Wealth Building Simplified - An Easy Guide To Financial Planning

Everyone wants to build wealth. Some people find this very interesting and devote a great deal of time and effort in understanding and trying our various options to build wealth. But a lot of others who want to build wealth don’t have the inclination or time to go into the details to make great investment decisions. What is needed is a simple and systematic way to build wealth at a decent rate of return (willing to sacrifice some spectacular returns for the benefit of minimum efforts!) that does not demand too much attention from the potential wealth builder. No worries; there are a few fundamental things that one should keep in mind and as long as this is taken care of, wealth building can be done with a minimum of fuss!

I have come up with 5 C’s that one should keep in mind for a peaceful and successful wealth building effort:

1. Compounding

Explanation: There are 2 way to provide interest on an investment; Simple and Compound interest. Simple interest is when an amount is paid as interest on the initial amount (Principal) at a fixed percentage. For e.g, for Principal of 100, Simple Interest for 2 years at 10% per year would mean 20 as interest (10 per year multiplied by 2 years).
Compound interest is when the Interest earned is added back onto the Principal and the next year’s Interest is paid on the enhanced amount. For e.g, for Principal of 100, Compound Interest for 2 years at 10% per year would mean 21 as interest (10 for 1st year and 11 for 2nd year).

Bottom-line: Compounding is GOOD! It means the money works harder and earns more. Just to drive the point home, consider this: An amount of 100 invested at an interest of 10% per year on Simple Interest would end up as 200 at the end of 10 years while if the same is invested at 10% per year Compound Interest, it would end up as almost 260 after 10 years! So, always give preference to an investment where compounding applies!

2. Continuity

Explanation: Whether one invests in the Stock Market or in Bank deposits, the best way to do regularly over a long period of time as opposed to big chunks of stop-start investments. Therefore, aim to invest continuously over a longish time frame, say 25 years of your working life, from the time you are 25 years old till you are 50. Needles to say, the earlier you start and the longer you do it, the more wealth you will end up with.

Bottom-line: Do it over a LONG TIME FRAME! And invest continuously and regularly over this time frame. As much as possible, do not disturb the investments.

3. Consistency

Explanation: Along with continuity, fix and invest a consistent amount at consistent time intervals, say every month. A consistent amount (at least 10% of monthly income) invested every month over the long time-frame discussed above will ensure decent returns and a very good corpus.

Bottom-line: Just TOP-UP every month and let compounding work its magic!

4. Calm

Explanation: If the above C’s are followed, then the most preferred investment avenue is Equity investments. By their nature, equity markets are fickle and will move up and down. But long term investors should not really worry about this as over a long time horizon (10 years or more), equities are almost certain to give positive returns. So, invest in equities for the long term and keep CALM!

Bottom-line: Traders who want to make some margins everyday are the ones who should worry about the market movements everyday. For Continuous and Consistent investors, the short term market movements are best ignored.

5. Caution

Explanation: Be wary of new investments ideas that are thrown your way. If you don’t understand it, ruthlessly avoid it.

Bottom-line: Caution is better than regret. So, err on the conservative side.

Conclusion
An investment option that usually combines all the above C’s is most of the good equity mutual funds. So, all one has to do is pick a good equity mutual fund, set up a systematic investment plan with this fund that ensures a fixed amount of money is invested every month directly into this from the bank account and then sit back and see it grow. Most funds charge some fees for managing the investments but this is a worth it given the convenience offered. Of course it is recommended that you track the funds’ performance every half-year, if not every quarter and if you see that the performance is slipping up consistently over a few quarters, then it is time to switch funds and set up a systematic investment plan with a different fund house. Another safe option to consider is Index funds which are linked to the market index. The management fee is very low but this will give just the market rate of return and nothing more. This is not bad but an actively managed fund, for a slightly higher fees, usually out-performs the market on most occasions. Good luck for a successful wealth building exercise!

Avail Larger Loan Amount With Secured Loans

If you are looking for a larger loan amount with a flexible repayment term, then a secured loan would be a viable loan option for you. There are different lending institutions available in the UK loan market from where you can seek this loan type according to your needs and requirements. It can be a high-street bank or a building society, they all serve the purpose of those who seek. But, due to the stiff competition among the private lenders across the UK, the loans are now available on better terms and conditions.

