Most of these ads seem to enjoy leading with such ludicrous statements like “My credit score jumped 300 points in only 3 hours” or “Smash your debt with only 2 letters” or even “Create a new credit file in only a couple of hours”. It makes you wonder if any of these claims are too good to be true. Well let me say that the answer is both true and false that ALL of these letters seem too good to true.

While many people tend to think that the only thing that can actually fix credit is time, in reality, there are a ton of things out there that can help you to repair your credit score yourself. Time is only one piece in the big puzzle that is credit score repair today. Don’t Let Tax Strategies Ruin Your Business Growth Prospects, Tips From a Banker

What is a business owner to do? You have had a successful year and have profits to report. There are some tax strategies that are standard and beneficial and that do not create problems for your bank. There are others that do create problems and I will describe for you in a simple way what the effect is.

Banks operate in a highly regulated system where they must conform to the standards of the regulatory bodies. These standards require them to assess risk in a pretty standard way, relying on financial statements prepared by the borrower or an accountant. So a bank will create a Loan Grading System or Policy which conforms to those requirements.

The three major factors in assessing loan risk are: Cash Flow, Liquidity and Leverage. Trends in these factors are important as well.

Cash Flow is calculated in a simple way and then there are more complex ways to calculate cash flow. We will only discuss the simple way. A bank will determine “Cash Flow Available for Debt Service” according to this formula. Pretax Net Income, plus Depreciation Expense, Plus Interest Expense, less Federal Income Taxes or in the case of different business types, Owner Withdrawals (required to pay income taxes personally on the business income).

This Cash Flow will then be compared to the Annual Debt Service of the business to calculate a Debt Service Coverage ratio. Normally a bank will want a minimum of 1.2:1. If this is the case and the balance sheet is healthy the loan will be considered a “Pass” and the bank will not be required to set aside additional Capital or Loan Loss Reserves against that loan. If the Debt Service Coverage is less than 1:1 the loan will often be “Classified” and will become a problem for the bank.

In more sophisticated grading systems the better the financial ratios, the better the risk grade even within “Pass” categories. The bank will be able to set aside less capital against these loans and will therefore be able to price them lower and earn the same Return on Equity.

There is no problem when a business owner uses accelerated depreciation to reduce Net Income and lower the tax burden. The problems for the bank crop up when the owner decides to:

1. Pay high salaries or bonuses at year end to reduce net income
2. Write off inventory or accounts receivable that are still collectable in order to reduce net income
3. Not report revenues at year and and carry them over into the following year by not depositing checks that have come in.
4 Prepaying expenses for the following year without accruing them as an asset (Prepaids)
5. Otherwise make accounting entries to reduce Net Income to a level that is not reflective of the true economic performance of the business.

Some of these strategies may create problems with the IRS at some future date as well.

The impact on the bank is that the Cash Flow Available For Debt Service number will drop suddenly (compared to interim statements), the Debt Service Coverage Ratio may go negative, and the Trends will be negative. The borrower may lose access to credit or have to borrow on more restrictive or more expensive terms. This may restrict the growth prospects of the business and create an Opportunity Cost that is greater than the tax savings. It will also impact the relationship with the bank and banker.

These same strategies can have a negative impact on the Balance Sheet and create similar issues. Liquidity can be understated if assets are no reported. Leverage will increase. Collateral values can be under reported and can create problems with a Borrowing Base or a Loan to Value ratio.

Once again these balance sheet impacts may cause a bank to assess higher risk to the credit and reduce the availability of loan funds or increase borrowing costs or restrictions.

My bottom line advice is this, before employing some of these tax strategies determine what their impact will be on your reported cash flow. Talk to your banker in addition to your accountant. Determine what your future borrowing needs might be and how these might impact a loan application. Here is a critical point. The bank will generally use your historical cash flow and will compare it to your future debt service. So when you are going to apply for new debt, the Debt Service used in the denominator of the formula will include that debt. It will be compared to your historical cash flow. So while you may have had an acceptable Debt Service Coverage ratio based on your current debt, when you add the new debt service it is below the bank’s standards and you may either be denied, your borrowing rates may go up, or more restrictions may be added as conditions of the loan.

