To create the IM Toolkit as an information product or ebook, I had to

  • learn how to record audios using Audio Acrobat
  • learn how to use Camtasia
  • deal with the pit-falls of creating PDF files
  • find disclaimers for the beggining of the ebook
  • do some price-testing
  • get initial feedback on the paid version
  • improve it based on the feedback
  • and learn how to make it a “7 dollar offer”
  • and make sales and squeeze pages for it

Well, it’s over and done with. 4 months to create a product is much too long if you want to be profitable in this business. If I had to do it all over again, the IM Toolkit could have been created in a week.

To completely outsource a 7 dollar offer or information product/ebook here’s what you would need to do.

  • Buy some PLR materials for the product-to-be
  • Organize the material into some sort of report
  • Outsource the final re-write to a ghostwriter
  • Have a graphic designer make some graphics for the ebook
  • Have a PHP guy create the scripts to turn the product into a “7 dollar offer”

Some things not mentioned yet… Research- to see if this is a needed product

Marketing- to put it in fornt of as many eyeballs as possible

Social networking- to get the JV partners crucial to the success of a launch

There’s a lot to making products and marketing them. Having your own product is THE way to make real money on the Internet. It can be time-consuming all involved a lot of different features, but if you do one thing at a time, you can do it easily enough.

The IM Toolkit has been a HUGE success, 200 copies sold in 4 days, no refund requests and a lot of great feedback.

Since I know I can do one of these a week, or 2 a month, more quality products are not far behind.

There are many other ways to expedite the creation of an information product/ebook, but all the steps must be taken. Creation of an information product doesn’t just mean putting content into a report.

Just Keep Singing

The Universe rewards action.

Expectant, like a baby waiting to be born, the air was alive with tension: The play was minutes from opening curtain. The theatre was filled with proud, puffed chested parents, waiting to see their children reborn into another persona; they had witnessed, even encouraged the gradual transformation as their children went to weekly practice, learning to become someone else. And now it was time for that person to be born, publicly: the whole town looking on like nervous surrogate parents.

Hushed, nervous voices, biting fingernails, lowered lights, theatrical smoke creeping under the curtain… reaching out into the audience; this was the first show. The kids had been practicing since November, and now it was time for them to “sing and dance”, and become what they had practiced.

Finally, nonchalantly the orchestra walked in and took their places and started to play. The curtain creaked, the lights flared, revealing the cast of “Footloose”, posed ready for their cue to start… and one, two, three, and… there they were! Brilliant eyes, radiant smiles dressed in their 1980’s best, with bright outfits and big hair, vicariously acting out their parents’ (who were alive in the 80’s) fantasies.

Ten seconds into the opening song, my daughter Lauren had the first solo. Just as she was strutting through the theatrical smoke to her place, all teeth and glitter, the theatre was invaded by the piercing, demanding “whaaaaaa” of a smoke detector. As though she didn’t even hear it, she stood her ground and just started singing. The band continued to play, the other kids danced, and the audience, not following smoke alarm protocol, remained in their seats and strained to hear her over the piercing, wailing, insistent cry of the alarm. Lauren, in the true spirit of theatre, where “the show must go on”, just kept singing. After a moment or two, the director came to the front and stopped everything so that the problem could be cleared up, and five minutes later, the smoke alarm silenced, the play was reborn… again.

Isn’t it interesting how, in real life, when our “challenge smoke detector” goes off, many peoples’ first instinct is to run and hide. They seem to lack the courage to stand up and just keep singing.

I could tell you of a few instances where, when the heat was on, I chose to run, instead of fighting back. I don’t like, and am not comfortable with disagreements, and I avoid them as much as possible. At times, it would seem that I run and bury my head in the sand and wait for them to pass. It often does, but at what expense? What relationships have I bruised by running or which opportunities did I blindly run from by hiding? “I’m just picking my battles.” I say in defense of my non-action, but, sometimes it goes deeper than that.

What happens, in the business world, when someone else has picked your battle for you, and you must face it? What then? Do you run and hide by making up stories and excuses or blaming someone else, or do you stand your ground and fight? I say fight tooth and nail! Stand your ground and sing your song. There will be disagreements and distractions and a number of people will sometimes try to bring you down: don’t play their game. Get your facts, weigh them and summon what courage you have to give it all you have. Courage comes from fighting the battle, not in running from it. The more you learn to fight, the more courage you will have to summon.