A secured loan is also called as second charge mortgage. You can seek a loan amount according to the equity present in the property which you have kept as collateral. Homeowners can very easily seek a loan amount by putting their home as collateral.

The lenders can provide you a loan amount up to 125 percent of the equity present in your home. The loan amount for a secured loan can vary from ₤ 5000 to ₤ 250000, whereas the repayment terms are longer, as compared to an unsecured loan.

Generally, the lenders offer a variable APR (Annual Percentage Rate) with this loan option. The interest rates in a variable APR can vary throughout the loan tenure in accordance with the base rates of the Bank of England. As the lenders have low risk in this case, so they offer the loan on lower interest rates.

People with poor credit history can also seek a secured loan, provided that they fulfil the loan criteria of the lenders. A bad credit history can include anything from missed payments and defaults to County Court Judgments or bankruptcies. Even if your loan application has been turned down by the lenders, you should not get disheartened. It is advisable to keep on applying for the loans, as the loan criteria varies from lender to lender.

Secured Loans can be used for different purposes. Be it for the purpose of doing a major home renovation or for meeting the huge expenses of a wedding ceremony, a secured loan can help you in fulfilling most of your financial needs.

Brandade Of Cod - A Traditional Recipe Of Wonderful Provence

This dish is a must in Provence! Try it, it’s easy to do!

This dish can be served as a main course: or as an appetizer, in which case you should reduce the quantities by half. As an appetizer serve with a green salad and toasted slices of plain or whole grain bread.
The dish can be prepared without marinating in salt.

The quantities of cream and olive oil given are approximate; the amount will depend on the way you do the preparation and your taste, the brandade can be made more or less thick.
If you wish to reduce the fat content of this dish: milk may be used in place of the cream, or a mixture of half cream and half milk. Use of olive oil is good in many diets
Brandade is also commonly prepared with boiled potatoes, added to the mixture: add about 1/3 of potato to 2/3 of fish.

Serves 4

Preparation time: 15minutes
2 hours marinating time
Cooking time: 6 minutes

Ingredients

1 lb cod fillets
4 oz coarse sea salt
1 bay leaf
1 sprig of thyme

1 to 2 oz cream
Fresh parsley (optional)
4 to 6 tbsp olive oil

Preparation

1- Put half of the salt on a tray. Lay the cod fillets on the salt and cover with the remaining salt. Place in a refrigerator for 2 to 3 hours.
2- When done, rinse the fish in fresh cold water.
3- Put some cold water in a pot along with the thyme and bay leaf and then immerse the fish in it. Bring to the boil and simmer for about 5 minutes.

4- Remove the fish from the water (leaving the bay leaf and sprig of thyme behind) and place the fish in a clean, empty pot. Discard the water, bay leaf and thyme.
5- Flake the cod with a fork. Place on a low to very low heat. Add the cream, a little at a time, alternatively add the olive oil a little at a time and keep stirring. The mixture should become slightly thickened and creamy (it should be creamy enough to be spread on toast) and all the ingredients well mixed together.
6- Flavour with pepper. Salt should not be necessary due to the marinade; check the taste and add salt if needed.
7- Serve warm or lukewarm on toasted bread.

Good EBay Feedback Rating - How to Generate Quickly

Perhaps the most important first step to becoming a successful seller on eBay is to develop a good feedback rating, so your buyers will trust you. Besides that there are a lot of other reasons to get a good feedback rating. There are a lot of different things that eBay restricts sellers from doing until they get a certain feedback rating. When I first started off on eBay I wanted to sell multiple items in one listing at a fixed price. The problem was that eBay did not allow their sellers to do this until the hit the a positive feedback rating of 30. So I asked myself how am I going to get a feedback score of 30 if I can’t even sell my items in the first place to get the feedback?

Well, I did my research and I figured out the perfect way. It is no big secret to many people that are eBay savvy, but of course as a beginner I was not. What I discovered was that there were a lot of e-books on eBay that only cost one penny. So I thought “hey I can just buy my feedback”. That is exactly what I did. I bought thirty positive feedback for exactly thirty cents. I did this in just an hour or two, and I was selling my products with fixed price listings the same day. Yeah I’m sure to some people that actually looked at the feedback it seemed strange that all my feedback was from one day, but I did not really care. My goal was just to be able to sell with a fixed price listing.