Effective Prayer

This is a colossal statement. When we assert our identity to be one with God, we have access to all God has. Then we may demand our legitimate share of abundance, and believing shall receive our share.

Everything I think I need, all my desires, are shown to me to be inconsequential when I meditate and contact God-bliss. They are not what I need. In fact, they are a hindrance; keeping me engaged trying to wrestle these things from the material world, when I could easily contact God and ask, and believing receive all my legitimate desires without struggle.

It’s a no-brainer; literally, one must drop the intellect and rely on Spirit. Of course, God helps those who help themselves. You can’t just sit there; you must act or will continuously, in accordance with divine will. “The Lord will definitely answer that prayer behind which the will force is continuous. When you continuously work that will through your thoughts and activities, what you are wishing for has to come about.”

First, we must establish who we are. In our own minds, we must realize we are souls, made in the image of God, and as such have everything the Father has. Then, in this consciousness, demand our divine birthright. First, make the connection (in meditation) and then pray. Without the connection prayers are ineffective. That is the law. “It is only when the slumbering ego perceives itself as not a body, but as a free soul or son of God, residing in and working through the body, that it can rightfully and lawfully demand its divine rights.”

Second, the heart and mind must be one-pointedly concentrated on God for the prayer to be heard and the answer to be received. Pray with the utmost devotion and faith and one-pointed attention. Pray with the heart and mind until God responds as joy or peace or bliss in the heart (the receiver). “Pray unceasingly until you are absolutely sure of the divine contact, then claim your physical, mental or spiritual needs from the Most High as your divine birthright.”

Third, the prayer must be legitimate. Ask only for true necessities. All prayers connected to the material world are limited; they limit the expression of God. There is only one prayer that grants unlimited expression and fulfillment of all desires.

That is the prayer for God’s presence. When you pray for God’s presence, instead of God’s gifts, you are sure to receive all your heart’s desires. You are saying “Thy will be done” and giving God free-rein to bestow unlimited gifts. But you won’t even care about the material gifts, because when the divine light comes all else pales.

“God must be found first. He is the greatest need in your life, for He is the Source of lasting happiness and security. If just once the consciousness of His presence comes to you, then you will know what true happiness is. If just once you have this actual contact with God, you will realize that when you have Him, the universe is at your feet.”

Death of a President - the Most Controversial Film

An ingenious, well-made political thriller! Winner of the International Critics’ Award at the Toronto International Film Festival, Death of a President is a fictional 2008 TV documentary broadcast on the assassination of President George W. Bush on October 19th, 2007.

As an American citizen, I would never endorse nor encourage the assassination of this or any President of the United States. Regardless of whether or not I agree or disagree with a President’s policy and ideology, I firmly believe the integrity of the office should be upheld.

Freedom and truth are competing rights and interests of the protestors in the film, as they take to the streets to express their disapproval of President Bush and the war in Iraq. Chicago police and riot police were pushed over the edge by the protestors who seemingly got out of hand and crossed designated barricades for the President’s personal safety.

Alternatively, many innocent protestors were harassed by police, who became physically abusive. Most interestingly about the movie was the way the U.S. government and media were quick to jump to conclusions and falsely accuse a Syrian man of the murder of the President. When a retired military man was later found to have committed the murder, the government and media were ready to exonerate the real murderer preferring to link the President’s murder to al Qaeda.

Why would the government and media prefer to falsely accuse and imprison a Syrian for the President’s murder? A couple reasons. It adds to the hysteria and fear factor enabling the warmongers to move forward throughout the Middle East. The media can sell more magazines and newspapers. And it is easier to disassociate the murder when the accused is an outsider from another distant country.

Thoughts of a Presidential murder coming from a retired U.S. military soldier doesn’t give the country warm, patriotic, fuzzy feelings. Neither does it endear the military to the national politicians, who might begin to fear for their lives should they undertake an unpopular policy.

Innocent people, no matter their national origin, never deserve to be false accused and imprisoned. I’ve been to Pakistan twice since 9/11. Should I therefore also be accused and imprisoned for conspiring to kill the President? Such is absurd. On the contrary, I was doing ministry in churches in Faisalabad. I also eat with a Syrian man every month on American soil. Should that be thought to be suspicious? I think not. The Syrian man is more supportive of Pres. Bush than I am.

