It Is Also A Good Way Of Getting Cash To Pay For A Child’s University Or College Tuition Fees

It is also a good way of getting cash to pay for a child’s university or college tuition fees. The loan should help a lot towards tuition and boarding fees or perhaps to buy a car for the student.

This loan can actually be taken the same time as the first one is borrowed. If a home buyer did not have the required deposit when he or she was purchasing their home
they could make use of the second mortgage to pay for the down payment.

The second mortgage is the second loan secured against your home. This loan can be taken by home owners if they require an amount of cash for any project. The banks do not exercise control over the expenditure of the loan.

A second mortgage can be taken out the same time as the first loan. It sometimes happens that a home buyer does not have the required down payment when they are purchasing their home. It does happen that some banks are not prepared to give a loan for the full purchase price of the home then the balance has to be paid in the form of a down payment by the buyer.

The interest rate of a second mortgage is higher than for the first one as the risk of loss has become bigger for the lender. Both these loans are secured by the home.

These loans are obtainable from all banks and many money lenders. The usual qualifications apply for the applicants. They need to have a good credit record and must be able to prove that they are financially capable of paying off both loans.

Motorists Warned On Extra Charges In Insurance Small-Print

Motorists are being urged to be alert to a growing range of extra charges that could make car insurance policies far from the best deal months after drivers have bought them.

Analysts are predicting big rises in car insurance premiums this year due to a combination of an EU ruling on VAT, spiralling personal injury claims and accidents involving uninsured drivers.

In a bid to boost profits while keeping quotes competitive, insurers are cutting back on previously standard features of policies and cashing in on a range of post-purchase charges.

Moving house, changing your car or wanting to take a car abroad on holiday are often predictable events within the period of a car insurance policy. But few factor in the extra costs of such events at the time of buying.

As these charges vary widely between insurers, adding them to the headline quote can turn the cheapest policy into one that’s not so competitive.

Policy amendment charges

Some insurers will charge up to £25 to make a change to the details on which a policy is based, on top of any additional premium that may be due for a new car or address.

The AA charges this top rate, while Churchill isn’t much better, charging £21. However, Norwich Union stands out for making no admin charge for policy changes.

With 7.5 million used cars changing hands in 2005 and one in ten people moving home every year, charges for policy changes alone net insurers a substantial extra income.

Extra for driving in Europe cover

The number of free days of full cover for taking your car to the continent included in policies also varies widely between insurers.

Some, like Churchill and Elephant.co.uk, include a generous 90 days full cover free of charge. However, Admiral and easyMoney offer no free days at all, hitting customers with a further charge for anything more than basic Third Party cover if wanting to take their cars on holiday.

While others, like eSure and Direct Line, offer three days free - enough for a weekend away - taking a car on a two week break to Europe could cost their customers up to £50 extra.

Up to 4.5 million people will have faced these extra charges for taking their car abroad during 2005.

High cost of paying monthly

Insurers have also been criticised for hitting customers with high interest rates for paying monthly. The AA fares badly here again, charging customers an APR of 24.9% which is very high when compared with interest rates of competitive credit cards at typically around 15%. Kwik Fit is another poor performer, charging customers an APR of 16% for paying in installments.

While some insurers do have competitive APRs for paying monthly, in almost all cases it still makes more sense to pay for car insurance in one go on a special offer 0% interest credit card.

Paying the total off the card monthly, rather than arranging installments through the insurer, can save this big extra cost.

Courtesy car - standard or extra?

It also pays to study policy features such as whether a courtesy car is included free with a policy, and the size of the compulsory excess, to compare what your extra costs would be if the worst should happen.

A free courtesy car is becoming more rare as a standard feature, with insurers instead offering to ‘guarantee’ a courtesy car only in return for an additional fee when buying the policy.

If drivers exercise their right to choose a repairer that isn’t approved by their insurer but which will provide a free courtesy car, insurers often charge a higher excess.

Excessive excess?

Costs like the compulsory excess that motorists are expected to pay towards a claim can vary by at least £140 between different insurers, even given the same personal circumstances.

Choosing an insurer with a high compulsory excess leaves little room to offer to pay an additional voluntary excess to help reduce the quote, without potentially being hit with a large bill in the event of an accident.

