Marketing Your Rental Property

OK, so you have a rental property and you want to find yourself the right tenants. Any successful landlord can tell you that marketing your properties to the right people is a critical part of succeeding in the rentals game. You should break your marketing up into different categories and pursue them in order to attract the widest array of applicants in order to better the chances of finding the right tenants for your property.

Traditionally rental properties are listed in the local newspapers and most of the time this is where the eventual renters find your property. Be as descriptive as possible about what you are offering and the amenities that your property has. If you are detailed about what you have and what you expect from tenants the process will flow much more smoothly . Another good idea is to investigate your target market and advertise in media related to that market. For example: you have a property that is close to a college, try advertising in their campus paper or posting signs on their community boards.

Word of mouth is also a great advertising tool and is quite underrated. This is a fantastic tool in the world of home sales and the same holds true for rentals. Another method of finding people is listing your home with a rental agency or listing your rental on a rental-specific website. This will provide your property with excellent exposure on both a local and national level. Now, when you have a good selection of applicants, be careful about who you choose. Don’t ever be afraid to ask for and thoroughly check the references that the applicants provide. Also, plan on being an attentive landlord. Being involved in the running of your property is the best way to ensure that it is profitable in the long run.

Does The Answer To This Question Determine If You Use A Condom Or Not When Having Sex With A Woman

Having sex without a condom feels better, any man who tells you different is lying.

Asking a woman if she is clean, does not make having sex with her any safer.

If a woman has an STD and is concerned enough about you not getting it, she will either not have sex with you or make sure that you have and use a condom.

On the other hand, a woman who has an STD and is not concerned about you getting it, will have unprotected sex with you and say she is clean if you ask.

In both cases, if you are concerned enough to ask it is in your best interest to put a condom on.

Of course, this is all under the assumption that the woman even knows if she has an STD or not.

It would be nice if STD’s had easy symptoms to spot, yet the truth of the matter is some STD’s have no symptoms, some only show up in women, and some only in men.

In other words, she believes she is clean because she has no symptoms (how most people check) you have unprotected sex with her because you believe she is clean.

Two weeks later you get a STD like Chlamydia and think that the girl who you slept with 2 days ago using the same “Are You Clean” method gave it to you; since she was the last person you had sex with.

Now, all three of you have it and hopefully you go to the doctor to get it treated and learn that you need to always wear a condom if you want to stay clean.

In the end, it is important to realize that using a condom is the safest way to go and asking if she is clean is the dumbest question that a man can ever ask a woman before having sex.

Keeping Your Rentals In Good Shape

Keeping rental properties in great shape can be a time consuming endeavor. However, its a necessary evil if you want to continually have quality renters that respect both you and your property. Problem renters are simply that, a problem. Ideally you will be able to find tenants that pay their rent on time and take care of the property as if it were their own. I know that sounds somewhat idealistic but those renters do exist if the property is worthy of the care. Renters appreciate landlords that care about their needs.

So, what can you do to your property to attract a top quality renter? Well, having a spotlessly clean home or apartment to show them is a good start. You can also inform the tenants that you expect them to keep the property in good condition and don’t be afraid to check on it every now and then. You do have a right as owner to do so. Give your tenants a bit of notice (usually 24 hours is the minimum requirement) and do a spot check on the rental. After all you do need to protect your investment.

Before renting the property out, make sure that any necessary upgrades have been made. If your rental comes equipped with a full range of appliances so much the better. That will allow you to see a bit more profit in the long run. Another huge factor for your rental and the type of tenants you will have is location. Depending on your property’s location you will likely see a certain kind of renter. Proximity to a college will see a large number of younger students and so on. If you are purchasing a rental property try to think about the kind of renters you want to have and choose your location accordingly. Preparation is key with rental properties. If you plan for every eventuality then the process will be much easier and more profitable.

Pet Food Recall Should Have Us All Thinking About Pet Food Quality

As pet owners, the recent pet food recall should have us more concerned than ever about the quality of food we provide for our precious animals. The recent recall was reported to be linked to contamination with melamine, a chemical used to make plastic kitchenware, countertops, fertilizers and flame retardants. This contaminate is responsible for the death of 16 cats and dogs per the FDA reports. Others were reported by the FDA to have suffered kidney failure and other serious symptoms. Other sites such as www.petconnection.com indicate that people have reported well over 3,000 pets have died and over 12,000 have fallen ill. Although these reports are not to be considered an official count, it does indicate that the numbers of pets that have suffered due to this contamination problem far exceeds the government report.