Many of the e-books I bought for a dollar had resale rights. This means that once you buy the book for a penny you can resell it yourself. Now this is not the greatest way to get feedback, but it is another decent way to do so. You just resell the e-books for a penny, and in return you get more feedback. It’s really just like people all over eBay are trading feedback back and forth for pennies.

I would not suggest that you do this too much though. I am sure that eBay would not be to fond of this article that I have written. If you abuse the idea of buying feedback it might catch up with you. The idea is just to get yourself a decent start. Once you get that first 20-50 feedback rating you will be good to go. The rest will just come as you use eBay, whether buying or selling.

I have just launched a site that I am currently still working on and growing. The goal is to get all the information anyone could ever need on eBay for free.

Ayurvedic Concept Of Rheumatology

Relief from pain or agony may be considered as the true object of any medical science. According to Ayurvedic texts, the entire cosmos is constituted of ‘Panchmahabhootas’ (Five Basic Elements - Sky or Ether, Air, Water, Fire & Earth) and when they combine together, three imperceptible functional forces, ‘Vata’ (constituted of Air & Ether), ‘Pitta’ (constituted of Fire) & ‘Kapha’ (constituted of Water & Earth) are created. They form the tripod of the body and are called ‘Tridoshas’ (three ‘doshas’ or blemishes or humors or morbids); the word ‘dosha’ is derived from the root ‘dush’ which means to pollute, vitiate or become impure.

‘Vata’ (Air), the mobile factor of the body, situated below the umbilicus, is said to be responsible for the functions of the nervous system, carrying of blood in circulation, locomotion, respiration, excretion and vitality of human being. ‘Pitta’ (Digestive Fire), the thermogenetic factor of the body, situated between the umbilicus & heart, is contributing to the glandular functions and is responsible for vision, controlling body temperatures, digestion, hunger, thirst & mental faculty. ‘Kapha’ (Mucosa), the stationary factor of the body, situated above the region of heart, is responsible for the formation of structure in the body & its biological strength and described as the principle of the maintenance of the smooth working of human physique.

Rheumatological disorder, described in Ayurvedic texts, as ‘Ama-vata’, is a popular Ayurvedic term for any inflammatory disorder that causes pain and stiffness, in joints, muscles and connective tissues, including minor aches and twinges as well as disorders like rheumatoid arthritis, osteoarthritis etc.. In many texts, ‘Ama-vata’ has been referred as an “auto-immune disorder” and “exogenous non-compatibility” & “endogenous intoxication” as its main aetiological factors.

Due to complete abstinence from food, indigestion, over eating, irregular dietary habits, indulgence in incompatible articles of food, excessive consumption of cold substances, ill-effects of ‘Virechana’ (purgation), ‘Vamana’ (disgorgation), ‘Snehan’ (oleation), the wasting of tissues, states induced by faults or changes in place, climate & season, suppression of natural urges, impaired ‘Pachak-pitta’ (digestive heat), excessive use of dehydrated, over-hydrated or ‘Guru-Madhur-Amal’ (heavy, sweet & alkaline) food; physical stresses like excessive exercises, over indulgence in sexual pleasures, swimming etc.; mental stresses like rage, grief & hunger; and due to accumulation of ‘Mala’ (body’s waste products), ‘Ama’ (unassimilated or undigested food juice) is produced & collected in the gastrointestinal tract. A part of it may be absorbed in the system causing systemic manifestations of certain ‘Ama’ related diseases.

The already vitiated ‘Vata’ transports this ‘Ama’ to all parts of the body and carries it to the sites of ‘Shleshak-kapha’ which has a common resemblance with ‘Ama’. With the effect of place, climate & season, the ‘Ama’ is motivated by vitiated ‘Vata’ and established at the already vitiated site of ‘Shleshak-kapha’. This ‘Ama’ associated with vitiated ‘doshas’, gets localised in a particular ‘Dhatu’ (tissue) to produce several types of endog¬enous diseases like ‘Ama-vata’. In this disease, ‘Ama’ observed from the gastrointestinal tract reaches to ‘Kapha-sthana’ (site of ‘Kapha’) through the respective channels and gets modified and recirculated in the system causing capillaritis and synovitis. Probably some immunological mechanisms are involved in this process.