Most of us will have a good idea whether we’re likely to move house, change cars, or take a car to Europe on holiday in the year ahead.

Considering likely extra charges when buying and factoring them into the quote will ensure the true annual cost of policies can be compared.

How I Didn’t Make A Million

This article is not meant to criticise, or make fun of the techniques involved in the world of making money or investing. I tried most of these techniques and I am not a millionaire because of them. The article is instead aimed to educate by discouraging irrational investing. It seems that in our current society, ordinary people have been convinced that being rich is easy and fun to work towards.

It makes the world of the rich seem closer than it truly is. I wanted more than what I had as a professional. This decision made me vulnerable to being sucked into the marketing machine that has been responsible for making millionaires out of ordinary citizens who were smarter and patient and frustrated par-time entrepreneurs.

I am not bitter, on the contrary, I am every bit as passionate about changing my world as I was in the beginning when I read my first “You too can be rich book”. I do not regret the time spent pursuing my dreams and I would not change a thing. This article is merely a consolidation of what has not worked for me and helping the budding entrepreneur stay focused and persevere until they achieve their dreams.

What works for the guy on the left may not work for the guy on the right. That’s a given. But what goes wrong. When do we let common sense out the window and replace it with creative schemes. We know it won’t work but we buy it hook line and sinker.

What works is hard work and creative planning and not buying into a heavily publicized or get rich-quick schemes. I can hear you shouting at me, “It does work!” and I would agree but not for the entire population. Why? Because of the law of Market saturation. If you are offered a product that 10 000 other guys will buy into, how on earth does common sense dictate to you that you will get the large returns stated in the testimonials.

I know who to blame, but I want you to understand that its not their intention to trick you its just the nature of the game. Marketing is about selling services or products. If you want an extra income then the guy selling that product HAS to convince you, his customer, that their product is unique and works. Unfortunately some vendors tend to blame the customer if the product does not work.

Quality beats quantity and day of the week. But quality takes time and in today’s rushed world we all tend to want results now. If you ask me, we are all to blame. We are the demand and they meet the need, law of supply and demand is very powerful. If a vendor were to sell a product that will deliver an income in 3 years time and will demand your full and daily attention; and has a huge price tag. Would you buy it or from the vendor who promises thousands within the first month?

The first offer is typical of a franchise and the second offer a pyramid, multilevel marketing or internet business. Franchises work but rely on happy loyal customers and the second rely on new customers flowing in, “traffic”. These two models work for others but not for others, its unfortunate that you have to spend money to find out.

Where am I going with this? I want to shout from the highest mountain that buying some E-book for $19.99 is not going to make you a millionaire. If it could then it would sell for half a million. That includes property and stocks as well. You have to invest a million to get a million.

I do not want you to loose hope, I want common sense to prevail. Yes, you have to think out of the box to find a business, property, stocks or niche that is not exploited. BUT you have to make a rational purchase decision. Consumers buy using emotion; business owners use cold, hard logic. They go out and find it. No matter how long it takes.

Here is a list of the few that did not work to make me a millionaire,

“warrants”
“stocks”
“multilevel marketing”
“real-estate”
“lottery”
“nigerian scams 409″
“affiliate marketing”
“buying books about how other millionaires who made their millions”
“daydreaming about it”
“subscribing to elite newsletters”
“subscribing to free news letters”
“reading wealth magazines”
“buying e-books on how to make millions”

I instead invested in MYSELF, my knowledge made me my first million, how about you?

Stage 3 - The Worst Part of a Relationship - Power Struggle(D)

The fight in this familiarisation phase is for power, individuality and boundaries which clearly define unacceptable behaviour. As expectation plays such a huge part in the relationship, this is the stage where all the differences and disillusion prompt you both to start adjusting individual expectations to make your union real. Unfortunately, it is not that easy to do because disillusion and frustration lead to a tendency to blame and past events now become significant in the ensuing power struggle. Many people also marry expecting the relationship to meet all those childhood, personal, unspoken needs, but it can’t. One person just cannot do it all. We need another life as well. That is why when one partner is stuck at home, they are desperate to chat when the spouse comes home, but that’s when he/she just wishes to be silent and to chill out.