Because of our new-found awareness concerning quality control it is imperative that we take a closer look at other quality control issues and nutritional deficits in the pet food industry. Without consideration to contaminates that require recalls, we need to check out what is in the food that is considered “safe.” It is widespread practice within the industry to include amounts of the following ingredients in most pet food formulas.

• Bones, intestines, heads, feet, tendons, ligaments and other undesirable body parts known as by-products. These are the leftovers after choice meat has been processed for human consumption. Besides sounding disgusting, by-products are inferior sources of protein and can be difficult to digest.

• Soy, corn, corn gluten and wheat gluten are often used as protein sources. Again, they are of inferior quality and difficult to digest. Dogs can also be allergic to gluten based products.

• Preservatives, including BHT, BHA, Ethoxyquin, and artificial colors. These additives can be very harmful to pets. Ethoxyquin is listed and identified as a hazardous chemical under the criteria of the OSHA Hazard Communication Standard. Ethoxyquin is used as a pesticide and as a preservative in the manufacture of rubber. It is actually used in some human foods and spices. So what’s the big deal you say? Amounts allowed in the manufacture of dog food are up to 300 times (pound for pound) what is allowed for humans. This can cause kidney and liver cancer and stomach ulcers.

• Many large manufacturers make pet food in huge amounts that end up being stored in warehouses, trucks, etc. for six months to a year without proper climate control.
What should you do? We recommend that you take a careful look at a premium dog food such as Life’s Abundance Premium Dog Food. This brand is made using only fresh ingredients. Internet Marketing London - The Prevailing Aspects in London and Elsewhere

London has for long been a centre of merchant activities of various kinds. It is also the hub-nub of concerns having several small to medium sized enterprises in and around the city which have been venturing online and carrying out internet marketing too in recent times.

The term internet marketing implies online marketing of all kinds of products and services. The strategies adopted for Internet marketing are, however, different though the object is the same- promotion of sales of offerings/services of the merchant business concern. The commonly adopted strategies for internet marketing are email marketing, banner ads, resorting to pay per click ads, interactive ads, search engine optimization procedures as search engine marketing means and employing blog and article usage as marketing tools. Internet marketers in London and elsewhere commonly experiment with different new and innovative marketing techniques in an effort to get desired results.

Search engine marketing by employing search engine optimization techniques is one of the most commonly used Internet marketing techniques by online concerns thriving in London and other places. This makes use of the right keywords- the most relevant search terms for describing their business or activity to secure top ranks in search engine results (delivered to Internet users using the crucial keywords to search). Such users seeking information on the services or products become prospective clients for the concern.

Email marketing is another popular, effective and quick means of conveying messages to an audience (especially a prospective one) regarding the utilities of the merchant site. Blog marketing is also commonly pursued by London based and other internet marketers whereby blogs are fruitfully used to enhance organic search visibility leading to traffic inflow. Lemon Meringue Pie Recipe, A Classic Southern Dessert

Lemon Meringue Pie is one of the classic southern recipes that should be made at home. It is easy to make and the flavor of the homemade version far out shines the store bought or frozen variety. The lemon meringue pie recipe consists of 3 parts: the pie shell, the custard, and the meringue.

This recipe uses a pre-baked pie shell to make it easy, however you can make your own if you prefer. Use a pastry shell, not a graham or cookie crust so that the meringue will seal properly.

For meringue recipes, I prefer to use pasteurized eggs. Pasteurized eggs have been pasteurized to kill any germs and are safe for foods such as meringue which may not otherwise receive enough cooking. Pasteurized eggs are available at most supermarkets these days, but if they are not available in your area, you can substitute the powdered pasteurized egg whites which can be found in your baking section. (Substitute only for the whites, not the yolks.)

Bring the egg whites to room temperature before beating. This will encourage whipping and result in greater volume in your meringue.

