Selling annuities is a viable option for those looking for an immediate source of money for a particular financial need, be it an investment, a large purchase or even a debt payoff. Rather than have to go through the hassle of a new bank loan, many people choose to sell annuity payment either in its entirety or as a partial. Some of these include the balance remaining, the time left, any balloon payments due and the financial stability of the party making the payments (payor).

Because the purchaser is assuming the risk, it is never a 1:1 buyout. That is to say, if you have $50,000 left spread out over a number of months or years, you won’t receive $50,000. Why? For one, due to inflation, money today is worth more than money tomorrow. The money you are receiving each month is worth less with the passing of time.

Also, when you sell annuity payments the note buyer is assuming all of the risk; the payor could default at any point, inflation could soar, the economy could take a hit…all of things are taken into account. Obviously, the more secure your annuity, the more you can expect to get for it.

1) you are receiving a guaranteed lump sum of money now, without having to wait for months or years;

2) you are no longer exposed to any financial risk…the peace of mind alone is invaluable.

Do You See Through Your Client’s Eyes?

It’s a big shock to realize that no one really cares about your business, at least in the beginning of the process. What people do care about, and want to know, is what your business can do for them.

You can imagine that information about how long you have been in business or why you started your company isn’t the most intriguing introduction. So why do so many business owners do it?

I know you love what you do and you’re crazy about your business, me too! It’s just that most other people, including prospective clients, aren’t thinking about your business. They are concerned with their own lives and what is important to them.

Think about what you prefer when you are in the position of a being a client. Would you rather learn about the background of the business or would you like to hear about how the business can serve you? What we all really want to know is, ‘what’s in it for me’ (sometimes referred to as tuning into radio station WIFM).

This quote by John C. Maxwell sums it all up: “People don’t care how much you know — until they know how much you care.”

So how can you know what your clients care about? Simply put yourself in your client’s shoes and imagine what it is they want to know. Think about what issues they are facing and what they need.

If you don’t know what your clients are thinking, you need to find out. The best way to find out is to listen to what your clients are already telling you. You can also ask them directly or with a survey.

Once you know the situation your potential clients are in, you can address it and share how your business can support them. Speak directly to them and let them see that you understand their situation and how your business can help.

Here’s an example to show the difference between the perspectives of the business owner and the client:

* Perspective of the Business Owner – We are a talented group of tax consultants who have been in business for 12 years. Our company prides itself on delivering outstanding services to small business owners. Our consultants are experts in advising on the appropriate tax services and we strive to deliver value throughout the process.

* Perspective of the Client – Are you a small business owner who would love to never have to file a tax report again? If you would like to spend more time on your core business and end the frustration that comes with filing taxes we would love to talk with you. Our clients feel confident and relaxed knowing that they don’t have to worry about penalties, mistakes or missed deductions.

Can you feel the difference? Which company would you hire to do the taxes for your business?

Implement the perspective of your clients into all of your communication, written and verbal. Think about reducing words like ‘us’ and ‘we’ and use words like ‘you’ and ‘your’ more often. You can also use questions in your copy to help potential clients identify themselves like the first sentence of the Perspective of the Client example above.

Look closely at all of your communication and see where you can make some changes. Think about areas like:

Written Words (copy)

- Website

- Letters

- E-mails

- Brochures

- Business card (always use the back)

Spoken Words

- Networking

- Telephone conversations

- Speaking

- Videos

Make the shift, turn it around and think about your business from your client’s point of view. Then get into action and change the words you write and the words you speak when communicating what your business offers.

Not only will your clients find this much more attractive, it makes doing business a lot easier for you.

Who Is Man Enough to be a Nurse?

Introduction

Nursing is a well respected and noble profession. Candidates undergo the long and arduous test of nursing school, gain experience through trained professionals, and must constantly learn of new developments in the field while nurturing patients and vigilantly watching their health. Nursing appears to grant those working in the field a job that is both challenging and rewarding. So, where are all the males in the profession?