So, when problems occur in the marriage, one partner is invariably blamed. It’s always his fault or she deserves to be hurt. This is accompanied by short memories of good times with long memories of the bad, as well as the urge to destroy what you’ve had since courtship. As each person changes from day to day, it is often difficult to acclimatise to differences. According to Dr Susan Campbell, going deaf is a power struggle syndrome, “…as the tightening of the jaw in anger actually impairs 80 per cent of our hearing ability”. No wonder there are constant accusations of partners misinterpreting, not listening to, or not hearing what is being said. There is obviously some truth in that.

This stage of conflict actually reflects our personal ‘baggage’ because each person is the product of his/her past history. Along the way, the individual learns by trial and error how to get his needs and desires fulfilled: following an entirely individual path to the present point in his life. Our personal happiness is our state of being, dictated by our thoughts and actions at any given moment. The expectation of getting happiness from a partner is thus a selfish one which removes the responsibility from us and places it squarely on the shoulders of another.

For this reason, we cannot expect another person’s means of expression and action to be identical to our own because he/she would have gone through a different ‘school of life’ or set of experiences. We can make our relationship needs known to our partner through polite requests, but the exact method the partner uses to show her love and care is completely her choice. It will also be based upon her individual life experiences, one which will be often at odds with your own. While no person is independent enough to survive without the care or input of others, total reliance on partners not only leaves us feeling inadequate but also burdens the people we care most with unrealistic expectations about and makes the relationship oppressive.

Learning How to Discuss and Disagree

The key to greater harmony is learning about the new person, her/his positive and negative ways; learning how to discuss, disagree or to argue a point and still be able to love, and feel loved, with mutual respect. This is a most vulnerable stage, especially for the person who most desires the relationship to succeed. As you gradually discover what is important to you, it becomes necessary to reclaim yourself as a whole individual, instead of as an extension of someone else, otherwise you are likely to die inside with frustration, or end up despising your partner. Some people devise coping mechanisms for success at this important time, such as not encouraging discussions which might get out of hand, but this does not encourage openness and actually breeds more resentment. Others might still remain in the ‘besotment’ stage and play to expectations. A few might not argue, or they avoid going to sleep on an argument, making up soon afterwards to prevent any animosity being carried over into the next day.

In this domestic power struggle the focus tends to be on the present, with much embellishment from the past. There is also a nervousness about the future, even with some anxious questioning as to whether there will be a future. Trying to find a common bond can be exhausting, and sexual desires may become less intense. During these periods, you may need to take a break from each other or seek to discuss personal anxieties relating to what is going wrong and where you are both going. Some relationships, particularly those of younger couples, never survive to this point because the parties lack the maturity, communication and ‘stickability’ to deal with the negative aspects, those invisible forces that emerge in their partners.

Many young couples are surprised that they could get so vicious toward each other. As no one told them this would happen, they are often shocked at the developments and, in this confused state, they are likely to decide that the relationship is over. This key stage is one where, if the couple is married, divorce is likely to occur or couples are likely to seek counselling. Focusing positively on what you both can do to improve the relationship should sort out some thorny issues and take you to the next critical stage of alignment.

Flexing Life’s Muscles

There you are, going about your day minding your own business when BAM, life reaches out to you and not necessarily in a good way.

Just when you were feeling a little smug about your life, someone upstairs with very bad timing and an even worse sense of humour pulls the rug out from under you. As you sit dazed and confused trying to name the configuration of stars that are orbiting around your head, it eventually clears and you realize you had just encountered one of life’s little knocks.

After your misadventure, you got back on the horse of life. You forget that this little incident ever happened and it is business as usual, until the next time. Each time you take a step forward, it seems life is there to knock you back down. You win at bingo, your car breaks down, your son needs money for College tomorrow, and your credit card is cancelled, your mortgage is due, the cheque you have been waiting for gets put on hold, you buy a new car, and someone hits you on the highway and runs off, you finally accept a date and your date leaves you between the main course and dinner. You could be the next Alanis Morrisette’s hit song and no, it’s not ironic.

These are not one off events and they no longer seem coincidental. You have become this week’s headline in the tabloids “Hit men from the Universe Target Suburban Single Mom”. Okay that’s probably not true, the tabloids are known to make stuff up, but somehow you are tied to your very own big black cloud. Now no matter where you go, or what you do, bad luck is following you around like white on rice!