Serious cooks keep a copper bowl to beat their egg whites in, but I make meringue just fine in my ceramic bowl. I wouldn’t use plastic, because the bowl must be absolutely clean. Any trace of oil or grease that might cling to plastic will keep the whites from beating properly. This applies to your beaters, also. Make sure they are perfectly clean.

Lemon Meringue Pie Recipe

1 pre-baked pie shell

Filling:

3/4 cup sugar

5 Tablespoons cornstarch

1/3 cup lemon juice

1/2 cup cold water

3 egg yolks from pasteurized eggs, save whites for meringue

1 cup boiling water

2 tablespoons butter

grated zest of 1 lemon

Meringue

3 egg whites from pasteurized eggs,

3 Tablespoons sugar

  1. Combine sugar, cornstarch, lemon juice, and cold water in a saucepan.
  2. Add the egg yolks. Blend well.
  3. Add the boiling water, bring back to a boil and simmer for 1 minute.
  4. Remove from heat and stir in the lemon zest and butter.
  5. Pour into pie shell.

Make the Meringue:

  1. Beat the egg whites until stiff peaks form. Stiff peaks will hold their shape when mounded.
  2. Gradually add the sugar, one spoonful at a time. Beat until combined and no sugar crystals remain.
  3. Spread on top of the pie. Spread the meringue to the edge of the pie so that it seals with the pie shell.
  4. Bake at 325 degrees until golden brown.

I hope you will try this lemon meringue pie recipe. It will quickly become a family favorite.

Are Printer Companies In the Printer Business Or The Ink Business?

If you’ve bought ink for your printer lately, you know how expensive it can be. Have you ever wondered whether the printer companies are really printer companies, or are they ink companies?

If you look at the prices, you’ll probably find the same thing as I have - they’re really ink companies selling the printers as a way to get you “hooked” on their supply of ink. It’s a lot like the way drug dealers work if you think about it - give people a free taste to get them hooked for life.

Printer ink is one of the most expensive liquids on the planet, if you calculate how much you spend versus how much you get. And every time a new model of printer is released, the cartridges seem to contain less and less ink.

This is why it’s important to do your homework before you buy a printer. Check the cost of the ink versus how much you get in the cartridge. You’ll be surprised at how much of a difference in the actual volume of ink you’ll see from one brand to another. The cartridges may be about the same price, but you’ll see twice as much ink in some brands than others.

Unfortunately, not all manufacturers print the actual volume of their cartridges on the box (Epson in particular doesn’t). In these cases, you’ll have to do a little research first.

If you check one of the aftermarket ink suppliers like 4inkjets.com, they sell their own generic versions of most types of cartridges. They normally state the volume of ink in these cartridges, so you can use that information to determine what is in the original brand as well.

Use this information as part of your decision making process. Don’t just go for the latest model from brand X because the prints look nice. Compare the print quality versus the cost of ink do make sure you get the best deal possible in the long run.

Are you fed up with spending a fortune on replacement printer ink cartridges? If you’re buying the original brand of ink for your printer, or you’re buying it at your local computer shop, you may be spending 3 or 4 times as much as you need to. Find out more about how you can save money on your printer ink on the Inketeria website, where we offer helpful tips and tricks for saving money as well as reviews of the best printer ink suppliers. Build Muscle Mass - 6 Keys to Muscle Building Success - Part I

Almost everyone who’s ever picked up a weight is looking for that one perfect muscle building routine that is going to instantly transform them from the 98 pound weakling to a walking freak of nature. Well, I’m here to tell you that the magic muscle building routine doesn’t exist. Not as a specific set in stone weight training routine, anyway. So how can you build muscle mass as quickly as you’d like?

While I believe there are a set of principles that you need to follow, because bodybuilding is a science, it’s also those principles that make it impossible to have a perfect muscle building routine. Not because it can’t exist but because it’s always training. Some of the factors involved in creating a productive weight training routine include:

Your muscle fiber type
Your bone structure
Your ability to recover from weight training workouts
How strong you are
How much sleep you get
Your nutrition program
And more

A number of these things are always changing, a big one being your recovery ability. See, the stronger you get, the more stress your body endures, and the move time you need to recover and grow from your previous workout.