As Ghandi who revolutionized India taught, protests must be done peaceably if they are to be effective. Anything less and protests shall be fruitless causing more harm than good.

The intelligence community in America should be earnest and cautious when given hypotheses and conspiracy theories. Sadly a pattern has been occurring in America, whereby first a hypothesis of guilt is made, after which intelligence works backwards to gather sustainable evidence to connect the dots. This brought about the WMD debacle in Iraq, where there was no evidence whatsoever to sustain the allegations.

Let us beware and take every precaution not to injure the innocent and to vocalize our passions peaceably.

What Are The Four Parts of the Sales Process? Part 2

In part one we look at the first two stages of sales, again sales is essentially a four stage process with a lot of mini stages underneath each process. Depending on your product or service and whether it is a big ticket item that has a long process or something you can generally close on the spot you will still need to go through these four stages to make a sale.

In this article we are going to take a look at demonstrating value and closing the sale. Both of these steps will have a lot to do with how well you qualify, prior to these stages, the customer and found what their hot buttons and needs are.

Stage three- Demonstrating value

After you have sufficiently qualified the customer you should have a pretty good idea of what they are looking for and what they are expecting. When you demonstrate value make sure that you hit all the points that they have mentioned to you as being problem areas. If your product or service can help them solve their problems in any way and it is financially feasible to them that demonstrating the value should come naturally. If you do not see any way to help them and demonstrate value you should probably move on because closing will be very difficult

Stage four-Closing

I have seen and read many different books on sales and closing techniques. I have also used techniques such as the Ben Franklin close, the puppy doll close, and many others the one thing that always remain true is that if you have done your job correctly in the qualification and the demonstrating value stage than you have done 95% of the work and closing should pretty much just happen. You may get a customer who has second thoughts at the very end or they are afraid to make a commitment so you should be prepared for this but if you do your homework and you have demonstrated your product or services value than you should know going into the final meeting whether you will get the deal were not.

The Internet serves as an incredible tool for educators and students to communicate, research information, and learn. The widespread availability of computers and connections to the Internet provides everyone around-the-clock access to information, credit and financial services, and shopping.

Unfortunately, there exist individuals who exploit the Internet through their criminal activities and other harmful acts. Cybercriminals use creative measures to gain unauthorized access to your computer and then use that access to steal your identity, commit fraud, or even launch cyber attacks against others.

Staying safe online is no longer a given, but a necessary extracurricular activity. Here are nine security measures you can employ immediate to protect yourself, your family, and your business. By following the recommended cyber security measures outlined here, you can limit the harm cyber criminals can do not only to your computer, but to everyone’s computer. However, keep in mind that there is no single cyber security measure or technological solution that will prevent their cybercrime. These recommended cyber security measures highlight that using a set of common-sense precautions that include Internet habits as well as technology solutions can make a difference.

The National Cyber Security Alliance recommends eight measures. To that, I have added an additional. They are practical steps, in no particular order, you can take to stay safe online and avoid becoming a victim of fraud, identity theft, or cyber crime.

1. Protect your children online. Implement parental control tools that are provided by some Internet Service Provider (ISPs) and available for purchase as separate software packages. Remember: No program is a substitute for parental supervision. Also check your browser to see if it would allow you to set some parental controls. (Internet Explorer allows you to restrict or allow certain web sites to be viewed on your computer, and you can protect these settings with a password. To find those options, click Tools on your menu bar, select Internet Options, choose the Content tab, and click the Enable button under Content Advisor.)

2. Back up important files regularly. No system is completely secure. If you have important files stored on your computer, copy them onto a removable disc, and store them in a secure place in a different building than your computer. If a different location isn’t practical, consider encryption software. Encryption software scrambles a message or a file in a way that can be reversed only with a specific password. Also, make sure you keep your original software start-up disks handy and accessible for use in the event of a system crash.

3. Protect your valuable personal and financial information. Don’t open unsolicited or unknown email messages. If you do get an email or pop-up message asking for personal information, don’t reply or click on the link in the message. To avoid opening such messages, you can turn off the “Preview Pane” functionality in email programs, and you can set your default options to view opened emails as plain text to avoid active links or pop-ups in the messages. Most importantly, do not respond to solicitations for your personal or financial information.

