A Simple Outdoor Wedding

Now that you have established the type of wedding you want, you need to figure out when and where it will be located. Having an out-side wedding, which should only amount to fifty or less people, can be easily managed and quite entertaining. There are so many possibilities to choose from. For instance, will it be beachfront, Lake Front, or perhaps someone’s back yard?

Next in line should be choosing the immediate wedding party, such as Maid of Honor, Bride’s Maids, Best man, Ushers, Flower girl, Ring Barer, and then the guest list. A good reason for putting this in the beginning of the planning is that a good lot of these people can help you with the rest of the plans and ideas. Everyone can get together to discuss their ideas and suggestions, or you can make out a list in private, asking your friends for their suggestions, and then choosing which ideas you like best.

Most out-door weddings don’t usually follow a color scheme; rather they simply follow a certain style if anything. Depending on the area chosen, you can even construct some events to take place, where prizes can be won. You can have volleyball or badminton events, rowboat races, sac races, piggyback races, a game of croquet, and even some wacky games that involve music. There are endless possibilities where entertainment can be incorporated in for everyone to have fun and enjoy the event.

Don’t forget to choose one or two of the wedding party or guests to film the events and save as a movie. Annoyed? 3 Tips for Dealing With Frustration

My patience has been tested in the last few days.  I’m generally a pretty even-keel person (at least I think so… my friends and family may beg to differ?).  In any event, dealing with annoying situations isn’t my specialty.  Lately though, I’ve made a conscious decision to rise above my frustrated feelings.  I’ve decided that, even though life may throw a few challenges my way, I have it within myself to deal with these situations in a mature and positive way.

Okay, I haven’t been able to maintain this mature and positive attitude at ALL times (in fact, I’ve found that I’m just a normal human more often than not).  But I have had moments where I’ve been able to pull myself out of the vicious downward spiral by trying the following tactics:

1. Vent to someone I trust.  Yes, I know this sounds like I’m doing anything BUT getting over my frustration.  But hear me out.  I don’t know about you, but I can’t just “let it go” when I’m really upset about something.  I need to get rid of that negative energy somehow.  Otherwise it just builds up and I end up overreacting to something really small later on.  I suppose exercising or screaming into a pillow would accomplish the same thing, but I prefer to verbalize my frustration to someone who will be supportive and just let me talk.  If a person isn’t available, I’ve found that my journal can provide this same type of support.  The key to this step, though, is that the venting period has an ending.  There’s no point in just venting non-stop.  A good rule of thumb is once you start repeating yourself, it’s time to start moving on.

2. Regaining control.  In a lot of cases, I’ve noticed that most of my frustration comes from feeling like I don’t have control of the situation.  Someone’s “wronged” me.  Or I can’t obtain what I need to overcome whatever challenge I’m facing.  But my frustration usually vanishes the second I figure out how to regain even a little control of the situation.  This may be as simple as accepting the situation as it is (i.e., cutting my losses).  Or it may mean collaborating with someone else who can provide what I need.  Either way, focusing on what I CAN control, and letting go of what I CAN’T control usually helps lessen the frustration.

3. Figuring out my options.  Once I’ve calmed down a little, then I’m able to start thinking about ways to resolve the actual problem.  I’ve found that brainstorming is a helpful method for figuring out what my options are.  Sometimes I’ll enlist the help of a friend (or a Coach!) for this step, but other times just writing down a list of everything I can think of works just as well.  The more options I have for dealing with a negative situation, the less frustrated I feel, so I often just throw out any idea I can think of.  Once I have a complete list, then I’m able to evaluate all of my choices and choose the best one(s).

There are plenty of times in our life when we’re going to feel frustrated.  There’s just no way around it.  But figuring out how to use your frustration to come up with an even better plan can make it all worth it in the long run.

High Temperature Brazing

Brazing is divided into two types by temperature. High temperature brazing is that done at 1800F or above, in a furnace. Low temperature brazing is done in a furnace from about 1200F up to 1800F Below 1200F is considered soldering.

High temperature brazing is ticklish because of four things: the base materials that the product is made from, the nearness to the melting point of the base metal during brazing and the probability that the base metal may also require a heat treating process different than the brazing cycle to gain maximum strength, corrosion of the base metal by the brazing alloy during brazing, and a furnace atmosphere that will keep the base metal clean and enhance flow of the brazing alloy into the joints for joining.

The two best furnace atmospheres are hydrogen gas and a vacuum. Uniform heating of the product is gained with hydrogen gas because the gas is flowing over and through the product carrying heat. Depending on the base metal, hydrogen gas may not keep the base metal as clean as a vacuum furnace will. In a vacuum furnace uniform heating can be a problem depending on the heating element locations as in direct exposure to the product, and because the heat travels in a straight line from the elements going in all directions inside the furnace. Use of a retort helps to provide uniform heating because it becomes a radiator container and distributor of the heat.