Men in the profession

The proportion of men to women nurses remains to be very unbalanced. In 1980, 2.7% of RNs were men and that percent rose to only 5.4% by 2000. The medical field has seen the increase in women doctors, yet the number of male nurses does not come close to that of women.

This was not always the case. Up until the 20th century, more than half of the people providing nursing services to the ill and injured were male. A dramatic shift occurred during the course of the early 20th century making the percentage of male RNs to be below 1% by the 1930s.

Flawed perceptions

Many laypeople and those with experience in the field attribute the lack of men in the field to the public image and misconceptions of being a nurse. Billboards, commercials, textbooks, and the gender of nursing teachers all aid in promoting “feminine” image. Add fallacies about salaries, poor working conditions, and a limited amount of male role models, and we begin to see where the root of the diversion lies. The lexicon even seems to ameliorate the lopsidedness: A women is referred to as a “nurse,” but a man is a “male nurse.”

A new image?

The answer may be to reconstruct the image of a “nurse.” People view nurses as caring, nurturing, and sensitive. These are exceptional attributes, but are generally referred to as being feminine. Some suggest altering the public perception with advertisements and suggestions that nursing is challenging, action-oriented, and fast-paced.

Still, others suggest that the compassionate, sensitive, and caring traits should be embraced by all people and not be misconstrued to describe one gender. Proponents believe it does take a certain person to become a nurse, but developing and exhibiting the nurturing side of one’s personality should not deter men from the field. Some feel these characteristics are “positive” and to be revered, and not stereotyped as being “feminine.”

Conclusion

Nurses (women and men alike) state nursing affords them a flexible schedule, good pay and benefits, job security, and an intrinsically rewarding feeling that you can not place a price upon. Those in the field believe that projecting all of the positive aspects of being a nurse should be more than enough to attract all people to the profession. Education and training to become a nurse is now more convenient than ever with classes available online. It is not the profession that needs to change, but the outside perception of how important and noble the position is for everyone.

Mind Power Over Involuntary Body Functions

Much has been written about the mind-body connection. Studies have shown that people can learn to control involuntary body functions consciously, using the power of their minds. But so much of the research has been challenged on the one side, and exaggerated on the other, that many of us are justifiably skeptical of claims for this kind of “mind power.”

Just how much can we control our bodies using the power of our minds? Let’s find out. There are simple and safe ways to experiment in this area.

Mind Power Over Autonomic Body Functions

When I was a child, my mother was studying yoga, and she taught me and my brothers how to relax and enter a meditative state. While in this state, we also found that we could “order” the blood to flow to one arm or the other, causing a noticeable increase in the warmth of that arm. These little experiments were the first time that I realized how much control our minds really can have.

We normally assume that things like where our blood flows and how our hearts beat are outside of our conscious control. This is certainly true, in part. A person can’t necessarily choose right now to change their heart rate or blood flow, or brain wave frequency. However, with the right techniques and some practice, all of these involuntary body functions can be consciously controlled.

For example, your pupils get bigger automatically when it is dark. Interestingly, they also get larger when you see something you like, or just vividly imagine something you like. Once you understand this, you can quickly learn to control your pupil size with just your mind. Go watch your eyes in a mirror right now, and see what happens when you imagine someone you like, a favorite food, or anything you would like to see.

If the desire is strong and the imagined scene vivid, your pupils quickly grow in size. Try different scenes to see which work best. After an hour of practice, you should be able to consciously change your pupil size at will. Larger pupils, by the way, are a sign of receptivity that is picked up unconsciously by the person in front of you. The sense that you like that person will often make him or her feel similarly towards you. There are other uses for this trick that are beyond the scope of this article.

Using Feedback To Develop Control

Biofeedback machines, which monitor perspiration, heart rate, and breathing, can be used to learn how to control many normally involuntary body functions. Without one of these expensive machines, we have to find other ways to get feedback. Notice that in the pupil experiment above you have instant feedback by way of the mirror.

To measure heart rate, you can simply take your pulse, or have someone else do it. To speed up imagine stepping on a nail that goes through your foot. The more you develop your ability to imagine things vividly, the better this will work. Take your pulse immediately before and then during this exercise in imagination. Some use this trick to beat polygraph machines (lie detector tests), by consciously increasing both heart rate and perspiration during the “control” questions.