General langour or debility of the body, disgust for food, thirst, lethargy, heaviness of the limbs, fever, indigestion and swellings are the common symptoms of ‘Ama-vata’ or rheumatism. The acute phase of ‘Ama-vata’ is generally very painful with appearance of swellings in the hands, feet, head, ankles, waist, knees, thighs, and generally , in all the joints. These places, in which the vitiated ‘Ama’ accumulates, become subject to piercing pains. Loss of appetite, watery secretions from the mouth & nose, loss of energy, loss of taste in the mouth, burning of the skin, copious or scanty urine, deep-seated pain and hardness of the abdomen, sleep at day-time but want of it at night, thirst, vomiting, vertigo, swoons, pain in the chest, constipation, dullness of the body, rumbling noise in the stomach, obstruction of the intestines or a sluggish condition of bowels; are the associated symptoms.

The excited ‘doshas’ according to their characteristics cause particular symptoms like excited ‘Vata’ causes excessive pains; excited ‘Pitta’ causes burning of the skin and redness of the complexion; excited ‘Kapha’ causes wet sensation, heaviness of the limbs and continuous itching manifestations; besides the other symptoms. If the disease be due to the vitiation of two of the ‘doshas’, or all the three of them, the specific symptoms of each of the ‘dosha’ appear collectively.

Advantages and Disadvantages of Plasma and LCD Screens

Prices of HDTV sets are falling rapidly and the experts anticipate that they continue to drop over the next years. Because of this there is a lot of interest in all of the types of TV technologies available right now.

If you are shopping around for a TV right now, you can choose among a large variety of flat screen technologies including Plasma screens and LCD screens. Each technology has its own advantages over the other.

Why choose Plasma?
Plasma screen TV’s technology is based on exotic gases that can glow in different colors when different amounts of electric current are passed through them. For every pixel you seed in the Plasma screen there is a small pocket of gas that can be excited individually to glow at different wavelengths.

The result is an incredible range of colors that quickly reacts to changes of the images. Plasma screens re often easier to make in larger sizes than LCD screens and they are better at displaying fast action without blurring. However the do have a number of disadvantages. First of all the Plasma screens consume more than twice the amount of electricity that LCD screens do. Secondly Plasma screens aren’t bright enough to function well in higher light levels and their brightness fades with time and use and third they also tend to produce and annoying buzzing sound if they are operating at altitudes in excess of six thousand feet.

Why choose LCD?
Differently than the Plasma screens the LCD screens are based on a special type of crystals that react to electrical current by changing shape (not changing color like the gasses in a Plasma screen). In a normal LCD TV screen, the crystals are arranged in a grid pattern and they are supported by a transparent film transistor. A transparent film transistor applies the current to each individual crystal in the screen and, depending on the voltage that is applied to the individual crystal it will change its shape in various ways to block out light coming from a fluorescent lamp behind it.

The crystals will not only block out light completely to make black, but they will also block out different wavelengths of light to let through different colors. Every crystal represents one pixel on the screen. Compared to Plasma screens the LCD screens have the advantages of being extremely energy efficient and they render a great “crystal clear” picture in a variety of light levels, and lend themselves well to displaying output from computers.

The disadvantages of the LCD displays are that they are slightly blurring when displaying fast movement due to the time that the crystals need to change shape. Secondly the LCD screens are not that good at showing very deep shades of black due to the amount of energy that the crystals need to block out the light completely. Luckily both of these problems are almost unnoticeable as the technology has advanced.

In conclusion
There is not right or wrong choice when it comes to picking either a LCD or a Plasma screen. It all depends on the size your want, the contrast of colors you need and the things (watching movies or using as a computer screen) that you are planning using the new screen for. Always be sure to test the screens before you buy them. You might even be lucky to be able to borrow a screen for a test in your own living room to make sure that it is the right choice.

Instant Water Heater - Cut Your Energy Bill by Half!

Does every member of your family want to take a shower in the morning? And the last person always runs out of hot water? No matter how big is your water tank is, it will eventually run out leaving you with a cold shower. Is there anything you can do to fix this situation? Actually, yes, you can get a new heater called an instant water heater. Discover what are the benefits of instant water heaters compared to traditional tank heaters.