What are your battles? A client who is demanding things that you cannot give? A financial situation that won’t go away? A boss who steps on everyone to get his own way? What about a relationship that has grown too comfortable or stale that needs you to do things that you have never done before? No matter what our battles are or seem to be, they all require us to take action to succeed in them. No battle was ever won by standing on the sidelines. Theodore Roosevelt said “Far better is it to dare mighty things, to win glorious triumphs, even though checkered by failure… than to rank with those poor spirits who neither enjoy nor suffer much, because they live in a gray twilight that knows not victory nor defeat.” You cannot win by running. You must dare to at least try, for it is through standing and trying that you discover your true potential.

We all have undiscovered potential: Undiscovered because we haven’t been willing to stand strong in the midst of our discomforts. I didn’t know that I could speak in public until I was placed in a position where I had to do it. I didn’t know that I could write until my passions gave me no choice but to do it. I didn’t know that I could lead, until there was no-one left to lead and I chose to step out and try it. And I’m sure that it is the same for you. How can you know unless you try it?

This week, refuse to join the cautious crowd. Dare to stand up and speak out in the face of your challenges. Allow your dreams of courage and confidence to become exquisite reality. You have been rehearsing your whole life to play this part. Now is the time to listen to the curtain call, now is the time to play the part and sing your song. Now is the time to become you…just keep singing. Go get your standing ovation.

Refinancing your current mortgage can be a terrific way to save a fortune on your home mortgage. Getting better terms can equal big savings over the life of your loan. Whether you secured your current mortgage in the last 12 months, or in the last 12 years or more, chances are things have changed that could allow you to refinance at a better rate or terms.

Before deciding whether to refinance, it’s important to understand how you can benefit from it. You’ll want to know how much money you can save in the long run, the length of the new loan, your new monthly payment, and the cost for fees and closing the new loan.

All of this is going to take you some time and effort, but it could pay off handsomely. Here’s an example: If you have a $200.000, 30 year mortgage at 7.25 percent, your total interest would be just over $290.000. With even a slight drop in interest to 6.75 percent your total interest would decrease to just under $267.000. That’s a savings of $23.000 over the life of your mortgage.

The first step in determining whether refinancing is worth it for you is to request several rate quotes from a range of mortgage lenders. By getting 3 to 4 rate quotes you can crunch the numbers and see how much money you can save. One thing you want to be sure to check for is a prepayment penalty on your current mortgage loan. Your mortgage may have a prepayment penalty built in to discourage you from refinancing, after all your original lender is making their money by you staying with their loan.

Having a discussion with a few mortgage lenders will cost you nothing but a little time. Sure, some may not be to your liking, but those are the guys you don’t want to do business with anyways. If you’re not totally comfortable, just say good-bye. The good news is… You could save a fortune!

Investing - Preparing Financially For When Disaster Strikes

Our hearts and prayers go out to those affected by Katrina. Many are fortunate to have escaped with their lives. It shows us all once again that there are many things that are more important than money. That being said, it is important that we be prepared financially should such a disaster affect us. Read on to learn how.

The financial impact on the lives of those displaced by Katrina cannot be overstated. There are three stages of need in such situations-the immediate, the temporary and the long-term. Each stage presents different financial challenges and requires different advanced planning.

The first thing you should do to financially prepare for disaster is to have copies of your important legal documents in a safe place other than your home. This includes copies of your Will, Trusts, Powers of Attorney, and Living Will but also insurance policies, titles to vehicles, Social Security and health insurance cards and real estate deeds. As a service to my clients, I store these electronically so they can be accessed anywhere at any time. These are essential documents that may be needed in an emergency and will be invaluable should you bear a catastrophic loss.

Secondly, you should have access to cash to aid you both in evacuation and the immediate aftermath. When the power is out you can’t use a credit card. If essential supplies are in great demand they will sell to the highest bidder.

I recommend a fireproof/waterproof safe be used to protect this cash in your home. I know of people who have built such safes into the concrete foundation of their house. In emergency situations, cash is king and can make the difference between being caught in the path of the disaster or fleeing to safety.

Third, it is important that you are able to access your investments should you need to use those funds to aid your recovery. For instance, it will take months and even years for those affected by Katrina to get their lives back in order. Some people think that because they have insurance that they won’t need access to their investments in these situations, but that’s not true.

It could take weeks or months before claims are filed and settled. For events like Katrina, it is likely that insurance companies will argue over whether the damage was caused by a wind event (which is covered) or a flood event (which is not, unless you had expensive flood insurance). Some claims will end up in arbitration and/or court.

It is the same for transportation. Those who lost vehicles will have to file claims and await payment. What are these people going to do for shelter and transportation in the meantime?

That’s why access to your investments is so important. It is also one of the reasons why I have been so vocal against investments like annuities that force the investor to pay substantial surrender penalties to get THEIR money. Don’t allow yourself to be in a situation where you will lose tens of thousands of dollars in needless penalties on top of your disaster losses.