Meditators can eventually learn how to slow their heart and relax at will. Practice is needed, the feedback you get is what keeps you on the right path. You may not know exactly what you are doing to slow down your heart or relax your muscles, or increase your body temperature. That’s okay. It is like learning to ride a bicycle. You learn how by trying and practicing, but in the end you’re still not able to explain to someone how you use your muscles to balance. In a similar way you can learn to control many body functions it if you have proper feedback.

Need physical energy? You could use caffeine or other drugs, but this is area is also susceptible to mind power. Ever notice how talking about something you are passionate about “wakes” you up? There are real chemical changes that happen. With a vivid enough imagination, you can get some of the same effect by imagining such a conversation. In a more extreme example, you can create a flow of adrenaline - normally an involuntary body function - by imagining a fight with a bear, or whatever gets you going.

Clearly there are many ways to control the autonomic nervous system, or “involuntary body functions” using mind power.

• Prepare a paste of either turmeric and neem leaves or turmeric and sandalwood paste also gives relief from acne
• You can also apply grated potatoes on affected area to get relief from acne pain and inflammation.
• Apply garlic paste on the affected area. It will help the acne to dry living no scars.
• You can also boil tulasi (holy basil) leaves on water. Cool it and apply on effected area with cotton, it is beneficial for acne treatment

How ayurveda helps in acne cure?

There are few herbs that are found to be beneficial in the treatment of acne. They are:

• Mint leaves (Pudina): The leaves of pudina have good cooling properties, and are commonly used as anti-inflammatory agent.
• Papaya: It has excellent properties for reducing pimples by direct application on them.
• Turmeric (Haldi): It is also commonly used for all skin ailments, including psoriasis
• Sandalwood (Chandan): It has also very cooling effects and its mild fragrance brings freshness to the affected part. It purifies the blood and prevents further outbreaks of acne.
• Aloe vera: It takes care of marks left behind by acne that have dried away. It restores the former sheen of the skin.

Christmas is Coming in Spain - What Happen to the Silver Sixpence?

Christmas is coming, us “poor souls” that work have the good fortune to have a
longer break this year, as Christmas day falls on the Monday. The local people’s
celebration is a family occasion spending one day with each side of the family.
With epiphany, the Three Kings day, on the 6 January being the traditional time
for present giving. With a harder sell of a commercial Christmas similar to
Northern Europe local parents are under pressure to recognise Santa Claus or
more to the point present giving on the 25th.

Five year ago I was invited into a Catalan home on Christmas Eve to see how the
children celebrate La Caga Tió. A hollow log about half a metre long, typically
propped up on little stick legs. From December 8th, he is given something to
“eat” every night. He is also covered with a little blanket so that he will not
be cold at night. On Christmas Eve he is beaten with a stick as the child sings
a special song to make him drop the sweets or little gifts placed inside him. I
sang the words without understanding them!!!

caga tió caga turró, avellanes i mató, si no cagues bé, et daré un cop de
bastó. caga tió!”

Shit, log, shit toffees, hazelnuts and cheese, if you don’t shit well. I’ll
give you a blow with a stick. Shit, log!

A Catalan colleague asked me about “pruna postre” it took me a few minutes to
recognise what he was referring to, but once described as a black round pudding
served at Christmas yes it’s a plum pudding. He had been given one years before,
he wanted to buy one, not easy in Tortosa. Each October I make three, one for
him as a gift, one for Christmas day and one to hide for later. Like most of us,
I never have room to eat any with so much rich Christmas food on the day. So I
serve one on Epiphany.

Chasing about to find the ingredients is a task, but the smell of the fruit
cooking brings back such lovely childhood memories of helping Mum prepare the
nuts and fruit. Finally getting to stir the pudding, a wish made but kept
secret. How she managed to get a silver sixpence hidden only in the children’s
slice was a mystery. All the adults would look for theirs but only we had them!
As I grew up I figured not getting a coin was a sign of this, I watched her slip
the coins under the pud for the younger family members. We bring our children up
to be honest but deceive them to believe in Father Christmas, the tooth fairy,
and many other notional characters, a lesson in double standards?? Watching the
magic of Christmas through a young child’s eyes is so beautiful it has to be
forgiven!.