Base metals may contain titanium and aluminum which form oxides on the surface and prevent brazing alloy flow in to joints.

Joint design, configuration, can also hinder obtaining solidly brazed joints.

Wood Turning - Hobby for the Environment

We live in a society that is trying to fight back the notion that disposable is good. Many of our products are designed to be made of materials that are difficult to recycle but easy to dispose of in landfill sites. They are also make to wear out and need to be replaced. Consumerism has run rampant and many of our household objects have become impersonal works of plastic cheaply made and easily disposed of.

Enter the wood turner. Little has changed in the craft for a thousand years or more. Tools are made of better steel and lathes are now powered by electricity, but objects are usually made one by one by hand and eye. Each has a distinctive nature and a uniqueness that comes only from hand work without the artificial sameness of machine manufacture. In the old manner, bowls, spoons, candle holders and other ordinary objects are raised to the status of art as well as craft.

But what of the impact on the environment? What of all the wood that is used, not to mention wasted by the act of turning?

First of all, most wood turners are very conscious of the woods that are used. Exotics are used sparingly, partly because of cost but also in respect for the dwindling rain forests of the world. It is an easy thing these days to ensure that exotic wood is taken from a farmed and renewable resource. Plus, there is the beauty in even the most common of woods to considered. Beautiful wood, as the say, grows on trees.

Most wood turners like to use local wood and preferably “found” wood. That is wood that is usually destined for the land fill or the fire place. It is inexpensive, often beautiful, and plentiful. A wind storm can produce far more wood than a turner will use all year as he or she aids neighbors in storm clean up.

What of those piles of shavings that get generated so quickly? Depending on where one lives, these are destined for the recycling program for the composting center, a horse farm or race course where they are regarded as prime bedding material, garden mulch to slowly replenish the soil, or for the turner’s own compost pile. Nothing is wasted and what would have been landfill is a thing of beauty and an asset for recycle.

These are tough questions to answer when trouble and disappointment strike. But I can assure you that asking yourself these questions will pay in dividends. Face it. We all want to feel good. No one wants to feel bad. So asking what’s good about this puts us in a powerful position because we become the victor and not the victim.

No one wants to experience regret, disappointment and the like, but unfortunately those emotions are a part of life. But. . . there’s good news. You can lessen the uncomfortable feeling these emotions bring by looking for the lesson and/or blessing in all that happens to you.

When there is nothing you can do about your situation, then you are at the mercy of your circumstances. But. . . if you can learn something, you might feel a little better. Let’s be honest. Being a victim is painful. Wouldn’t it be more beneficial to your peace of mind to feel victorious instead of victimized?

For those of you feeling a little ambitious, you can even take it a step further and begin looking for the good in it all. I admit, it will not be easy, but if you do, you will feel immensely empowered. You will develop the confidence of knowing that no matter what happens in your life, you will find something useful in it to make your life better.

Things You Should Consider Before Listing Your Commercial Property

After owning your commercial property for several years, it’s time for you to sell the property. There are a few things you should know and consider before listing your property.

What Commission You Should Pay?
It’s often a percentage, typically from 3 to 6% of the list price. The commission is negotiable and dependent on various factors

  1. Price: in general the higher the price, e.g. $10M, the lower the percentage.
  2. How difficult it is to sell it. For example to sell a vacant building in a declining area, you should pay a higher commission.

As a seller, it is tempted to think your net proceed is more if you pay low commission. However, when you take away the commission, you take away a very strong and perhaps the only incentive from people who make a living selling your property to their investors. They may choose to sell other properties instead. Less competition may result in lower price for your property.

The commission is often split 50/50 among the listing office and the selling office. However, it’s not always the case. Some listing office feels it deserves 2/3 of the total commission because it has 2 people working as a team. The question to ask is “Does this commission split best serve your interest?” As a seller, you want to get the biggest bang for your buck. That means a fair split that will most likely bring the most number of offers to the table. So you should consider asking the listing broker to:

  1. Split the commission 50/50 with the selling office.
  2. Make the listing available to all brokers inside AND outside of the listing company at the same time. Some companies have the policy of keeping the listings in house for the first 30 days. This allows the office to sell the property to just their own clients and keep the all the commission. Once they cannot sell the property to their own clients, they make the listing available to all other offices. This action is in conflict with your interest and may even be unethical because the property does not have maximum exposure to all the potential buyers.

By doing so, you will be likely to get the most number of offers. As a result you will be likely to get the highest price for your property.

