one talked about the responsibility of having that plot of land. Buyers did not read the fine print on their loan packages nor did they fully take in that the grass in suburbia also needs to be watered to stay green. Greed and ignorance are never a good combination and that is clearly evident in today’s market.

The fervent sales pitches did not include an education on the ups and downs of home ownership. Rewards were presented and risks were barely mentioned. Deals were quickly closing with handshakes and smiles as though life would always be this good. The good feelings spilled over into the traditional market as well. Homeowners traded up from “starter” homes into more expensive mortgages often taking advantage of the many creative financing terms, such as the adjustable rate mortgage, or interest only loan.

The industry and consumers could have benefited from a bit of pessimism. We could have used a Paul Revere shouting in our ears that good times don’t always roll. As we now know, the bad times seemed to roll in with an unhinged fury - the dot com bubble burst, the 9/11 terrorist attacks brought the economy to a standstill, interests rate rose, we went to War, interests rates rose again, we were pounded by devastating hurricanes in the Gulf region, the economy worsened, unemployment increased and on and on it goes. Not to mention the normal ups and downs of life such as being laid off, a plumbing problem or a roof that needs to be repaired.

No one can with any degree of certainty predict the future. Real estate professionals must help potential homeowners do a comprehensive assessment which includes how they would handle their mortgage if their financial situation changed. Professionals can no longer sell adjustable rates mortgages (ARMs) with abandon on the basis of interest rates remaining low. Many borrowers are now in foreclosure as a result of ARMs. Agents must educate themselves so that they can educate borrowers. This is not happening today. On the flip side, borrowers must READ first and ask questions before they sign on the dotted line. It really does take two to tango and finger pointing is not going to solve the problem.

The mortgage industry must also realize that everyone is not your target market. Successful businesses thrive by targeting an “ideal client” in a niche. Attempting to make mortgages work for the world could only result in disaster. The industry must define a clear target market and develop products for that market.

The industry must also help some borrowers delay buying a home until they are ready. We can’t stress financial education enough. New Cadillac Escalades, Mercedes, and Range Rovers aren’t mandatory for the new garage. What about a savings plan so that you’re prepared for home repairs and other emergencies? New homeowners should first get acquainted with their new investment and take it for a spin before they invest in spinning rims on a hunk of metal that they cannot call home.

In fact, home ownership is not for everyone. Owning a home is a privilege not a right. Not everyone is prepared to handle the financial and emotional responsibilities that come with owning a home and some folk should just be turned away. If there was a test required for home ownership, many would have failed miserably. Oh my bad, there is a test and it’s the “qualifying for a mortgage” test. Yet lenders bent the rules so the slow students could pass.

In the short term, fewer houses may sell and fewer loans may be written but in the long term buyers and sellers of the dream will both benefit. Real estate professionals who accept accountability will find that they will have not only good business but more of it. After all the foundation of sales and marketing is meeting the buyers needs rather than pitching your features and benefits. Real estate professionals who accept their role as educator are likely to receive a greater response from consumers. Professionals must be willing to partner with their clients even if that means selling them a smaller mortgage or encouraging them to delay their buying decision until their financial house is in order.

The industry must also demand more from its professionals. Not everyone who can pass a test is qualified to work in the industry. If you sell a customer a suit that doesn’t fit they can return it, but selling a customer a bad mortgage is not something they can return. We should not take so lightly that a home is not simply a sale, but the place where folks lay their head at night. A bad deal can literally put someone on the street.

In turn, consumers must demand more of the real estate industry. Borrowers do not have to become lending experts but should be prepared to ask the right questions. A borrower should know their credit score and understand where that places them in the traditional market. All loan options should be thoroughly investigated including the fine print. If offered a teaser rate or other adjustable product, you should fully understand when that rate ends and how that will impact your monthly payment. Do not accept an adjustable mortgage on the basis that you can refinance later, as this may not always be possible. Many borrowers bought into this assumption only to find that when home prices fell and interest rates rose they were unable to qualify for a mortgage large enough to cover the old balance or could not afford the prepayment penalties frequently associated with sub-prime mortgages.

We will never eliminate foreclosures or missed mortgage payments but when consumers and the industry work together we can certainly help many avoid a fate that has become all too common.

Traffic From Forums - Create More Money In Forums

Generating traffic from forums and making money in forums goes hand in hand, in my opinion. You see, everything we do on the internet, if it is going to make us money, is generally about creating and converting traffic.

Think about it - the only time you make money is when you get someone to buy from a sales page, or pay you for a service. And how do you get people to do that? You have to have traffic - that is the bottom line. But just because you have traffic doesn’t mean that you are out of the woods - you still have to convert that traffic. But without traffic, you aren’t converting anything.

So you may be thinking - well I make money with my list - and that is not traffic. Why, yes it is - think about it - with a list, you are simply driving traffic - sure, your own traffic, but traffic nevertheless - you are driving traffic to your web site with your list.

And generating traffic from forums is just about that - getting people to your sales pages and your squeeze pages. And I say squeeze pages because I really think that something that is really important is to get people onto your list. You see, if they are on your list, they are not just traffic once, but they are traffic forever.

So the key to making money with the forums is to drive traffic from the forums to your squeeze page so that you can create long-term traffic out of them. That is the real key - getting long term traffic out of them.

Profitable Generating Traffic - Advance in Generating Traffic

Generating traffic is one of the things I have gotten good at online, in the last few months. There are a number of ways that I generate traffic, but in all fairness, I have to tell you that the number one traffic source for me is these articles.

As you can see, I have written a large number of these articles, and posted them here at ezinearticles, and they have really done a good job of sending me traffic.

The nice thing about generating traffic with articles is that I get a predictable amount of traffic from them every day, and they tend to spend more with me than leads I generate using other methods of traffic generating.

So what are some other ways that I generate traffic? Well, I couldn’t do this when I first started, because I didn’t have a list to be proud of, but now I do. So I do joint venture mailings. Basically I ask other people that have big lists to trade mailings with me - I mail an offer for them to my list, and they mail an offer to their list for me.

I have done some bad swaps, but for the most part, I gain subscribers and I make money on the front end - many times their subscribers will buy from me after they opt in - so it pays for itself nicely.

As always, track everything you do, so that you know who is generating revenue for you and who is not.