Advantages of instant water heaters

An instant tankless heater has several advantages when compared to a conventional water heater:

- It saves you energy

- It heats water as you use it, as much as you use it and never runs out

- It takes very little space

Common water heater usually has a tank that holds 40 to 80 gallons of water, keeping it hot at all times, day and night. As you use the hot water for showers, doing dishes and so on, it is replaced with cold water and heated. When you are not using hot water and even when you are not home all together, hot water just sits in the tank and as it waits to be used it loses the temperature. So the heater reheats water in your tank every now and then. This means loss of energy for you.

Instant water heaters don’t have a tank. For this reason they are also called tankless water heaters. As soon as you turn on hot water the unit turns on and heats the water, typically at 125 degrees Fahrenheit. So this type of heater doesn’t use energy until the faucet is turned on. It produces hot water instantly and if that temperature is too hot for you simply regulate it by turning on the cold water. When you are finished and turn hot water off, the instant water heater shuts down straight away, using no energy. This can cut your energy bill almost by 50% every month.

Energy is not the only thing you save, a tankless heater will also save you water. You know how you always have to let the cold water run first, before the hot comes out? With an instant tankless water heater the water is hot from the start, so there is no need to run the water to before it turns hot.

When room is a consideration, a tankless heater also offers a solution. Comparable to a traditional 40-60 gallon water tank, an instant unit is very small. It can be easily installed in a small home or apartment.

Industrial instant water heaters

While tankless heaters are most used in residential homes, great energy savings lead to their commercial use as well. And more water you use more you save, for example a house using 120 gallons of water a day with a 40-gallon hot water tank typically spends $112.25 per month on heating water. For the same usage, an instant tankless water heater will cost you only about $26.95 per month.

Cost of instant tankless water heater

Initial cost is the main disadvantage of a tankless heater. It costs much more than the conventional one. But as you can see, the energy savings will compensate for this very soon, probably in the first 6-8 month of using your new heater. And if the cost is a concern, look for discounted instant water heaters online. With internet retailers you can always get your tankless heater cheaper.

How To Tempt Prospective Clients

If you run a small professional business like I do, the question of “How To Win New Business” is always at the top of your mind.

You cannot grow and prosper as an Accountant, an Attorney, a Dentist, Consultant, Designer, Trainer or a Coach unless you consistently win new clients.

This got me thinking about how you tempt prospective clients. How you get them interested in your services.

When I was a small boy I lived in a house beside a river. It was quite natural that I took an interest in fishing.

It didn’t take long to work out that a naked hook never caught a fish. So I developed a keen interest in baits.

There was a damp patch in a nearby apple orchard which was good for worms. And maggots liked the compost heap. Stale bread never got thrown out in our house. I would moisten it in cold water and sprinkle it over the surface of my fishing ground to attract the fish.

But it was a waste of time throwing bait into the fast flowing stream. That was where the salmon ran and I couldn’t afford the lures for such big fish. I had to cast my line into the quiet backwaters where the mighty salmon’s poorer relatives fed.

My favourite spot was a small bay just below a bend in the river. A large willow tree overhung the bay making it pleasantly shady but difficult to cast my line. The smaller fish liked this quiet backwater and I caught many roach and perch there.

One day a sudden, violent tug on my line set my heart racing. My plump maggot had tempted a much larger fish. My rod bent almost double. I was on my feet in a flash. “Don’t strain too hard and snap the line; no jerky movements.” I cautioned myself.

My line was light for such a weighty fish. I must play her gently, and if she ran for the fast stream outside the bay it was too short to follow. I had to keep her in the bay.

The fish and I slugged it out toe to toe. Her silver body flashed occasionally in the sunlight as she danced around the bay desperately seeking an escape route. My whole being was focussed on keeping the line tight but not stressed.

After a tremendous battle I gentled her to the bank and slipped her into my net.

Much later, when I was taking my first tentative steps in business, I was cautioned not to go after the big fish. But I remembered my first salmon and ignored the advice.

Today I number 9 of the world’s largest corporations among my clients. I have learned to bait my hooks with tempting morsels and play the fish without straining the line.

So, what bait do you use to win new business? Is it tempting? Will passing fish see your bait and think, “yummy, I MUST have some of that!”

And even when you’ve snared them, you still need to reel them gently to the bank and scoop them into your net.