If you believe there may be a need for such information by a company with whom you have an account or placed an order, contact that company directly in a way you know to be genuine. Never send your personal information via email because email is not a secure transmission method.

4. Use strong passwords or strong authentication technology to help protect your personal information. To further increase the security of your online identity and to help protect you from account hi-jacking, take advantage of stronger authentication tools wherever available. This may take the form of two-factor authentication - the combination of a password or PIN number (something you know) with a token, smart card, or even a biometric device (something you have).

Stronger authentication can also come from a behind-the-scenes identity-verification process, which uses various data to establish whether or not a user is genuine. Ask your bank, your regular online retailers, and your Internet Service Provider (ISP) if they offer stronger authentication tools for more secure transactions.

5. Know who you’re dealing with online. Every day, millions of computer users share files online, either as email, documents, or photos. File-sharing can give people access to a wealth of information, including music, games, and software. You download special software that connects your computer to an informal network of other computers running the same software. Millions of users could be connected to each other through this software at one time. Often the software is free and easily accessible, but file-sharing can have a number of risks.

(a) If you don’t check the proper settings, you could allow access not just to the files you intend to share, but also to other information on your hard drive, like your tax returns, email messages, medical records, photos, or other personal documents.

(b)In addition, you may unwittingly download pornography labeled as something else. Or you may download material that is protected by the copyright laws, which would mean you could be breaking the law.

Therefore, downloading file-sharing software is not advisable and could place your personal information and computer at risk. If you do decide to use file-sharing software, set it up very carefully. Take the time to read the End User License Agreement to be sure that you’re sharing files legally and that you understand the potentially high risk of any free downloads. For example, some license agreements include an agreement to allow spyware to be installed on your machine.

Although the Internet basically provides a positive and productive experience, cyber-attacks against our personal privacy and security are reaching epidemic proportions. These attacks are occurring in our own homes and businesses. Our own computers are being used are being used as zombies to attack other people, businesses, and even our nation itself. As an average Internet user, you may not be aware of these threats nor have any idea about the dramatically increasing risks you face when connected to the Internet.

Pain - Do You Pay the Right Attention to the OTC Drugs You are Using for Pain Relief?

For most pain discomfort, we reach for NSAIDs (nonsteroidal anti-inflammatory drugs).
They are very effective, but “when people take inbuprofen, aspirin, ketpprofen
or naproxen sodium, they figure since those drugs are ITC so they must be safe. As
as result they overdo them, or don’t pay attention to interactions with other
medications,” says Joseph Markenson, M.D., professor at Weill Medical College in New
York City. “While the benefits of these drugs are enormous and real, so too are the
risks of gastrointestinal upset and bleeding.

With any OTC pain reliever, start low and go slow, says Dr. Fishman. He also suggests,
“Don’t use aspirin as your first choice for pain relief. It is short acting as far
as pain goes, but long-acting in its impact on platelets and blood coagulation, and
has a greater risk of causing ulcers than ibuprofen for example”.

“You can protect yourself from ulcers related to NSAIDs,” says Dr. Markenson. take
them with an OTC or prescription proton pump inhibitor (PPI) or opt for a pure analgesic
such as acetaminophen, which offer relief from headaches, muscle aches and fever, but
does not cause bleeding.

Acetaminophen poses little threat when taken as recommended, but liver toxicity is a
risk if you drink alcohol, have liver disease or are also taking an NSAID or any
additional medication that contains aetaminophen.

Make sure you tell your pharmacist and doctor what prescription meds you take, especially phenobarbital, phenytoin (Dilantin), carbamazepine (Tegretol), rifampin (Rimactane, Rifadin), sulfinpyrazone (Anturane) and vitamin supplements.Surprised to find out that your “harmless” vitamin supplement can set off adverse reactions to medications? “When it comes to decisions about pain relief”, says Dr. Fishman, “you have to think about
what makes sense for you and with individual risks and benefits. Is the pain affecting
your quality of life? Do you really need a pain reliever to stay on track every day? Can you get
rid of your headache for example some other way? Proceed cautiously with OTC drugs”.

And don’t ignore pain, ever. It is trying to tell you something. The bottom line is to
find out what the problem is and take corrective action before things get worse.