For those ravaged by Katrina, access to their investments will allow them to pay for transportation and temporary housing. It will allow them to buy food and clothing and to replace all the necessities they’ve lost. Even if some of these expenses will eventually be reimbursed by insurance, access to these funds allows them to quickly improve their situation.

For those who are retired, it is very difficult to recover financially from disaster-related losses-especially if only some of the loss was covered by insurance. Sure, you can deduct these losses on your taxes but that is little consolation. People in this situation will have little choice but to reduce their standard of living.

You may never be in a disaster that can ruin you financially, but it is only prudent that you take steps now to prepare in case the unexpected happens. Store copies of your important documents off-site, have ready access to an ample amount of cash and make sure that your investments can be sold without significant surrender penalties. These precautions will cost you little and can dramatically improve a terrible situation.

Garden Tiller - What Type Do You Need

Well it’s that time of year again to start busting up your garden soil and start your planting. How you do that is up to you. If you need the exercise or have a very small garden you could always do it by hand.

To save your back and knees you could go with a stand up manual garden till like the famous garden weasel. It is cheap and easy to use.

For medium or large gardens you are going to need a garden tiller with a little more power than your arms. So what type of tiller do you buy?

If you have a smaller or confined garden you will want to go with something maneuverable like an electric mini tiller or cultivator. Or maybe a small 2hp gas model. Most of them are lightweight and very easy to handle. Cost on them is reasonable too for the amount of work they will save you.

One of the biggest pluses for a small garden till is that it uses less storage space. If you buy one with folding handles you can save even more room. A word of warning though, I would not recommend using a small garden tiller to start a new garden where the soil has never been broken up before. You will need something a little more heavy duty to cultivate your soil for the first time.

Renting a large heavy-duty garden tiller the first year to bust up your soil and then get a small tiller for maintenance and cultivating the following year.

Front tine vs. rear tine

The best purpose for a front tine tiller is maintaining soil that has been cultivated before. Start out the first time with a rear tine tiller.

Rear tine tillers are easy to handle and maneuver. They will pretty much turn on a dime when needed and require much less effort from the operator. The majority of rear tine tillers can handle any garden job that you require from them.

There are many different brand names in the garden tiller business. Some of the better known garden tiller brands are, Troy Bilt Garden tillers, Mantis Tillers, Honda Tillers, Husqvarna Garden Tillers, Craftsman Tillers, and MTD Tillers. Garden Ideas to Entice the Kids

The days are getting longer and the itch to get into the garden and start things is stronger than ever. But what about the kids? Many of us have tried and failed over the years to create gardens with our children that hold their interest and keep them involved. With a little planning it is possible to keep the imagination of the little ones engaged while providing a beautiful garden for you as well.

In the garden you may find you will have better success at retaining your child’s interest in what is going on in the garden by selecting plants which reflect most children’s tendency toward fascination with oddities. Tiny tomatoes or huge sunflowers, striped beets, giant pumpkins, rainbow swiss chard, grape hyacinth, balloon flowers, bleeding hearts and many others offer a myriad of shapes, sizes and colors to tickle the fancy of young greenthumbs.

Plants which offer interesting textures are good for keeping the interest of kids. Strawflower offers a dazzling array of petals while columbine graces the garden with its’ swept back appearance. Wooly thyme, lamb’s ears, and some varieties of sage offer great contrasts in texture to other plants in the garden such as prickly coneflower.

It is understood that the sense most closely associated with memory is that of scent. Create memories that will bring the kids back for more next year and will last a lifetime by indulging their sense of smell with plantings of fragrant flowers and herbs. Lilacs, roses and peonies are great choices. By showing them to rub the leaves of marjoram, rosemary and lavendar in their fingers they will find great joy in the process of releasing the delightful smells.

Attracting hummingbirds or butterflies to your garden is a fantastic way of creating interest for kids. Dill, milkweed and thistles are beloved by butterflies. Bleeding hearts, petunias, morning glories and impatiens will all help to attract hummingbirds.

Moonflowers, evening primrose, and four o’clocks are all wonderful additions to extend the time your kids visit the garden into the evening. Watching these performers open in the evening is a true delight.

Finally the garden should allow your kids to pick, pick, pick. Cosmos, snapdragon, coleus and salvia will all produce blossoms more vigorously as they are picked. Planted together in an area of the garden the kids can be set free to pick as much as they like and to bring the bouquet to the dinner table.

Remember that the point of gardening with the kids is not make it a chore for them to not look forward to. Many parents end up wondering as they do all the work whose garden it is. Take the time and effort to cultivate not only the garden space but the love of living things with your children. You’ll find you plant fascination, wonder, ideas for sharing and lasting memories.