Finally, (what took you so long?), you ask the Big Question. “Why me”? “I’m a nice person. Ok so maybe I had a spider killed the other day but I didn’t do it myself. I did order the hit, sort of, I asked someone who shall remain nameless to rid the room of the arachnid so technically, yes I am an accessory to a crime, but, I didn’t say kill it, and is this enough to warrant a mountain of bad luck ?

Tell me, what have I done to deserve three years my life to be turned into a shambles? Looking upward I turn to the heavens and bargain in good faith with the higher powers for this to stop. Hello? Anyone there? What, did everyone go out for lunch? Surely there is one person still listening, what about YOU are you still here?

So, everything is going wrong now and what started out as a whollop to get my attention seems to have turned into colossal never ending streak of torturous bad luck that could almost be funny except it’s happening to me. Is it happening to you too? Remember the old “Sure its funny until someone loses an eye’. Yeah well it’s not funny anymore. Any more dealings with the Black Cloud people and the hungry and homeless will no longer be them, it will be Me!

All joking aside, the last three and half years have been an incredible challenge for me in every way.
I have suffered on all planes, physically, emotionally and spiritually and it all started when I was involved in a horrific motorcycle accident. I have always felt that the Universe was trying to tell me something back then and I think it was STOP! It seemed that I was too busy to listen so it got my attention the only way it knew how, it struck me with a large and dangerous weapon, a moving vehicle. I must be an awful interpreter because Life continues to give me messages and whole lot of Attitude!

Today, I look for the bright spots and small wins that come into my day and celebrate them or this nightmare I have been living through, would carry me away on a sea of depression and pain.

Believe me when I tell you that I have my days when I don’t know where the strength to go on will come from. Days when I wonder is this it? Will today be the day I finally give up and stop fighting? Will today be the day I finally have my breakdown? It seems to me that I have spiralled down to depths I didn’t even know existed (below P3), yet somehow when you hit bottom, you know there’s no where else to go but up.

“How much can one person stand?” Have you ever seen someone in a wheel chair and thought to yourself “I would never be able to live life like that”
You would be surprised to find out just how much you will take. We tend to sell ourselves short and when push comes to shove, you will find that you are much stronger than you would ever give yourself credit for. The will to live is very strong in the human spirit. We will hold on until we can’t anymore.

Some days I think my experience the past 3 years has been a training ground so that I can inspire others and motivate them through their hard times.
Remember earlier I said that I have faith that things will turn out alright in the end and I still believe that.

If I didn’t believe there was a lesson, or an opportunity for learning or even a purpose behind all this pain and suffering, I don’t think I would be able to tolerate getting back up. In order for me keep my perspective and stay positive I had to work on my Life Muscles so I could fight back and stay in the Ring.

Belief is a core muscle for me and as you know, core muscles are stabilizers. These need to be rock solid because they provide the framework for our body. Belief tells me that there is a higher purpose to this madness and chaos and eventually all will be revealed to me. My heart knows this to be true. I believe part of that lesson is to help others.

Faith- My muscle faith assures me that eventually everything will work out ok. It always does. Things are as they are supposed to be. Faith and Belief work together to provide the framework for maintaining a positive presence.

Receiving was the weakest muscle in my arsenal and one I had the most difficulty training. Since I was always the one who helped others, allowing others to help me felt foreign and uncomfortable. I have learned that not only do I need to allow others to experience the pleasure that comes with giving, but I also am not an island and do need to share the load at times. I know how easy it is to shut people out when you are feeling really down, but it is imperative that you allow them in as frequently as you can.

Humour- I have found that having a sense of humour is essential to helping me get through tough times. Everybody has their conception of what is funny and humour differs with culture, age and sex. I find that the Great comedians are the ones who capture everyday life, as mundane as possible and poke fun at its ordinariness. In this universality lives humour. Find a friend who makes you laugh. April makes me laugh so hard I can’t breathe any more. It’s perfect. Laughter is so beneficial to ones spirit that there have been studies done where people reversed cancer just by laughing daily. Use this muscle 3 TID, it’s to your advantage.

Love- Whenever I feel like giving up it is my deep love for my children that anchors me to earth and gives me my reason for being. My family is my source of inspiration and invention. The love I have for my friends and the love I receive from my friends, this love keeps me afloat when I feel like having a pity party and the love I have for myself and the Universe is what keeps me caring about the Why and who I can help.