Some brokers specialize on “no commission to the buyer’s broker” listings. Sellers only pay commission to the listing office and buyers must pay commission to their agents. This may sound fair to you as a seller and you would think your net proceed would be higher because you don’t have to pay a commission to the buyer’s broker. However, this author is not ware of any studies showing the seller gets more money with this approach. The reality is different because:

  1. You take away the most important incentive from the selling brokers: money. They may decide to sell other properties to their clients instead.
  2. Even when sellers pay commission, mentally the buyers still think they are really the ones who pay the commission which is included in the purchase price. This is the reason some buyers prefer to buy “For Sale By Owner’s” or FSBOs.
  3. Buyers must come up with more money to buy your property. They cannot get financing for the commission since it’s not included in the purchase price. This may discourage buyers from making offers.
  4. Buyer’s broker may present an offer and state that the real price is the purchase price in the contract minus his commission.

As a result, you are less likely to get the maximum numbers of offers and consequently not the highest price for your property.

Does it matter which broker should you hire?
While any licensed real estate agents can list your commercial property, you don’t get any benefits when you hire a residential specialist to do the job. Commercial and residential properties are 2 totally different products which require different marketing plans and selling process.

  1. The brochure: commercial properties normally have a brochure instead of a flyer as often used in residential properties. The brochure is given to potential buyers who may be out of the area, out of state or even out of the country. This brochure contains pricing, property pictures, site plan, satellite map, rent roll, income, expenses, demographic, and traffic volume information. Investors often look for information that they really care about such as Net Operating Income (NOI), cap rate, and lease term (gross or NNN). They often make offer based on the information in the brochure alone without even seeing the property personally (they inspect the property during due diligence period). Some of the information in the brochure may be confidential, e.g. rent roll, in which you may want the buyer to sign a confidentiality agreement first.

  2. Pricing: Most commercial properties are one of a kind and very unique in appearance, quality, location, lot size, number parking spaces, tenants list, etc. Many have no comparables like residential properties. So setting the right price is more complex and not as straight forward. Should it be priced based on net income, market value or construction cost? The property would not sell if priced too high. You lose potential profits when priced too low. So you want a commercial specialist to do this.

  3. Documentation: sellers are required per contract to provide various documents, e.g. survey and environment assessment report, not typical needed in a residential transaction but required by commercial lenders. Not providing all the required documents to the buyer in a timely manner may jeopardize the transaction.

  4. The offer process: In commercial real estate, the selling broker often presents a one-page Letter of Intent or LOI instead of a contract. This LOI states the key points: price, earnest money, due diligence period, financing terms, and closing date. Once the LOI is accepted, both parties will work on the contract. A commercial listing broker will not ask the buyer for a prequalification or pre-approval letter which is typical in residential transaction but not in commercial transaction. This is because the loan approval process for commercial property is so different such that lenders don’t issue a pre-approval letter.

  5. Escrow: it normally takes 21-30 days for due diligence or buyer to investigate the property and 60 days to close escrow when financing is involved. A commercial real estate broker won’t demand 30 days escrow like in a residential transaction because he knows it takes a long time for a commercial lender to approve the loan.

  6. Financing: in commercial real estate a higher percentage of transactions do not close because the buyer cannot get the loan. In a transaction that involves SFRs, if the buyer has 30% down payment then it’s almost certain that the loan will be approved. However 50% down payment is not even sufficient for many properties in California with cap rate of 5% or lower. So a listing broker with experience about commercial financing will be able to advise the seller not to accept an offer with a remote chance of getting the loan approved

The First Step in Learning to Love Yourself

Who decides how lovable we are or how valuable we are?

One answer would be our friends and family. Another answer would be ourselves. Unfortunately, some of us allow others to define us, and we tend to value other people’s opinions of us over our own.

In researching self-worth and self-esteem in women, I learned a very important fact. I learned that a woman’s spouse or boyfriend contributes to over 80% of what she thinks about herself. Her self-esteem is defined by how he relates to her and treats her. That places a woman’s significant other in an ultra powerful position.

I am inclined to believe that women are born with an innate need for a man’s love. Why else would I have remained in unsatisfying relationships time after time? I am also led to believe that just because a woman is born with such an innate need doesn’t mean she can’t change things around.

Who says someone else has to define our worth?

Why can’t we define our own self-worth? The answer is: We can! The key is for women to realize that they can, indeed, define their own self-worth without the approval of a man or anyone else.

Any woman, at any time, has the power today to decide for herself that she is beautiful, lovable and worthy of everything life has to offer and not because she says so or because I say so, but because it is so.

For those women interested in building their self-esteem and self-worth, I offer one major suggestion to get you started:

Avoid or limit contact with people who make you feel bad about who you are or who just make you feel bad (on a scale from 1 to 10 with 10 being the highest, my self-esteem shot up from 5 to 12, off the chart, just by divorcing my husband).

Your assignment for this week is to make a list of everything you have accomplished in your life, everything you are good at and the one thing about you that makes you special. It can be your smile, your excellent cooking, or your great hair.

And finally, learn to sing yourself praises. Because I promise you, if you show the world how much you love and adore yourself (without coming off as conceited), they will follow suit. And, you can write that one down.