Let’s say you’ve been performing a full body weight lifting workout three days per week, 12 exercises per workout, 2 working sets per exercise. So you’ve been blasting your muscles on this routine for about 12 weeks. You’ve managed to double your strength and put on an amazing 30 pounds of muscle! Guess what? This weight lifting routine is no longer the ideal routine for you because you’ve gotten so strong.

While the typical person has the ability to increase their strength by about 300%, the body has the ability to increase its ability to recover from those workouts by about 50%. So, the stronger you get, the more rest your body needs to recover and grow. This mean, over time, even the most effective muscle building weight training program will need to be changed.

In the upcoming part II, we’ll go through each of the 6 Keys to Muscle Building Success so you can keep growing.

What is Trigeminal Neuralgia and Why Should You Care About It? Trigeminal Neuralgia Series 1

In this Trigeminal Neuralgia article series, we take a look at Trigeminal Neuralgia, its symptoms, diagnosis and treatment.

Trigeminal Neuralgia is also called “Tic Douloureux”, which is French for “painful tic”. It is characterized by facial pain which may occur upon eating, shaving or touching. This disease is not common. It occurs in 150 per million people per year and usually occurs in patients over 50 years of age.

Trigeminal Neuralgia is a disorder of the Trigeminal Cranial Nerve. We have twelve pairs of cranial nerves on either side of the head. The Trigeminal nerve is the fifth cranial nerve. The Trigeminal nerve has three branches:

V1 (Ophthalmic) affects the eye, forehead and nose
V2 (Maxillary) affects the upper teeth, gum and lip, the cheek, lower eyelid and the side of the nose.
V3 ((Mandibular) affects lower teeth, gum, lower lip and jaw.

Symptoms usually occur on one side of the face and can range from sudden, sharp, electrical or throbbing pain and can occur throughout the day.

What causes Trigeminal Neuralgia? Theories abound, but it is commonly believed to stem from compression of the Trigeminal nerve, due to a blood vessel pressing on the nerve, tumors in the skull, or multiple sclerosis.

Many people go undiagnosed with Trigeminal Neuralgia because symptoms mimic other conditions such as dental problems and migraines.

In our next series, we take a look at how Trigeminal Neuralgia is diagnosed as well as conventional medical treatment.

There are also holistic Trigeminal Neuralgia treatments which also give some relief.

Best Cleaning Game Plans for a Home

Cleaning is not always something at the top of the list of most people. Okay, almost nobody. With a proper game plan, however, you can get it done with a minimum of fuss.

As you might guess, the game plan you should employ depends upon the cleaning that needs to be done. What do I mean? Well, you might be looking for a regular maintenance schedule. On the other hand, you might be looking for the best approach for a one-time blast of spring cleaning. That being said, there are some general guidelines to follow for all cleaning efforts.

The first part of any cleaning game plan is the concept of top to bottom. As odd as it sounds, we need to talk about the notion of gravity. Specifically, anything you disturb tends to fall towards the ground. If it doesn’t, you are living in some type of scientific anomaly. Regardless, you should always focus on starting your cleaning effort with the ceiling and then working down towards the floor. If you disturb dust or something falls, it really doesn’t matter since you will be cleaning the floor last.

The second part of any cleaning game plan concerns compartmentalization. If you have a larger home, you need to serious consider focusing on a specific area instead of trying to do the entire home at the same time. If you have let things slide, cleaning a bathroom or kitchen can take hours. If you try to do this as part of a day or weekend cleaning session for the entire home, you are going to grow discouraged. Inevitably, this will lead to a poor job or just quitting in frustration.

The third step of any cleaning effort is to step back and put a plan into action. Simply put, you can avoid monstrous cleaning jobs by doing a little bit every weekend. Attempting to clean a house all at once is pretty much the definition of misery. To avoid this, write out a schedule. Every Sunday afternoon, plan on hitting one part of the house for an hour or less. By taking this incremental approach, the home stays clean and it is easier to clean as well. A bathroom that is cleaned every three weeks builds up less dirt and gunk than one that is cleaned every three months or so.

In summary, your best cleaning game plan is to do sections every so often and work from top to bottom. If you can stick to this schedule for a few weeks, it will become part of your routine. This will, of course, lead to a clean home.