Positive Spirit- I won’t lie and say that there aren’t days when I wish things were like they were pre accident, but there have also been some pretty fantastic post accident days and great learning opportunities for me when I think I have become a stronger person, and more empathetic coach.
I have had time to work on myself and find out who I am and what I want. It’s not every day we are tested to our limits and beyond, and I am glad to know that I passed the test.

I used to think I was a positive person, but I had NO IDEA just how far that energy went. It’s easy to be positive when everything is going well, but to know that I sustained it through the tough times and that it not only benefits me, but comforts those around me is a wonderful thing to know.
I do believe that things always work out in the end and I know it is this above all that allows me to sit here today with a big smile on my face.
In summary,

• Know that you are not alone. There is always someone who is willing to listen and help. (IF you don’t know anyone feel free to contact me. I promise I will be there for you).
• Allow people to help you and give you what you need (even if it embarrasses you)
• See the opportunities for growth and creativity that can come from hardship
• Use these lessons to strengthen your arsenal and help others
• Have Faith that things will get better and that they work out in the end
• A Positive attitude and a change of perspective can result in an Immediate improvement of circumstances
• Don’t forget to laugh and look for humour during the worst moments
• You are STRONGER than you can even comprehend
• Believe in yourself and find your purpose for being

Building A Home Internet Business

Building a home internet business can be a very rewarding
experience especially once you start earning a full time
internet income and can quit your job. However, you need to
educate yourself first and this can be the challenging
part. Most people buy lots of e-books and expensive courses
only to suffer from information overload and never actually
do anything with the information. Once you get going you
will discover that there are only four basic steps to
building a home internet business.

1) Choose a niche

Find topics that you have an active interest in. This could
be karate, gardening, chess, fashion, music. You may want
to look at ideas in the newspaper, malls, yellow pages, or
television for general ideas. You want to find a unique
angle on your chosen idea and give your visitors a
compelling reason to visit your website and return.

2) Traffic generation

Article marketing produces the highest quality of leads and
you establish yourself as an expert. These types of leads
usually convert 10 times better than other leads. Write
articles related to your niche and submit them to the top
article directories.

Use ezine advertising to drive targeted visitors to your
website with laser like precision. Use ppc and joint
ventures to drive additional traffic.

3) Convert traffic

Once you start driving traffic to your websites you need to
track and test conversions of your squeeze pages and sales
pages. Often you can improve conversions by tweaking your
sales copy.

4) Follow up

You need to follow up consistently with your opt in
subscribers and build a relationship. Send out a quality
ezine newsletter and offers related to your niche.

The key ingredient to building a successful home internet
business is to choose one idea and focus on it for at least
6 months. A stable and successful home internet business
requires patience and the longer you are in business the
more successful you will become as you build up your name.

Would you like to know more about the traffic techniques have helped me to drive thousands of visitors to my website? I have just completed my new guide.

Gardening in Autumn

A lot of gardeners do not do any gardening in the autumn due to things such as frost. However, it can work out great for your garden, providing excellent vegetables. Planting in autumn can also make your vegetables last longer. Some people report sweeter, milder tasting vegetables when grown in autumn.

What you choose to grow during you fall gardening will depend on your available space and what you like to eat, just like spring plants. Even the crops that enjoy the heat, such as tomatoes, sweet potatoes, okra, and peppers, will produce until frosts hit, which can be pretty late in the year in southern areas. However, there are some plants that will quit towards the end of summer like snap-beans, summer squash, and cucumbers. If these vegetables are planted around the middle of the summer they can be harvested until the first frosts as well. Hardy, tough vegetables will grow until the temperature is as low as 20 degrees, but those that aren’t as strong will only be able to grow through light frosts. Remember that if you have root and tuber plants and the tops are killed by a freeze the edible part can be saved if a large amount of mulch is used.

A general word of advice is to choose vegetables with the shortest growing time, as they face the least risk from an early frost. When you purchase seeds, they should give you an indication of how long they will grow for.

In order to know exactly when the best time to start fall gardening, you must know about when the first hard frost will hit your area. One of the best ways to tell this is by a Farmer’s Almanac.