Then, as with the last four years I will get the call a few days before
Christmas from clients that are here for Christmas and wish to look at
properties. So difficult to arrange at this time I try to explain that owners
often will not welcome this intrusion. Then their questions on shop opening
hours confirm that they plan to fly in on Christmas Eve and leave on 27
December. I gently point out that they should expect a quiet time at Nadal and
that a trip to view property arranged later would be wise. Last year one
response to this was “I am spending a lot of money to fly out to you” All my
strength was used not to respond with “did I invite you to spend Christmas with
me?” Sorry but my goodwill to mankind can become a bit thin with this kind of
attitude. I wish to celebrate Christmas with a couple of days off, just like
they have. The next call I got from them was the Wednesday before Easter you
can guess the days booked for that trip!

I adore Christmas time here, shopping for appropriate gifts for family and
friends in the evenings running up to Christmas is fun. Here it is still less
commercialised in a spend spend spend philosophy world. Given with thought and
love not a bank roll! We made it a rule that it is a little gift, not expensive,
just a token than we care.

Affiliates, Are You Making These Big Mistakes?

The following article is one of a series of articles which focus on Affiliate, Article and Internet Marketing. All of the articles are based on real experiences and research done over twenty years as a personal and business coach. They are also written in response to questions which I have been asked as well as address common challenges that people have with affiliate marketing, article marketing, internet marketing or running an online business in general. I sincerely hope that you find the following information of value. One idea, one tip, one clue can make all the difference.

Affiliates, Are You Making These Big Mistakes?

As with most things in life, the majority of mistakes we make are from inexperience. Affiliate marketing is no exception. I know, I have been there. I have thought that I could make as much money as I could as quickly as I could with the least amount of effort.

I have ended up being disillusioned, frustrated, even angry that I have not made serious money within a few days.

For those that are new to affiliate marketing, the whole internet thing can seem too good to be true. Running a real business from home that makes you more then enough money to live on.

It is true. It is possible. However, when you read about some of the top internet and affiliate marketers making thousands overnight, there is one very important thing that you need to bear in mind. These guys have served their time. It takes three common but necessary attributes to succeed in affiliate marketing. It takes hard work, dedication and the ability to focus, focus on what’s important.

So, what are the big mistakes we should avoid when building an affiliate marketing business?

Well, the first answer is in the question. We need to focus on building a business, not trying to make a quick buck.

Making mistakes when you start a new business are quite common. It’s happens to all of us, so don’t get bent out of shape when it does. Even when the business is established, more mistakes will be made. What separates the successful from the also rans is how we deal with the mistakes. With patience and due diligence, many of the mistakes that are made can be avoided quite easily.

What is it then that makes some affiliate marketing businesses work and makes many affiliate marketing businesses fail?

Patience is vital. Building on the point I made earlier, the best affiliate marketers have taken time to build their customer base. The people that are truly making $10,000 a month and more in affiliate marketing spent years getting there, not weeks or months, years.

You need to stick at it. In the past, I have dropped affiliate programs because they were not making me money quickly. It wasn’t their fault, it was mine. That doesn’t mean that we should stick with an affiliate program for ever. We need to track performance over time, make sure we do enough research before selecting the affiliate program we wish to promote and give it a fair go.

You need to make sure that you effectively pre-sell the product, detail the benefits (not the features) and show how this product solves your visitors’ problem. Also, change your website content on a regular basis, update your site at least weekly.

Decide what’s right for you. I know it can be tempting to go for the ‘big commissions’, 60%, 70% and in some cases now even 100%. Try and make your life as easy as possible. To pre-sell effectively, you need to, at the very least, understand the affiliate program you are thinking about promoting.

Practical examples – if you know a lot about fitness or weight loss there are a number of programs you can subscribe to and you will have the expertise to pre-sell most effectively. On the other hand, if you have no knowledge at all of mechanics, it could be extremely difficult to sound convincing and credible to your visitors just because you want to promote a racing car program offering 80% commission. You get the drift.

O.K. lower commissions mean lower earnings. Believe me, however, in the long run once your credibility and expertise is known, you will look forward to repeat business and will be more profitable over time.

Another huge mistake that many affiliate marketers make is trying to promote too many programs at once. By doing this, it makes it very hard to provide solid pre-selling content relating to all of these programs at once. Write your own content, add value, build credibility and trust. Over time, visitors will know who to go to, who provides added value and who they will buy from. Make it you.

Building your targeted list is an absolute must.

Think about it. You have a great site, you get tons of visitors, you do a fantastic job of pre-selling, your visitors take your call to action and then what? You send them off to the merchant’s site who sells the product.

Great, you get the commission ONCE. The merchant captures the buyers’ details and you don’t! Massive mistake. You have got to try and capture your visitors’ details by inviting them to sign up for your newsletter, course, free giveaways for example. Once you have captured their details because they opted to do so, you now have the opportunity to contact them regularly without spamming. But…

You want to keep them subscribed. So, again, make sure you are adding value, providing solid information, keeping your subscribers well informed as well as recommending your products (as long as they are totally related). Make the effort, differentiate yourself from the others, and you will get the rewards you deserve.

How to Grow Strawberries in New England

Sweet, juicy, ripe strawberries! What could be better than picking one right from your own garden and eating it out of hand. Or you might want to gather a bowlful, slice them and serve them over homemade shortcake biscuits or cake. If you grow enough, you can even make jam and preserve it or freeze it. Someone said once that strawberry preserves are like “summer in a jar.”

But here in New England, whether you live in Maine, New Hampshire, Vermont, Massacusetts, Rhode Island or Connecticut, growing strawberries can be a challenge. Spring warmth often turns to snow squalls or long damp, cold days. Winter is snowy and cold and frost travels deep into the ground, heaving it up in the spring. Summers can be hot and dry or cool and rainy, depending on the year, or a combination of both for long periods.

It’s essential that you choose a type of strawberry that grows well in the Northeast. Some types that do well here are Earliglow, Redchief and Allstar, but my favorite is Cavendish, which does very well in Maine where I live. It produces large sweet fruit and is tolerant of uneven growing conditions and weather. I’ve had very good luck with it for several years and would recommend it if your garden soil is heavy and/or clay-like.

Your local Extension Office can advise you on what types grow best in your area and also give you growing tips for your particular situation. They’re also able to help with pest problems, soil analysis and diseases of strawberries. You’d be well advised to use their services which are usually free.

Except for the day neutral types, which we won’t get into here, strawberries do best in hills in a bed that is wide enough so that their runners can be covered with soil, thereby producing new plants. For the first year, it’s wise to pinch off the flowerbuds, so that they’ll produce more and bigger berries the second year. When runners appear, bury them and they’ll produce new plants.

Weeding your strawberry bed is very important, because weeds will choke the plants and reduce the yield. Mulching is a good idea also, to keep down weeds and reduce damage from moisture and dirt. Clean straw can be used and is, in fact, how strawberries got their name. Growers used straw to mulch them.

In the fall, you should always mulch the beds to protect the plants from winter damage. Remove all the leaves and cover the crowns with a thin layer of mulch. You can add fertilizer, organic is best, at this time. In the spring, remove the mulch from the top of the crowns and water regularly. Soon, you’ll have another crop of sweet, juicy strawberries from your own garden.

Strawberry beds will usually produce a decent crop for up to 5 years. After that, replanting is necessary. You might want to grow two varieties and experiment with a third, to see which does best where you live. That way, you could also plant one variety that produces a spring crop, one that produces in June and one that bears sporadically all season.

Once you’ve grown your own strawberries, you’ll never want to be without some in the freezer or fridge or in jam on a shelf in your pantry. Full of antioxidants, vitamins and flavor, strawberries are one of the best things to grow in your New England garden.
